Our full-service architecture, planning and interior design project teams, based in Dallas, Austin, and Fort Worth, Texas are configured to provide a consistently high level of service across all phases of a project. Each team is led by a Principal who maintains a hands-on leadership role throughout the duration of each project, affording our clients access to the programming, design and project management systems that we have refined over 40 years of practice.


Great design solutions often spring from the collaborative discussion of multiple design options between the design team, the client and consultants. We compare and review these options, and through a process of deletion and selection, synthesize the solutions to meet our clients’ needs. A wide range of tools are utilized to communicate design ideas, including physical models, hand sketches, 3D renderings and virtual fly-throughs. By involving the entire project team, we achieve our goals of creating consensus and minimizing road blocks.


BOKA Powell utilizes an effective communication style that brings order to the multiple ways team members interface by supporting tools they use, including conference calls, e-mail, GoToMeeting and video conferencing. Our online management of project information – including meeting notes, design presentations and construction documents – allows the client and consultant team to have continuous, yet controlled access for review, markup and group discussion. Our pioneering use of Building Information Modeling (BIM) has further enhanced the ability of the consultant team to coordinate complex building systems and discover cost-saving solutions.


Recognized throughout our industry for our ingenuity and practicality, we carefully evaluate new technology in building design and construction, including integrated project delivery and Building Information Modeling (BIM), evolutions in construction systems, new materials, advances in under-floor air distribution and MEP systems, and progressive improvements in the technical and cost performance of building systems and materials. Our philosophy is to safeguard the interests of our clients by thoroughly evaluating the track record of any new concepts and materials prior to proposing their use on a project.


BOKA Powell is committed to creating respectful, sustainable design solutions. The main objectives of our green design approach are to minimize the wasteful expense of energy, water and raw materials, and mitigate environmental degradation caused by materials and systems throughout their life cycle, and beyond. We work to achieve these goals as a matter of course throughout all of our projects, striving where possible to specify materials and systems that have an environmental benefit. When sustainability is a stated goal of the client, our LEED®accredited design teams bring the ability to achieve the highest standards up to LEED Platinum certification.

1,100,000 SF 250 Key W Hotel 159 Condos The Block 21 project in Austin combines a dynamic set of program elements to create a new urban center for the city. This 1,100,000 square-foot project includes the 250-key W Hotel, 159 luxury condominiums, restaurants, office and retail. In addition, the new television broadcast studio and performance venue for PBS’ “Austin City Limits” musical revue and an extensive below-grade parking garage are included in the building podium. The project has achieved LEED® Silver certification.

Barton Place Austin, Texas

6 Story / 300,000 SF / 6 Building 2 Level Underground Garage / 607 Parking Spaces Austin Green Energy’s Three-Star Rating Barton Place is a six-story condominium complex located south of downtown Austin. Six buildings are arranged around an elevated plaza featuring a historic 100 foot tall pecan tree and native plants, all carefully preserved during construction. The 300,000 square foot condominium complex is strategically located near Zilker Park and Barton Springs, two very popular inner-city public amenities. The Hill Country-modern architecture features an energy-efficient exterior combining locally-sourced stone, floor-to-ceiling glass, concrete, and stucco. High-end finishes, a pool, outdoor kitchen and lounge, four rooftop terraces, and a fitness center/yoga studio complete a spectacular list of amenities at this unique property.

Lamar Union

Austin, Texas 5 Stories / 3 Buildings; 440 Apartments; 85,000 SF Retail BOKA Powell has been engaged to facilitate the complete redevelopment of the aging South Lamar Plaza retail center. BOKA Powell is working with Greystar Development to transform what was once a predominately single story, surface-parked retail strip center on nine acres just south of downtown into a vibrant vertical mixed-use community. Two of the iconic existing tenants, The Alamo Drafthouse Cinema and The Highball, have been expanded and integrated into the new development, along with other local retailers, seven new restaurants, 440 apartment units and over 1,300 structured parking spaces. BOKA Powell worked within the existing entitlements and in consultation with the neighborhood association to accommodate the developer’s required program, while addressing neighbor’s concerns. The development also exemplifies City of Austin priorities including affordable housing, pedestrian and bicycle connectivity and innovative storm water management.

The Cole

Austin, Texas 4 Story / 119 Luxury Apartment Homes / 296 Parking Spaces In association with Three Architecture Cole is a 119-unit luxury apartment community located on the picturesque south shore of Town Lake. The development features dramatic views of the downtown skyline and offers front-door access to outdoor activities, including hiking, biking, rowing and running. The modern faรงade and expansive window glass create dramatic, light-filled residences, and an earth-tone color scheme complements the surrounding green landscape. The property is convenient to Downtown Austin, The Capitol, and the University of Texas campus. Such close proximity to Barton Springs, Zilker Park, Whole Foods Market, and iconic restaurants means the best of Austin is at your doorstep.

St. Regis Hotel & Residences

Dallas, Texas 150 Luxury Hotel Suites/80 Residential Units

Located in the prestigious Turtle Creek neighborhood of Dallas, the St. Regis Hotel & Residences includes 150 hotel suites and 80 luxury residential units. The property directly adjoins the historic Katy Trail. Access to jogging paths and pedestrian walkways throughout Uptown Dallas, a hub for upscale retail and restaurants, distinguish the St. Regis among neighboring five-star hotels. Amenities include a luxurious spa and signature restaurant, an elevated roof terrace for admiring views of the Dallas skyline, and dramatic balcony views of lush landscaping and wildlife along Turtle Creek. This project is designed to achieve U.S. Green Building Council LEEDÂŽ Gold certification.

