The Multifamily Market is STRONGER THAN EVER For investors looking to rent as a means of income, the trend towards multifamily dwellings has been increasing in popularity for several years. Multifamily properties include mid- to high-rise buildings, condos, seniors’ apartments and mixed-use buildings. The draw for investors compared to owning and renting single-family homes is a combination of growing demand and less risk. Single-family properties are valued through appraisals and more prone to market fluctuations. Multifamily units are evaluated using capitalization rates, or cap rates, which are typically determined at four to five-year intervals.

What are cap rates? Contrary to a home appraisal that is determined by professional appraisers who compare a property’s value with others in the area, multifamily buildings are determined by financial and government bodies. These vary by region and are calculated by dividing each location’s net operating income by its selling price. The corporation responsible for this in Ontario, for example, is MPAC (Municipal Property Assessment Corporation). A regional cap rate is determined for every assessment period (about every four years). It is used to evaluate each property’s value within a given area.

Cashing in The key to determining the profitability of a multifamily building is finding a location where rental rates can be increased. This could be an up-and-coming trendy area, new purpose-built premises (those constructed to fill a need) or buildings due for a rent hike. The higher the monthly income for each unit, the faster the building will appreciate. The current real estate climate sees a continued need for rental properties as housing prices remain unaffordable for many families, and rental space remains at an all-time low. For investors, this is good news. As long as you have the initial cash upfront, success from this type of investment is almost a sure thing. The CBRE (formerly Coldwell Banker Canada Inc.) recorded an average growth rate of 4.4 percent

across Canada, which means property owners are cashing in on multifamily properties. At a time where there are fewer rentals than ever before, a population that continues to grow and housing prices that continue to climb, the Canadian market is seeing unprecedented growth in this sector.

Put Your Pennies Together Compared to purchasing a single-family dwelling, multifamily buildings require at least 20 percent upfront down payment, which means, for example, $200,000 for a $1 million property. Forget approaching any bank unless you have your financial ducks in a row. On the flip side, you (the investor) can use your line of credit as part of your down payment. The key to using this option is to be sure to include the interest payment in your monthly expenses. As far as the bank is concerned, as long as the building is paying the line of credit’s interest payment as well as the mortgage, then there is little to no risk to the bank. If these options are not in the cards, but you’re determined to get in the game, you will have to find investors. A joint-venture is a viable option so long as you stick to one or two investors. Banks are not keen on more than three partners on any given project for fear of not making their money back. If you’re serious about becoming a multifamily property investor or owner, be sure to do your research and understand the market you are targeting.
