Corteccia from Antolini Marbleised veins of wood give rise to Corteccia. This is an exotic material particularly recommended for interiors, a soft quartzite that is also suitable for exterior use. Corteccia is a soft quartzite from Brazil with a white background and veins at 45° of a colour that goes beyond the hues usually associated with soft quartzite, the greys and the whites: hints of brown, cream and orange in the veins make Corteccia an ideal choice for rooms of more contemporary sizes. It recalls the light covering of the trees with its shades and speckles, a natural tribute of stone to the great trees that tell of history and life through their bark. The colour of this soft Brazilian quartzite brings warmth to the whole room, entering in harmony with any furnishings, with hues of coffee or grey through to white, natural wood. With its linear veining, Corteccia is also perfect for worktops, floors, walls and kitchen surfaces. This is a hard stone, compact and resistant, with fine grain and a sugary appearance.

Sales Management Software for New Home Builders Make life at your sales office easier with sales management software that manages leads, writes contracts and offers real-time option pricing. For builders the sales process has been the most coveted part of the home building process and today home building management systems are dominating the market and giving builders an inclusive system to build and close homes. These systems have grown in popularity over excel worksheets and shared cloud files because they don’t just write contracts. They amass vital, real-time information about your sales, inventory, warranty requests and customers. At the core of these systems are third party servers running specialized sales management software that you normally don’t own or control. Software developers often sell their software as a basic core system configured to industry standard protocols. Others sell their software as individual components such as a purchasing module, warranty management modules and even CRM modules giving you the impression of having a complete system based on your individual needs. What do you get for your investment? Without

a doubt, the biggest advantage is the ability to centralize the data and get an immediate, up-to-theminute accurate overview of the sales cycle, option pricing, inventory and much more. For example, each time option pricing is modified, it is updated system wide and immediately available to your sales force. That data can be surprisingly large. Some builders, for example, will offer hundreds of plans all of which may have multiple tiers of upgrade options. The same may hold true for structural options with additional upgrade tiers and square footage changes which can impose a complex use of resources and data. Keeping track of the thousands of options and upgrades that make up a home can be a real chore. However, consistently having access to the most up to date pricing data and available in real time can add up to a competitive advantage over competitors. A good sales management system can help by allowing you in a few short clicks to update system wide pricing. When it’s time to update level four carpet, some sales management systems go a step further and allow for community and subdivision specific pricing changes. Both options give you an advantage over older methods which take time and manual labor to calculate. You can also run reports to track pricing updates and compare month over month or year over year giving you insight on your purchasing power so you can strike the best deal with your suppliers. Shopping for the right sales management system In looking for a sales management system the choices are many, the price can range from the thousands to millions of dollars, and the final decisions can be difficult. Here are some guidelines to help.

Let’s talk ownership Primarily driven by costs vs. benefits, time to market and ease of use; for many small builders, software ownership may play the biggest part of the decision making process. Owning your sales management system software means your solution will be designed to your exact needs and processes, changes can be made quickly with unlimited options for customization. Furthermore, ownership entitles you to scale your system as you grow further streamlining your sales process while avoiding an overly cluttered feature system built for a general audience. Generic vs. Custom Generic sales management systems tend to boast a broader range of features and are updated with newer versions more frequently. They’re typically more affordable as well. Unfortunately, adapting these systems to your unique business process may require you to conform to standard industry protocols. Then there are custom systems like BuilderConsole. These systems employ a core framework and allow for complete customization based on your sales process and workflow. They even allow for third party integration such as PlatViewer, an interactive plat/lot management software. These systems, while moderately priced give builders a robust sales system without compromising their sales process. Weigh easy of use against functionality

Generally speaking the more weight you put on your own unique sales process, the more custom your software should be. Consider as well the time required to bring employees up to speed and the time you’ll invest training them. The best systems offer a balance of both. Look for a system that can start small and grow with your needs. If you are on a conservative budget, you can begin with a core system setup: create contracts, communicate and reporting. Later, you can add additional features as your needs dictate, perhaps warranty and construction management to begin with, then add plat/lot management, purchasing and custom reporting. Also, look for a system that allows you to retain the rights and host in your server environment. A sales management system should be approached as a cornerstone of any builder who closes more than a hundred homes a year. It allows you to operate more efficiently as it boosts productivity and improves customer service. With so much to gain, take the time to make sure whatever solution you choose is one that encompasses your sales and marketing efforts.

Autumn’s cooler temperatures provide a wake-up call to homeowners and building professionals alike to prepare for the harsh winters we experience in the Chicago area. And the last several weeks of cooler weather can also make it more pleasant for contractors and homeowners to be outside and tackle projects that boost a home’s curb appeal before the first snowflakes fall. Here are five things to do now to dress up a home’s exterior and increase property value.

catching, designer touch. Dark trim colors are an excellent choice for framing a home or outlining architectural details, windows and doors.

1. Freshen Up Siding and Trim Fall is the perfect time to invest in siding and trim replacement. You can dress up a home’s exterior with wood-inspired siding and trim made of weather-resistant materials such as vinyl, polymer and composite. Made to withstand the elements but with a high-end look, they are highly durable and require very little maintenance compared to traditional cedar and board products of the past. Vinyl and polymer products are available in a wide variety of colors, shapes and textures that never need painting.

