A warm welcome to this overview of Bro Myrddin’s work in 2012/13. For the last year we have been working hard to build stronger links with our residents, stakeholders, staff and partners, together with the neighbourhoods in which we operate – helping us to understand the needs of both individuals and communities. Our new logo represents the links we have built and supports our theme this year, which is Building stronger links. I am pleased to report that despite the economic climate and welfare reform challenges it has been a year of positive change and excellent progress.

Meeting residents

We have introduced mystery shopping as part of Bro Myrddin’s resident participation strategy. Mystery shoppers are residents who give their time to help improve our services; having undergone training in how to test our service delivery, they provide feedback that helps us identify ways to improve.

To help us gain a better understanding of customer needs, every member of staff arranged to meet a number of residents in their home one day in September. The residents concerned had either recently moved in, or had an adaptation or repair completed, and were in a good position to provide feedback on our service. Their suggestions have been included in our business plan.

Resident scrutiny We have established a Resident Scrutiny Panel, which is appointed and trained by us to scrutinise our work in areas such as governance, service and business. As the Panel is seen as independent, it can challenge our methods and bring about changes in what we do and how we do it. Scrutiny activities will help promote a resident-led approach within Bro Myrddin.

Residents’ association A residents’ association has been set up at our Llys Ffynnon sheltered housing scheme. The new association was one of 25 community groups to apply successfully for money from the Cash for Communities fund and plans to spend it on social events. (* STAR survey result)

How we helped Mr Jones... A former miner, Mr Jones heats his home with an open coal fire. He declined an upgraded heating system as he enjoys the fire and can get free coal for it. Mr Jones had problems getting up and down stairs and in and out of the bath.

What we did We left the coal fire in place and have arranged to service it annually. We have also installed a stair lift and fitted a new bathroom, complete with level access shower.

Outcomes Mr Jones continues to enjoy his coal fire and has no heating bills because of the free coal he receives. He can get up and down stairs without difficulty and can shower with greater ease and confidence.

How we helped Mr Williams... Originally from South Africa, our resident Mr Williams rated his chances of meeting new people and becoming part of a team at 6/10. He rated his self-esteem and self-confidence at 7/10, his sense of pride and self worth at 7/10 and his social and interpersonal skills at 7/10.

What we did Mr Williams joined the Residents’ Forum in 2007 after reading an article in Sgwrs calling for new members. In the last year alone, Mr Williams has attended six Forum meetings, the Forum’s annual review meeting, and a self-assessment challenge day. He has also taken part in anti-social behaviour training.

Outcomes A well-established Forum member, Mr Williams now rates his chances of meeting new people and being part of a team at 9/10. He rates his confidence at 9/10, his sense of pride and self-worth at 9/10 and his social and interpersonal skills at 9/10. He said of the Forum: “It has given me the opportunity to meet people whose skills I can learn and integrate with my own. I believe that my input has been valued, and the practical aspects of membership have definitely helped me in my role as Allotment Chair.”

2. Our current and future housing is good quality and sustainable New funding We have successfully secured £2 million of additional loan finance at competitive rates to support our development programme over the next two years.

Energy efficiency We have built our three most energy efficient homes to date in Cwmgwili. They are finished to a high standard, with photovoltaic panels on the roof, smart energy meters and the latest Farho electric heating systems. We have launched an ‘affordable warmth’ strategy and partnered with Oil for Wales so that residents can buy their fuel in instalments to make it more affordable. A programme of electric heating upgrades began this year. They include the installation of modern electric heaters, which will increase the energy efficiency

rating of homes and reduce residents’ heating bills.

Improvements With finance from a tenant empowerment grant from Welsh Government, we have been able to produce a Resident Choice brochure. This has already made it easier for 65 residents to choose cupboards, worktops, taps, handles, flooring, tiles and paint finishes for their new kitchens; 16 residents to choose flooring and tiles for their bathrooms; and 70 to choose a style for their front doors. Improvements to the grounds, including fencing and outbuildings, are well underway at the two schemes in Carmarthen acquired last year from Wales & West Housing. Fire alarms have also been upgraded and communal areas repainted.

How we helped Mrs Griffiths...

Mrs Griffiths’ back garden was concreted, so her young children and the rest of the family could not use it for games or other activities for fear of injury. Other issues were a kitchen that was due for renewal and an entrance to the property that Mrs Griffiths found difficult to negotiate with her disabled son.

What we did Bro Myrddin replaced the concrete area with turf and, as well as upgrading the kitchen, installed an access ramp with handrails to help with wheelchair access.

Outcomes Mrs Griffiths is now able to enjoy the garden with her family and is able to be more creative in the kitchen. Mrs Griffiths complimented our contractors on finishing the job efficiently and leaving her ‘stress free’.

How we helped Mr Graham...

When Mr Graham moved into a Bro Myrddin property with Economy 7 heating, he found it difficult to keep to the lower tariff time schedules. His heating bills were consistently above average, causing him to worry about his finances.

What we did Bro Myrddin suggested that Mr Graham help us pilot a new Farho electric heating system. The new heaters were quickly installed and Mr Graham was given advice on how to use the equipment correctly in order to reduce his bills.

Outcomes Since starting to use the new system, Mr Graham has seen a reduction in his bills, even during the winter months, and he can now keep warm without worrying about the financial implications. He said that the process of recommendation, installation and testing was quick, efficient and simple.

Multi-disciplined contractors prepare our empty homes for letting and using more than one such contractor this year has allowed us to get more for our money. It also frees up our smaller local contractors to provide responsive day-to-day repairs, improving our performance still further. All our regular contractors are now issued with work – and complete their jobs – electronically using our online contractor portal.

