J.BIALSKY’S PIONEERING MISSION TO CREATE A NEW WAY OF LIFE IN SAG HARBOR WHERE MANY DEVELOPERS FAILED, OTHERS SUCCEEDED, YET NONE AS DEVOTED AND DETERMINED AS J.BIALSKY.
The astounding 2 West Water development site comes with a storied history. Where many developers failed, others succeeded, yet none as devoted and determined as Jay Bialsky. Starting from its pre-1983 day when it was the Whalers Motel operated by the Remkus family, to the 1984 to 1994 period when the property was transformed several times, the tale of 2WW is fascinating. The Remkus Family converted the building to mixed-use business and residential condominiums in the late 80’s, in which six retail units sat on the ground floor, and eight duplex apartments resided on the second and third floors. By 1994, the units were financially waning, and the project was purchased Bruce Davis, a locally-known 1-800-Lawyer, through the Sag Harbor Beach Corporation. In 2001, longtime tenants were bought out by Davis and the building’s future was set to become a private residence. Over the next 15 years, 2 West Water was Davis’ private home. In 2006, East End Ventures purchased 1,3,5 Ferry Road with the intention of building 18 condos, however it did not come to fruition. Later in 2015, developer Greystone purchased ownership of the property but was unable to get plans approved, and The Town of Southampton officially added the property to the CFP wish list for purchase. The Village of Sag Harbor tried to eminent domain the property with the intention to build their own waterfront park. However, hefty variances and approval issues delayed the deal between Greystone and the town, resulting in the sale of the entire project to another party. Finally, in 2018, Jay Bialsky became the proud new owner of what is now 2 West Water with a vision for the future. Bialsky, working with a design team led by Andre Kikoski Architect, submitted development plans and achieved unprecedented unanimous approvals within a record 11 months – an unprecedented feat considering the development’s history. This approval sparked the convergence of unsurpassed waterfront living and is the culmination of over a decade of thought and persistence on behalf of Bialsky, whose dream was to create a new way of life in Sag Harbor – one where a select group of residents can truly have it all.
