Congratulations on your decision to buy a home! If you are like most people, you are excited or nervous, or perhaps a bit of both! It is after all a significant milestone in your life and with it comes a lot of considerations and decisions.Type to enter text My job, whether you are a first-time buyer or have been through this process in the past, is to help make the home-buying experience as pleasant and stress free as possible and ultimately to support you in finding the community, neighbourhood and home that is right for you. To get us started, I have prepared this buyers guide that will hopefully answer some of your preliminary questions, give you a sense of the overall approach I will take to helping you find your home and get you thinking about some of the information I am going to need from you in order to help you find exactly what you’re looking for. I have also included a brief personal biography at the end of the document that highlights my professional background. If you would like to know more, just ask! understanding understanding How Do We Get Started?

The best place to start is with a meeting where you can ask any questions you may have about me, or about the home buying process, and I can ask questions and learn more about you and what your wants and needs may be. From my end, I am looking to understand: 1) What is motivating your decision to buy? Are you looking for more space, or are you looking to downsize? Are you trying to reduce commuting time or looking for a bigger yard for your kids to play? Is this purchase an interim step or are you looking for your forever dream home? Understanding your motivation will help get me up to speed and ensure that I am on the same page as you when making recommendations.

2) Where should I be looking for your home? At this point, you may have a particular community, neighbourhood or even street in mind or, you may be in exploration mode, trying to determine what location would be best for you. Either way, I am here to help and can do that best if I gain some insight into your lifestyle and what is important to you in a community or neighbourhood.

3) What you are looking for in a home? Here we get down to the nitty gritty. How many bathrooms, how many bedrooms? What are the must have’s in a new home, and what are the nice to have’s. Invariably there will be trade-offs but my role is to help you find the best house, at the best price, with as many of your wants and needs as possible.

4) What price range should I be exploring on your behalf? Understanding what you want to pay is critical to helping me find what you are looking for. Determining a price range will allow me to more quickly narrow in on the areas and types of homes we should consider. I have included a questionnaire further along in this document to help with this discovery process. You can fill this out in advance of our meeting or we can talk through it together when we meet.

Should I Get Pre-Approved for a Mortgage?

The choice is entirely yours but in most cases, getting pre-approved for a mortgage is often very beneficial, it can: ■ Save you time. If you know how much you have to spend, it saves any wasted time looking at properties outside of your price range. ■ Save you money. Locking in rate guarantees and mortgage terms while you search can potentially save you a great deal of money over time. ■ Reduce stress. You can shop with confidence knowing that you are ready and capable of buying a home and how much you can afford to spend. ■ Help you get the home that you want. In a sellers market, you may find yourself competing against others to get the home you want. Being able to able to make an offer that is not conditional on financing could sway a sellers decision in your favour. I would be happy to discuss mortgage options with you in more detail when we meet! While pre-approval of you (and if applicable your partner) is a great first step, it is important to note that a pre-approval is not a final approval. Final approval from most financial institutions is also contingent upon the specific home you purchase.

Most buyers use a Real Estate agent, and there are some good reasons why:

1. Local Knowledge Helps. Real Estate agents spend an inordinate amount of time out in the community. They tour neighbourhoods with other prospective buyers, they attend Realtor open houses, they speak with other Realtors on an ongoing basis. It’s their job to know what the schools are like in a particular neighbourhood, whether there are any issues and a whole lot more. A Realtors local knowledge will ensure you make an informed decision. 2. Someone in Your Corner. The listing agent works in the best interest of the sellers. Period. They are under contract with the seller to market and sell their property for the best possible price. When a buyer engages a buying agent, they now have a professional in their corner whose only interest is in representing their best interests. 3. Knowing what to Pay. With a buying agent at your side, you get the benefit of their research and experience. They can tell you what the market value of a home is and make sure that any decision you make is based upon accurate and current information. 4. Searching Takes Time. Your time is valuable and house hunting can be incredibly time consuming. Your agent can wade through all of the listings, do pre visits to vet potential matches if necessary, and find the gems that meet your needs. 5. Negotiating can be difficult. It actually takes a great deal of experience to do it well and it can feel quite uncomfortable for most people. Having someone to negotiate expertly and fearlessly on your behalf, takes the pressure off you!

What Happens Once I Find a Home I Want? When we find you a home you want to buy, here is what happens next: 1. Market Analysis. I will conduct a detailed market analysis complete with active and expired listings, recent solds and historical data relevant to determining the market value of the home you are interested in buying. 2. Offer Price. I will recommend a strategy and offer price for the home based upon the above information. The final decision with respect to the offer price however, is up to you. 3. Offer Preparation. We will discuss conditions, desired inclusions and timing. I will explain any terms that are not clear and suggest specialty clauses and conditions to suit your needs. I will then prepare an offer that follows your instructions, meets your needs and protects you while making sure you understand exactly what you are agreeing to. 4. Offer Presentation & Negotiation. I will present and negotiate the offer on your behalf and negotiate to get you the home that you want at the price and terms you want. 5. Counter Offer. The seller may not accept your initial offer and may respond with a counter-offer that changes the price, conditions or terms of the original offer. You can then either accept the counter offer, or respond with a counter offer of your own. 6. Sale or Non-Sale. If an agreement is reached, you own a new home, subject to any conditions that may have been included in the offer. If we cannot come to agreement with the Sellers, we walk away from the offer and continue our search!

About Me

At the beginning of this presentation I promised a little more information about me. Below is a brief biography that provides an overview of my professional background and experience as well as a few personal insights. I am a native of Port Perry and now live in Pickering with Durham Region as my home base. I studied International Business which led me into a career as an Import Buyer and enabled me to fine-tune my negotiating skills. This started my love of buying and selling and moving into Real Estate was a natural progression for me. After completing a Home Staging and Design designation, I quickly fell in love with the possibility that each house offers. My goal is to help all my clients find the right house for them. It’s important to me that every client is well educated and feels confident in embracing the next stage of life with knowledge and enthusiasm, regardless of whether they’re a first-time home buyer, downsizing or exploring investment properties.