Adaptations We continue to respond to requests from residents seeking adaptations that will enable them to remain in their homes. Supported by an Occupational Therapist’s report and funded directly by the Welsh Government, adaptations include fitting level access showers, ramps to front doors, lever taps and grab rails. Bro Myrddin also sets aside funding for minor adaptations. 2012-13

3. Our tenancies and communities are sustainable Welfare reform

Specialist roles

A large part of our work this year has been about preparing for welfare reform and addressing the very real concerns of residents.

Housing officers have taken on more specialist roles, focusing either on income management or anti-social behaviour. The team was joined by a temporary parttime income management officer whose role is to advise residents on ways to reduce their rent arrears.

Every resident likely to be affected by the bedroom tax has received a visit from a housing team member, who has explained the options available. They have then been given the support needed to achieve their preferred option.

Financial inclusion Recognising the negative impact that financial exclusion can have on day-to-day living and quality of life, Bro Myrddin aims to help residents as far as possible to manage their financial affairs. Launched last year, our financial inclusion strategy is committed to enhancing the financial capability of residents.

How we helped Mrs Francis...

Mrs Francis lived in a three-bedroom property with two spare bedrooms. She was worried about the welfare reforms and the impact that the bedroom tax would have on her finances and felt that talking to Bro Myrddin would help the situation.

What we did Arrears management Our complementary arrears strategy takes a balanced and fair approach to minimising rent arrears. It aims to help residents maximise their income and manage their debts, and is subject to continuous review and improvement. Residents, especially those who are vulnerable or new to Bro Myrddin, are encouraged to take a responsible approach to paying their rent and are directed to sources of information and guidance to prevent arrears developing.

We explained to Mrs Francis how the welfare reforms would affect her and advised her to apply for a transfer. She was soon able to move to a two-bedroom property reducing the portion of her rent that isn’t covered by Housing Benefit from 25% down to 14%.

Outcomes Mrs Francis loves her new home and pays less rent than before. Without the worry of rent arrears, she feels secure and more relaxed.


How we helped Mr Miller...

Mr Miller lost his rent payment card and, by the time he remembered to telephone Bro Myrddin to make a payment, it was too late and the office was closed. Mr Miller was concerned by our reminders about being behind with his rent.

What we did Mr Miller was told about the alternative methods of paying his rent and decided to try the Allpay mobile phone app. A customer advisor talked Mr Miller through setting up the app and explained how to make a payment.

Outcomes Mr Miller now uses the Allpay app to make payments when convenient. He has caught up on his rent arrears and no longer worries about his account.

Rent objectives and average rents charged In accordance with the Welsh Government’s Regulatory Framework for Housing Associations (2011), we aim to ensure that our rents are affordable for households on low incomes, take account of the costs of property management and maintenance, and enable us to service our borrowings.

The Association complies with the Welsh Government’s rent benchmarking guidance. It is expected that rent benchmarking returns are subject to the consistent treatment of rent across the entire stock. The Association certifies that the rents charged will not exceed the maximum rents for certain property types.

4. Our homes are accessed in a fair, transparent and effective way Access to housing Bro Myrddin shares a Common Housing Register with other social landlords operating in Carmarthenshire. At the end of the year, six properties (representing 0.75% of our stock) were vacant, an increase of three on the year before. All six were re-let by 11th April. The time taken to re-let our homes reduced slightly from 2.9 weeks to 2.5. When a home becomes vacant we take the opportunity to assess its compliance with Welsh Housing Quality Standards and make any necessary improvements, such as replacing the kitchen or bathroom. Our aim is to keep empty homes to a minimum, so we sometimes carry out these improvements after a new resident has moved in.

Empty homes: How many there were and how long they took to relet During 2012/13, the waiting list for rehousing in Carmarthenshire reduced by 924 to 6,864. This is attributed to the fact that all applicants must now complete a Housing Options Assessment to ensure they are eligible for accommodation. Despite the reduction it is important that empty homes are brought back into use as quickly as possible; a rolling review of the waiting list ensures that it still reflects applicants’ housing needs.

How we helped Mrs Bennett...

Mrs Bennett was affected by the bedroom tax; under-occupying by two bedrooms meant she would have to pay an extra £15 a week – money she didn’t have. Mrs Bennett struggled daily with the stairs in her home due to increasing mobility problems and found the heating both expensive and difficult to use, causing her asthma to worsen.

What we did Mrs Bennett contacted Bro Myrddin for advice and was soon moved into a new two-bedroom, ground floor home adapted to meet her needs. Mrs Bennett had the heating system explained to her when she moved in.

Outcomes Mrs Bennett feels more secure and no longer worries about the threat of an increased rent she can't afford. She can use her bathroom confidently thanks to a level access shower and her asthma has improved now that she can work the heating system.

Empty home categories Our targets for preparing and re-letting empty homes have been redefined using the following categories: Category 1 – Standard empty home Standard works are undertaken and additional minor remedial works that don’t fall into the Category 2 empty home. How we helped Mrs Allen...

Mrs Allen suffers with asthma and is visually impaired. She lacked confidence getting around her home and negotiating steps in the communal areas and found the neighbourhood noisy and unsettling.

What we did Bro Myrddin arranged a transfer for Mrs Allen and her husband to a new home adapted with handrails and grab rails to suit Mrs Allen’s needs.

Outcomes Mrs Allen feels more confident in her home, thanks to the adaptations, and more relaxed, as her new neighbours are quieter. There are no steps to negotiate. Mrs Allen said she felt much happier in her new home, which is slightly larger and more modern than before.

Our service delivery is reliable and effective Customer Service Team Our new Customer Advisors are trained to deal with enquiries at first contact and residents seldom have to wait for a call back from their housing or maintenance officer. Team members are able to access accurate repair information and are improving their ‘right first time’ performance.

How we helped Mr Wilson...

Mr Wilson felt overwhelmed by an energy debt of over £1,200. He suffers with diabetes and was having to cook just using a microwave to save money.

