A great location and energy efficient eco heating make this detached house near Jedburgh an all round winner

Improving the energy efficiency of homes in general – and rural homes in particular – is currently one of the Scottish Government’s key housing missions. It’s also a particular feature of Bankend House, which is fully double-glazed and has a solid fuel central heating system powered by an eco friendly bio mass wood pellet burner that comes with a government funded grant scheme with 19 years remaining (assignable to the new owners). While these are extremely valuable benefits, what makes Bankhead such a desirable house initially is its idyllic and very private setting, overlooking the River Jed on the rural edge of Jedburgh. Built circa 1890, Bankend House has an enclosed half-acre garden, which includes a vegetable garden, patios, garden sheds, lawn and a children’s playhouse and climbing frame. With beautiful riverside walks close by and the river visible from many of the windows, this is an attractive house in its own right but especially so for a family with young children.

The layout is over two levels and includes a vestibule and hall, two public rooms, a spacious recently upgraded dining kitchen, three double bedrooms (one down, two up), office/study and bathroom – all beautifully presented and in good order throughout.

The kitchen is similarly family friendly; bright and spacious, with plenty of space for dining furniture, it has a picture window overlooking the river and is fitted with country-style mid-oak wall and base units and contrasting laminate worktops.

Having two separate public rooms is always a benefit in a family home and Bankend has an attractive sitting room with windows to the front, overlooking the garden, and to the side, overlooking the river. It also has good cupboard storage and oak laminate flooring, but the most eye-catching feature is the stone fireplace and hearth, upon which stands a wood-burning stove.

Included is a large eight-ring range-style LPG gas cooker with double oven, grill and chimney-style extractor – there’s also plumbing for a washing machine dishwasher and freestanding fridge freezer – while finishing touches include a slate-effect tiled floor and white decor, contrasted by the red tiled cooker splashback and red window blind.

Larger still in size, the living room has instant wow factor, with traditional oak beams, patio doors to the garden, oak laminate flooring – and the energy efficient bio mass stove, which burns wood pellets available locally and powers the central heating system and hot water. Installed in September 2011 under a government scheme, this entitles the owners to receive a grant of approx. £250 per quarter for a 20-year period – note, the grant scheme will be assigned to Bankhead’s new owners.

All the internal doors in the house are natural-finish wood and the kitchen has direct access to the hall and living room, and the rear patio.

One double bedroom is on the ground floor, as is the bright and recently upgraded family bathroom, which has a white suite (over-bath shower), tiled floor, and shelved linen cupboard. A staircase in the hall leads up to the first floor landing where there is another good -sized cupboard and abundant natural light provided by a Velux window. Both upstairs bedrooms are spacious, carpeted, and overlook the front garden – one also has a side window with lovely views of the River Jed. Completing the first floor accommodation is a small study with a Velux window to the front. The gardens are extensive but easily maintained and fully enclosed, making them safe for children and pets. There are paved patios for sitting/dining to the side and rear of the house, a large enclosed vegetable garden, planting that includes shrubs and flowers as well as mature trees, and a detached outhouse and two sheds that are ideal for storing equipment, bikes etc. In fact, all that’s missing from this very desirable property is chickens to provide fresh, free range eggs to go with the home-grown veg!
