Testimonials I worked with Patricia during my search for a new Atlanta condo and would definitely recommend her to other buyers. She stuck with me through multiple offers and never hesitated to inquire about a property that I was interested in. She was responsive and very quick to get paperwork completed and delivered. Patricia is a great agent and a wonderful person. North Buckhead, Atlanta

Very knowledgeable about the real estate market which helped us make an informed decision about the house we purchased. Thanks for being there when I needed you Queen! Underwood Hills, Atlanta

I highly recommend Patricia Queen, for the reasons I am about to list. She is the most knowledgeable agent I have every worked with. We found that Patricia could tell us about 99%, if not 100% of every location we asked her about. She could make a telephone call or already knew the details of the dwelling(s); i.e. when it was built, when it was renovated, cost to park, HOA fees, why the dwelling was being sold, how long it had been on the market and anything else we could ask of her. She did her homework up front. Patricia is an agent who becomes your friend and will treat you like you are as important as her family. I will definitely use her to seek more buying or selling for future endeavors. I will recommend her highly to my friends, family and acquaintances. There were no bad encounters to identify about Patricia. We started out positive and the deal closed very positive. She negotiated on our behalf, as a buyer, which she represented. Selecting Patricia Queen as your Agent will be one of the best choices you can ever make. Pine Hills, Atlanta, GA

Testimonials Joseph Rigoli made what could have been a really difficult time for me extremely seamless and exciting. I have many friends that are realtors, but I chose Joseph because I knew he would get the job done and be honest and persistent and thorough. He is , by far, the most professional realtor that I have every worked with. I was selling my home and moving to another city. Joseph, not only, respected my personal timeline, but he also showed up for appointments with repair men etc when I was out of town. He was very honest and thorough with the staging and work that needed to be done on my home prior to going on the market. Because of his diligence, my house never even made it to the market. It sold as a presale and sold for at least 8-10% more than I had planned. Joe Rigoli was meant to be a real estate expert and is one of the best in the business. I can not say enough good things about him and his team. I wish I could use him for every home I will ever buy and/or sell. Best in Atlanta and in the business! Lenox Park, Atlanta, GA

When working with Joseph you feel like family. You will always be his number one client. He will always be honest, hard working, and dependable. Joe will take on the heavy lifting during what can be a stressful situation and constantly make you feel at ease. Druid Hills, Atlanta, GA

Mr. Rigoli made my experience as a first time home buyer one that exceeded my expectations. He took the time to explain many things in detail as well as made the process as soon as possible. He practiced a great deal of patience while showing me all the market had to offer. Mr. Rigoli is an extremely friendly and professional individual. I truly enjoyed working with him. Old Fourth Ward, Atlanta, GA

I have to say that I always felt like we were his only client. He was so responsive and flexible with my time. It is a wonderful skill he has honed in his career. I realized on closing day when he had FOUR that we were far from the only client. This is why I will recommend him to everyone I know. Thank you for your friendship and being the best agent in Atlanta! Poncey-Highlands, Atlanta, GA

The Beltline BRINGING ATLANTA’S NEIGHBORHOODS TOGETHER

“Atlanta has a rich history dating back before the Civil War, and it has undergone many changes in that time. Neighborhoods all around the city have blossomed, matured, and evolved, and together they have woven a patchwork dynamic that reflects the many different evolutions of the city. Some neighborhoods have continued to prosper with time, while others have fallen into disrepair. New development, new roads, and new realities have altered some neighborhoods, while others have remained virtually unchanged for decades. Obstacles, both natural and manmade, have created barriers separating many of these neighborhoods, and the result is a curious hodgepodge lacking a common thread — until now. The Atlanta BeltLine is changing the core dynamic of our city, bringing all of these disparate neighborhoods together under one vision that will transform these separate entities into one cohesive community, while still maintaining the individual character of each. The Atlanta BeltLine offers an opportunity to bridge gaps (literal and figurative), and unite the City of Atlanta in a way never before possible.” - www.Beltline.org

In general, what are your likes and dislikes for the interior of your home?

What are your likes and dislikes for the kitchen?

If you could have one last thing to make this your dream home, what would that be?