And for those who would want a truly custom look, composite lap siding products are available primed and ready to paint, so homeowners have the freedom to select their very own, unique color to be applied after installation. One product recently introduced is ICON™ Composite Siding, a thermoset, polyurethane composite cladding engineered to look like 6-inch wide cedar planks. It features superior moisture resistance to prevent expansion and contraction. Much lighter and more flexible than fiber cement or natural wood, it goes up incredibly fast, too. In fact, a single installer can cut several planks at once, carry up to five at a time and precisely fasten each plank to a structure in a few steps without specialized training, reducing man-hours by a considerable margin. This is great news for building professionals that need to get a job done with colder weather looming and fewer subcontractors available. In addition to being low-maintenance, vinyl, polymer and composite siding, unlike wood, will not rot and are impervious to termite infestation. Using combinations of all three materials together makes a bold statement, and adding vinyl soffit and vinyl or cellular PVC trim delivers complementary, easy-care coordinating style.

Most of these products are designed to complement each other, which means less time worrying about what goes with what. For example, you can feel free to mix and match lap and shake or shingle siding for a custom look. If a home doesn’t need a full siding replacement, shake or shingle style accents on dormers and gables will dress it up. It’s kind of like changing the style of your shutters. Accent colors are often used within gables or on additions—making unique architectural features stand out from the primary wall color. Or, on the safe side, you can mix lighter and darker shades from the same color family. One accent product to consider is Cedar Impressions®, which includes eight shake and shingle styles, six sizes and over 45 colors. The popular product line has been around for 25 years and recently introduced a proprietary set of stained-look CedarLife™ Color Blends, which capture the appearance of Eastern White Cedar and Western Red Cedar at different stages, from new to weathered. Or paint trim a darker color for a more eye-

2. Consider the Front Door Speaking of the perfect hue, a pop of color on a front door with a fresh coat of semi-gloss can also make a home’s entrance stand apart from neutral neighbors’. Check for any homeowner’s association restrictions, then pick a color, grab a paintbrush and get painting. Be sure to prime first for extra durability. Need help selecting the

perfect color? Use online tools like ColorCoach™ that guide users through the product selection process by offering professional color theory, including tips, trends and palettes that work well together. A few well-placed, colorful potted mums are always a classic way to draw attention to your refreshed main entrance. Fresh mulch for landscape beds and a good bush pruning are other easy and inexpensive ways to polish the entryway and prepare plantings for winter weather. SUMMER 2017

3. expand Beyond the Walls New railing, decking or porch columns are another way to completely transform an outdated exterior. Using long-lasting materials like vinyl or capped composite mean never painting or staining again. And white is not your only option anymore. Contemporary colors available today like Black, Rustic Rose or Warm Spice from the EverNewÂŽ Railing System give a dramatic, rich look without worrying about fading. And EverNew can be installed with any type of outdoor flooring, including wood or composite decks and stairs.

There’s even a railing and deck visualizer tool that helps homeowners choose the railing style and color that best coordinates with their outdoor living space. EverView™ takes into consideration all the details, including selection of background, deck or substrate color, different railing and decorative baluster combinations like wrought iron or contemporary tempered glass, and palette of colors and custom accents like metallic caps and solar lights.

4.Add an outdoor seating area There may be nothing as inviting as an open fire, which brings people together with storytelling and laughter. Fire pits can also serve as a focal point in an outdoor landscape design, and are a popular and relatively affordable way to create a central gathering spot in a backyard or patio. For larger spaces, a custom outdoor fireplace might be an option. Plus, when the temperatures drop you will make use of an entertaining area that might otherwise be too brisk to enjoy for more than a short while. GREATER CHICAGO BUILDING NEWS 19

And don’t forget to add comfortable furniture and fun accessories for covered areas. String up some seasonal strands of outdoor lighting to create a comfortable and relaxing atmosphere after the sun goes down.

5. Dress Up the Perimeter Replace an old wood fence or put up a new vinyl fence. Nearly maintenance-free, steel-reinforced vinyl fences also come in natural woodgrain textures and colors that can withstand the elements and high winds. That means more time for enjoyment without the hassle of continuous repair. Plus, brands like SimTek™ and Bufftech® also provide an excellent sound barrier, which can be a requirement for some subdivisions. Choices have exploded in the past few years – from the woodgrain vinyl privacy fence, to the realistic replication of natural stone in a variety of natural colors. Enhancements like lattice or matching gates are also available, easy to install and really dress up an outdoor living space. So, get those projects done before the days become shorter and chillier temperatures set in! And builders, remember, that before homeowners commit to an exterior design, help them feel comfortable by viewing options with the latest technology and digital tools that

feature professional guidance on different products, colors and styles. It can be fun and easy to mix and match siding, trim, roofing, railing, fence and more to create a custom, cohesive look for outstanding curb appeal that will last for many more seasons to come. When looking at bathroom trends past and present, stand-alone bathtubs remain popular no matter the decade. Whether they are a “want to have” or a “must have,” and regardless of whether the design of the room is traditional or contemporary, the lure and beauty of bathtubs as a statement piece have never waned. Drummonds recognized this early on, and they made it their company mission to use centuriesold foundry techniques to create bathtubs that celebrate time-honored techniques as much as they speak to current popularity. SUMMER 2017