What we did

Thanks to a new Document Management system linked to our Customer Relationship Management and Housing Management systems, Bro Myrddin is now largely paperless. The Document Management System makes accessing files easier, helps the environment, saves space, reduces the risk of lost paperwork and ensures that correspondence is seen at the earliest opportunity.

Satisfaction survey We carried out a STAR survey of resident satisfaction to help us monitor our service levels and target areas for improvement.

Our new Elderly Services Officer, Mandy Sharp, helped Mr Wilson reduce his debt and set up manageable monthly repayments for the remaining amount. She was also able to obtain funding for a brand new cooker that was delivered and installed for Mr Wilson.

Outcomes Mr Wilson is now free of debt and able to cook healthier meals using his new cooker. His diabetes is improving and he feels better supported than before. He is confident that he will not let problems escalate to such an extent in future.

How we helped Mr Eldridge...

Mr Eldridge was due to move into his own home, but had no furniture. He was stressed about the move, but couldn't miss this opportunity for housing.

What we did We offered Mr Eldridge furniture that had been abandoned in an empty property we were working on. It included a bed, mattress, sofa and cupboards, all of which we delivered to Mr Eldridge’s new home.

Outcomes Mr Eldridge’s move was successful. He is much happier in his new home and feels confident that Bro Myrddin will be better than his previous landlord.

6. Our business is open, honest and accountable to our residents and stakeholders Access to information A wide range of information about Bro Myrddin is available on our website, which includes our annual report and financial viability report from the Welsh Government. We keep our residents informed through our seasonal newsletter, Sgwrs, which is continuously developed in line with readers’ feedback and provides a mix of practical and relevant tenancy advice, information and news. Residents are able to use an internet enabled PC in our reception area to access housing related information, advice and services with support from our staff when its needed.

equality and fairness • Promoting We have carried on our work with Tai Pawb developing a regional equality strategy that reflects the diversity of our residents in terms of age, gender, disability and other factors. Language scheme • Welsh Bro Myrddin’s Welsh Language scheme enables residents to communicate with us in Welsh where that is their preference.

7. Our purpose is clear and we achieve what we set out to do – knowing who does what and why Business planning

Board development

During the year we carried out a comprehensive review of Bro Myrddin’s five-year business plan, measuring progress and setting targets that reflect our outcomes and strategic direction. The business plan provides a framework for the Association’s rolling self-assessment programme.

Board of Management members continued their development in areas such as governance and the role of the Board.

Performance monitoring Outcomes now form the basis of a significantly improved system of service standards monitoring, helping us to understand the difference we make to residents as a result of the work we do.

Transfer of responsibilities Following her early retirement, the HR and health and safety roles of the Head of Corporate Services have been transferred to the Head of Corporate Resources (previously Head of Finance). Responsibility for monitoring business outcomes and communications has been transferred to the Customer Services Manager.

8. Our business is financially sound and viable In March 2013, the Welsh Government’s Housing Regulation team confirmed that Bro Myrddin had passed its annual financial viability assessment. It shows that we have adequate resources to meet the business and financial commitments set out in our business plan. The business plan is developed in conjunction with Bro Myrddin’s 30-year financial plan, which tests the financial implications and viability of our strategies and confirms that we will meet our loan covenants. The forecast assumes a high level of spend on planned maintenance works, sufficient to meet the requirements of the Welsh Housing Quality Standard. Bro Myrddin’s Board reviews the Treasury Management strategy annually to ensure that the Association’s financial requirements continue to meet:

The balance sheet indicates that Bro Myrddin remains financially viable with a surplus for the year of £290,928. Reserves at the year end stood at £3,938,580 and are used to support borrowing for future development and reinvestment in the planned maintenance programme.

As the newly elected chairperson for the Residents’ Forum, I would like to say a big ‘thank you’, on behalf of all Forum members, to Ray Daniels, our former chairman. Ray has spent the last couple of years chairing our meetings, ensuring everyone feels extremely welcome and helping to develop the group as a team. We hope that Ray will continue to join us whenever he can. Bro Myrddin continues to grow in strength, planning for the future and encouraging resident participation to help shape the delivery of services. The past year has been particularly successful, with many initiatives developed with the input of the Residents’ Forum. Many thanks go to our Forum members who have devoted time and energy towards making a real difference to Bro Myrddin Housing Association and its residents. Thanks also go to all those who do such a wonderful job of supporting the Forum in all capacities. I look forward to the next year of chairing a wonderful group of people and contributing towards the efforts of an evolving and positive organisation. Netia Louis-Preece

Cenhadaeth Bro Myrddin yw cynnig tai fforddiadwy a gwasanaethau o safon uchel, gan sicrhau cyfranogiad preswylwyr a rhanddeiliaid eraill. Ymroddiad y Bwrdd Rheoli Caiff Cymdeithas Tai Bro Myrddin ei rheoli gan Fwrdd Rheoli gwirfoddol sy’n gyfrifol am sicrhau y caiff holl weithgareddau’r Gymdeithas eu rheoli’n effeithiol ac yn effeithlon. Croeso cynnes i'r trosolwg hwn o waith Bro Myrddin yn 2012/13. Yn ystod y flwyddyn ddiwethaf rydyn ni wedi bod yn gweithio'n galed i adeiladau cysylltiadau cryfach gyda'n preswylwyr, rhanddeiliaid, staff a phartneriaid, ynghyd â'r cymdogaethau lle rydyn ni'n gweithredu - yn ein helpu i ddeall anghenion unigolion a chymdogaethau fel ei gilydd. Mae ein logo newydd yn cynrychioli'r cysylltiadau rydyn ni wedi'u hadeiladu ac yn cefnogi ein thema eleni, sef Adeiladu cysylltiadau cryfach. Dw i wrth fy modd i adrodd bod y flwyddyn wedi bod yn un o newid cadarnhaol a chynnydd ardderchog er gwaethaf yr hinsawdd economaidd a'r heriau ynghylch diwygiadau lles.

