Local, state and federal officials praised members of the Buildings Owners and Managers Association of Oakland/East Bay for developing a greater and more influential government relations program at our annual meeting and luncheon in November. Republican State Assemblywoman Catherine Baker of the Dublin-San Ramon area, speaking to the luncheon assembly via video, said, “I thank BOMA for helping us have a better understanding of economic issues in the Bay Area.” Josh Richman, an aide to East Bay Congressman Eric Swalwell, assured the business group that Swalwell, a Democrat, would continue to work in a bipartisan fashion to assure the area’s continued success. He told BOMA members that everyone has a role to play in political action and urged them to get involved. “Engagement is more important than rhetoric,” Richman said.

Claudia Cappio, representing the City of Oakland, thanked BOMA for fostering “thoughtful dialogue on complicated issues” and urged BOMA to be “subject matter experts on commercial real estate,” which she said is invaluable to Mayor Libby Schaaf’s administration. Manny Moreno, property manager at Next Play Consulting in Pleasanton, who is a driving force in developing BOMA’s government affairs efforts, called upon fellow members to get more involved in representing the interests of commercial real estate at all levels of government. If you’d like to get more involved in public affairs, consider joining the Government Affairs Committee, which monitors, interprets and affects legislative and regulatory issues on the local, regional, state and federal levels. It’s Not Who YOU Know, It’s Who BOMA Knows Lately, I have heard a few companies say they are having trouble seeing the value of BOMA. This perplexes me. How do they not, when I see so much? So, I ask myself several questions based upon where I see value in my membership and involvement: w Are they engaged with the membership? BOMA is a relationship network. The value of BOMA is using the network and expanding your own network through BOMA contacts. When I attend the luncheons, events and committee meetings, I gain a new understanding of what my peers and the service providers are seeing in the industry and I’ve built relationships that help me solve the issues facing my company and tenants. As a property manager who bids contracts, I bid to BOMA members first and ask other property managers in the BOMA network for recommendations, before I look at price. My company needs to be a leader in the market, and I look to other leading service providers to deliver that same excellence. Those service providers who are leaders and are members of BOMA show they want top-level business and are not simply hoping for a phone call from an internet search. w Have they actively served on a committee? Committee engagement gives you the opportunity to connect with members in a collaborative way. When you work on a committee you work to put on an event, find speakers to talk about a topic and you connect with each other. There’s not been a committee meeting that I’ve attended that I didn’t learn something both professionally and personally. We live in a digital age, but personal connections still get you further in life!

“When you work in downtown Oakland, you never know what to expect,” says Elizabeth Despins, Real Estate Manager, CBRE, who manages Oakland City Center (475 14th Street). “While my job is much like every other property manager, with day-to-day operations, inspections, reporting, budgeting, and ensuring a productive work environment for my tenants, it also includes preparing for protests and staying involved in Oakland.” In the current market, downtown Oakland is a sought-after location. “With great public transit options and large variety of amenities, many companies find it very desirable for their employees. Tim Murphy, Facility Manager Able Services (Bishop Ranch)
As Facility Manager at Bishop Ranch in San Ramon, Tim Murphy oversees the janitorial and engineering contracts for Able Services. He started with Able about seven years ago and three years ago assumed his current position. “Bishop Ranch is an exciting place to be, and every day is like riding a roller coaster. We have our ups and downs, but at the end of the day it’s a total rush!” remarks Murphy. “The growth of Bishop Ranch is incredible. In years past, the tenant base was more multi-tenant than single tenant. Now, we are home to companies such as GE, PG&E, Bank of the West, Robert Half, Old Republic and Hill Physicians. We have medical and dental facilities, a college prep school K–8 and a new Bright Horizons daycare facility. The new Roundhouse Conference Center is more like a resort with a huge lake with boat docks and a soon-to-open wine bar and restaurant.” The office park’s 6.2 million square feet of real estate keeps Murphy’s team of engineers and janitorial personnel busy. The crew take a lot of pride in providing superior services to those who work at Bishop Ranch.
