The Kindness is Free Program was established in 2020 by Lori Milgard and CEO of Boys & Girls Clubs JR Dzubak. The program is designed to teach students how to look inward, show respect, treat everyone equally, and be considerate of others. The focus is to provide tools to empower students and create a better understanding of the value of Kindness through a kindness curriculum, acts of service and taking a kindness pledge which can drastically improve social & emotional behavior and create safer clubs and communities at large.

The Kindness Pledge

The Kindness pledge is at the heart of our kindness program. The pledge is short and universal and can be done with club members, at schools, businesses and wherever a kindness pop up is welcomed. The pledge touches on the three keys to kindness which are respect, empathy and consideration. The pledge gives a person the opportunity to make a public declaration of their intent to be kind. When someone completes the pledge, they are gifted a kindness pledge card and are officially a member of our kindness movement!

Inside His World of Luxury Retail Real Estate

WIth real estate in Beverly Hills being a highly valued commodity, having top real estate agents on board is imperative. One of these names plastered across the city's many luxury commercial real estate properties is Houman Mahboubi.

Growing up in Beverly Hills, Houman is familiar with the city’s layout, businesses, and changes. Like many Persian families during the Iranian Revolution, Houman’s family immigrated from Iran to the States for safer living conditions. His family settled in Los Angeles, a place he was already somewhat accustomed to since he had family he frequently visited. Once his family built roots in their new community, Houman's father and uncles began to make investments for the family. They invested in Los Angeles and the Beverly

Hills Triangle real estate to diversify their portfolio. Since then, Houman has been present for the changes and transformations Beverly Hills has undergone over the last 45 years. Unlike many modern-day real estate agents, Houman understands the context and history of the city, as he has seen the evolution and growth firsthand. “Beverly Hills has always been a luxurious shopping destination, but over the past two decades, it has improved even more in the areas of entertainment, restaurants, and hospitality,” shares Houman. “Top luxury brands and chefs want to own property on Rodeo Drive, so they have a long-term home in the city. Beverly Hills is now the first choice for brands to showcase their products, confirming that we’re at the epicenter of luxury.”

Upon graduating from USC, Houman entered the property management family business. Initially, he did not find

his calling there and decided to pursue a career in entertainment. After ten years in the industry, Houman was drawn back into real estate as a commercial advisor and consultant. He found his niche and passion in highstreet retail and luxury leasing, sales, and investments. He now works as the Managing Director of Retail Advisory at JLL and has received Top Gun Achievement awards in 2021 and 2022, plus was named one of the Top Brokers in retail three years in a row by CoStar Power Brokers. Securing the highest market value for his clients, Houman has closed multimillion-dollar transactions with some of the largest commercial real estate partners. In addition to his tremendous work in real estate, Houman also launched a podcast early this year called “Business of Luxury with Houman Mahboubi,” where he hosts conversations with

entrepreneurs, executives, and influencers who lead in the world of luxury. Some recent guests include Anish Welwani, Todd Johnson, and Kathy Gohari.

Despite his achievements, Houman says that his most valued accomplishment is the family he has made with his wife, Maria. A friends-to-lovers romance story, the two met at Beverly Hills’s own Il Pastaio and developed a relationship built on trust and friendship. “I believe that friendship is the most important thing in a relationship,” advises Houman. “It is what keeps you excited about being with each other, the small moments and the laughter. When you genuinely like your partner in addition to loving them, the relationship is much more rewarding.”

Houman and Maria have been married for almost 20 years. “I followed my heart to marry who I loved even though she was from a different culture because I knew she would be the best person for me,” says Houman. “Having a loving, caring, and happy family is the foundation for everything else we want to achieve for ourselves and the world.”

Houman and Maria have three children, Hannah (17), Joshua (14), and Abigail (9), as well as their adorable Golden Cavapoo, Ryder (2).

While Houman was born in Iran, Maria was born in Ecuador and moved to the States to study communications and marketing at Loyola Marymount University; she has been a United States resident ever since. Now a real estate agent at Mahboubi Luxury Estates and one of the top 10 percent producers of the AKG/ Christie’s International Real Estate, Maria is part of the number one luxury real estate team in Los Angeles, working alongside Houman’s sister, Haleh. In addition to her successful real estate career, Maria works independently as a Somatic Coach, helping individuals understand the relationship between emotions, sensations, and how people’s stories appear in their bodies.

Initially, Maria focused on Somatic Healing, an in-person experience meant to regulate the nervous system. However, due to the restraints of the pandemic, she pivoted to remote coaching and instruction.

