Environmental stewardship is a major component of Brookfield’s strategic business plan. Sustainability is a high priority for us and is treated as a key business objective, along with revenue growth and risk management. Every decision we make as a company balances both our fiscal and our environmental responsibilities. Our ultimate objective is to maximise energy efficiency and resource efficiency at our properties, together with the wellness and safety of our tenants, employees and the community at large. We achieve this through an integrated strategy based on three principles that are embedded in the Brookfield corporate culture and are the foundation of our commitment to environmental responsibility.

Green Star and NABERS Australia In Australia, Green Star and NABERS (National Australian Built Environment Rating System) are the two governing programs that certify sustainable building credentials, comparable to LEED in North America. Green Star evaluates environmental design and the construction of buildings. NABERS measures the energy performance, water performance and carbon footprint of existing properties over a 12-month operating period. Brookfield’s Australian properties continue to perform at or above industry standard for Green Star and NABERS. New and refurbished buildings aim to achieve the higher ratings. Brookfield Place Perth, which opened in June 2012, achieved a 5-star Green Star Office design rating, taking the total of Brookfield-rated buildings to six. 108 St Georges Terrace is being refurbished with an aim to achieve 4.5 stars for NABERS. 21 buildings were rated for NABERS Base Building Energy and eight buildings achieved a NABERS Indoor Environment Quality (IEQ) rating.

Case Studies Brookfield Place Tower 2 123 St Georges Terrace, Perth Located in the core of the Perth CBD, Brookfield Place Tower 2 will provide a new Prime commercial office tower of up to 33,600 m2 of leasable floor area over 16 levels. The development includes 110 car spaces together with a dedicated ‘green garage bay’ designed for electric car charging and maintenance. The development will enhance the Brookfield Place complex by integrating this additional development density, providing a new integrated public plaza and pedestrian connections through the precinct. The development is due for completion in Q4 2015. The building will include a number of environmental initiatives as follows:

Green Star - The building is designed to achieve 5-star Green Star Office ver3 Design and As-Built certifications to the base building with key initiatives including: ° e nhanced ventilation ° h igh occupant thermal comfort ° o ptimum occupant air quality ° l ow lighting power density ° l ow temperature VAV design ° T ri-generation System comprising a natural gas fired engine close coupled with a power generator that is intended to cater to base power load requirements, a single stage absorption chiller running off waste heat from the gas engine to cater to base cooling requirements and a mechanical heating hot water system supplemented by waste heat similarly derived from the gas engine. ° Grey Water Recycling system where grey water from the end of trip facilities is treated and reused for toilet and urinal flushing, and irrigation. ° E nd of trip facilities well in excess of the PCA 2012 Premium guidelines including bike racks and change rooms with towel service N  ABERS - The building is designed to achieve a 5 star NABERS Office Base Building performance. A 5-star NABERS performance demonstrates significant energy efficiency performance and is commensurate with the PCA guideline for a premium building.

Case Studies Brookfield Place 125 St Georges Terrace, Perth Brookfield Place at 125 St Georges Terrace is one of the newest buildings in the Brookfield Office Properties portfolio. Since opening in September 2012, Brookfield Place has become a landmark property of the Perth skyline. The premium-grade 45-storey commercial tower has been awarded a 5 Star Green Star – Office Design v2 Rating by the Green Building Council of Australia. The rating, which represents ‘Australian Excellence’ in environmentally sustainable design, recognises a number of the building’s features, including energy-efficient heating, ventilation and air-conditioning systems, high‑performance glazing and lighting, and the use of a ‘grey water’ system to improve water usage. Building design did not overlook the tenants’ needs with the basement of the building containing 550 bike spaces, 900 lockers and 55 showers encouraging an active workforce. Tenant comfort and health are further considered with the inclusion of carbon dioxide monitoring facilities. Carbon dioxide levels are monitored in the carpark and nominated locations in the tower enhancing Indoor Environment Quality. The Property’s greywater system is designed to recycle up to 10,000 litres of water a day. A rainwater harvesting system collects rainwater and directs to the greywater system. Large double glazed windows allow maximum light penetration on all floors, creating a comfortable environment for tenants while minimising the need for daytime lighting. Zoned lighting works in conjunction with two lighting control panels per floor and motion sensors throughout the building. The property has destination control lifts which allow energy savings by minimising unnecessary stops in the lifts’ cycle. The lifts have the fastest car speeds in the southern hemisphere. The tower is designed with a side core that provides a number of benefits such as large rectangular floor plates allowing for ultimate flexibility on floors. The orientation of the side core provides expansive views south over the Swan River. The position of the service core on the building’s northern façade reduces cooling requirements for the building by absorbing the majority of the solar load.

