Sale by negotiation

Similar to sale by negotiation, the vendor and agent agree on a fixed
price instead of a range. When a purchaser makes an acceptable offer

The fixed date/tender option is like a private Auction. Interested purchasers put written offers forward by a set time and date. If an offer is at an acceptable level, the vendor can agree to it or continue to market the property in order to find a more suitable buyer.

Turn lights on throughout the home, especially on a dull day
When potential buyers are inspecting your home, it is best to be absent or make yourself as inconspicuous as possible. A buyer may feel uncomfortable asking questions if you are close by
Eliminate evidence of pets. Try to keep any noisy, excitable or untrustworthy animals away for buyer inspections. Unfortunately not everybody will love your pets like you do
