PPH Commercial were initially instructed to advise on the disposal of the freehold interest at Brough by BAe Systems. On receiving the initial brief PPH advised BAe to consolidate their occupation into certain key elements of the site, with the balance of the site being marketed for sale. BAe committed to long leasehold interests creating the potential for the sale of an investment and development opportunity.
PPH Commercial on behalf of Wykeland Limited were initially instructed to advise on the proposed business park development now known as Bridgehead back in 1994. The initial instructions were to advise on the proposed concept of a business park in this location, which took a considerable time to bring to fruition due to changing planning policies.
Working within predefined criteria, PPH identified a shortlist of potential purchasers, from which Citivale Ltd were selected as the preferred partner. The site being sold for a figure in excess of £10million with a secured income stream from BAe of over £650,000 per annum. PPH Commercial have been retained by Citivale to provide development advice on the balance of the site, this includes over 450,000 sq ft of vacant industrial space and 85,000 sq ft of vacant office space. A phased refurbishment and redevelopment plan was brought together which has seen new occupiers arrive on the site since Citivale’s acquisitions and these include Howden Joinery Ltd, Cablescan Ltd, Supercraft Ltd and East Riding of Yorkshire Council. PPH are now actively marketing the vacant office and industrial space with three separate deals in solicitors hands and income on the site now at £1.35million per annum.
Phase 1 of the development is now well advanced and PPH are sole agents on the scheme providing letting and sales advice initially on the speculative offices, but then subsequently on the design and build opportunities which are being created. At present, around 200,000 sq ft has already been developed on site with up to 60,000 sq ft now planned and expected to be constructed within the next 14 months. As agents to Wykeland, PPH are now advising on the second phase of the development, on the south side of Boothferry Road adjacent to the Humber Bridge. Bridgehead has, as expected, proved highly successful being the premier office park in the East Riding and is already the home to Victoria Plum, SGS, John Good Travel, Beal Homes, Rofin Sinar and IT@Spectrum.
