Daylight & Sunlight Amenity Daylight & Sunlight Amenity is purely a Planning matter with the final decision as to what is acceptable being given by Local Authorities. It focuses on the amount of natural light received within a proposed development as well as to the surrounding properties before and after construction. It considers the amount of direct light (sunlight) and the light from the sky received in all directions (daylight) associated with a proposal. The subject relates to habitable rooms

so bathrooms, circulation space and storage areas are ignored but it does consider external amenity space such as gardens, parks and playgrounds. Guidance on individual Local Authority requirements in respect of Daylight & Sunlight Amenity should be contained within their Local Development Plans. The most commonly accepted set of industry guidelines on this subject is BRE Report 209: Site Layout Planning for Daylight and Sunlight – A Guide to Good Practice (2nd Edition) which sets out a sequence of steps to review the situation.
