Making Reservations Reservations Booking your summer vacation as early as possible will give you the best chance to reserve your desired dates and rental locations. Keep in mind, many great properties are offered at reduced prices during the off-season from September through June! Vacation rentals in the winter also offer greater flexibility with dates and pricing. We can accommodate a three night stay to a month or longer depending on availability. (Rates increase during most holiday periods.) Returning Guests For the upcoming summer, returning summer guests have priority to reserve the same property for the same week ( some exceptions are allowed ). If you are visiting with us for the first time, or it has been a long time, open booking commences in September for the following year. Payment When you reserve your vacation home, a rental agreement is emailed to you. To confirm your reservation, we require one half of the reservation total paid up-front with a signed rental contract. Your rental contract can be signed via E-signature and a credit card is taken at the time of reservation. If final payment is not received in a timely manner, your reservation will be subject to cancellation. Additional charges apply when reserving a vacation home: • Processing Fee • City of Newport Beach Tax of 10% (For rentals less than 31 days) • Security Deposit/Damage Waiver • Housekeeping Fee The remaining balance is due four (4) weeks prior to check-in. Any late payments must be paid in the form of a money-order, cashier’s check or credit card. Check-in and Check-out times Check-in is from 3:00 p.m. to 5:00 p.m. in our office. Check-out is before 10:00 a.m.

Historic Blue Beet By Dani Fankhauser | Photos by Jody Tiongco Housed in the oldest commercial structure in Newport Beach, The Blue Beet is a bar with a rich history. The building has stood since 1912, and over the years, the brothel-turned-saloon-turned-live music joint survived through Prohibition, a fire and a rumored ghost. “There’s an old story that there is a ghost of ‘Dollar Dolly’ who used to frequent the place in the 1960s for her ‘services.’ Many people think that her ghost still roams the building late at night,” explains general manager Scott Lewis. The restaurant picked up its live music tradition in the 1960s when Sid Soffer bought the restaurant and named it Sid’s Blue Beet. He brought with him the menu from his other restaurant, Whiskey Bill’s, which was located on old Newport Boulevard. The historic Blue Beet building was threatened by a fire, but it only burned the inside and roof, while the foundation remained. Scott recounts, “One night during the 1980s, ‘Snake’ the painter was on a job to paint the inside when rumor has it he fell asleep with a lit cigarette. The rest is history.” Scott’s father, Steve Lewis, bought the restaurant in 1998 and also owned it for a short period during the 1980s. The menu introduced by Sid, including the beef stroganoff, halibut fish ’n chips and “Sid’s Fillet” are still served. “Every year we add a few new menu items to keep up with current trends—i.e. Scott’s Chicken Wrap, Beef Sliders and Blue Beet Healthy Choice’s, which is a grilled chicken breast served with wild rice and vegetables,” Scott says. The location on 21st Street near the pier brings in foot traffic, but frequent diners are known to arrange their schedules around The Blue Beet’s daily specials. “Each night we have weekly dinner specials that you won’t find on our menu,” Scott explains. “Only the true locals usually know about our specials.” Come on Monday night for half off a New York steak, or try the sirloin tips on a Tuesday. Thursday offers a choice between the pork chops or the New York steak sandwich. On Wednesdays, The Blue Beet’s kitchen team offers up a generous portion of BBQ ribs, served with garlic mashed potatoes, gravy, and green beans combined with almond slices. Other possible side dishes include creamed corn, french fries and a green salad. On occasion, the ribs are designated as the chef’s special on Saturdays, which varies every week.

The fried calamari, served spicy on request, is a great starter or pairs well with a Blue Beet Martini (Finlandia Premium Martini Vodka and Chambord, with a lemon twist, a splash of sweet and sour and pineapple juice) for a late-night snack. Server Rose Walker says folks rarely partake in dessert after The Blue Beet’s hearty portions, but the menu does offer a homemade cheesecake to finish out the night. While the specials might lure in local regulars and out-of-town guests alike, the solid dining offerings are just a backdrop to the main event: live music, nearly every night of the week. One favorite is 80s night on Tuesday, and if a band is popular with the crowd, The Blue Beet will be sure to book them again. With a lively crowd and flowing martinis, the scene at The Blue Beet can also be enjoyed from a bird’s eye view. The upstairs, which overlooks the stage from a balcony, is available for special events, such as birthday celebrations or corporate parties. The Blue Beet’s popularity spans generations. Ocean Safety Tips

Always swim near a lifeguard. Check the surf conditions with the lifeguard before entering the water and choose a beach that fits your comfort and skill level. Never feel embarrassed if in trouble. Wave your hands above your head, a universal sign for help, and you will be assisted. You can also call a local number for the daily surf report: 949.673.3371