Adeiladu cysylltiadau cryfach gan Hilary Jones, Prif Weithredwr Seilir y broses hunan-asesu mae cymdeithasau tai yng Nghymru'n ei defnyddio i fesur eu perfformiad ar ddeilliannau cyflawni a osodir gan y Llywodraeth.

Myrddin – yn berthnasol i ni a'r cymunedau rydyn ni'n gweithio ynddynt. Rydyn ni'n ymroddedig i sicrhau bod beth bynnag a wnawn yn cyfrannu at y deilliannau rydyn ni'n ceisio eu cyflawni.

Cwrdd â phreswylwyr

Rydyn ni wedi cyflwyno cwsmeriaid cudd fel rhan o strategaeth gyfranogiad preswylwyr Bro Myrddin. Mae cwsmeriaid cudd yn breswylwyr sy'n rhoi eu hamser i helpu i wella ein gwasanaethau; ar ôl gweneud hyfforddiant ynghylch y ffordd orau i brofi cyflawniad ein gwasanaeth, maen nhw'n darparu adborth sy'n ein helpu i adnabod ffyrdd i wella.

Er mwyn ein helpu i ennill gwell ddealltwriaeth o anghenion cwsmeriaid, trefnodd pob aelod o staff i gwrdd â nifer o breswylwyr yn eu cartref un diwrnod ym Medi. Roedd y preswylwyr dan sylw naill ai wedi symud i mewn yn ddiweddar, neu wedi cael addasiad neu drwsiad wedi'i gwblhau, ac roedden nhw mewn sefyllfa dda i ddarparu adborth ar ein gwasanaeth. Mae eu hawgrymiadau wedi'u cynnwys yn ein cynllun busnes.

Craffu'r Preswylwyr Rydyn ni wedi sefydlu Panel Craffu'r Preswylwyr, a benodir ac a hyfforddir gennym er mwyn craffu ein gwaith mewn meysydd fel llywodraethu, gwasanaeth a busnes. Gan yr ystyrir fod y Panel yn annibynnol, gall herio ein dulliau ac achosi newidiadau yn yr hyn a wnawn a'r ffordd rydyn ni'n ei wneud. Bydd gweithjgareddau craffu'n helpu i hyrwyddo ymagwedd a arweinir gan y preswylwyr o fewn Bro Myrddin.

Cymdeithas preswylwyr Mae cymdeithas preswylwyr wedi'i sefydlu yn ein cynllun tai gwarchod yn Llys Ffynnon. Roedd y y gymdeithas newydd yn un o 25 grŵp cymunedol i ymgeisio'n llwyddiannus am arian o'r gronfa Arian i Gymunedau ac mae'n bwriadu ei wario ar ddigwyddiadau cymdeithasol. Sut helpon ni Mr Jones... Rhywun sy'n gyn-löwr, mae Mr Jones yn gwresogi ei gartref gyda thân glo agored. Gwrthododd system wresogi wedi'i huwchraddio gan ei fod yn mwynhau'r tân a gall gael glo am ddim iddo. Roedd gan Mr Jones broblemau wrth fynd i fyny ac i lawr y grisiau ac wrth fynd i mewn ac allan o'r bath.

Beth wnaethon ni Gadawson ni'r tân glo yno ac rydyn ni wedi trefnu ei wasanaethu'n flynyddol. Hefyd rydyn ni wedi gosod lifft ar y grisiau ac wedi gosod ystafell ymolchi newydd, gyda chawod â mynediad gwastad.

Deilliannau Mae Mr Jones yn dal i fwynhau ei dân glo a does ganddo ddim biliau gwresogi oherwydd y glo mae'n ei dderbyn am ddim. Gall e fynd i fyny ac i lawr y grisiau heb anawsterau a gall e gael cawod yn haws a gyda hyder.

Sut helpon ni Mr Williams... Yn wreiddiol o Dde Affrica, roedd ein preswylydd Mr Williams yn ystyried bod y posibilrwydd y byddai'n cwrdd â phobl newydd a dod yn rhan o dîm yn 6/10. Roedd e'n ystyried bod ei hunan-barch a hunan-hyder yn 7/10, ei synnwyr o falchder a hunan-werth yn 7/10 a'i sgiliau cymdeithasol a rhyngbersonol yn 7/10.

Beth wnaethon ni Ymunodd Mr Williams â'r Fforwm Preswylwyr yn 2007 ar ôl darllen erthygl yn Sgwrs yn galw am aelodau newydd. Yn ystod y flwyddyn ddiwethaf yn unig, mae Mr Williams wedi mynychu chwe chyfarfod Fforwm, cyfarfod adolygiad blynyddol y Fforwm, a diwrnod o her hunan-asesu. Hefyd mae wedi cymryd rhan mewn hyfforddiant ymddygiad gwrthgymdeithasol.

Deilliannau Yn aelod sefydlog o'r Fforwm, erbyn hyn mae Mr Williams yn ystyried god y posibilrwydd y bydd e'n cwrdd â phobl newydd a dod yn rhan o dîm yn 9/10. Maee'n ystyried bod ei hyder yn 9/10, ei synnwyr o falchder a hunan-werth yn 9/10 a'i sgiliau cymdeithasol a rhyngbersonol yn 9/10. Dywedodd hyn am y Fforwm: “Mae e wedi rhoi'r cyfle imi i gwrdd â phobl y galla i ddysgu eu sgiliau gan eu hintegreiddio gyda fy sgiliau fy hunan. Dw i'n credu bod fy mewnbwn wedi'i werthfawrogi, ac mae'r agweddau ymarferol o aelodaeth wedi bod o gymorth pendant imi yn fy rôl fel Cadeirydd Lleiniau.”

