A new era in household appliances Household appliances are constantly evolving to be greener, sleeker, and more adapted to any kind budget. New features and varied designs make shopping for one of these machines a real experience. These days, more than 90 percent of dishwashers are electronic, with many programs to precisely control washing intensity. Giant strides have also been made in reducing water and electricity consumption. Just 15 years ago a dishwasher cycle used an average of 30 litres of water, while today 13 litres is sufficient. Many dishwashers are now less noisy and have larger holding capacities than they used to. Some models can wash up to 15 place settings, which is 25 percent more than a regular-sized machine.

The perfect kitchen island A kitchen island is a must-have in today’s ideal home. Any cook who has one couldn’t live without it! An island is the solution to a shortage of working space, and it is a great way to add storage cupboards to small kitchens. Even the smallest of homes can accommodate an island, with the many sizes and styles on offer: butcher blocks, mobile units, breakfast bars, and multipurpose islands with sinks or cooking ranges built in. The first step in choosing the right one for your kitchen is to carefully calculate the available space. You won’t want to block the flow of kitchen traffic or hinder access to appliances. Experts suggest a clearance of at least 36 inches around the island and 24 inches of work surface. The height of the island should be comparable to that of the countertops, unless a breakfast counter is to be included in the plan. In that case, the height of this section should be adjusted to that of the chairs or stools.

Tips for perfect lighting Lighting makes all the difference in the atmosphere of a home. Each room requires different lighting, depending on its use. Outside of task-specific lights, such as those used for reading or near a work surface, the goal is generally to enhance your space and make it feel warm and inviting to the eyes. A dining room or kitchen table should be lit by a ceiling light or chandelier; recessed lighting or spot lights should only be used to highlight a work of art, a piece of furniture, or a decorative object. Remember that recessed lighting should be pointed towards a wall in order to create indirect light and not be dazzling to the eyes. Floor lamps or directional tracked lights will help to produce diffused, more intimate lighting in a room. When deciding on any type of ceiling light, make sure there is some headroom, with no exposed bulbs to create glare. In a dining room, the bottom of a chandelier should be at least 30 inches from the table, and over an island there should be at least 34 inches of headroom. A few simple calculations can serve as a guide to the right size of chandelier. First of all, measure the width of the table and subtract 12 inches. Protecting your home from water Even if your home isn’t near a lake or river it could still be vulnerable to flooding. If you have regular water infiltration in your basement, you must correct the problem as quickly as possible — the mould that grows on damp materials can seriously compromise the health of your home’s occupants. Moisture might come in through holes or cracks in the foundation or because of the inadequate waterproofing of the outside walls. Infiltrations could also be the result of poor drainage around the perimeter of the foundation or from sloping land that directs the water towards the foundation. Whatever the cause, repairs are essential. If the problem is a seasonal one, it could be caused by crushed or blocked perimeter drainage pipes in the foundation. If this is the case, they must be repaired or replaced, meaning the entire basement will have to be rebuilt. On the other hand, if the infiltrations only occur during heavy downpours, the problem could be caused by the gutters. If the downspout doesn’t direct the runoff far enough away from the house, this water will infiltrate a poorly waterproofed foundation. A distance of more than four feet should be maintained, although many municipalities have now established norms of more than five feet. The worst problem to have to cope with is cracks in the foundation. This problem has to be resolved from the outside, usually with heavy machinery that excavates and exposes the walls. Specialists in this type of work will be able to solve the problem, but usually at a high cost to the homeowner. Finally, always ensure that you have a backwater valve, also known as a back flow valve, installed on the sewage pipes. This device is essential in order to avoid water backing up through your sinks, showers, or toilets.
Redecorate without spending a fortune The best way to give your home a facelift without spending a fortune is to use materials that you already have on hand. With a bit of time and effort you can restore furniture and freshen up your home very inexpensively. If your old furniture is made of solid wood, for example, it can easily be refurbished and enjoyed for years to come. Just strip it down or paint it a fashionable colour. You could also remove or add decorative features and change any handles or knobs for modern ones. Next, find out when and where auctions will be held in your area. These estate sales and close-outs are one of the cheapest ways to furnish a home. If you’re a real bargain hunter, choose defective items and fix them up: chairs with damaged caning, drapes with frayed edges, or repainted furniture. Antique dealers may turn up their noses because of the work involved in restoring such things, but if you’re patient and savvy, you can acquire the know-how to do this kind of repair work.
