After cocooning comes hiving Over the years, home decorating has evolved to reflect trends in our everchanging society. Cocooning, so prevalent in North America at the turn of this century, underwent a dramatic transformation after 9/11. Today, we still love to spend time at home, but now we do it in a group and call it hiving. Hiving means making connections with others, keeping in touch with family, friends, and work colleagues, all from the comfort of our own homes. The hiving trend has had an influence on how we decorate our homes: coziness must now go beyond the bedroom and basement den. We want our spaces to have an uncluttered but friendly and welcoming feel. No longer content to entertain our-

selves in isolation, now we prefer board games and social occasions. Open plan homes and multifunctional rooms are perfect for this style of living. The big, heavy coffee table has given way to little side tables that can be easily moved around as the occasion demands. Oversized ottomans make perfect footrests, but they also make great extra seating for surprise visitors. Different variations of neutral paint tones are making a comeback on walls. White is omnipresent, as well as “non-colours”, such as shades of grey, sand, cement, graphite, and ivory. To complement that simplicity, colourful accents straight from nature abound, including raspberry, apple green, and sunny yellow. It is heart warming to see the twenty-first century home become a peaceful haven for extended family, just like in our grandparents’ time!

A new era in household appliances Household appliances are constantly evolving to be greener, sleeker, and more adapted to any kind budget. New features and varied designs make shopping for one of these machines a real experience. These days, more than 90 percent of dishwashers are electronic, with many programs to precisely control washing intensity. Giant strides have also been made in reducing water and electricity consumption. Just 15 years ago a dishwasher cycle used an average of 30 litres of water, while today 13 litres is sufficient. Many dishwashers are now less noisy and have larger holding capacities than they used to. Some models can wash up to 15 place settings, which is 25 percent more than a regular-sized machine.

The new generation of washing machines is undeniably more economical, practical, and ecological than any other. They guarantee great performance in both time and energy consumption. High performance electronics are featured on both frontor top-loading washers, with sensors to adjust the required amounts of water and electricity during the wash, rinse, and spin cycles. Today’s washing machine can just about do it all: automatic load weighing, systems to reduce water consumption, suds detection during spin cycles, and systems to control overflows and leaks. Some even offer closed-door ventilation so that a forgotten load of damp washed clothes won’t start to smell musty! Finally, for all those households that would love to have a clothes dryer but just don’t have enough room, the vertical washer-dryer combo has also made technological leaps and bounds and now offers twice the performance in half the space.

The perfect kitchen island A kitchen island is a must-have in today’s ideal home. Any cook who has one couldn’t live without it! An island is the solution to a shortage of working space, and it is a great way to add storage cupboards to small kitchens. Even the smallest of homes can accommodate an island, with the many sizes and styles on offer: butcher blocks, mobile units, breakfast bars, and multipurpose islands with sinks or cooking ranges built in. The first step in choosing the right one for your kitchen is to carefully calculate the available space. You won’t want to block the flow of kitchen traffic or hinder access to appliances. Experts suggest a clearance of at least 36 inches around the island and 24 inches of work surface. The height of the island should be comparable to that of the countertops, unless a breakfast counter is to be included in the plan. In that case, the height of this section should be adjusted to that of the chairs or stools.

Tips for perfect lighting Lighting makes all the difference in the atmosphere of a home. Each room requires different lighting, depending on its use. Outside of task-specific lights, such as those used for reading or near a work surface, the goal is generally to enhance your space and make it feel warm and inviting to the eyes. A dining room or kitchen table should be lit by a ceiling light or chandelier; recessed lighting or spot lights should only be used to highlight a work of art, a piece of furniture, or a decorative object. Remember that recessed lighting should be pointed towards a wall in order to create indirect light and not be dazzling to the eyes. Floor lamps or directional tracked lights will help to produce diffused, more intimate lighting in a room. When deciding on any type of ceiling light, make sure there is some headroom, with no exposed bulbs to create glare. In a dining room, the bottom of a chandelier should be at least 30 inches from the table, and over an island there should be at least 34 inches of headroom. A few simple calculations can serve as a guide to the right size of chandelier. First of all, measure the width of the table and subtract 12 inches. The result will determine the ideal maximum width of the chandelier, while the Perfect lighting is the key to maximizing your décor.

Insulation 101 Efficient insulation of the outside walls of a home increases the comfort of its occupants and reduces energy consumption. Inversely, poor insulation leads to heat loss during the winter, an increase in heating costs, cold walls and floors, and sometimes mould or rot. Inefficient insulation also leads to excessive build up of heat inside the home during the summer and an increase in air conditioning costs. For all these reasons, it is important to ensure that the outside walls of a home are well insulated. There are many types of insulation. The most important criterion when choosing a material is how it will be used. Some kinds might be highly suitable for the basement or the attic but not for the surface of exterior walls. Synthetic materials, such as expanded polystyrene, are very efficient for insulating the exterior of a home. Mineral, plant, and animal fibres, such as wood wool, are worthy environmentally friendly choices for insulating from the outside. There are also other renewable materials such as cellulose and insulating minerals. Insulation must be able to fill cavities efficiently in order not to leave any empty spaces or thermal bridges, and it must be durable, resistant to humidity, and it mustn’t settle. Another consideration is the product’s thermal resistance (R- or RSI value). This indicates a product’s insulating capabilities and ensures that it meets building codes. Remember to evaluate a material’s quality/price ratio, and never forget that careful installation is necessary to ensure maximum insulation properties. The structure of the house and the type of siding used must be taken into account when choosing exterior insulation.

Thanks to advances in design efficiency, you can now purchase toilets that only use 4 to 6 litres of water. Gravity-fed toilets use very little water; they have a redesigned bowl that increases the siphon action while gravity helps the water through the trap. Pressure-assist toilets offer a similar flush: harnessing the energy from the supply line, a pressureassist toilet traps air in a vessel as it fills with water. When the flush is activated, the compressed air forces the water into the bowl, producing a powerful, pushing flush.

Similarly, geothermal heat pumps might be expensive to purchase, but they consume less energy than other systems. They can be used with forced air and offer the possibility of central air conditioning.

The British Columbia Real Estate Association (BCREA) reports that the dollar volume of homes sold through Multiple Listing Service® (MLS®) in BC climbed 14.3 per cent to $43.1 billion in 2011. A total of 76,817 homes were sold in BC in 2011, up 2.9 per cent from 2010. The average annual MLS® residential price climbed 11.1 per cent to $561,026 over the same period. “Low mortgage interest rates and gradually improving economic conditions contributed to a moderate increase in consumer demand last year,” said Cameron Muir, BCREA

Chief Economist. “BC home sales came in about on par with their 15-year average, but fell well below their ten-year average of over 88,000 units.” Vancouver, the Fraser Valley and the North experienced the largest percentage increase in unit sales last year, while consumer demand edged lower in Victoria and on Vancouver Island. BC residential unit sales in December dipped 1.7 per cent to 4,186 units, while the average MLS® residential price was 2.8 per cent lower than in December 2010.
