FOR POCKETMONEY & PENSION: A BEGINNER’S GUIDE TO BUY-TO-LET by Harry R. Hewitt PART 6 YOUR BOTTOM LINE PERCENTAGE PROFIT There is a species of buy-to-let investor who would simply refuse to buy any property unless it happens to be available at a rock bottom price. (See the mind-blowing foursome of book titles I selected for your delectation in PART 1.) Never in a month of Sundays would such an investor dream of purchasing a BTL property at my portfolio average of £50,000. No, the way such an investor operates in the main is to advertise in the local newspaper, offering to buy any property in the hope of attracting what is referred to in the trade as “a motivated vendor”. That is to say, a vendor who, for whatever reason (e.g. plans to emigrate, debt, divorce) needs to sell his house PDQ. Whereupon the advertiser in question will view the house and, either reject it as unsuitable, or offer to buy it @ 20% BMV (Below Market Value). This is how big money can be made from property investment. But is it, you need to ask yourself, the way you personally would want to operate for the time being? Because, speaking personally, this is not the way I operate, partly due to its being too timeconsuming. (I am at present committed to a quieter life-style in which my grandchildren feature more prominently than any undue cut and thrust with my BTL ventures.) If you feel the same, then you are exactly the sort of reader at whom this series of articles is pitched. In fact, let us remind ourselves of precisely what you want from your buy-to-let investment:  regular income plus  eventual capital gain. N.B. Nowhere is it written that you need or require the maximum capital gain; not at the expense of an unquiet life, you don’t! Like Lord Rothschild before you (as financier Jim Slater quotes him), you may well be prepared to make your personal fortune by leaving “the bottom [*%] profit” for somebody else to pocket. * Lord Rothschild’s idea of “bottom line profit! is quoted as being 5%.

So let us now consider in percentage terms the potential stream of income that will be provided by your BTL purchase.. Because hopefully, it will be a bit more than your bank/BS provides you with. By way of example, take a house purchased for £60,000 on which you put down a 20% deposit (£12,000) and incur the following expenses:  mortgage broker:£300  surveyor:£400  solicitor:£1,000; refurbishment: £5000. Add these figures together and you get £66,700. Now –  take the monthly rent for your property – £450 pcm;  multiply that £450 pcm by 12 (months), then again by 100.  bringing the total to £540,000, which  you should now divide by your total costs (£66,700)  giving you a return of 8.9%+ on your investment.  that is to say, compared to the measly percentage rate your bank/BS currently provides – say, 3%, if you’re lucky.


