THE PROS AND CONS OF REVERSE MORTGAGES IN CANADA The topic of reverse mortgages is one that has come to the forefront in recent years. With many retirees tapping out their RRSP savings, or not wanting to downsize in their later years, the idea of refinancing their existing home is gaining in popularity. WHAT IS A REVERSE MORTGAGE? A reverse mortgage is for those over 55 who have enough equity in their home and want to keep living in it. They can get from 20 to 50 per cent of a home’s value depending on their age, location, existing secured financing and property type. HomEquity Bank’s Canadian Home Income Plan (CHIP) is Canada’s only widely available reverse mortgage. But applicants can apply for one through banks, mortgage brokers and financial advisers. Globe and Mail, Paul Attfield, May 12, 2018 For homeowners over 55 looking for extra income and who plan to continue living in their homes for many more years, it may be an option worth exploring.

PROS The most common myth about reverse mortgages is that the homeowner will lose all the equity in their home. This is simply not true. When taking on a reverse mortgage, homeowners are provided with a schedule showing how the equity in their home is expected to grow over time using three possible growth scenarios. The estimates are conservative and they may see greater growth than what is predicted. The advantage of a reverse mortgage is that borrowers are not only protected from a rise in interest rates but also from a decrease in property value, which means that you won’t be required to compensate for any shortfall. Borrowers can receive the loan in a lump sum, or take monthly payments, and you will never owe more than the appraised value of your home. Although you can start repaying the mortgage while you are still living there, you are not required to make repayments while you are still alive or until you move or sell the home. You will never be forced to leave your home. Concerning other forms of income, one of the main advantages of a reverse mortgage is that it offers taxfree income, so it does not affect benefits such as Old-Age Security or Guaranteed Income Supplement. “There are many myths out there about CHIP reverse mortgages,” says Clyde Bryant, Mortgage Broker and Owner of Mortgage Alliance - Main Street Mortgages in Woodbridge. “We will always talk to any concerned family members for you as part of our reverse mortgage process. It is essential that you take your time and are comfortable with this decision.” Contrary to popular belief, there are minimal fees to set up a reverse mortgage. Costs include a property appraisal, legal and administrative fees. If you are considering a reverse mortgage, you can budget about $300 for the appraisal, that’s it. The remaining fees are netted off the mortgage. If your home increases in value during the subsequent years and you require access to even more loan proceeds, you may consider refinancing your reverse mortgage. After the loan is repaid, any remaining equity belongs to you or your heirs.

CONS The biggest concern for adults taking out a reverse mortgage is that as home equity is used, there will be fewer assets available to leave behind to loved ones. Although you can still leave your home to your heirs, they will have to repay the loan balance – often by selling the house. Since interest on the mortgage accrues so as long as homeowners do not make payments on the loan, early repayment can come with penalties. As Clyde explains, a reverse mortgage loan becomes due and must be repaid when a “maturity event” occurs, such as the last surviving borrower (or non-borrowing spouse meeting certain conditions) passes away, the home is no longer the borrower’s principal residence, or the borrower vacates the property for more than 12 months for medical reason or 6 months for non-medical reason. The loan will also become due if the homeowner fails to meet other loan obligations, which include paying their property taxes, insurance, homeowners association fees, and maintaining the property. Each calendar year, you will be required to certify in writing that you occupied your home as your principal residence. Note that the home will not be considered your principal residence if you are absent for a majority of the year for a non-medical reason, or you are absent for more than 12 consecutive months for a medical reason. If you have a co-borrower, your co-borrower can continue living in the home, and the loan will not become due even if you die or move out of the home. (

As a homeowner, it’s important to understand what may not be covered under your Home Insurance Policy. Many people assume they are covered for situations, when in fact, they are not. Also, let’s face it, how many of us read our insurance policy? For most Home Insurance Policies in Canada, here is a synopsis of what is likely not covered. To be sure, please check your policy or call your Insurance Broker.


Earthquakes are considered a catastrophic event and are excluded from your policy along with earth movement, which includes earth shifting and sinkholes. While these occurrences are not typical to Canada, some companies do offer earthquake coverage for an additional premium, and the deductible is typically quite high. Flood or overland water is excluded from your policy. However, most companies do offer coverage depending on where you live. If you live close to a lake, river or floodplain, it will be more difficult to qualify for this coverage. If you do purchase flood coverage, it still does not include any coverage for groundwater that seeps through your basement floor or walls.


If your plumbing freezes as a result of being away and you did not have someone checking your home every four days, most policies would not cover the cost of repairs. Most homeowners are not aware that being on vacation or otherwise away from their home during the winter months requires that someone visit your home to check your furnace and ensure water pipes are not frozen. If you are away for less than four days, the exclusion does not apply.


Generally, damage caused by “pests” is not covered by a standard home insurance policy. The removal of any of these animals is also not covered. Since infestations and the resulting damage are usually considered matters of home maintenance, the responsibility falls on the homeowner to pay for repairs or pest control measures.


If you leave your home for 30 days with no intention to return to it (for example, you bought a new house and put your old one up for sale), there is no coverage after 30 days. Most insurance companies will offer limited coverage; however, you must notify your insurance before leaving it vacant. Insurance companies view vacant homes as ideal targets for arsonists, vandals and thieves as no one is there to check on the house.


If you suddenly find a mold problem in your home, forget calling your insurance company. The development of mold means, according to your insurance company, that you were not maintaining your home correctly. You will have to pay for any repairs yourself, regardless of how the mold developed.
