It’s especially popular for homes that have a desirable location and many an amenity that should make for an alluring listing. Many homeowners are prepared for the grunt work required, such as DIY property management, maintenance and marketing. But you may be overlooking a key ingredient that could lead to poor reviews and low leasing activity: esthetic appeal in the form of fresh furnishings and décor. Ignore these elements at your own peril, say the pros. “It’s important to consider design and décor when listing your rental home, as most listing rely on good photographs, and visual positive first impressions make all the difference,” says Claudia McLaughlin, a Chicago-based interior designer and founder of CMFTO. “Potential renters are looking for fresh, neutrally decorated and upto-date interiors.” Victoria Vajgrt, a professional organizer in Asheville, N.C., says most short-term renters are on vacation and desire a property that feels cozy and relaxing. “If there are scuff marks on the walls, old throw pillows, an outdated light fixture or a dated shower head, it can make the place feel dirty and uncomfortable,” says Vajgrt. What may look comfy and familiar to you – like your grandma’s hand-knitted throw draped across the couch, framed family photos peppered throughout the living room, or that comforter that’s kept you warm for 10 winters ¬ may create a negative impression of

cluttered, antiquated or wornout living spaces. That’s why it’s crucial to scrutinize your rental’s interiors and update where necessary before listing your property. “We become blind to issues in our own homes, so have someone else walk through and give suggestions on updates needed,” says Sara Chiarilli, owner of Artful Conceptions in Tampa. For best results on a tight budget, follow these tips: • Visit other vacation rental sites and look closely at listings within a 25-mile radius of your home to get decorating ideas. “Note descriptions, photographs and overall styles,” suggests Max Loskutnikov, chief design officer at Duncan Avenue Homes in Cornwall, N.Y. • Add a fresh coat of neutral paint to the walls. “The paint color should be appropriate for the area; if it’s a beach home, think bright and colorful. If it’s a city home, opt for grays or monochromatic styles,” Chiarilli says. • Minimize personal accessories. “Remove pictures of your family and photo albums, your children’s toys, DVD collection, baseball trophies and even your toothbrush,” Loskutnikov advises. • Use battery-operated candles instead of real ones “to remove hazards and reduce your liability,” Sarah Karakaian, designer/ property manager with Columbus, Ohioheadquartered Nestrs, LLC, suggests. • Choose neutral-colored minimal furnishings. “Go for better quality sofas and upholstered furniture, which may last a decade versus lower-quality furniture that

Northern Colorado getting 2 new movie theaters in the Netflix age

Netflix. Hulu. On demand. Pay-per-view. A variety of new and old streaming services have forever changed how we consume movies while also taking a bite out of box-office receipts. Even as streaming services disrupt theater attendance, two new movie theaters are planned in Loveland, an IMAX theater off Interstate 25 at The Brands at the Ranch planned mixed-use development and one in downtown Loveland as part of The Foundry redevelopment project. The new theaters will compete with The Rialto, a smaller indie theater in downtown Loveland, the 14-screen Metrolux at the Promenade Shops at Centerra, two Cinemarks in Fort Collins, including a two-year-old XD theater and bistro at Foothills shopping center, two AMC theaters, and The Lyric, an independent theater in north Fort Collins. The plethora of screens begs the question: Are there enough bodies to fill the seats? "The average American goes to the movies four times a year now," said David Corwin, president of Metropolitan Theatres Corp., which is developing the luxury theater in downtown Loveland as part of The Foundry project. "There are some uncertainties in the business." The Metropolitan will be Loveland's first mainstream downtown movie theater and joins the Metrolux at the Promenade Shops under the company's brand. Corwin hopes the downtown theater will be open by the end of the year, months ahead of a new IMAX theater planned for what will be The Brands near the Larimer County Fairgrounds. "There are only so many moviegoers in the marketplace," Corwin said. "I think it has an impact on The Foundry as well." Rafe Cohen, owner/operator

of Galaxy Theaters, which is building the IMAX, said there's room for both. "If I had a choice, I would rather be there by myself but ... there is enough business by our projections with the growth" forecasted for Northern Colorado. Cinemark, which opened its second Fort Collins theater two years ago, is used to the competition. With 330 theaters nationwide, "there is always someone coming into that market or this market," said Bryan Jeffries, Cinemark's vice president of marketing and promotion. When Cinemark adds a theater in an existing market, "it has to do with what's there and what we can do to enhance that location, or with a new location provide something a little better, a different alternative for how people want to go to the movies," he said. The Cinemark at Foothills has been well-received, Jeffries said. Ben Mozer, owner of The Lyric in Fort Collins, said the locations of both new theaters should be advantageous. "Honestly, Loveland should have its own theater and Windsor should, too. They are both growing populations." The IMAX at The Brands is technically in Loveland but straddles the Windsor town line. One thing that makes people avoid theaters is if they are inconvenient to reach, Mozer said. "If you have to drive 25 miles out of the way, you won't go." The Lyric, which recently moved from downtown to north Fort Collins, opened a new theater and full-service restaurant. It shows smaller independent films that rarely make it to cineplexes. "National trends for movies are down because everything that went to the big theaters is regurgitated crap: sequels and remakes," he said. The indie houses are a limited release market, meaning "they can't just remake the same move over and over."