2. Mae ein tai presennol a'n tai i'r dyfodol o ansawdd dda ac yn gynaliadwy Cyllid newydd Rydyn ni wedi sicrhau'n llwyddiannus £2 miliwn o gyllid ychwanegol ar fenthyg ar gyfraddau cystadleuol i gefnogi ein rhaglen ddatblygu dros y ddwy flynedd nesaf.

Effeithlonrwydd ynni Rydyn ni wedi adeiladu ein tri chartref mwyaf ynni-effeithlon hyd yn hyn yng Nghwmgwili. Maen nhw wedi'u gorffen at safon uchel, gyda phaneli ffotofoltäig ar y to, mesuryddion ynni craff, a'r systemau gwresogi trydan ddiweddaraf gan Farho. Rydyn ni wedi lansio strategaeth 'gwres fforddadwy' ac wedi parteru gydag Olew i Gymru fel y gall preswylwr prynu eu tanwydd mewn rhandaliadau i'w wneud yn fwy fforddadwy. Cychwynnodd rhaglen o uwchraddiadau gwresogi trydan eleni. Maen nhw'n cynnwys gosod gwresogwyr trydan modern, a fydd

yn cynyddu statws effeithlonrwydd ynni cartrefi a lleihau biliau gwresogi preswylwyr.

Gwelliannau Gyda chyllid o grant grymuso tenantiaid gan Lywodraeth Cymru, rydyn ni wedi gallu cynhyrchu llyfryn Dewis Preswylwyr. Eisoes mae hwn wedi gwneud pethau'n haws i 65 o breswylwyr ddewis cypyrddau, byrddau gwaith, tapiau, dolenni, lloriau, teiliau a gorffeniadau paent i'w ceginau newydd; i 16 o breswylwyr ddewis lloriau a theiliau i'w hystafelloedd ymolchu; ac i 70 ddewis arddull i'w drysau blaen. Mae gwelliannau i'r gerddi, gan gynnwys ffensiau a thai allan, wrthi'n cael eu gwneud yn y ddau gynllun yng Nghaerfyrddin a gaffaelwyd llynedd oddi wrth Tai Cymru a'r Gorllewin. Hefyd mae larymau tân wedi'u huwchraddio ac mae mannau cymunol wedi'u hailbaentio.

Sut helpon ni Mrs Griffiths...

Roedd gardd gefn Mrs Griffiths wedi'i choncridio, felly ni allai ei phlant ifanc a gweddill y teulu ei defnyddio ar gyfer gêmau neu weithgareddau eraill oherwydd y berygl o gael eu hanafu. Problemau eraill oedd cegin a oedd i fod i gael ei hadnewyddu a mynedfa i'r tŷ roedd Mrs Griffiths yn ei chael yn anodd i'w defnyddio gyda'i mab anabl.

Beth wnaethon ni Newidiodd Bro Myrddin y man concrid am laswellt a, heblaw am uwchraddio'r gegin, gosodwyd ramp mynediad gyda rheiliau llaw er mwyn helpu gyda mynediad i gadair olwyn.

Deilliannau Erbyn hyn mae Mrs Griffiths yn gallu mwynhau'r ardd gyda'i theulu ac mae'n gallu bod yn fwy creadigol yn y gegin. Diolchodd Mrs Griffithsein contractwyr am orffen y gwaith yn effeithlon gan ei gadael 'yn rhydd rhag pwysau'.

Sut helpon ni Mr Graham...

Pan symudodd Mr Graham i dŷ Bro Myrddin gyda system wresogi Economy 7, roedd e'n ei gael yn anodd i gadw at y trefniadaui amser tariff is. Yn gyson roedd ei filiau'n uwch na'r cyffredin, gan beri iddo boeni am ei sefyllfa ariannol.

Beth wnaethon ni Awgrymodd Bro Myrddin fod Mr Graham yn ein helpu i beilota system wresogi drydan Farho newydd. Gosodwyd y gwresogwyr newydd yn gyflym a derbyniodd Mr Graham gyngor ar sut i ddefnyddio'r offer yn gywir er mwyn lleihau ei filiau.

Deilliannau Ers dechrau defnyddio'r system newydd, mae Mr Graham wedi gweld gostyngiad yn ei filiau, hyd yn oed yn ystod misoedd y gaeaf, a nawr gall e gadw'n gynnes heb boeni am y goblygiadau ariannol. Dywedodd fod y broses o argymell, gosod a phrofi'n gyflym, effeithlon a seml.

3. Mae ein tenantiaethau a chymunedau'n gynaliadwy Diwygiadau lles

Rolau arbenigol

Mae rhan fawr o'n gwaith eleni wedi cynnwys paratoi ar gyfer diwygiadau lles a mynd i'r afael â phryderon gwirioneddol iawn preswylwyr.

Mae swyddogion tai wedi cymryd rolau mwy arbenigol, yn canolbwyntio naill ai ar reoli incwm neu ymddygiad gwrthgymdeithasol. Ymunwyd â'r tîm gan swyddog rheoli incwm rhan-amser y mae ei rôl yn cynnwys cynghori preswylwyr ar ffyrdd i leihau eu hôl-ddyledion rhent.

Mae pob preswylydd sy'n debygol o gael ei effeithio gan y dreth ystafell wely wedi derbyn ymweliad gan aelod o'r tîm tai, sydd wedi esbonio'r opsiynau sydd ar gael. Yna maen nhw wedi derbyn y gefnogaeth sydd ei hangen er mwyn cyflawni eu hoff opsiwn.