CANNY LIFE READER: Yes, but the letting agent will take 10% of that, won’t he? A cash total of £45 pcm, say, or £540 per annum. HARRY R. HEWITT: For professional services rendered, remember. CLR: Well, yes. But then I’ll need to pay for the upkeep of the property, too, won’t I? HRH: That’s true. Shall we say as much again as the letting agent’s commission? £45 pcm, say, or £540 pa? CLR: Then there’ll be another charge for buildings insurance. HRH: Approx. £20 pcm. Shall we say: £240 pa? CLR: And don’t forget I’ll have the mortgage to pay. HRH: Let’s see how much that will be. You borrow £48,000 @, say, 4.49 %, which is £2155.20 you’ll need to repay pa, which is £ 179.60 pcm. Now, let’s rack up the percentages again before you cry foul. The rental payment is £450 pcm, less agent’s commission of £45 pcm, less upkeep of £45 pcm, less a mortgage payment of £179.60 pcm, less buildings insurance of £20 pcm. So that amounts to outgoings of £289.60 pcm from £450 in receipts, which leaves you £160.40 profit. CLR: Yes. It’s a far cry from the £450 pcm in receipts you were trying to fob me off with, isn’t it? HRH:I agree, except for the fact that nobody was trying to “fob you off”, as you put it. CLR: Even so, it’s not very much is it, £160.40 pcm? HRH: Well, it’s still more than 3 times as much as your building society was prepared to cough up for a similar investment of your hard-earned cash. CLR: How d’you make that out? HRH: Well, you personally have only contributed £18,700 to this investment, remember? The £48,000 advance was made by the mortgagor – and all expenses connected with the mortgage and the mortgaged property are being covered by what is hopefully a long-term rental payment of £450 pcm. So, after all expenses, a balance of £160.40 pcm remains, or £1924.80 pa. Meanwhile, if you simply left the £18,700 you’ve contributed in a building society account @ 3% interest, say, it would yield just £560 pa – or a measly £46.66 pcm. QED, methinks. Your investment in a BTL property will pay you more than 3 times as much as the building society would. Perhaps more if the partial refurbishment comes to less than £5,000. CLR: But with my building society account I’d at least have instant access to my savings, wouldn’t I?. HRH: That’s certainly something to be thankful for, given the measly interest rate on offer. CLR: But with a BTL property my savings will be tied up till I manage to sell the house. And who knows when that will be? HRH: Why the hurry to jump ship on what is obviously a good investment? CLR: Well, suppose I need the funds in order to support my Blair-bankrupted student grandchildren at university. HRH: If you want out, I’ll tell you how to get out PDQ. Except that you will have to wait for my contribution to next month’s magazine. A Good Read Delete This At Your Peril - Neil Forsyth You know those spam emails you receive on a daily basis? What do you do with them? Click and delete? Wonder idly if there really is a long-lost relative somewhere who has left you his entire fortune? Swear at the screen? Most likely a combination of all three. Well, here is another answer. Reply. Forsyth's 'hero', Bob Servant, does just that. Every email is read carefully and replied to just as carefully. The ensuing correspondence is detailed in this book, and it is laugh-out-loud funny from beginning to end. Each of the initial scenarios will be familiar to anyone who has ever noticed the spam piling up in their mailbox. The first is from 'His Royal Highnest (sic). Jack Thompson', who offers Bob 20% of a $75m fortune. Bob manages to haggle upwards, eventually requesting four live lions, preferably ones that can talk, as his share of the profits. This is followed by a long saga involving a kidnapped postman; more than one 'relationship' with nubile Russians; a misunderstanding which sees Bob flying to Dhaka, Bangladesh rather than Dakar, Senegal and a long-distance relationship between Bob's female alter-ego Bobby, and Benjamin, who is desperate to see a photograph of his conquest. The exchanges become more and more ridiculous the longer they continue, as Forsyth changes Bob's stories and demands while drawing the correspondents on in the hope of eventual financial gain. Bob's own history is gradually pieced together too, with footnotes to confirm that he is of course, a compulsive liar.

Garden View Garden Travels As I take a break from the heat of the mid day sun perched under the shade of a Banyan tree, I am staggered by its beauty and the clever way it has adapted to colonising and 'getting around'. The large structures which develop from the underside of the 20 foot high branches head south and take root into the dry dusty soil as they hit the ground. With a record high temperature of 100 (f) and only 30 inches of water per year these are pretty hostile conditions - you may have noticed, I am not in the UK! An 11 hour flight will transport you Key West, Florida where the views are simply breathtaking and although some locals claim you can almost see Cuba (at a mere 90 miles out to sea?) I found some of the best views had no distance at all. For me the most stunning were the small, intimate courtyards created to the front and rear sides of the colonial houses. These beautiful little oases in the town provide not only a welcoming entrance, but also a cool shady place, where the several layers of plants seem at home. Although none of them indigenous to the area (due to the lack of soil on the island) they grow happily together and have done for years - mainly thanks to the daily irrigation! The plants are there for one reason only, to provide much needed shade from the sun. The plant life is diverse due to this being the only frost free place in the USA and to me, looks like a scene from my local garden centres houseplant department. Ficus trees and Coconut palms provide shade for less sun loving ferns. All tropical and all


enjoying the high humidity (so that's why the tips of my parlour palm always go brown! As I sit in the garden located at the rear of the oldest house on the island a small lizard drinks from what's left of a puddle, created by the irrigation system of course. Jamaican style music plays in the background, its origin a local bar I presume, disturbed only by the intermittent and even louder 'cock-a-doodle-doo' thanks to the resident cockerel. Set free many years ago as a result of illegal cock fighting, these chirpy chaps roam free here, having found it easy to become native – and I can see why. If you're not planning on going away this year, here are some jobs to do in your own garden this month: 

