FIRE HARDENING AND DEFENSIBLE SPACE (FHDS) ADVISORY You have noticed the new/ revised form available in Zipforms titled Fire Hardening and Defensible Space Advisory (FHDS).

As Ventura County practitioners, we are particularly concerned about this topic based on fires throughout our county in recent years. Questions from do I use it in every transactions? When do I provide the form? How does an owner know if they are in a Very High or High fire zone risk area? Are there specific codes in Ventura County VENTURA OFFICE eNEWS regarding vegetation? What happens if clearing needs to occur on a lot who takes responsibility are common?

Here are some answers to these questions: At this time, the defensible space issuers are not point of sale mandates. However, this will become a common request from buyers that the form is completed thoroughly and timely during the seller disclosure process/time frame.

The updated FHDS Advisory applies to every closing after July 1, 2021.

You can assist your seller in ordering an NHD report to determine the fire hazard zone

The seller can view the heat map on to determine status. There are also flyers and information on this site to help sellers see “zones” of defensible space around their homes

Currently there are no specific Ventura County ordinances surrounding vegetation. However as new homes are rebuilt from fires there are more specific designated zones and visits from code enforcement and fire departments.

If clearing needs to take place it is a negotiated item and in the FHDS you will note ultimate default responsibility is the buyer to complete work within one year.

My children and working as a single mother balancing motherhood, work, and life. Obtaining a law degree has enabled me to help others in many ways, in the real estate industry and by doing probono work with at-risk teens.

What is it important for every BHHSCP agent and staff member to know about you? I lead with an open heart. I will maintain the energy and commitment necessary to ensure our agents and employees feel secure, motivated, and inspired to serve their communities and each other with professionalism and kindness.

We love spending time with our children and their significant others – family ski and hiking trips and spending time with friends and family at our home in Montana.

I began my legal career with the Attorney General of CA in San Diego. I then transitioned into a midsize Medical Malpractice Defense Firm before working in-house for Farmers Insurance Co. I obtained my Broker’s License in 1996 and began representing a private real estate investment group. I then went in-house, as Litigation Counsel, for Coldwell Banker Residential Brokerage and was recruited by Prudential CA Realty (now BHHSCP) in 2008 as Assistant GC before accepting the role as GC. I was recently appointed as President of BHHSCP in March 2021. I live in Laguna Niguel CA with my husband, and we are recent “emptynesters”. We have a cat, Lily, and a 124 lb. rescue shepherd mix, Dex, We have 4 children (blended family) in their mid-20s living coast to coast and two grandchildren on the way!

If you could go back in time and tell your 6-year-old selfimportant life information what would it be? A smile is the most beautiful accessory you can wear – and it is free! Make sure that you are kind to everyone you encounter, even the most unlikable, as they could be carrying a heavy burden, and in great need of a kind gesture.