Cynhwysiant ariannol Gan gydnabod yr effaith negyddol y gall allgáu ariannol ei chael ar fyw dydd-iddydd ac ansawdd bywyd, mae Bro Myrddin yn anelu at helpu preswylwyr cyn belled â phosibl i reoli eu materion ariannol. Wedi'i lansio llynedd, mae ein strategaeth gynhwysiant ariannol yn ymrwymedig i wella gallu ariannol preswylwyr.

Rheoli ôl-ddyledion Mae ein strategaeth ôl-ddyledion gyflenwol yn cymryd ymagwedd gytbwys a theg tuag at leihau ôl-ddyledion rhent. Mae'n anelu at helpu preswylwyr i fanteisio i'r eithaf ar eu hincwm a rheoli eu dyledion, ac mae'n destun adolygu a gwella parhaus. Annogir preswylwyr, yn arbennig y rhai hynny sy'n agored i niwed neu sy'n newydd i Fro Myrddin, i fabwysiadu ymagwedd gyfrifol tuag at dalu eu rhent ac fe'i cyfeirir ar ffynonellau o wybodaeth a chyfarwyddyd er mwyn atal ôlddyledion rhag datblygu.

Sut helpon ni Mrs Francis... Roedd Mrs Francis yn byw mewn tŷ â thair ystafell wely gyda dwy ohonynt yn wag. Roedd hi'n poeni ynghylch y diwygiadau lles a'r effaith y byddai'r dreth ystafell wely yn ei chael ar ei sefyllfa ariannol ac roedd hi'n teimlo y byddai siarad â Bro Myrddin yn helpu'r sefyllfa.

Beth wnaethon ni Egluron ni i Mrs Francis sut y byddai'r diwygiadau lles yn effeithio arni hi gan ei chynghori i ymgeisio am drosglwyddiad. Cyn bo hir roedd hi'n gallu symud i dŷ gyda dwy ystafell wely gan leihau'r gyfran o'i rhent na thelir amdani gan Fudd-dal Tai o 25% i lawr i 14%.

Deilliannau Mae Mrs Franciswrth ei bodd gydag ei chartref newydd ac mae'n talu llai o rent nag o'r blaen. Heb orfod poeni am ôlddyledion rhent, mae hi'n teimlo'n diogel ac yn fwy digyffro.


Sut helpon ni Mr Miller...

Collodd Mr Miller ei gerdyn i dalu'r rhent ac, erbyn yr amser iddo gofio ffonio Bro Myrddin i wneud taliad, roedd yn rhy hwyr ac roedd y swyddfa wedi cau. Roedd Mr Miller yn poeni am ein nodiadau atgoffa a oedd yn dweud nad oedd e wedi talu ei rent.

Beth wnaethon ni Dywedwyd wrth Mr Miller am y dulliau eraill i dalu ei rent a phenderfynodd e geisio'r cymhwysiad Allpay ar gyfer ffôn symudol. Esboniodd cynghorydd cwsmeriaid i Mr Miller sut i sefydlu'r cymhwysiad gan egluro sut i wneud taliad.

Deilliannau Nawr mae Mr Miller yn defnyddio'r cymhwysiad Allpay i wneud taliadau pan yw'n gyfleus. Mae e wedi talu ei ôl-ddyledion ac nid yw'n poeni am ei gyfrif bellach.

Amcanion rhent a rhenti a godir ar gyfartaledd Yn unol â Fframwaith Rheoleiddiol Llywodraeth Cymru ar gyfer Cymdeithasau Tai (2011), rydyn ni'n anelu at sicrhau bod ein rhenti'n fforddadwy ar gyfer cartrefi ar incymau isel, eu bod yn cymryd i gyfrif costau rheoli a chynnal eiddo, a'u bod yn ein galluogi i wasanaetheu ein benthyciadau.

Mae'r Gymdeithas yn cydymffurfio â chyfarwyddyd meincnodi rhenti Llywodraeth Cymru. Disgwylir bod cofnodion meincnodi rhenti'n destun triniaeth gyson o rent ar draws yr holl stoc. Mae'r Gymdeithas yn ardystio na fydd yr holl renti a godir yn fwy na'r rhenti uchaf ar gyfer mathau penodol o eiddo.

4. Cyrchir ein cartrefi mewn ffordd deg, dryloyw ac effeithiol Mynediad i dai Mae Bro Myrddin yn rhannu Cofrestr Tai Cyffredin gyda landlordiaid cymdeithasol eraill sy'n gweithredu yn Sir Gaerfyrddin. Rydyn ni'n gweithio'n agos gyda Chyngor Sir Gaerfyrddin ac rydyn ni wedi datblygu: Opsiynau Tai, sy'n cynnig • Porth gwybodaeth a chyngor ar lety gosodedig fforddadwy yn sir Gaerfyrddin Tai Hygyrch, sy'n caniatáu inni • Cofrestr gyfateb cartrefi ag anghenion tai penodol Mynediad i Dai Cymdeithasol • polisi adolygedig a ffurflen gais dai newydd.

Ar ddiwedd y flwyddyn, roedd chwech eiddo (yn cynrychioli 0.75% o'n stoc) yn wag, gynnydd o dri ar y flwyddyn flaenorol Cafodd yr holl chwech eu hailosod erbyn 11eg Ebrill. Gostyngodd yr amser a gymerwyd i ailosod ein cartrefi ychydig o 2.9 wythnos i 2.5. Pan yw cartref yn dod yn wag rydyn ni'n manteisio ar y cyfle i asesu ei gydymffurfiad â Safonau Ansawdd Tai Cymru ac i wneud unrhyw welliannau sydd eu hangen, fel amnewid y gegin neu'r ystafell ymolchi. Ein nod yw cadw cartrefi gwag at leiafswm, felly weithiau rydyn ni'n gwneud y gwelliannau hyn ar ôl i breswylydd newydd symud i mewn.