Houman and Maria are committed to making the world a better place through individual, familial, and philanthropic efforts. They are proud supporters of Jewish organizations and international charities and raise their children to be kind to anyone regardless of race, gender, nationality, class, or other identifiers. Inspired by the philosophy of Gandhi, Houman aspires to live a life matching his values. “If I am blessed to help one person,” says Houman, “I realize it is affecting many lives simultaneously. I consider those moments, moments of great achievement. That is what fulfills me. How we make people feel is truly what our goal should be. People always remember this about you, not what you wear, how much wealth you have, or where you live.” In addition to his philanthropic efforts,

Houman is also on the board of directors for the Beverly Hills Chamber of Commerce and The Rodeo Drive Committee. As a long-standing member of the city, Houman takes pride in giving back to the community that raised him. “We all may be very different,” shares Houman, “but we have one thing in common: we want the best for our city.”

In his spare time, Houman is an avid football fan and frequently watches sports games. “My dream would be to own an NFL franchise,” laughs Houman. “There is no greater medium that allows people to come together, than sports.” Houman also loves spending time with his family, especially visiting Beverly Hills businesses on Canon, South Beverly Drive, Brighton Way, and Rodeo Drive for dining and shopping. “The safety and the access that we have to the most prestigious brands, fine dining, hospitality, and people is what makes this city so unique and a special place to live and work,” proudly concludes Houman.

The scoop on the state of the real estate market

Predicting real estate market trends in Los Angeles is challenging, as the market constantly changes. In 2023, the Los Angeles real estate market is experiencing a slowdown after a two-year housing boom that was fueled by low borrowing costs. There has been a decrease in home purchases and an increase in the number of homes for sale, causing bidding wars to become less common. With fewer buyers and more inventory, it may be easier for buyers to bid closer to the asking price. The number of new listings has decreased faster than the number of newly signed contracts, as would-be sellers hold on to their low rates. In fact, the rate of new listings entering the market is less than half the pre-pandemic rate for the fourth consecutive month.

What advice do you have for buyers and sellers in this market?

For buyers, research the property and neighborhood, work with an agent, and have a clear understanding of finances. For sellers, price

the property competitively, make necessary repairs, stage it well, and market it effectively. Good communication and transparency can help ensure a smooth transaction for both parties. The cost of selling a high-end investment will get a lot more expensive in Los Angeles due to measure ULA, a newly passed law referred to as “mansion tax,” which will tax sellers an additional 4% on properties sold over $5 million. The funds will generate a pool of money to help combat LA’s homelessness, provide legal aid to renters, and the construction of affordable housing.

Finally, there's a lot of top realtors in LA, what sets you apart from them?

As a real estate agent with over 15 years of experience in sales and marketing, I bring a unique set of skills to the table. WHAT MOTIVATED YOU TO PURSUE A CAREER AS AN ARBORIST?

My path to becoming Urban Forester 90210 was unorthodox, to say the least. My younger years found me working on railroad tie gangs and in the forests of Montana. I expanded my experience with rigging by moving oil drilling rigs with rig-up trucks and cranes in the Anadarko Basin of Oklahoma and Texas. When the oil boom shut down in the mid-80s, the crane work took me to Las Vegas, where I would hoist the occasional palm tree being moved around, which was far more interesting to me than swinging a concrete bucket or I beams. My interest in palms took me to the date groves of the Coachella Valley and into the laboratory of a college professor who took me under her wing to crash course me in tree physiology. I noticed direct comparables between the structure of a crane boom and the trunk of a palm tree and wrote some articles, which took me into mapping tree populations and analyzing them for structural risk. My consulting business caught the attention of the City of Beverly Hills when they contacted me about a palm problem, leading to my 22-year role in managing an urban forest in the finest City in the world.

AND WHAT DO YOU ENJOY MOST IN YOUR ROLE?

There is nothing like being in an airplane flying over Southern California, looking down, and knowing that a 5 square mile blot of trees down there are “my trees.” There is a marked difference, you

know. The street trees were put in before the houses, making them the City’s original identity element. I am grateful for the community’s support of the trees program; being trusted with a hundred-plus-year legacy and paid to do it is a humbling privilege. I receive the best support from the City Council and the Commissions. I always say, “anyone who does what I do, wants my job”.

WHAT INITIATIVES IS YOUR DEPARTMENT CURRENTLY FOCUSING ON?

A multi-year study of the urban forestry operation and resources in Beverly Hills was recently completed and published as the Urban Forest Management Plan. This plan evaluated our team’s performance and the City’s current canopy coverage. The goal is to maintain and increase the canopy coverage using drought-tolerant trees. Maintaining a healthy tree canopy while adapting to rising temperatures and declining water supply is challenging.

We will expand our canopy coverage by inter-planting appropriately sized shade trees between palms and identifying other opportunities to increase shade coverage in our public spaces. As always, our residents will participate in the choice of the tree type that will grace their street.

We deeply respect what has made us successful in the past. As always, the tree team focuses on organizational efficiency, contract management, and maintaining a good relationship with the public. I tell my team that you will build trust and credibility on the street, one door knock at a time.

WHAT MIGHT RESIDENTS IN BEVERLY HILLS BE SURPRISED TO LEARN ABOUT YOUR WORK WITH TREES, PLANTS, AND NATURE?

