Welcome to Berkshire Hathaway HomeServices New England Properties’ Fourth Quarter 2016 Connecticut Market Report, our examination of the single family and condominium markets throughout the state compared with trends across the Northeast and nationwide. Connecticut single family home sales statistics for the fourth quarter of 2016 remained mostly flat. When compared to the fourth quarter of 2015, there were only 93 more single family homes sold and the average price was down 1.64%. Sales volume decreased by only 0.39%. The average price in New Haven and Windham Counties increased by 6.32% and 4.47% respectively, in line with buyer trends. New Haven County offers the opportunity to live in single family homes close to universities and urban areas while Windham County offers the best prices in the state for entry level buyers. Condominium sales saw an uptick of 4% this quarter when compared to 2015, however prices remained similar year over year. Homes for sale under $1.5M in Fairfield County spent fewer days on the market compared to last year and total sales in this range increased by 2.67%. While the market did slow down at the end of October and early November, the end of the election spurred activity across the state. From November 8th – 30th, days on market dropped by nearly 10% and there were 20.61% more sales year over year. The volatility of the election affected our local market and when it was over, gave buyers that push forward. Year in Review & Looking Ahead In 2016, single family home sales volume in Connecticut remained flat however there was an increase in the number of sales in every county except for Fairfield. Hartford County saw the biggest gains in the single family home market with an increase in average price, total volume and homes sold. Overall, average price for single family homes decreased by 5.44% when compared to 2015, down to $366,500 for condominiums. The Connecticut condominium market had a slight increase in number of homes sold (3.13%). Condominium prices also decreased by 3.25%. Litchfield County had an increase in average price ($129,600 vs. $122,300), number of sales (273 vs. 240) and a 20.55% increase in sales volume. AVERAGE SALES PRICE

TOP REAL ESTATE NEWS OF 2016 Mortgage rates remained low in 2016, dropping to 3.36%, the lowest since 2012.

Residents leaving the state was one of the biggest stories of the year. Connecticut was ranked 4th in United Van Lines Annual National Movers Study, with 60% of state moves being outbound.

Townhomes and condos were announced in many downtown revitalization projects in 2016 as the demand for pedestrian-friendly housing grows among baby boomers and Gen Xers. Notable new developments in Darien, Farmington and New London will begin construction in 2017.

Connecticut’s unemployment rate in November decreased for the 5th consecutive month to 4.7% (seasonally adjusted). At the end of the year, positive announcements were made with Henkel Corporation and Electric Boat bringing jobs into the state.

There were nearly 10% more homes sold under $1 million in Connecticut in 2016. On average, these homes were on the market for less than 92 days.

Berkshire Hathaway Homeservices Sentiment Survey reported that the top reason keeping Millennial renters on the fence is that they are saving to buy their dream home. Of those surveyed, half cited the desire to go through the homebuying process only once and 37% said they don’t want the hassles of renovating an older home.

NAR calculated that 89 percent of Millennials, 87 percent of Gen X buyers, and 85 percent of Younger Boomers puchased their home through an agent.

HOUSING EXPECTATIONS FOR 2017 Overall, Connecticut’s economy should continue to experience modest growth in 2017 and housing expectations remain positive. The Connecticut Department of Labor forecasted that personal income for the first quarter of 2017 will increase by 3.6% from last year. Increases in disposable personal income indicate stronger growth in consumer spending which can lead to additional gains throughout the economy. Mortgage rates are expected to increase incrementally in 2017 however “as long as the rate rises are gradual such that salaries have time to rise more strongly to mitigate some of the sting of higher mortgage payment, consumers should view these as still historically low attractive mortgage rates,” according to Lawrence Yun, Chief Economist and Senior Vice President of Research at NAR. Similar to 2016, the Connecticut housing inventory will vary by market and prices will likely not increase this year. First-time homebuyers will continue to be driven by price and home condition. These buyers will also be looking for homes regardless of the seasonal cycle which once dictated the real estate market. Therefore the gains in income anticipated by the Connecticut Department of Labor should be capitalized on immediately. Potential sellers with mid-level homes in every market have the biggest opportunity, especially those close to metropolitan areas and towns in Fairfield County with train stations. Inventory will be the biggest real estate story of 2017.

fourth quarter 2016 by the numbers • Single family homes in Connecticut saw an increase of 1.27% in sales YOY with a slight decrease in sales volume by 0.39%. The average price decreased 1.64% ($347,000) and average days on market went from 141 days in Quarter Four 2015 to 138 days in Fourth Quarter 2016, a 1.97% decrease.

• Condominium sales in Connecticut jumped 4.0% YOY and increased 3.51% in sales volume. The average sales price decreased slightly by 0.47% ($223,600) and average days on market went from 137 in the Fourth Quarter 2015 to 139 in the Fourth Quarter 2016, a 1.08% increase YOY.

• Sales $2 - $3 million were at 66 units in Fourth Quarter 2016, down from 84 units in Third Quarter 2016. There were 34 sales in the $3-5 million and 7 sales over the $5 million range. Numbers in chart below represent single family homes.

NEW HOUSING & DEVELOPMENT As of November 2016, 209 new housing permits were authorized by the state of Connecticut, which brought the year-to-date total to 3,905 units. The majority of new housing units in November were single family homes, representing 46.2% of new units in 2016 (1,805 units total). 47 new housing units were 5 or more units, which represents 49.4% of new units in 2016 (1,930 units total). Compared to 2015, permits are up for 1-unit and 2-units across the state (8.8% and 1.0% respectively), representing a growth for new single family builds. 2-3 units and 5 or more units were down (0.7% and 9.1% respectively). Bloomfield and Simsbury issued the most permits in 2016 (411 and 249 respectively). Buyers remain keen on specific details of new homes including hardwood floors, modern kitchens and developments where exterior upkeep is handled for them. They are slightly more flexible with location if it means getting the specific options on their wish list.

The Luxury Market

Q4-2016

Fourth quarter Luxury sales Total luxury sales in Connecticut, classified by sales over $2 million, were at 107 units in Fourth Quarter 2016, down from 128 sales in Fourth Quarter 2015. Homes in the $2-3 million range continue to dominate the luxury market with the majority of sales (66 sales), but was down 14.29% YOY. High-end homes that are selling have decreased the asking price, creating great value for first time buyers and current home owners who are looking for bigger homes. Location and condition are still huge factors for buyers in this price range.

Q4-2016

There were 1,555 single family homes sold in Fourth Quarter, down 2.08% YOY. The average sales price for single family homes was $720,000, a decrease of 4.70% YOY. Average sales volume decreased 6.68% ($1,119,559,000 vs $1,199,657,000) for single family homes. Condominium sales decreased 5.22% YOY with 544 units sold in Fourth Quarter. Condominium sales volume decreased 1.97% ($199,926,000 vs $196,057,000) YOY. Average days on market for single family homes was 151 this quarter and 142 for condominiums. Average rental prices are $2,880 per month.