Rydyn ni'n ymroddedig i roi trosgwyddiadau blaenoriaethol i breswylwyr Bro Myrddin sy'n cael eu heffeithio gan y dreth ystafell wely ac sydd heb y gallu i gwrdd â'r diffyg mewn taliadau Budd-dal Tai er mwyn talu eu rhent.

Cartrefi gwag: Faint ohonynt a fu a faint o amser i'w hail-osod Yn ystod 2012/13, gostyngodd y rhestr aros ar gyfer canfod tai newydd yn Sir Gaerfyrddin gan 924 i 6,864. Gellir priodoli hyn i'r ffaith bod yn rhaid i'r holl ymgeiswyr gwblhau Asesiad Opsiynau Tai erbyn hyn er mwyn sicrhau eu bod yn gymwys ar gyfer llety. Sut helpon ni Mrs Bennett...

Cafodd Mrs Bennett ei heffeithio gan y dreth ystafell wely; roedd tanfeddiannu gan ddwy ystafell wely'n golygu y byddai'n rhaid iddi dalu £15 ychwanrgol yr wythnos – arian nad oedd gyda hi. Roedd Mrs Bennett yn brwydro'n ddyddiol gyda'r grisiau yn ei chartref oherwydd problemau cynyddol o ran symudedd ac roedd yn cael bod y gwresogi'n ddrud ac anodd ei ddefnyddio fel ei gilydd, gan beri bod ei hasthma'n gwaethygu.

Beth wnaethon ni Cysylltodd Mrs Bennett â Bro Myrddin am gyngor a chyn bo hir cafodd ei symud i gartref gyda dwy ystafell wely ar y llawr gwaelod a addaswyd er mwyn diwallu ei hanghenion. Eglurwyd y system wresogi i Mrs Bennett pan symudodd hi i mewn.

Sut helpon ni Mrs Allen...

Mae Mrs Allen yn dioddef gan asthma ac mae nam ar ei golwg. Roedd hi'n brin o hyder wrth symud o gwmpas ei chartref a defnyddio'r grisiau mewn mannau cymunol ac roedd hi'n cael bod y gymdogaeth yn swnllyd a chynhyrfus.

Beth wnaethon ni Trefnodd Bro Myrddin drosglwyddiad i Mrs Allen a'i gŵr i gartref newydd a addaswyd gyda rheiliau llaw a rheiliau gafael a oedd yn addas i anghenion Mrs Allen.

Deilliannau Mae Mrs Allen yn teimlo'n fwy hyderus yn ei chartref, diolch i'r addasiadau, ac yn fwy digyffro, gan fod ei chymdogion newydd yn dawelach. Does dim grisiau i'w defnyddio. Dywedodd Mrs Allen ei bod yn teimlo'n hapusach o lawer yn ei chartref newydd, sydd ychydig yn fwy ac yn fwy modern nag o'r blaen.

Mae'n cyflawniad o wasanaeth yn ddibynadwy ac effeithiol Y Tîm Gwasanaeth Cwsmeriaid Hyfforddir ein Cynghorwyr Cwsmeriaid newydd i ddelio ag ymholiadau ar y cyswllt cyntaf a go brin mae preswylwyr yn gorfod aros am alwad yn ôl gan eu swyddog tai neu gynnal a chadw. Gall aelodau'r tîm gyrchu gwybodaeth gywir ynghylch trwsiadau ac maen nhw'n gwella eu perfformiad 'cywir y tro cyntaf'.

Bro Myrddinyn mynd yn ddibapur Diolch i system Reoli Dogfennau newydd a gysylltir â'n systemau Rheoli Perthynas Cwsmeriaid a Rheoli Tai, erbyn hyn mae Bro Myrddin yn ddibapur i raddau helaeth. Mae'r System Reoli Dogfennau'n golygu bod cyrchu ffeiliau'n haws, mae'n helpu'r amgylchedd, yn arbed gofod, yn lleihau'r berygl o golli gwaith papur ac yn sicrhau y gwelir gohebiaeth ar y cyfle cyntaf.

Arolwg ynghylch boddhad Cynhalion ni arolwg STAR ynghylch boddhad preswylwyr i'n helpu i fonitro lefelau ein gwasanaeth a thargedu meysydd ar gyfer gwella.

Sut helpon ni Mr Wilson...

Roedd Mr Wilson yn teimlo ei fod wedi'i orlwytho gan ddyled ynni o dros £1,200. Mae e'n dioddef gan ddiabetes ac roedd e'n gorfod coginio gan ddefnyddio meicrodon yn unig er mwyn arbed arian.

Beth wnaethon ni Helpodd ein Swyddog Gwasanaethau i'r Henoed, Mandy Sharp, Mr Wilson i leihau ei ddyled a sefydlu ad-daliadau misol rheoladwy am y swm a oedd yn weddill. Hefyd roedd hi'n gallu cael cymorth ariannol am gwcer newydd sbon a ddanfonwyd ac a osodwyd i Mr Wilson.

Deilliannau Erbyn hyn mae Mr Wilson yn rhydd rhag dyled ac yn gallu coginio prydau iachach gan ddefnyddio ei gwcer newydd. Mae ei ddiabetes yn gwella ac mae e e'n teimlo fod ganddo well gymorth nag o'r blaen. Mae e'n hyderus na fydd yn gadael i broblemau gynyddu i'r fath raddau yn y dyfodol.

Sut helpon ni Mr Eldridge...

Roedd Mr Eldridge i fid i symud i mewn i'w gartref ei hunan, ond doedd dim celfi gydag e. Roedd e'n teimlo dan bwysau ynghylch y symudiad, ond nad oedd yn gallu colli'r cyfle i gael cartref.

