Once you’ve found your perfect home design, the next step is finding the best place to build it. We sat down with our General Manager of Development, Oscar Stanley, for his top tips. The Estate

The Developer

Each estate is different, so make sure to do your research to see what is on offer and what estate will suit your lifestyle. Some estates offer amazing freeway access, others have schools and retail facilities while others are surrounded by beautiful wetlands and expansive parks.

Always be mindful that due to the current market climate, you may be purchasing land off the plan that is yet to be constructed (‘untitled’). Key amenities such as schools and shops within an estate may not yet be established when the land is purchased and may not be constructed by the time you move into your new home. There are a variety of developers operating in the market and the timing of amenity delivery can be a challenge to ascertain. It is important to understand the planned delivery timing of these amenities so that you have a clear timeline of what will be available to your family once you are living in the estate.

We're lucky to work with some of Australia’s best land developers who are committed to not just constructing an estate, but invest heavily in creating places that have a community feel.

The Lot Whether you have a specific home design in mind already, or are just starting off with finding land, orientation is very important. Consider how natural light will enter your house design. You will most likely want to maximise natural light in your living spaces and outdoor area. If you have a specific home design in mind, make sure you know the minimum width and depth required for your design as this will dictate what lots will be suitable for you. Engineering plans, plan of subdivision and design guidelines should be thoroughly reviewed as these documents outline key features such as easements, driveway location, and gradient and fill areas. All these things may impact home design choice and build cost.

Top Tip: Assess the delivery of key amenities by driving through a recently completed project of the developer you are considering. Projects are usually found on developer websites to use as a reference.

A Boutique Customer Home

For Adam & Dean, room to move, plenty of natural light and ample storage were key, making the Chelsea 26 an easy choice. Adam and Dean built the Chelsea 26.

After researching builders, the couple were initially impressed with the standard inclusions, build quality and attention to detail of Boutique’s display homes. “The standard premium inclusions were great, and we found we could focus our money on upgrades that were important to us,” says Adam. The Chelsea’s simplistic and clean design meant the pair could leave their personal signature on the interiors. “We always wanted to build a larger home to suit our lifestyle of entertaining family and friends,” explains Adam. “So we were looking for a home design that would accommodate a large living area, with good sized rooms for a gym, guest bedroom and separate office.”

As first home buyers, Chloe and Daniel were unsure of what they could or couldn’t afford when first starting the home building process. Upfront, fixed pricing helped them with peace of mind, along with the standard inclusions. “The home came with all these inclusions so we didn’t have to put a lot more money into it” says Chloe. “The fixed site cost was really important to us” said Daniel. “It was a big plus because we knew what we were up for from the start”. A plumber by trade, Daniel was adamant in checking the tradesmanship of each display home they visited. “Daniel’s a plumber so he wouldn’t let me pick a house until he looked under every single cupboard and every pipe and tap to make sure it was finished just the way he’d be happy with” said Chloe.

A Boutique Customer Home

Andrew & Katrina used Boutique’s Knockdown Rebuild service to create their perfect bayside home. Andrew and Katrina built the Airlie 33

Andrew and Katrina wanted to live in the Newport/ Williamstown area with daughters Eliza, 5, and Clara, 3, but kept missing out at auction. So they got creative. “We decided to look at a house that wasn’t great so was cheaper than others we had been bidding on,” Andrew says. After working with Boutique to choose a design that fitted into the narrow but well-located lot, Andrew and Katrina won the auction, and then used Boutique’s Knockdown Rebuild service to create their perfect bayside home. While they’d liked several of Boutique’s “balanced, contemporary” designs, they finally chose the Airlie 33, with a Hampton’s facade – “a no-brainer for the Newport area.”

“The moment we stepped into Boutique’s Grange we loved it! We loved the expansive entryway with high ceilings and the open-plan living with separate living spaces for our family. Once we walked into the master bedroom, we knew it was for us,” says Renee. “It also came down to budget. We felt it ticked most of our wants and needs, and the inclusions we got for the cost just didn’t compare to a private builder for the same size home.” When choosing a builder, Renee says being pragmatic about how you will use the space is as important as choosing a design that you love. “Visit display homes, make comparisons and know what inclusions are part of your base price, so you can consider what upgrades can be worked into your budget,” she says.

“It was the quality of the finishes and the overall design that won us over in the end. We were really impressed with the quality inclusions but, most importantly, the floorplan.” The first homebuyers ended up decided on a modified Barcelona, opting for a three-bedroom layout instead of four. “We wanted a floorplan that was modest yet had an element of grandeur and openness and was drenched in natural light,” said Az. Owners of a creative design studio that evolved from an Instagram account dedicated to documenting their Boutique build, @hausofcruze, now boasts over 30,000 followers. “We’re so humbled we can inspire the Boutique online community with our home,” said Az.

A Knockdown Rebuild project meant Emma, Brenden and their two young girls, could remain living in their favoured suburb, with the bonus of also living in the home of their dreams - a Montpellier. “You have a brand-new house, there is no renovating, it’s all new and amazing” said Emma. “I’m so glad we did a knockdown because there is no way we would’ve been able to afford an established house that looks like this in the Bayside area.” Emma said. “There are significant costs to be saved by knocking down and rebuilding” said Brenden, “it was great that Boutique assisted every step of the way with all the council information, permits and demolition”.
