Hello Sally, In response to your request to pay for damages and extra cleaning we would like to take the opportunity to bring to your attention that the unit wasn’t the cleanest in the complex when we first moved in. Painting of Stairwell this is a very high volume traffic area hence it being the only area requiring painting prior to our moving into unit. Installing a child gate at the base of the stairs when we had a toddler was both sensible and safe. We would contest that after 12 months of normal wear and tear it would require painting as part of normal maintenance. Fly Screens when we moved into the unit they were not secure as evident in attached photos. They were also very dirty and full of dusty fluff. When our son pushed his face up against them his face was covered in dirt. The flyscreen and windows in upstairs were also dirty and full of dusty fluff. All windows and fly screens had to be removed and thoroughly cleaned which I did. Patio the patio and side paths were very dirty as well as exterior doors and door tracks which I cleaned with a hired water jet gun. The patio furniture chairs were also very dirty including bird poo which I also cleaned before use. Pergola the pergola was very dirty and stained which I cleaned with a hired water jet gun. Kitchen Window the exterior window was dirty and stained which I cleaned. Oven Tray when we opened oven we found remains of cooked meal with catch tray full of caked on grease and fat residue which we had to clean before using oven. We advised on exit that tray was cleaner than we found it but were asked to make it “like new” with purchase of oven cleaner and several applications which we complied with. 3rd Bedroom Wardrobe door was off runner, had damage with large gouge mark and the track was very dirty. Bedroom Fans very dirty with great deal (months worth) of built up dust/fluff that was cleaned by management after we moved into unit. Air Conditioner very dirty with drip marks and stains evident on front panels. Grass we were promised on several occasions during our tenancy that the owner would be installing new grass to the unit. This entailed the property being measured and quotes provided on 2 separate occasions. We also offered to install the grass on 2 separate occasions. There was never any action taken to improve the exterior of the unit. This was in fact the only reason we never renewed the lease as we had stipulated that it was a must have to allow us to live a normal life. Due to the lack of grass the outside area became a dust bowl and mud whenever it rained, Whenever our children ventured outside they would be covered in dirt requiring them to be bathed immediately on returning to the unit. The lack of grass also caused there to be a constant battle to keep the carpet cleaned with vacuuming being performed at least twice daily. In the last 6 months we had hired carpet cleaning equipment on 2 separate occasions to maintain a clean living area due to the constant dirt and dust being ever present. Rent we were paying a premium to live in 4 Star Luxury Accommodation. Due to the constant battle with dirt and dust that restricted our children making full use of the yard, we are left feeling that we were not getting the value and lifestyle as advertised. There was the constant promise of improvement that never eventuated. Maybe our rent should have been reduced to compensate for what clearly wasn’t a 4 Star experience?
