Good time for home buyers

An agent’s view

Mike Ahmed, of Broomheads Estate Agency, answers readers’ property questions

My money is earning very little in interest in the bank. How can I make it work better for me? Buy-to-let properties are still a good long term investment, particularly with interest rates and property prices so low.

What deposit would I require if I were to need a buy-to-let mortgage? Typically 25 per cent of the purchase price, but it is fair to say that the bigger the deposit you have, the better the deal you will get. For example as at 20/02/09, with a 25 per cent deposit you could get an interest rate of 4.89 per cent*, but with a 30 per cent deposit you could get a rate of only 3.49 per cent*. Don’t forget though, the best headline rate isn’t necessarily the best overall deal for your circumstances.

What would the lender’s monthly repayments be at the moment on a buy-to-let mortgage of say £75,000, with a purchase price of £100,000? Well, if we used a more conservative interest rate of say 5.5 per cent, your payments would be approximately £345 per month on an interest only basis. Now, if you bought a typical three bed terraced house in FY1 or FY3, a monthly rental income of around £540+ should easily be achievable, giving a gross profit of £195 per month.

So are you saying the rental income could be more than the mortgage repayments? Exactly, but as well as a monthly gross income of £195, you also have the opportunity of growth in the value of the property over the long term, but this is not guaranteed.

How does this compare with what I might get in a savings account with my bank? Based on the example above, the gross profit of £195 per month equates to an annual return of 9.3 per cent gross on the initial capital investment of £25,000. An equivalent sum invested in a typical savings account today would attract on average 0.5 per cent gross**, giving approximately £10.42 per month, so doesn’t it makes sense to re-consider property as sound long term investment?

What about the tax situation? Your mortgage interest payments can be offset against the gross rental income reducing any tax liability, along with certain maintenance and insurance costs. Despite negative press, there are lenders willing to lend money on buy-to-let properties subject to status and criteria – to see if a buy-tolet mortgage is right for you, contact Mike Ahmed, Independent Mortgage and Financial Adviser at Broomheads on 01253 757933 / 292222 for an informal chat. *Source - Trigold Sourcing System 20/02/2009 / ** Source - Moneyfacts 24/02/2009

READY TO HELP: Entwistle Green’s branch on Topping Street, Blackpool and (below) its interior

Bargains in the sun

ENTWISTLE GREEN have launched one of the largest ever overseas property sales with Masa International to tempt sunseekers and investors alike. Twenty five Entwistle Green offices are representing the sale locally, which includes price reductions of up to 30 per cent on villas, town houses and apartments on luxurious golf resorts in locations including Spain, Italy and Turkey. The event is designed to help investors, families and retired couples access the European property ladder and make the most of low prices before there’s a return in the market. In addition, to celebrate Masa’s 28th anniversary, the cost of viewing trips have been slashed to just £28 per couple, which includes two nights and three days with a dedicated property adviser.* Keith Peacock, managing director of Entwistle Green, said: “This is fantastic news for our local customers. Anyone looking to vacate, retire and invest in a warmer climate should pop by and speak to our staff about the discounted viewing trips and exclusive offers we have on properties in the sun.” Fraser Scott, Masa sales and marketing director said: “Nothing on this scale has ever been done before.

Viewing trips abroad £28 per couple

A sale of this size offers huge savings for anyone looking to buy property overseas. We have an exclusive contract with Taylor Woodrow offering beautiful homes in stunning locations. “Property price reductions take some of the risk out of investment and enable people to buy at a time when prices are low. “For those investing for the longterm, there is peace of mind knowing they bought when the market was offering significant reductions.”

The sale campaign is supported by Moneycorp, a market-leading international foreign exchange and payments specialist. As investors look for new ways to utilise their cash, Moneycorp has noted that now is an ideal time to look at properties overseas. Marc Morley-Freer, Moneycorp commercial director, explained: “We are helping many clients take advantage of the significant discounts available on overseas property. “So many bargains to be had and

the fact that the Sterling to Euro exchange rate has also risen from last year’s low by almost nine per cent has encouraged clients to consider now to be a great window of opportunity.” Exclusive offers Taylor Woodrow has extended its support for the sale by offering price reductions on a number of properties during the three-week event, with additional discounts available to Entwistle Green customers.

Victor Sague, sales and marketing director of Taylor Woodrow de España, said: “We’ve joined forces with Entwistle Green to offer significant reductions and superb opportunities, especially in locations like Mallorca, Costa Blanca or Marbella, where prices will only go up. “For many, investing overseas is a much safer investment than putting your savings in the stock market or saving accounts. “On top of that, people can enjoy them so much! Thanks to our very competitive prices, we are probably one of the only developers in Spain that sold a similar number of units in 2008 to 2007.” Contact your local office and arrange a viewing trip. Experienced staff from across the Entwistle Green network of offices will be available to provide specialist advice free of charge in support of the event. To find out more about the properties being reduced, please visit www.entwistlegreen.co.uk or call 01253 623511 ● Facts and figures were correct as at March 2, 2009 on selected sale properties. The £28 viewing trip offer is based on two people per trip to Spain. Trips to other destinations can be arranged. Terms and conditions apply.

