introduction You have decided to sell your home! If you are like most people, you are excited or nervous, or perhaps bit of both! It is after all a significant milestone in your life and with it comes a lot of considerations and decisions. I’m looking forward to meeting in person and learning more about you and how I may be of assistance. My job is to make things easier, answer questions and provide you with the information you need to make the best possible informed decisions as you go through the listing and selling process. In advance of our meeting, I wanted to send you this brief pre-listing guide to answer some of the preliminary questions you may have related to selling your home. These questions are the most common questions we encounter as Real Estate Sales professionals and answering them is often a great place to start. I will touch on the answers here, and will be more than happy to go into more detail, and answer any other questions you may have, when we meet in person. I have also included a brief personal biography at the end of the document that highlights my professional background. If you would like to know more, just ask! Most Sellers use a Real Estate agent, and there are some good reasons why: 1 Expert advice can make a big difference. A trusted agent provides invaluable advice. They can help you decide if it’s the right time for you to sell, make recommendations on how to improve the saleability of your home and much more. 2 Pricing is a real art. Deciding on a sales price is trickier than it may seem and getting it right is critical to not only how quickly your home sells, but often for how much it sells. Having an experienced hand to guide this decision makes a big difference. 3 Negotiating can be difficult. It actually takes a great deal of experience to do it well and it can feel quite uncomfortable for most people. Having someone to negotiate expertly and fearlessly on your behalf, takes the pressure off you! 4 Marketing is more than MLS. To get the most for your home you need as many buyers interested as possible. According to Realtor. com, 82% of real estate sales are a result of agent marketing efforts outside of MLS. A good agent will work hard to bring qualified buyers to the table and dramatically increases your chances of getting top dollar for your home. 5 Showings and paperwork are a pain. There is more to the legal side of selling a home than you might think, and showing your own home is not only awkward but can really complicate your schedule. An agent takes away the burden and deals with all of the not-so-fun details allowing you to keep your life as “normal� and stress-free as possible during this period of transition.

neighbourhoods neighbourhoods What is my home worth? Buyers arrive at a value, either on their own or with the help of a Realtor, by comparing. They compare what different neighbourhoods have to offer, what different individual homes have to offer, and ultimately they compare prices of similar homes. The value a buyer puts on your home has nothing to do with what you paid for it, what you put into it (in terms of dollars) or what you would like to get out of it-it has to do with the following key factors: 1 The Market. Likely the single most significant determinant of the price someone will pay for your home. In a market where the number of buyers exceeds the number of sellers home prices will rise, sometimes significantly. In a market where the number of homes for sale exceeds buyers, the opposite is true. 2 Your Location. Location is often the second largest factor. Not only as it relates to how close or far your home is from where your potential buyers work and play, but also with respect to the perceived quality of the area or neighbourhood, the reputation of the schools as well as the lifestyle buyers perceive the area will offer them. 3 Size of your Home. The next biggest factor is usually size. How many bedrooms, how many bathrooms, how big or small the kitchen, living room or family room is. Buyers will evaluate whether the home will work for their individual situation both now, and in the future. 4 Amenities/Upgrades/Curb Appeal/Condition. All of the above being relatively equal, amenities, upgrades curb appeal and condition can make a difference in what a buyer is willing to pay. A home with good curb appeal, more amenities and in good condition will often sell quicker, and for a better price, than a comparable home with less.

advice advice How do I get the most for my home? Getting the best possible price for your home is typically the result of a number of factors. Some of the key factors include: 1 Pricing your home right from the start. Most homes in today’s market sell within the first few weeks, sometimes in the first few days. If your home is underpriced you may end up accepting less than you might have gotten otherwise. If you overprice, your home will likely be overlooked by many potential buyers and will sit on the market longer than average. This will affect how buyers view your property and potentially negatively impact the ultimate sale price. I will help you to establish a price for your home that will ensure you maximize the return on your investment. 2 Preparing your home to show well. Realtors repeatedly find that buyers can’t visualize the potential of a home, they have to see it. If a room is large but cluttered, they see it as too small for their needs. If there are chips, leaks or stains buyers see an endless list of repairs. Not only do buyers tend to focus on the condition of your home, they will likely exaggerate the negatives. Clean, de-clutter and take care of minor repairs! 3 Maximizing exposure to potential buyers. Getting the word out about your home is critical. You can’t sell if buyers are not aware of your home, and the more interested buyers you have the more likely you are to sell more quickly and for more money. The best and fastest home sales use a combination of marketing tactics and I will take you through how I intend to market your home when we meet. 4 Negotiating effectively. Your prospective buyer(s) and/or their Real Estate agents will work hard to pay as little as possible for your home. My experience will ensure you don’t get under-paid for your home.