WANDLE • A product from their ongoing collaboration with Martin Brudnizki • Drummonds’ cast iron Wandle bath features a traditional form • The Wandle is designed either with feet, giving the bath a classic look, or a skirt • The industrial aesthetic of its feet are inspired by the iron beams in a Victorian pump house, while the skirt echoes the bulbous bow of a ship • The exterior can be painted, primed or polished to order

THE BUTE • The Bute bathtub has been formed from quality, durable cast iron • Hand-finished with a seamless steel skirt wrapped all the way around • Features a classic, curved roll top that contrasts strikingly with the straight, steel sides • Comes primed in a pure white finish but can be painted in any color

WYE • Named after the river Wye, the design is inspired by an 18th century Bateau or ‘boat’ bath, high sided to retain heat and show its grand classical symmetry • The Wye retains the characteristic curves of the traditional 18th century Bateau but is a more practical and comfortable option for bathing • The bath can be left raw and black, or primed and ready for painting in any color in either matte or gloss • Available polished until a shiny silvery smooth surface is revealed

SERPENTINE • Serpentine is a charmingly low roll top bath with curved, contoured sides and back • Available with either matching cast iron or brass feet • Offered in raw, primed, painted or polished finishesAvailable polished until a shiny silvery smooth surface is revealed

TYNE • Tyne is Drummonds’ first ever all-copper bath • Offers a much less weighty option to the Usk bath (made of cast iron) • The design is a classic roll top, based on an 18th century bateau bath

Introducing DCM-PRO Mat. The new anti-fracture membrane by Warmup®

The DCM-PRO Floor Heating System from Warmup® combines anti-fracture protection, floor heating and WiFi controls. The innovative system from Warmup® provides high heat outputs for Primary Heating controlled by Warmup’s proprietary MyWarmup app. The system is comprised of a ¼” castellated membrane, the Warmup® DCM-PRO Heating Cable and Warmup® 4iE Thermostat. The full system comes with a 30-year warranty and is currently available in 63 countries. It will be available for purchase in the United States, Canada and Mexico in September 2017. The DCM-PRO CABLE The pre-spaced channels on the DCM-PRO Membrane make it easy to space and lay the DCM-PRO Cable evenly. Spacing must always be consistent throughout the installation, ensuring even heating throughout the floor. Cables can be spaced at 2, 3 or 4” for the highest flexibility in heat outputs, from Comfort Heating to Primary Heating. The DCM-PRO Cable is durable and flexible due to its ETFE inner jacket for high heat outputs and a PVC outer sleeve for a smooth installation and protection of the cable. The DCM-PRO MEMBRANE The TCNA-tested DCM-PRO Membrane can be attached to wood and cement subfloors using any tile adhesive thanks to a patented design with Hydration Vents. The patented DCM-PRO design of the membrane allows for more adhesive to connect with the cable and thereby distribute the heat more evenly leaving no hot and cold spots. The membrane design is comfortable to work on and praised by tile professionals. Installers can use either modified or unmodified adhesives over the membrane to suit their installation needs. The DCMPRO membrane can even be covered with self-levelling mortars (SLU’s) to allow installation of small format tiles and other floor types such as glue-down wood

and LVT’s to be laid on top of the DCM-PRO System. The unique design of the DCM-PRO Membrane protects the cable from mechanical damage caused by walking on the system, as well as any other possible harm to the system caused by buckets, tools or a trowel when tiling. This leads to a reduced risk of installation failures. 4iE THERMOSTAT The 4iE® is quite simply the smartest line voltage thermostat on the market. We designed it so you that wouldn’t have to use it. It can program itself using your smartphone location and the occasional override. The WiFi capability also allows you to vary your settings by zone. Don’t worry: your 4iE® will recommend the best setting for each room based on usage. Central heating systems are not efficient. You can’t be comfortable in the bedroom and the office if the thermostat is in the hallway. At Warmup®, we designed the 4iE® to allow you to zone your heating, set different comfort levels, and be able to manage all these zones from the MyWarmup app. The 4iE® is designed to look great in both modern and traditionally styled homes, with high-gloss effect front faces, and bevelled chrome edges to reflect wall colors. A range of vinyl Overlays are available in bold colors and textured metal and wood effects. You can even use a custom photo to complement your wallpaper. The large color touchscreen can be customized with different themes and uploadable photo backgrounds. There’s even a 7-day local weather forecast icon built in. BEST WARRANTY The DCM-PRO Cable comes complete with a 30-Year Warranty and SafetyNet™ Installation Guarantee. The DCM-PRO Membrane has been rated as up to Heavy Commercial under the C627 Robinson test and has been tested by the Tile Council of North America to the ASTM 118.12 standards.
