Landlords’ are showing increasing optimism about the buy-to-let market, according to the latest landlord sentiment survey conducted by LSL Property Services plc. 49% of landlords think now is a good time to invest in property, an increase from a year ago (47%). Just 1 in every 100 landlords believes it is now a good time to reduce their portfolios. In fact 86% of landlords polled by LSL Property Services plc are planning to maintain or expand the size of their portfolios over the next twelve months. Growing demand for rental accommodation is the main reason for the increase in confidence. 185,600 fewer first-time buyers entered the property market in the last 12 months compared to the level before the downturn and the vast majority is remaining in the private rental sector instead. As a result, in the past three months, 52% of landlords have seen a rise in tenant demand and 68% expect demand to grow further in the next twelve months.

The buy-to-let mortgage market is not going to spring back to its pre-downturn level in the foreseeable future, but there are signs that it is picking up slightly for investors. There is still a chronic lack of supply of rental homes, and it is crucial that lending criteria loosen to encourage professional investors into the market to grow the private rental sector.


A Let to Buy mortgage is a new slant on buy to let that allows homeowners to let their existing home and buy another elsewhere.

A Let to Buy mortgage works by allowing you to borrow money to buy a new home to move into, while your existing residence is let out to tenants. Most lenders will look for rental income of around 100% to 130% of the mortgage repayments on your existing property. On top of this, the lender will look at your disposable income to assess how much they will lend you on your new residence. As long as the likely rental income on your existing property will pay your old mortgage with enough to spare, some lenders may offer you a mortgage for the new property based on the their normal income multiples. Most lenders will also set a fairly rigid and demanding loan-to-value requirement on the amount to be borrowed, depending on the size of the sum you are asking for. Don't be surprised if you are required to stump up a 25% deposit. However providing that you have a reasonable amount of equity in your own home, you could apply to remortgage your existing home to raise an additional sum as a deposit on the new home you are buying. So, why Let to Buy? The most common reason that is cited for the popularity of Let to Buy is that homeowners wish to, or are forced to, move house but do not want to lose ownership of the property. One reason for a move is a long-term job relocation or temporary spell in another part of the country, but there are other reasons why you may wish to move out of your house but retain ownership of the property. If your circumstances have changed, for instance your kids have moved away leaving you in need of a smaller more manageable property for yourself, then it can be a good idea to move into a new property yourself and let your existing one out.

Focus on… YOUR MOVE Sutton Lettings They may work for the UK’s largest estate agency network but it’s very much a family affair at the YOUR MOVE lettings office in Sutton where not only one set of sisters work together but a set of cousins too. The unlikely team has been brought together over a period of 10 years with sisters Alison and Joanne joining YOUR MOVE back in September 2001. Despite both having a background in hairdressing, and individually owning their own hairdressing salon, both eventually moved into the lettings market, first working for another local lettings agent before coming to YOUR MOVE where Alison remains as Manager and Joanne as Lead Co-ordinator. Alison and Joanne's daughters, Georgina and Hayleigh joined the team separately. First it was Hayleigh (Joanne’s daughter) who joined as a consultant, back in 2008, and more recently Georgina who, having returned to working after having a baby, now provides support across the office on a part time basis along with colleague and fellow Mum - Kaite Thompson. Hayleigh is now responsible for property maintenance working closely with colleague Megan Bickell who joined the team in May 2010 after four years as a Dental Nurse. Cheese Fondue

Cheese fondue is a great winter warming dish. Just serve with bread and peppers for dipping. • Serves: 4

• Prep time: 10 mins

• Cooking time: 15 mins

• Total time: 25 mins

INGREDIENTS • 1/2 pound Swiss-style cheese such as Jarlsberg or Emmental, shredded • 1/2 pound Gruyere cheese, shredded • 2 tablespoons flour or cornstarch


• 1 garlic clove, halved crosswise

• 1 cup dry white wine (such as Sauvignon Blanc) • 1 tablespoon lemon juice • 1 tablespoon kirsch (cherry brandy) • 1/2 teaspoon dry mustard • Pinch of freshly grated nutmeg • Assorted dipping foods such as cubed day-old French bread, cubed ham, blanched broccoli, carrots, or cauliflower, cherry tomatoes, chopped green bell peppers, peeled and chopped apples or pears METHOD • Rub the inside of a 4-quart pot with the cut garlic, then discard. Add the wine and lemon juice to the pot, and bring to a low simmer on medium heat. Bit by bit, slowly stir the cheese into the wine. Stir constantly in a zig-zag pattern to prevent the cheese from seizing and balling up. Cook just until the cheese is melted and creamy. Do not let boil. Once the mixture is smooth, stir in kirsch, mustard and nutmeg.

MOVING TIPS Moving house can be an exciting but daunting prospect… and the process of selling, buying and renting a home can be stressful enough let alone the thought of packing and transporting all of your belongings of various shapes and sizes from one location to another. This is why it is so important to take the time to think about what will or won’t be moved to your new home. Putting your home together takes a lot of time and money so now is not the time to skimp when it comes to moving it.

Call the professionals… in advance Contact a moving company up to one month before you hope to move even if you don’t know exactly when the big day will be. They will tell you exactly what they offer and the areas you need to think about. A reputable company will always book your move provisionally in their diary, until you can confirm the date, and they should be happy to move that date for you if needed, without you suffering any penalties. This way you can plan your time and concentrate on the essentials. We would always recommend using a removal firm that is a member of the British Association of Removers (BAR), the trade association that maintains professional standards within the industry. Within the BAR some members now carry the British standard BS EN 12522 which is the first and only recognised quality Standard specifically aimed at furniture removals.

Use a packing service Packing up your old house may appear a daunting task, but it needn't be. Making use of a professional packing service isn’t expensive, so if you can afford it why go through the stress of doing it yourself?

BAR companies use a range of appropriate packing materials and employ fully trained staff who will pack your things professionally and safely. Should you decide to pack yourself, your removal company’s surveyor will already have calculated the number of boxes you need.

Accidents can happen… No matter how much care is taken with packing and handling, accidents do sometimes happen. All member companies must have insurance which meets BAR standards and we strongly advise you to discuss this with them.

Get set up Make sure that you arrange phone, broadband and any television services prior to moving as these often take time to activate. You could also ask your Estate Agent or check online for the previous service providers so you can call them to set up new accounts.

Keep the kettle handy…… and pack a 'basics' box. It is very easy to forget the essentials when moving house but ensuring that you have a few provisions at the ready along with a change of clothes, a wash bag and a charger for your phone can be very helpful.