information information What costs and expenses should I anticipate when I sell my home? With every home sale, there are a number of costs a home seller needs to consider. They include: Legal Fees. Lawyer’s fees vary but they often have structured fees for the purchase and sale of homes posted on their websites. Sellers typically pay in the area of $1,000.00 for a lawyer to look after the legal details necessary to close a sale. Mortgage Fees. Your mortgage lender can clarify if there will be any charges for transferring or releasing your mortgage. If not porting your mortgage, in addition to a discharge fee, there could be a three month penalty or interest differential fee (whichever is greater). Real Estate Commissions. Real estate commissions, are paid by the Seller. I will take you through what these costs are, and how the money is disbursed when we meet. Disbursements. These costs are related to additional legal expenses such as travel, copies, couriers, registration fees and document transfers. These costs can be as high as $500 or more depending upon the specific circumstances of your sale. Adjustments. Your lawyer will calculate any adjustments that need to be paid upon closing. These may include any overpayments or deficiencies on rents, mortgage payments, property taxes and utility charges. The Buyer and Seller will be credited or charged appropriately. Moving Costs. These costs will vary depending upon the amount of possessions being moved, the distance they are being moved and the approach you are taking to move them. A moving company can provide you with a quote in advance of the sale of your home. If you are moving yourself, gas, rental vehicles and moving supplies are likely your major expenses. I can provide you with a worksheet that will allow you to estimate your potential net proceeds when we meet.

Is now the right time to sell my home? It may be, but it also might not be. It depends entirely upon your particular circumstances, your motivation for selling and what you plan on doing next. If circumstances are such that you want or need to sell now, the question isn’t relevant to your situation. If however, the timing of a sale is flexible, here are some things to consider: The location you want to move to. Market conditions where you are intending to move may be similar, slightly different or significantly different than the market conditions where you currently own. If your decision to move now is based upon an assumption of market conditions elsewhere, it is worth checking your assumptions. I can help you with that. The type of home you want to move to. It’s important to consider the impact of market conditions on not only the area you are looking to move to, but also the type of home. If you are planning on upgrading in terms of size or location the homes you are interested in may have gone up in value more than your home has increased in value. If you are looking to make a lateral move or downsize, the opposite may be true.

How long will it take to sell my home? In today’s market homes are moving quite quickly in many areas. That being said, how long your home takes to sell will be directly related to: Competitive Listings. The number of similar properties for sale and the price they are listed at will have an impact on how long your home is on the market. The more inventory, the longer it may take depending upon how the properties are priced. Listing Price of Your Home. One of the variables in pricing your home correctly is how quickly you want to sell. If there is a pressing need to sell quickly, adjusting the price may be the right thing to do. I will be happy to discuss pricing strategies with you if timing is a significant concern or issue. Number of buyers. The number of buyers in the market for a home like yours and in your area will have an effect on how long it takes to sell. In the current market, there are more buyers than sellers in many areas. This means that if your home is priced correctly, it should sell fairly quickly even if there are other competitive properties on the market.
When we meet, I will show you the average number of days on market for recent sales in your neighbourhood which will give you an idea of what we may expect.

Do I need to prepare anything for our meeting? It would be very helpful if you were able to find a few key documents and do a little preparatory work in advance of our meeting. The preparatory work is completely optional, we can review at the time of our meeting if you prefer. In terms of documents, the following would be helpful: ■ Current annual tax bill for your home ■ Current hydro bill ■ Current gas bill ■ Current water bill ■ Survey (if available) ■ Floor plan (if available) ■ Invoices for recent repairs or upgrades (if applicable) In terms of information: ■ Basic contact information. I have enclosed a contact information sheet where you can fill in all of the contact information I will need for both you, and your lawyer (if you already have one in place) ■ Question sheet. Meant simply to make sure that I answer any questions you might have. If you think of any questions prior to our meeting, please write them down so we don’t overlook them. I have attached a form for your convenience. ■ Best feature sheet. You know your home better than anyone. Use the attached sheet to highlight what it is that you love about your home. I am a native of Port Perry and now live in Pickering with Durham Region as my home base.
