Willowbur n, Kirkton

A one-off contemporary house near Denholm with outstanding space and energy efficient features Completed in 2015 by present owners Anthony and Deborah House, Willowburn is a contemporary architect-designed eco home in perfect harmony with its setting in the Borders countryside near the picturesque village of Denholm, a location that offers easy access to other Border towns and Edinburgh to achieve an ideal balance between town and country lifestyles.

Predominantly south-facing and designed to take full advantage of unrestricted views over the surrounding countryside and Kirkton Burn, which meanders along the property’s western boundary, Willowburn is a highly insulated home with impressive eco credentials, including ducted heating, wood-burning stove in the open-plan living area, heat recovery system, solid wood flooring and a Douglas Fir staircase with glass balustrade.

The property is striking in the originality of its highly insulated timber construction clad externally in naturally weathered Douglas Fir, extensive use of glass and impressive energy efficient features, which include solid wood flooring, wood-burning stoves, and heat recovery system, all of which fit well with the landscape and woodland backdrop.

Windows are a striking feature, most notably the floor-to-ceiling apex window in the double-height sitting room, which also provides light to the balcony sitting area and galleried landing on the floor above. Double doors connect the sitting room and open-plan kitchen/dining area, the latter with French doors onto a full-width, wrap-round decked sun terrace – a feature shared by the similarly rear-facing sitting room and en suite master bedroom with dressing area and built-in storage, making it easy to access the garden from numerous points throughout the house.

“The design was influenced by the site, which is level and has lovely views – but also by our fondness for American-style houses with verandas, lots of windows and good light,” explains Deborah. “Eco features, including high levels of insulation, were also an important consideration to ensure fuel bills and running costs could be kept to a minimum ”.

The ground floor layout also includes a utility off the kitchen and second bedroom with adjoining shower room, while upstairs is a second reception room bathed in light from the huge apex window.