Making an Offer Once we find the property you want, we will prepare your offer. While much of the agreement is standard, there are a few areas that we can negotiate: The Price What you offer on a property depends on a number of factors including its condition, length of time on the market, buyer activity, and the urgency of the seller. While some buyers want to make a low offer just to see if the seller accepts, this often isn't a smart choice, because the seller may be insulted and decide not to negotiate at all. The Move-in Date If you can be flexible on the possession date, the seller will be more apt to choose your offer over others. Additional Property Often, the seller plans on leaving major appliances in the home; however, which items stay or go is often a matter of negotiation. Typically, you will not be present at the offer presentation – we will present it to the listing agent and/or seller. The seller will then do one of the following: Accept the offer Reject the offer Counter the offer with changes By far the most common is the counteroffer. In these cases, our expertise, experience, and negotiating skills become powerful in representing your best interests. When a counteroffer is presented, we will work together to review each specific area of it, making sure that we move forward with your goals in mind and ensuring that we negotiate the best possible price and terms on your behalf.

The Home Buying Process STEP BY STEP TOWARDS CLOSING YOUR DREAM HOME

The Mortgage and Loan Process FUNDING YOUR PURCHASE

Financial pre-qualification or pre-approval Application and interview Buyer provides pertinent documentation including verification of employment Credit report is requested Appraisal scheduled for current home owned, if any Underwriting Loan package is submitted to underwriter for approval Loan approval Parties are notified of approval Loan documents are completed and sent to title Title company Title exam, insurance and title survey conducted Borrowers come in for final signatures Funding Lender reviews the loan package Funds are transferred by wire Why pre-qualify? We recommend our buyers get pre-qualified before beginning their home search. Knowing exactly how much you can comfortably spend on a home reduces the potential frustration of looking at homes beyond your means.

Closing 101 BEFORE YOU GET THE KEYS

Prepare for It Closing day marks the end of your home-buying process and the beginning of your new life! To make sure your closing goes smoothly, you should bring the following: A certified check or wire for closing costs and down payment. An insurance binder and paid receipt Photo IDs Social Security numbers Addresses for the past 10 years Own It Transfer of title moves ownership of the property from the seller to you. The two events that make this happen are: Delivery of the buyer's funds This is the check or wire funds provided by your lender in the amount of the loan. Delivery of the deed A deed is the document that transfers ownership of real estate. The deed names the seller and buyer, gives a legal description of the property, and contains the notarized signatures of the seller and witnesses.

At the end of closing, the deed will be taken and recorded at the county clerk's office. It will be sent to you after processing.

Frequently Asked Questions How will you tell me about the newest homes available? We trust that you will become our client after our initial interview and that you will sign a Buyer Brokerage Agreement to establish loyalty, one to the other. The of doing this is that clients receive a very special level of commitment from us. This includes daily searches for new listings that meet your needs and phone calls taken or responded to in a timely manner. Will you inform me of homes from all real estate companies or only Keller Williams Realty? We will keep you informed of ALL homes. We want to help you find your dream home, which means we need to stay on top of every home that's available on the market. As our client, you will gain access to a website and mobile app that pulls from the system that agents use – so no more outdated listings! Can you help me find new construction homes? Yes, we work with builders and gather the information you need to make a decision. On your first visit with the builder, we will accompany you. By using our services with a new construction home purchase, you will receive ALL of the services we offer, as well as those provided by the builder, at no additional cost. How does for sale by owner (FSBO) work? Homeowners trying to sell their home without agent representation are usually doing so in the hopes of saving the commission. If you see a FSBO and want the advantages of our services, let us contact the owner for you and make an appointment. Most times the homeowner will work with agents even though their home is not listed, since the agents are introducing a potential buyer to their property. Once my offer is accepted, what should I do? We will order an inspection for your new home. The inspector will carefully note any items that they feel should be repaired. The inspector will also note items that may need repair in the future and you should keep your eyes on. We will discuss the inspection and prepare a request for repairs from the seller. Repairs are often negotiated and may be handled by way of the seller making most or all of the repairs or ,for example, resolve by lowering the purchase price. Everything must be settled within the Due Diligence Date in your offer. Your lender will order the appraisal of your home once you have paid for it. You need this appraisal prior to the day of the Appraisal Contingency in your offer expires.