A declining market According to Box Office Mojo, the number of tickets sold at the domestic box office last year was about 1.24 billion, down nearly 6 percent from 2016 and the lowest total since 1992. Domestic box office gross ticket sales were just north of $11 billion last year, but revenue was only off 3 percent thanks to higher ticket prices, especially for IMAX, RealD and MX4D screens, Box Office Mojo said. The average movie ticket in Northern Colorado is about $9.50 for primetime showings. In an unscientific survey of 152 Coloradoan readers, more than 38 percent said they went to the movies less often last year than in previous years. Only 24 percent said they went more often; 37.5 percent said they went about the same amount. More than 75 percent of respondents said they subscribed to Netflix; nearly 31 percent subscribed to Hulu. Twenty-two percent said they did not subscribe to either popular streaming video service. Of those who appreciate the theater-going experience, most said it was because of the ability to watch on a big screen, have some popcorn and enjoy a night out with friends. "It's the best way to be fully immersed in the story," according to one comment submitted through the survey. "It's the way the filmmakers intended you to experience the film." Comfortable seating, such as at the new Cinemark in Fort Collins, was a bonus. Those less enamored with the experience cited high ticket and concession costs, rude moviegoers and the lack of original movie content: "The crowds. Being uncomfortable. Being unable to pause to go to the bathroom," said one respondent. "Also, as parents of small children, our nights out are rare. Most movies aren't worth the time commitment on those nights." Another said a detractor was

"the price. It costs about $45 for two of us to go and share a large popcorn and drink. The markup on concession items is ridiculous." What does it take? Cohen believes the IMAX experience is enough to draw wide interest from moviegoers. With a 2½-story curved screen and IMAX projector and sound, Cohen said it "delivers a unique experience that is particularly attune to big action thriller movies" such as the "Marvel" franchise and more serious pictures like "Dunkirk." It will be the only IMAX north of Denver and will feature luxury seating, more food options, beer, wine and perhaps frozen drinks like margaritas, he said. "Luxury theaters are better positioned to see an increase in attendance rather than a decrease because of the better experience," Cohen said. "We know we have to do something special to coax people out of their homes. "You might have a 65-inch TV at home, which is large, but we have a 65-foot screen. It offers a better experience." The movie experience now includes dinner for about twothirds of moviegoers, Cohen said. "The fact that The Brands at the Ranch will have a number of restaurants will be very helpful to them and us." Metropolitan will also offer "a new and different model": dinein theater, Corwin said. He plans to launch a loyalty program that could be used both the Metrolux in Centerra and The Foundry theater that he hopes "will feed off one another." MoviePass and Netflix As theater attendance declines, MoviePass — a subscription service that allows you to see a movie a day for $9.95 per month — is shaking things up. MoviePass pays theaters the full price of admission, but hopes to boost its own income by selling moviegoers' information to studios and others. The subscription service

currently has 1.5 million subscribers, according to industry statistics. MoviePass' website shows it is accepted at AMC and Cinemark theaters in Fort Collins. Cinemark also has its own reward program, Movie Club, $8.99 per month, that allows moviegoers to see one movie a month and get a 20 percent discount on concessions. "We are always looking at new and unique ways to reward customers," Jeffries said. MoviePass is "a positive because it brings people ... to the theaters," Corwin said. The business model is still suspect since "they're paying us the full price. It's not hard to do the math on that, and ultimately that's the challenge." They've been successful growing their subscriber base, "but it's hard to envision how long-term that sort of works out," he said. Pressures placed on movie theaters due to streaming services are requiring movie theater owners to evolve, Corwin said. "Operators do a much better job of providing amenities, from luxury seating to enhanced food and beverage and just trying to differentiate the experience from what someone can get at home or even from what a traditional movie theater has been. "People will always enjoy coming together in a darkened room, whether it's the experience of being with strangers and unplugging from the rest of the world for a couple hours," he said. "To integrate the projector and mural, we need an artist who is able to do 3-D work," said Matt Robenalt, the DDA's executive director. "I am not aware of local muralists who do this style." "We have a key construction schedule that has to stay in place," said DDA Chairman Justin Larson. "The reason they're making sure there are multiple artists is to make sure the project stays on schedule." If Peeta is available, his work could draw tourists who would come to Fort Collins just to see his work. The DDA has allocated $20,000 for Peeta's fee. Installation could begin this summer and dovetail into utility work the city is already planning, said Justin Larson, chairman of the DDA. The project is part of the DDA's alleyway enhancement program and is by far the most ambitious. Other alleyway improvements include Tivoli lights like those in other alleys, planters and trellises teeming with vines. The Mountain Avenue alley will also get a makeover, with planters, trellises and a lighted cable structure.

Hughes Stadium demo may begin late February, continue through fall

It's almost time to say a final farewell to Hughes Stadium. Colorado State University has informed its former stadium neighbors that demolition and deconstruction will begin later this month or early March and continue though the fall. Work on asbestos abatement is already underway and should be wrapped up in the next two weeks, said Fred Haberecht, CSU's master planner. Demolition will clear the way for redevelopment of the 160 acres. CSU is in the process of identifying potential developers and a demolition contractor. Once the contractor is selected, neighbors should start to see construction fencing encircling the site for safety. CSU plans to remove light poles at Hughes for future use

on campus. And about two dozen spruce trees planed in 2011 will be moved to the city's Gardens on Spring Creek. Otherwise, it will be up to the demolition contractor to remove, reuse or recycle any materials it wants, including stadium seats, Haberecht said. Last month, the university sent out requests for qualifications, the first step in identifying potential developers for Hughes Stadium. About two months after the RFQs are in, CSU will solicit requests for proposals that will spell out plans for the site. While no development plans have been finalized, CSU supports some kind of housing that is affordable for its workforce and the community. More than 700 residents weighed in with their opinions favoring everything from workforce housing to open

space to an amphitheater. CSU's Board of Governors decided it had no need for Hughes or the land on which it sits and gave the OK to raze the structure.

During deconstruction, public access will be detoured around the construction area to Maxwell Natural Area. The detention pond and disc golf course will remain open.

CSU's letter indicated demolition work would occur from 7 a.m. to 6 p.m. during normal work days. A hotline has been set up for the project. 970-491-0133.