Case Studies CBA Building 240 Queen Street, Brisbane 240 Queen Street, Brisbane is a modern A Grade commercial tower that has been designed to provide the highest quality commercial office space using innovative environmental and sustainable strategies. The property comprises 26 levels of office accommodation with an additional mezzanine area and ground floor retail space. Built in 1988, the property has undergone a number of strategic upgrades to reach a new 4.5 Star NABERS Energy Rating (previously rated 3.5 Stars). These include:

Case Studies Southern Cross West Tower 111 Bourke Street, Melbourne Southern Cross West is a 22 level tower located at the eastern end of the Melbourne CBD, bordering Bourke and Little Collins Street. It has been designed maximising environmentally sustainable management techniques to create a high quality, commercial office space. Using innovative strategies in the design of the property, coupled with strong facility management practices led the property to achieve a 5 Star NABERS Indoor Environment Quality Rating. Previously rated at 4 Stars, the A Grade property attained a rating of 5 stars through improved tracking of office temperatures for the 12 month rating period. Other improvements contributing to the improved rating include mechanical services, plantroom cleaning, AHU internal cleaning and regular AHU filter changes. The Indoor Environmental Quality Rating measures indoor temperatures, humidity, carbon dioxide, carbon monoxide, indoor pollutants and acoustic comfort. Innovative environmental strategies and facility management practices have also resulted in the property achieving a NABERS energy and water rating of 4.5 Stars and a Green Star Rating of 5 Stars. The property was completed in 2009 and has a lettable area of 46,326 square metres including ground floor retail shops, basement parking and 20 levels of commercial office space.

Green Skills Training Green Star and NABERS Energy Accredited Professionals in Australia From 2012, ten professionals at Brookfield attended NABERS Accreditation training for assessing a property’s performance in accordance with the NABERS rating protocols. Our Green Star associates are recognised for their advanced knowledge, experience and competency with the Green Star environmental rating system. Ongoing training and a number of compliance criteria are required under the Continuing Professional Development (CPD) program. To date, ten Brookfield professionals have achieved this accreditation.

NAREIT Winner: Leader in the Light Brookfield Office Properties was awarded (National Association of Real EstateInvestment Trusts) Leader in the Light award for 2012 in the “Large Cap – Office” category. Each year, this program honors NAREIT-member companies which have demonstrated superior and sustained portfolio-wide energy use practices and sustainability initiatives. As NAREIT states it, this is the “highest achievement for large-cap office REITs and real estate companies.” In addition to a submitted written component, the “Leader in the Light” award utilises emissions and energy use data voluntarily disclosed by real estate companies to the Global Real Estate Sustainability Benchmark (GRESB )survey. Among other things, this survey measures a real estate portfolio’s energy and water use, greenhouse gas emissions, recycling and waste management practices, and overall sustainability policies.

Global Real Estate Sustainability Benchmark (GRESB) Globally, Brookfield ranks 2 out of 24 for its peer companies and 40 out of the 451 member companies among all respondents to the GRESB survey. Since 2009, Brookfield has reduced its global portfolio-wide greenhouse gas emissions by 10% - the equivalent to saving 1.4 million trees, 575 million gallons of water and two million gallons of gasoline.

Green Initiatives for 2013 Brookfield’s Corporate Responsibility strategy goes beyond the development, ownership and operation of sustainable commercial real estate. We strive to incorporate innovative environmental strategies at all our properties in order to maintain our best-in-industry environmental status.

Earth Hour In March, Brookfield Office Properties joined the global movement to combat climate change by participating in Earth Hour. Brookfield joined with millions around the world turning off their lights for one hour and taking collective action against global warming. In keeping with our commitment to the environment, Brookfield turned off all lights in all common areas and all tenant floors at all properties within our Global Portfolio (Canada, USA, Australia and the UK) for one hour.

World Green Building Week World Green Building Week is a global Green Building Council movement held in September. World Green Building Week shines a spotlight on the key role of buildings in conserving resources, saving money and creating jobs while providing healthier places to live, work and play. Brookfield is a major supporter of the GBCA and Green Building Week.

Better Buildings Partnership Brookfield Office Properties and our major property peers have come together with the City of Sydney to launch the Better Buildings Partnership (BBP). BBP is an initiative that seeks to reduce carbon emissions from buildings in the Sydney region. The Sydney BBP, modelled on similar schemes operating successfully in London and Toronto, will engage with government and property owners to deliver policies that support a low carbon future. Throughout 2013 and onwards to 2014 Brookfield is continuing to work with the BBP to develop tools and programs which lower our environmental impact.