St. Regis Townhomes on the Katy Trail Dallas, Texas 2 Luxury Condos 10,000 SF

Four Seasons Residences

Austin, Texas 32 Story Building / 148 Condos / 425,537 SF 10,079 SF - Retail / 201,911 SF Parking Garage In association with Michael Graves & Associates Austin Green Energy’s Three-Star Rating A 32-story tower in downtown Austin, Texas is home to the Four Seasons Residences. One hundred forty eight condominiums sit atop 10,000 square feet of retail and restaurant shell at street level. An outdoor pool, fitness center, entertainment room, and library on the 32nd floor take advantage of stunning views of the city of Austin and the Texas Hill Country. A 446-space parking garage is integrated into the design of the building podium. In keeping with Austin’s conscious efforts to reduce natural resource consumption, the project is designed to meet U.S. Green Building Council LEED® certification standards.


Austin, Texas 280,000 SF / 301 Apartments LEED Silver RiverView exemplifies BOKA Powell’s experience with sustainable urban infill projects in Austin. A surface-parked motor lodge on the south shore of Lady Bird Lake on East Riverside drive has been redeveloped into a 301-unit apartment complex designed to achieve LEED® Silver certification. Four buildings offer spectacular, unobstructed views of downtown Austin, surrounding a courtyard offering first-class amenities and showcasing innovative strategies to respect the development’s sensitive location next to Lady Bird Lake. RiverView exceeds the City of Austin’s strict Waterfront Overlay requirements, placing all parking underground and covering it with a green roof system that collects rainwater, filters it with an innovative rain garden system, and then stores all runoff in a below-grade cistern for irrigation. BOKA Powell worked extensively with City of Austin water and environmental staff to create this innovative system, the first of its kind in Austin. BOKA Powell also collaborated closely with the City of Austin’s Parks department to ensure compatibility of much-needed public access to the city’s hike and bike trail system.

Cassidy Ridge Condominiums

Mountain Village, Colorado 23 Units

Cassidy Ridge’s design is inspired by the breathtaking natural beauty and textures of the nearby Uncompahgre National Forest. The development appeals to buyers who seek to capture Colorado’s effortless rugged elegance in an upscale, modern eclectic alternative to the more traditional accommodations in the nearby Mountain Village core. With an emphasis on sustainability and preserving the surrounding alpine landscape, Cassidy Ridge features tinted, insulated glass to reduce UV exposure. Window placement respects the buildings’ relationship to the mountainside and affords residents consistently beautiful views of the outdoors. Natural gas-powered hydronic floor heating systems ensure that each home is comfortable and environmentally responsible.

Villas at Cortina

Telluride, Colorado 4 Story / 17 Condominium Units Located in Telluride, Colorado, the Villas at Cortina is a 17-unit, fourstory town home building, featuring an underground parking garage, ski-in and ski-out access, and unobstructed views of the surrounding mountain landscape. BOKA Powell provided architectural design and interior design for all condominium units.

The Venue at the Ballpark Birmingham, Alabama 241 Units / 333 Beds

BOKA Powell is currently working with Inland American Communities to create a 241-unit mixed-use multifamily residential development in Downtown Birmingham. Five levels of residential units sit atop at-grade parking and one additional parking level below grade. The project shares a site with Regions Field, home to the Birmingham Barons minor league baseball team. Building architecture and materials respect the character of the surrounding development. Sight lines have been carefully optimized to provide a maximum number of units with a visual connection to the Ballpark and surrounding urban redevelopment. The pool and courtyard amenity decks are located on level two and are open to outfield views of the stadium. The ground floor parking area will have designated zones at the perimeter for temporary food truck parking, creating temporary storefront type vending along the pedestrian sidewalk zone for special event occasions.

The Residences at Hunter Plaza

Fort Worth, Texas 234,643 SF

Hunter Plaza made its name as a popular hotel in the 1950s. Now, the Fort Worth Housing Authority has engaged BOKA Powell to assist in its redevelopment. The Residences at Hunter Plaza is a mixed-use project with retail at the ground floor and 164 residential units above — 114 one-bedroom units and 50 two-bedroom units. Sixty percent will be leased at the market rate, while 40% will be made available to affordable housing tenants. Residents will have access to a media room, community activity room, library, business center, fitness room and rooftop terrace. A four-story parking garage on the back of the site will support the residences and retail parking needs.

70 Rainey Street Austin, Texas 465,000 SF

BOKA Powell designed the 32-story vertical mixed-use 70 Rainey Street tower on a .57-acre lot at 70 Rainey Street in Austin, Texas. The project includes 300,000 GSF of luxury condominium units, 9,000 SF of restaurant/retail shell space at the ground floor, and 156,000 SF of structured parking integrated into the tower mass.

The Brewery Site

Dallas, Texas

BOKA Powell was engaged in a design competition for a high-profile mixed-use site at the apex of Woodall Rogers and IH-35 in Dallas, formerly occupied by a brewery. The developer’s ambitious plan includes a high-rise condo and apartment development with street-level retail and a host of amenities, including a pool deck offering front-row views of downtown Dallas.

Charlotte Mixed Use Tower

Charlotte, North Carolina

BOKA Powell prepared two unique schemes in response to an invitation to design a tower that efficiently combines luxury condominium units, a boutique hotel, and street-level retail on a site in a burgeoning area of Charlotte, North Carolina. The options explored a range of architectural character, both contextual and boldly different than the project’s surroundings.