Here are a few ideas for some great days out this Summer... Why not try something a bit daring at one of the UK’s outdoor adventure centres? Award winning Go Ape! Courses have sprung up all round Britain. They are high wire forest courses containing rope bridges, tarzan swings and zip slides up to 40 feet in the trees. Other outdoor pursuit centres offer the chance to try out water sports, abseiling, climbing, quad biking and many more activities. If you are looking for adrenaline of a different kind, you could visit a theme park. Alton Towers, Blackpool Pleasure Beach and Thorpe Park are some of the largest and best known, but there are many others. Try to do some research before you go, to check that the park you are planning to go to has suitable rides for your party. Height restrictions often apply, and some focus on gentler rides for younger children, whilst others major on scary thrill rides. Some have other attractions in addition to the rides and have links with popular brands, such as Thomas Land at Drayton Manor Park and Legoland offering rainy day guarantees. Or you could take a trip to one of Britain’s castles. Some are presented in a very simple traditional manner, whilst others include animated wax work displays and


regular events involving jesters, jousting and an opportunity to try your hand at swordsmanship. A visit to a castle can provide the opportunity to learn about history, and many will enjoy the now popular audio guides that are often provided. Some like Alnwick Castle have more recent history to thank for increased popularity. This glorious medieval castle has been the setting for many great films, including Harry Potter. Perhaps some animal magic would make your day more enjoyable. Britain has lots of great zoos where you can see a huge variety of animals and get an insight into the importance of conservation. Longleat and The West Midlands Safari Park are also long established favourites and offer the opportunity to drive past animals in larger more natural settings. Not forgetting Knowsley Safai Park - a firm favourite with my boys. There are lots of farm attractions too where you can feed the animals, hold chicks and lambs, as well as learning about farming. Monkey Forest at Trentham is one of the UK’s newer animal attractions. Bailey’s Ice Cream July is National Ice Cream Month so why not try this deliciously creamy and very grown-up version Serves 6-8 Preparation time: 5 minutes Cooking time: 30 minutes Chilling time: Over night + freezing time (30mins- 3 hours depending on method used)

Ingredients 480ml whole milk 150g granulated sugar 4 large egg yolks 240ml double cream 1/4 teaspoon pure vanilla extract 4 tbsp Bailey’s Irish Cream liqueur Method Pour the milk into a medium size, heavy bottomed saucepan. Add 100g of the sugar. Place over medium heat, stirring continuously, until the mixture registers 77C on a cooking thermometer. If you don’t have a thermometer the milk should be just bearable to dip your finger into…be careful! In a crock or stainless steel medium-size bowl, whisk together the 4 egg yolks and remaining 50g of sugar until foamy and slightly thick. Very slowly add half the hot milk to the eggs, whisking continuously. Pour this egg mixture back into the sauce pan with the remaining hot milk and return to the stove top on a lowmedium heat. Stir continuously with a wooden spoon until the mixture reaches 85C on the thermometer or if you have no thermometer is thick enough to coat the back of the spoon. Take care to make sure the mixture does not boil. Remove from the heat. If it’s not completely smooth whisk it well before proceeding. Pour the double cream into a clean, large stainless-steel or glass mixing bowl set over an ice bath. Strain the custard


into the cold cream. Add the vanilla extract and stir until fully incorporated. Stir occasionally until the mixture has fully cooled. This should take about 30 minutes. Remove the mixing bowl from the ice bath, cover with plastic wrap, and chill in the refrigerator for at least 8 hours or overnight. Stir in the Baileys. Pour this chilled mixture into the ice-cream maker and follow the manufacturer’s instructions. If you have no ice cream maker, don’t worry, you can still make ice cream though it will take a little longer. Pour the chilled mixture into a large container. Pop it in the fast-freeze section of your freezer. Check it after 45 minutes. It will have begun to crystallize around the edges. Use a hand whisk, wooden spoon or electric hand whisk to break the crystals up and incorporate them into the mixture, then refreeze. Keep checking and beating the mixture every 30-40 minutes and within 3 hours you will have ice cream. NB. Alcohol lowers the freezing temperature of ice cream so this ice cream will be quite soft. Don’t be tempted to add more Bailey’s otherwise it might never set!