Beth wnaethon ni Cynigion ni gelfi i Mr Eldridge a oedd wedi'i adael mewn eiddo gwag roedden ni'n gweithio arno. Roedd e'n cynnwys gwely, matres, soffa a chypyrddau, y'i danfonon ni nhw i gyd i gartref newydd Mr Eldridge.

Deilliannau Roedd symudiad Mr Eldridge yn llwyddiannus. Mae e'n hapusach olawer yn ei gartref newydd gan deimlo'n hyderus y bydd Bro Myrddin yn well na'i landlord blaenorol.

Mae ein busnes yn agored, onest ac atebol i'n preswylwyr a rhanddeiliaid Mynediad i wybodaeth Mae amrediad eang o wybodaeth am Fro Myrddin ar gael ar ein gwefan, sy'n cynnwys ein hadroddiad blynyddol ac adroddiad ar hyfywedd ariannol gan Lywodraeth Cymru. Rydyn ni'n darparu gwybodaeth i'n preswylwyr trwy ein cylchlythyr tymhorol, Sgwrs, sy'n cael ei ddatblygu'n barhaus yn unol ag adborth darllenwyr ac sy'n darparu cymysgedd o gyngor, gwybodaeth a newyddion ymarferol a pherthnasol. Gall preswylwyr ddefnyddio Cyfrifiadur Personol a alluogir ar gyfer y rhyngrwyd yn ein derbynfa er mwyn cyrchu gwybodaeth, cyngor a gwasanaethau ynghylch tai gyda chymorth gan ein staff pan fo angen.

Datblygu'r bwrdd

Yn ystod y flwyddyn cynhalion ni adolygiad cynhwysfawr o gynllun busnes pum-mlynedd Bro Myrddin, yn mesur cynnydd a gosod targedau sy'n adlewyrchu ein deilliannau a chyfeiriad strategol. Mae'r cynllun busnes yn darparu fframwaith ar gyfer rhaglen hunan-asesu dreigl y Gymdeithas.

Roedd aelodau'r Bwrdd Rheoli'n parhau eu datblygiad mewn meysydd fel llywodraethu a rôl y Bwrdd.

Monitro perfformiad Erbyn hyn mae deilliannau'n ffurfio sylfaen system sylweddol o well ynghylch monitro safonau gwasanaeth, gan ein helpu i ddeall y gwahaniaeth a wnawn i breswylwyr o ganlyniad i'r gwaith a wnawn.

8. Mae ein busnes yn ariannol-gadarn a hyfyw Ym Mawrth 2013, cadarnhaodd tîm Rheoleiddio Tai Llywodraeth Cymru fod Bro Myrddin wedi pasio ei hasesiad blynyddol ynghylch hyfywedd ariannol. Mae'n dangos bod gennym adnoddau digonol i ddiwallu'r ymrwymiadau busnes ac ariannol a gyflwynir yn ein cynllun busnes. Datblygir y cynllun busnes ar y cyd gyda chynllun ariannol 30-mlynedd Bro Myrddin, sy'n profi goblygiadau a hyfywedd ariannol ein strategaethau ac yn cadarnhau y byddwn ni'n cwrdd â'n cyfamodau benthyciadau. Mae'r rhagolwg yn rhagdybio lefel uchel o wariant ar waith cynnal a chadw arfaethedig, yn ddigonol i ddiwallu gofynion y Safon Ansawdd Tai Cymru. Mae Bwrdd Bro Myrddin yn adolygu'r strategaeth Rheoli'r Trysorlys yn flynyddol er mwyn sicrhau bod gofynion ariannol y Gymdeithas yn dal i ddiwallu:

Hefyd adolygir Strategaeth Risg y Gymdeithas yn rheolaidd gan y Bwrdd. Mae hwn yn bolisi cynhwysfawr sy'n cadarnhau bod Bro Myrddin yn sefydliad 'gwrth-risg' gyda chronfeydd digonol wrth gefn i gwrdd ag unrhyw risgiau posibl os byddant yn dod i'r amlwg. Mae'r fantolen yn dangos bod Bro Myrddin yn dal i fod yn ariannol-hyfyw gyda gwarged o £290,928 am y flwyddyn. Ar ddiwedd y flwyddyn roedd cronfeydd yn sefyll ar £3,938,580 ac fe'i defnyddir i gefnogi benthyca ar gyfer datblygu ac ailfuddsoddi'r dyfodol yn y rhaglen gynnal a chadw arfaethedig.

Mae Ray wedi treulio'r ychydig flynyddoedd diwethaf yn cadeirio ein cyfarfodydd, yn sicrhau bod pawb yn cael croeso mawr ac yn helpu i ddatblygu'r grŵp fel tîm. Rydyn ni'n gobeithio y bydd Ray yn dal i ymuno â ni pryd bynnag mae'n gallu. Mae Bro Myrddin yn dal i dyfu o ran cryfder, yn cynllunio at y dyfodol ac yn annog preswylwyr i gyfranogi a helpu llunio cyflawniad gwasanaethau. Mae'r flwyddyn ddiwethaf wedi bod yn arbennig o lwyddiannus, gyda llawer o fentrau'n cael eu datblygu gyda mewnbwn Fforwm y Preswylwyr. Mae llawer o ddiolchiadau'n mynd i aelodau ein Fforwm sydd wedi rhoi amser ac egni tuag at wneud gwahaniaeth gwirioneddol i Gymdeithas Tai Bro Myrddin a'i phreswylwyr. Hefyd mae diolchiadau'n mynd i bawb sy'n gwneud gwaith mor wych wrth gefnogi'r Fforwm ym mhob rôl. Edrychaf ymlaen at y flwyddyn nesaf o gadeirio grŵp rhyfeddol o bobl a chyfrannu at ymdrechion sefydliad cadarnhaol sy'n dal i ddatblygu. Netia Louis-Preece