Brookfield in the Community In conjunction with our environmental achievements, Brookfield believes that our business can, and should, play a leadership role in improving the quality of life in the communities in which we operate.

Fostering a Culture of Giving and Volunteerism In addition to strategic corporate giving that supports local charitable organisations, Brookfield instills a culture of donation, philanthropy and volunteerism amoung its workforce. Our employees are active supporters of their communities generating frequent donations to food and toy drives for the less fortunate. Our Partnerships Brookfield and Taronga Conservation Society Australia As we all play a part in shaping our future and the planet we share, Brookfield is proud to support the Taronga Conservation Society Australia. Taronga strives to achieve tangible environmental conservation outcomes and works to create direct and positive connections between wildlife and people. Taronga projects work to protect endangered species, increase understanding of wildlife and inspire community action. Brookfield and Multiple Sclerosis Australia MS Australia is dedicated to accelerating research towards improved treatments and ultimately a cure for multiple sclerosis (MS). They also provide leadership in advocacy, communications and collaborative relationships to the benefit of people living with MS. Brookfield has partnered with MS Australia over the past two years to provide support with a range of research and awareness campaigns, including the national Kiss Goodbye to MS campaign. Brookfield and Property Industry Foundation Property Industry Foundation (PIF) was established in Sydney in 1996, when industry leaders joined forces to help grassroots charities that provide services to homeless and at-risk youth. The Foundation has grown to become the property industry’s charity, raising over $1.5 million a year. Brookfield contributes to PIF through its National Platinum sponsorship, sponsorship of the PIF Regatta in Melbourne and Brookfield employees contributing with in-kind volunteer work. Brookfield and Australian Red Cross Blood Service Through Club Red, Brookfield support the Australian Red Cross Blood Service. Our Employees have donated enough blood to save 369 lives.

Brookfield and Eastwood Rugby Club Eastwood Rugby Club is a long established community rugby club in the inner west of Sydney. Since formation, the Club has produced numerous players who have worn the “Green and Gold� for Australia. Recent Wallabies include Matt Dunning, Benn Robinson, Ben Alexander and Lachie Turner. Eastwood also has a strong junior base which has won many NSW Junior Rugby Union State Championships over the last decade. Brookfield has supported the club through the past two seasons. In the Spot light - Brookfield Rail As the manager of over 5,500 kilometres of rail infrastructure throughout the southern half of Western Australia, Brookfield Rail is proactive in its approach to rail safety education, promoting safe behaviours around the railway and developing lasting and positive relationships with the communities in which its network operates. For the past two years, Brookfield Rail has partnered with Aurizon to successfully deliver a targeted rail safety program in schools and community groups across Western Australia as part of Rail Safety Week each August. The interactive sessions directly engaged students from Pre-Primary through to year 12, and were aimed at helping students and community members make smarter and safer choices when around the rail corridor and crossing the tracks. Together the two companies visited 21 schools in nine communities, travelling over 5,000 kilometres to educate around 1,722 people of the risks and consequences of careless and complacent behaviour around the railway. This program was supported by on-theground presence at two major agricultural expos, where students demonstrated an understanding of rail safety through an art competition and sand art activity.

Brookfield’s Arts and Events Program Brookfield’s award-winning Arts Brookfield program has existed for several years and attracts more than 500,000 visitors per year in the company’s flagship markets. Arts Brookfield enlivens public spaces at our flagship properties with top quality concerts, exhibitions, fairs and festivals, which are held year-round and free of charge. Artists are given the opportunity to work in new and unusual spaces and provide unique cultural experiences for building tenants and visitors alike. In the Spotlight Brookfield Place Artist’s Space Brookfield Place Perth commissioned an artist-in-residence, Jacinda Bayne who exhibited artworks centred on the culture and landscape of Perth’s sister city in the Sichuan province. Jacinda’s exhibition, titled The Floating Tree, unveil a metaphor for her new-found vision as an artist, that being continual growth and new life. For Jacinda, this opportunity was a way of growth, both in her life and in her art. It was also a way of opening her world to new people. Drawing on her stint in the Sichuan province, she translated her experiences into this exhibition, illustrating various components of the universal human condition. Jacinda’s artist-in-residence enlivened Brookfield Place, providing passers-by with an insight into the career and creative process of an artist.

MOSAIC Coordinated by Propel Youth Arts WA and supported by Brookfield and the City of Perth, MOSIAC asked the general public of Western Australia to capture a moment of their life and submit it as a part of a unique exhibition that explores the collective memory of Western Australia. With the final exhibition of images pulled together and displayed at Brookfield Place Perth during November 2013, MOSAIC provided an incredible snapshot of life in Perth and Western Australia from the perspective of hundreds of people in and around Western Australia.