The contract that defines the practices used in caring for the City’s trees is available on the City’s website. In managing its trees, The City considers how trees lend to the City’s environmental quality and its reputation as a Tree City USA, the title “Garden City,” and how it provides our visitors with a world-class experience. Tree maintenance is scheduled to limit inconvenience to our businesses and regional traffic flow, with some work scheduled for Sundays and during nighttime hours. The City does not spray or inject chemicals into its trees but instead releases beneficial insects as a natural remedy to pest outbreaks. Each member of the City tree team holds International Society of Arboriculture Certified Arborist and Tree Risk Assessment Certification credentials.

WHAT ARE A FEW OF YOUR PREFERRED TREES OR FLORA IN BEVERLY HILLS?

Palms hold a special place in my heart, as they brought me to where I am today. The palms of Beverly Hills have put me on the front page of the LA Times, and I can’t turn on the television without seeing them in commercials. My youngest daughter, “Tami,” was named Tamara, Hebrew for date palm. Palms rank high on my list.

My “regular tree” favorites include the Camphor trees of North Maple Drive and the Liquidambar trees on Carmelita in fall color, especially with the backdrop of Canary Island Date Palms when viewed from the northeast corner of North Beverly and Carmelita in early November. The Morton Bay Fig at the southeast corner of North Beverly and Park Way is world-renowned.

KEN, HOW MANY VARIETIES OF TREES AND PLANT SPECIES DO WE HAVE IN BEVERLY HILLS?

Beverly Hills has more than a thousand plant species growing on its streets, parks, gardens, and residential properties, lending to its reputation as The Garden City. In terms of the City’s trees, we strive to increase the tree diversity to limit species dependence, which lessens the likelihood that losses will be catastrophic if there is a disease or insect problem. Even though the model of street tree plantings from the beginning was to plant one type of tree on the street, work records going back to 1944 show that the City has worked to improve the diversity of its street trees while maintaining the tree-related identities of its streets.

HOW SPECIAL! FINALLY, CAN YOU SHARE A FEW OF THE MOST UNIQUE AND RARE TREE SPECIES IN THE CITY?

Don’t tell anyone, but a palm tree was planted by parties unknown into the Palm Block of Beverly Gardens Park on my daughter Kendra’s second birthday. It is Phoenix theophrasti, the Cretan Date Palm, which grows in only three locations worldwide. Others you will want to see are the Montezuma Cypress at the northeast corner of North Rodeo and North Santa Monica, the Blue Atlas Cedars that flank the

world-famous Beverly Hills sign, and the magnificent Valley Oak on the terrace of Greystone Mansion. The National Co-Champion Canary Island Date Palm is just a few feet north of the pedestrian pathway on the Hillcrest side of Beverly Gardens Park.

AND FINALLY, KEN, OUTSIDE OF YOUR WORK WITH TREES IN THE CITY, DO YOU HAVE OTHER INTERESTS YOU WOULD LIKE TO SHARE WITH US?

In my spare time :0) I build guitars out of junk and rescue old mail-order catalog econo-guitars. I started on this hobby to raise awareness for nonverbal children, so my daughter Tami, who is non-verbal, signs each one. The guitars are highly personalized to the individuals they go to and typically have relics that tie back to the early blues players of the North Mississippi area. Much to my surprise, the guitars that have become popular in the blues world have made their way across the United States and Europe. Scuba Therapy & DIVEHEART HEALING WITH

Diveheart is a non-profit organization aiming to provide scuba diving opportunities to anyone with a physical or psychological disability. The organization, founded by Jim Elliot in 2001, strives to help individuals through scuba therapy “Imagine the Possibilities” by partaking in adventures they never thought achievable. Whether someone suffers from physical and developmental disabilities, impairments, amputations, brain injuries, or PTSD, Diveheart prides itself on being able to offer a stress relieving, interactive environment where everyone is on equal footing - none! The underwater environment offers an easy-on-the-body, weightless experience for everybody. Diveheart works with certified scuba divers to develop “Buddy Courses,” highly immersive training sessions for candidates wishing to volunteer. With programs around the world, working with individuals from the UK, Malaysia, Borneo, Mexico, China, Israel, Australia, the Caribbean, and more, it is no surprise that the organization has been recognized for many awards, including Charity of Choice, Non-Profit Excellence, and Top Rated Non-Profit over the past few years. The organization’s lead in Southern California oversees regular Diveheart Scuba Experience programs in the area. “We have adaptive instructors and dive buddies all up and down the coast of California” says Jim Elliot. Elliot was recently in Long Beach in January presenting at the Aquarium of the Pacific and also presented in-person last month to the dive club at the Newport Beach American Legion and Scuba.com. “Diveheart will be at the Scuba Show at the Long Beach convention center in early June and I’ve trained instructors, buddies and adaptive Divers off of casino point in Catalina for years as well as veterans and active military at Camp Pendleton and Navy Seals in Coronado when we did our open water off the shore in La Jolla” shares Jim.
