WHY GALLANT Why Gallant? Because we work hard building strong structures that make our clients proud and enduring partnerships that make our clients happy.

8

C O M PA N Y

GALLANT IS NOT A CONTRACTOR. Contractors have earned a less-than-heroic reputation. Gallant is not a contractor. If anything, we’re the anti-contractor: we start with the

end in mind. No punch lists, no change orders and no ever-expanding

deadlines. We pride ourselves on getting the job done the right way, for the right price, at the right time.

We recognize that each job is unique and may require the attention of Gallant’s leadership. By providing clients the opportunity to deal directly with the Gallant decision makers, we can ensure clear communication and full collaboration. Because when we take on a project, we view ourselves as an extension of our client and strive to create a true partnership.

GALLANT.

CONTRACTOR.

Strong track record of reliability with references to back it up.

Reputation for running behind schedule or over budget.

Offer the most competitive price possible for the absolute most value.

Underquote projects to get the job, then bring on change orders.

Our project/relationship continues indefinitely when we maintain the facility.

Job often never ends—end of project drags or problems surface after the job is “complete.”

Client has access to our leadership at all times. Transparency common to all jobs.

Reputation for being incommunicative: not showing up, hard to get ahold of, hard to get a straight answer from.

Ensure subcontractor quality with work verifications, client surveys, tools for evaluating/tracking performance.

Use sub-par subcontractors and don’t take accountability for their performance.

Multiple perspectives as builder, facilities manager and engineer offers a 360° view of the job.

Don’t understand and cannot execute the vision of the customer, architect and/or engineer.

Recognize that each job is unique and requires attention of Gallant’s leadership.

Don’t focus complete attention on job; often bite off more than they can chew or juggle multiple jobs.

Customer delight is priority #1; quality of process and profitability are secondary priorities.

Don’t care about process, customer satisfaction or end product; want to do just enough to get paid in full.

C O M PA N Y

OUR HISTORY Gallant was formed in the early 1950s by two brothers who worked with their hands. They were carpenters, framing houses and other wooden structures in the Chicago metropolitan area. Through the 1960s, they built structures and built Gallant through hard work, integrity and always putting the client first.

The founding team’s second generation took the reins in the 1970s—Gallant’s range of carpentry services began to include metal stud framing, and its focus

started shifting to commercial construction. Gallant continued to grow through the ‘70s and ‘80s as its primary focus evolved from carpentry to general construction services.

Gallant’s current leadership team began to take shape in the early 1990s. Kevin Krak, Gallant’s current President and CEO, came aboard with an

engineering degree from Illinois and corporate experience at Mobil Oil, May

Department Stores and Toys “R” Us. Kevin pushed Gallant to expand its general construction capabilities in scope, project size and geographic range. Gallant’s Facilities Services team was created to assist clients with facility maintenance and management.

Today, Gallant constructs, renovates, remodels and repairs client facilities throughout North America. Gallant has come a long way from its humble

beginnings more than half a century ago. But at its core, Gallant has always

been—and will continue to be—the same company. Gallant team members still like working with their hands. And their number-one priority is still customer delight.

12

C O M PA N Y

WHAT DOES IT MEAN TO BE GALLANT? SERIOUS COMMITMENT TO CUSTOMER DELIGHT.

Everyone says it. We work hard to live it. Customer delight is always job #1 at Gallant, even when it conflicts with other objectives, is extremely difficult or

requires more than we anticipated. If our client isn’t happy, we’re not happy. Period.

“CAN-DO” ATTITUDE.

Clients have needs at 5pm on the Friday before a three-day holiday weekend. That’s why we’re there 24/7/365 to vigorously confront and best any and

all challenges. And we’re thankful for the opportunity to show what we’re all about, even on a Friday.

PARTNERING, NOT BICKERING.

What’s good for the client is good for us. And we always work as a team, even when it’s difficult. Because life is too short to argue, point fingers, bicker and

haggle over the little things. We worry about what’s important: our partnership with the client.

DELIVERY VELOCITY.

In our clients’ environments, everything needs to happen now. Today.

Yesterday. We understand, and relish the opportunity to respond to client

needs or requests faster than anyone. Yes, that can be difficult at times. But isn’t that what makes it fun?

14

INDUSTRY KNOWLEDGE.

We build, renovate, remodel and repair commercial and retail facilities,

restaurants, offices, banks, hotels, fitness centers and other similar properties.

We don’t build high-rises, dams, bridges, roads, houses, apartments or nuclear power plants. We do what we do because we know how to do it. And we love doing it well.

FINANCIAL STRENGTH.

We’re a little old-fashioned. If we can’t pay for it, we don’t buy it. That’s

why we’re debt-free, finance our operation internally, pay our bills and are financially stronger than any other company our size.

15

VIRTUES

THE TEN VIRTUES THAT MAKE US GALLANT Inspired by an era when heroes saved the day and chivalry meant more than holding a door, we proudly present the Ten Virtues That Make Us Gallant.

Rooted in old-fashioned values and a refreshing company culture, Gallant is more than a general contractor—we’re Building Heroes.

You’ll recognize our Ten Virtues reflected in Gallant work, done by Gallant

people, every day. That’s why we’re different. Because without these Virtues, we’d be just another contractor.

PRECONSTRUCTION In many ways, the most critical time for a project is before it even starts. Proper planning and perspective on a project’s unique needs are essential to ensure success for the client and all parties involved.

Gallant’s Preconstruction Team—a combination of Business Development,

Estimating and Project Management staff—draws on its extensive experience, past challenges and successes to add client value. Collaborating with the

client and their teams, Gallant provides 360-degree, valuable project input on architectural systems, structural systems, mechanical and electrical

systems, scheduling and procurement. We address all critical issues before construction starts.

Our preconstruction capabilities include: • Conceptual budget development • Systems review and selection

• Construction document review and coordination • Scheduling and logistical planning

• Bid management and procurement

makes Gallant different is how we get there. The professionals on Gallant’s

Construction Team always execute the client’s vision of a well-managed project. Working in true partnership with clients, architects, engineers, governmental officials, subcontractors and suppliers, Gallant is known for high-velocity

leadership and project management throughout each project’s duration. We provide maximum value for the most competitive price possible. Our construction capabilities include:

• Budget and financial management

FACILITIES MAINTENANCE The project has been completed. Now what? On average, construction costs

account for only 11% of the total life cycle cost of a facility, so the real work

starts here—at least that’s what Gallant’s Facilities Services Group believes. Gallant is a leading provider of facilities management and maintenance

services. And we understand client needs. Our expert, cross-functional team

serves commercial, restaurant, retail, hospitality, governmental, educational and entertainment clients spanning North America, including Canada. Our facilities maintenance capabilities include:

• On-demand repair and replacement services

• Emergency and catastrophic restoration services

• Single- or multi-location capital renovations, retrofits and roll-outs • Preventative maintenance programs • Facility assessments and surveys

• Punchlist completion management

• Facility warranty management for both Gallant and non-Gallant projects
