Demand Down Across 
 the Valley but Property Values Up The median home price for a single family home in portions of Phoenix, Glendale and Avondale rose more than 34% over the past year, according to numbers from the Maricopa County Assessor's Office.

Perhaps attributed to the twentyfour month climb in prices, demand has fallen sharply according to Mike Orr, Director of the Center for Real Estate Theory and Practice at the W. P. Carey School of Business at Arizona State University.

"We've had two years of very strong increases and we now got so far up that buyers are being put off. They can't afford those prices," said Orr. Orr's research indicates the average home price in the Valley is up 25% over the past year, yet
 in that same period of time home sales have dropped 17%. "I'm not saying things will go down, it's just that we've stopped rising," said Orr. The Maricopa County Assessor's Office Friday mailed out over a million valuation letters for property owners. The average home price in Maricopa County is $160,000. The notices you get in the mail this next week represent the value you will be taxed on in 2015. "I think pricing right now is relatively fair. Neither too high or too low. But we don't have an economy right now running on all cylinders," said Orr.