If a property is not offered at a fair current day rental figure, it could be let very quickly, in which case the rent may be too low. If the asking rental is too high the property could take a long time to let and rental income could be lost. It pays to obtain professional advice, free to all landlords. McDonald Property Rentals spend a lot of time, effort and money on advertising, and offering the properties they have to let, and work really hard for their clients. Properties are displayed with photographs on RightMove, PropertyFinder and PropertyLive. property as easy as possible. That is why a McDonald’s staff member accompanies all prospective tenants on viewings. A detailed application form is required to be completed, together with references and proof of identification. A full month’s rent and a bond equal to one month’s rent is required at the time of signing the lease and inventory. A spruce-up for spring AS THE weather begins to take a turn for the better, NHBC, the UK's leading warranty provider for new homes, offers advice on how to give your home a thorough spring clean. Most people thing spring cleaning just means bringing out the dusters but to keep in tip-top shape your home will need a little more maintenance. Neglecting small problems can turn out to be costly so it's best to be thorough.

Inside HEATING SYSTEM - it is important that all gas boilers are serviced once a year so double check when your boiler was last seen. Contact your local gas company or a registered CORGI (Council of Registered Gas Installers) installer to give it the once over if needed.

CARPETS - make sure that carpets and rugs are secure, particularly in areas of heavy use like doorways and stairs. If carpets are loose or frayed think about replacing them. On stairs you can help prevent slips by installing stair rods. DOORS - check that they move smoothly. Gives hinges a drop of oil if they have become a bit squeaky. WOODWORK – Check the woodwork in your home - to keep it in good condition it may nee a lick of paint or a coat of varnish to keep it ready for those summer showers and thunderstorms. TAPS - are they dripping? If the answer is yes, you may need to change the old washer for a new one.

Outside THE ROOF – try to get a look at

your roof from the outside or go up into the loft. Check to see if any tiles are cracked or have slipped as these will need to be replaced. GUTTERING - moss, leaves and other debris can accumulate in gutters. Blockages can be bad news so make sure that guttering is cleared at least once a year. OUTSIDE PAINTWORK should be regularly repainted or restained to preserve the wood. New houses will first need repainting after two years – after that homes need to be repainted or stained at intervals of four to five years, more often if you live by the sea because salt and wind are damaging to paint. BOUNDARY FENCES – fencing can last for many years but its life will be extended if a weather resistant creosote treatment is applied every few years.

Houses you can afford THE official launch of Ansdell Place, the latest development from affordable homes specialists, Plumlife, attracted a great deal of interest from would-be home-owners struggling to get a foot on to the property ladder in Blackpool. Such was the buzz around the new homes, even Blackpool Mayor Coun Mary Smith joined in the celebrations on the day. From young first-time buyers, to retired down-sizers, the high numbers who turned up during the show home open day showed that despite the economic downturn, demand for well-built homes in popular areas is still strong. Interested buyers were invited to look around the brand new show apartment, designed by interiors expert Fiona Woodward Kelly, best known for the inspiring interiors she has created for Urban Splash. The Ansdell Place development

is providing a choice of two Government backed affordable homes initiatives – Shared Ownership and Rent To Buy, offering locals a fresh opportunity to fulfil their home ownership dreams. Purchase prices start from just £38,500 for a 35 per cent share (£110,000 full purchase price). The shared ownership scheme also gives home owners the opportunity to ‘staircase’ upwards in the future, offering them the chance to buy the remaining share of the property – either in stages or in a single lump payment. For those struggling with a deposit, now a necessity in the present economic climate, the recently launched Plumlife Rent scheme is also now available. The latest Government backed ‘try before you buy’ initiative allows would-be home owners to rent their chosen property at a discounted rate for between three and

five years while they save for a deposit. Rents start at just £480 pcm. Ansdell Place offers a selection of stylish two bedroom apartments featuring contemporary fitted kitchens and bathrooms, with private off road parking. Situated just a few minutes’ walk away from the town centre, their central location has proved a popular selling point. Plumlife home sales adviser, Tina Gardiner, said: “We are delighted with this initial response, and certainly very encouraged by the genuine interest shown by a broad cross section of hopeful buyers. “Affordability is key, and we believe with the two schemes on offer, many people who had given up hope of buying before, now have a real chance of doing so.” Plumlife, part of Great Places Housing Group, specialises in low
