5 STEPS FOR A HOME MAKEOVER

THE NEW YEAR is the best time to give your home a makeover. In keeping with your New Year’s resolution to “finally save money this year” follow this list for 5 inexpensive and easy ways to give life to your house! 1. REMOVE BATHTUB RINGS WITHOUT CHEMICALS

Scum lines in the bathtub can be tough to get out and often harsh chemicals are needed to remove them. Replace your toxic chemicals with grapefruit and sea salt to get the same results. Cut a grapefruit in half and dip it in sea salt ,then scrub along the bottom of the tub to get a spotless tub - plus it will smell amazing!

2. ERASE WATER RINGS FROM WOODEN SURFACES

You know those water rings that you had given up on and thought would be there forever? Consider them gone with this clever trick! Use a hairdryer to dry out the stains on your wooden surfaces then refresh them with olive oil. You can also put a dry cloth over it, then warm the surface with an iron.

3. CLEAN OIL STAINS WITH COCA-COLA

We were just as surprised as you that this actually works! Pour the coke onto the stain and give your garage floor a good scrub! You may need to do it a few times, but it is truly like watching magic happen.

4. BRING YOUR LEATHER COUCH BACK TO LIFE

Leather couches often show a lot more wear and tear than other furniture. Use shoe polish (ensure that it is the same color and remove all excess) to cover scratches on your leather furniture. It will look as good as new!

5. CLEAN YOUR BLINDS

Your poor blinds have likely been neglected in your cleaning routine. The dust that lingers on your blinds will make your windows look dull even if you just cleaned them. Clean your blinds using a 50-50 vinegar and water mixture and an old sock. This is a great way to freshen up your windows and put your old socks to use! Homeowners whose living spaces are cluttered or disorganized are more likely to express signs of depression and fatigue than those who regularly declutter and clean their homes. Taking the time to do a deep clean every few months will not only make your home look great, but will also make you feel happier and ready to tackle the challenges of a new year!

PRE-APPROVAL AND QUALIFYING ON YOUR

NEW HOME PRE-APPROVAL Many buyers fail to see the importance in preparing their finances before they shop for a home. Shopping for a mortgage is the first thing you should do. Most lenders offer a service of pre-approval. They take your application in advance and approve you before you begin looking. There are several benefits and they are as follows; • You will have more time to shop around and compare mortgage options. • A mortgage pre-approval will strengthen your position at the bargaining table.

• If you are pre-approved for a mortgage you will be protected against interest rate increases. • Seeing your lender in advance will give you a clear picture of what you can afford to buy.

QUALIFYING Lenders look at three things when considering a mortgage application. They include the applicant’s character, their ability to repay the loan, and the security pledged against the loan. • Regarding character, your lender will check with credit reporting agencies to ensure that you have handled obligations responsibly in the past. The lender will also try to find if you have a history of late payments, bouncing checks, and how you serviced previous loans. • When it comes to your ability to repay the loan, the lender will want to confirm that you have enough income to service the debt. For example, full-time employment.

• As for security, the property you are looking to purchase will provide adequate security for the lender. If the lender feels you are a high risk, they may ask you to pledge other assets you have or to purchase mortgage insurance.

When the lender qualifies a mortgage applicant, they look at two key factors. The first is your Gross Debt Service Ratio (GDR) and the second is your Total Debt Service Ratio (TDSR). • Your GDSR is the percentage of your gross income required to pay your mortgage payment, including principal and interest, your property taxes, and your heating bill. Most lenders will not allow you to use more than 32% of your gross monthly income to meet these expenses.

• Your TDSR is the percentage of your gross income that is required to services all of your debt. Most lenders will not allow you to exceed 40% in this area. In other words, your total monthly debt payments cannot consume more than 40% of your total gross income.

ONGOING COSTS OF HOME OWNERSHIP While determining a budget you are comfortable with, it is wise to look ahead and develop a clear understanding of all ongoing expenses involved in home ownership. Here is a list of those expenses. MORTGAGE PAYMENTS Many people choose to borrow funds to purchase their homes. If you are one of those people, the lender will expect an annuity. Allow your bankers or agents to help determine what you can afford. PROPERTY TAXES Taxes homeowners pay to the municipality for civic services and infrastructure. UTILITIES Monthly costs of natural gas, electricity, water, sewer, garbage collection, telephone, etc. INSURANCE You will need a home insurance policy as long as you have a mortgage. Most home owners see value in maintaining insurance on property indefinitely. 22

CONDOMINIUM FEES If you purchase a condominium or townhouse, you will be required to pay monthly fees to cover the cost of maintenance and insurance for the common areas of the complex. HOME MAINTENANCE Homes are subject to wear and obsolescence, and need to be replaced. If a homeowner does not include the cost of home maintenance, they will suffer the most. The property will deteriorate along with its value. It is wise to plan to invest an average of 1.5% of your home’s value in annual maintenance. YARD MAINTENANCE Keep clean and well kept, your neighbours will appreciate the effort as well as your home.

MOVE DEDUCTIBLE

The Canada Revenue Agency (CRA) may allow you to deduct certain moving expenses from future earnings if a job or an upgrade in your education motivates your move. If the nature of your move meets the CRA’s qualifications, here are some of the expenses that may be deductible against future income: • • • • •

Selling costs of your old residence Mortgage prepayment penalties Early cancellation penalties on a residential lease Legal fees and disbursements on the sale of your old home Legal fees and disbursements incurred on the purchase of your new home • Travel expenses to your new location (meals and hotels are included)

Costs incurred in moving your personal belongings Advertising costs to market your old home (private sale) Utility connections and disconnections Meals and accommodations for up to 15 days if possession dates do not coincide • Up to $5000 in mortgage interest, property taxes and utility costs while you sell (3 months max)

There are also certain expenses that you may incur during your move that CRA will not consider deductible and they include: • • •

Capitol losses when you sell your previous home Expenses for house hunting trips Any costs for improvements to your previous home

This list is helpful, though not extensive. There may include other deductions available to you. It is dependent on personal circumstance and should be consulted with a personal accountant for additional benefits.