Rip Currents Rip currents, or riptides as they are often called, are very misunderstood and for this reason, pose the highest potential threat to the average beach-goer. The United States Lifeguard Association (USLA) has found that some 80% of rescues by USLA affiliated lifeguards at ocean beaches are caused by rip currents. These currents are formed by surf and gravity, because once surf pushes water up the slope of the beach, gravity pulls it back. This can create concentrated rivers of water moving offshore. Some people mistakenly call this an undertow, but there is no undercurrent, just an offshore current. If you find yourself vigorously swimming toward shore and making no headway, even backward progress, DO NOT PANIC! Most rip currents are narrow and a short SWIM PARALLEL TO SHORE will bring you to safety. And remember, never be afraid to ask for help.

Warning Signs Observe all warning signs. Each year thousands of visitors are rescued by the Newport Beach lifeguards. Before entering the water, be sure to observe the color of the flag flying at the rear of the closest lifeguard tower. Each day, the lifeguard raises a colored flag based on his assessment of the surf conditions. The solid colored flag green represents light surf, yellow represents moderate surf, and red represents heavy or dangerous surf conditions. Due to the summer crowds, one more flag may be flying at the front of the lifeguard tower. The Black Ball Flag, the yellow flag with the black dot in the center, means that hard board surfing is prohibited. Talk to your lifeguard for more information on the Lifeguard Flag System.

Don’t Drink and Swim Alcohol and swimming don’t mix. Alcohol can reduce body temperature and impair swimming ability. Perhaps more importantly, both alcohol and drugs impair good judgement, which may cause people to take risks they would not otherwise take. Newport Beach does not allow open containers on public property.

Supervise Your Children When lifeguards are on duty, they are watching for potential problems, but they can’t see everything. Keep your children under a constant and watchful eye. The beach is a dynamic place, and can surprise waders who suddenly find themselves over their heads. Talk to your local lifeguard for more safety tips or visit www.csla.org.

BALBOA PENINSULA - PAVILLION In 1906, one of California’s last surviving turn-of-the-century pavilions, the $15,000 Balboa Pavilion is completed. Built by the Newport Bay Investment Company to enhance the development of Balboa, it has long enhanced Newport Beach as a seaside recreational destination and a prominent navigational landmark. Her sister project, the Balboa Pleasure Pier was also completed for the purpose of attracting lot buyers to the Balboa Peninsula. Back then, bay-front houses sold for as little as $500. Still further, in August 1906, Newport Beach annexes Balboa and incorporates as a city with a total population of 445. The Balboa ferry begins operations.


BALBOA ISLAND In 1909, with permission of the Orange County Board of Supervisors, William Collins moved his small dredge to the eastern part of the Newport bay, a mud flat called “Snipe Island�, and begin cutting a channel along the north side of the bay across from the Pavilion, piling the sand and silt up on the mud flat and thus Balboa Island was born. Balboa Island was a summer vacation place. Most homes had no heaters, and were closed up in the winter. Families came down for the entire summer. Cooking was done on a gasoline stove as there was no gas or electricity. Coal oil lanterns and candles were used. In 1916 the City of Newport Beach annexes Balboa Island,

PACIFIC ELECTRIC RAILWAY

IN SOUTHERN CALIFORNIA Newport Beach and Balboa Line In 1906, Henry Huntington’s Pacific Electric Railway “Red Cars” began service to the Balboa Peninsula and Pavilion, and soon, the Red Cars would bring thousands of summertime visitors from Los Angeles. By 1911, Pacific Electric was the largest operator of interurban electric railway passenger service in the world with over 1,000 miles (1,600 km) of track. The system ran to destinations all over Southern California, particularly to the south and east. The Newport-Balboa Line was the first Pacific Electric line into Orange County. It ran down the coast from Long Beach. The trains reached Huntington Beach via Seal Beach in 1904, and the tracks were extended to Newport Beach in 1905, and finally to Balboa in 1906. (On at least two occasions, rails were extended to the tip of the peninsula to carry rock for breakwaters protecting the entrance to Balboa Bay.) The PE considered continuing on down the coast, but those tracks were never built. In 1903, while the Newport-Balboa Line was still in the planning stages, Henry Huntington and his partners bought the Pacific City tract along the proposed route and renamed it Huntington Beach. Sunset Beach was laid out along the tracks in 1905, and even Corona del Mar hoped to take advantage of the proposed extension down the coast. The town of Balboa (not to be confused with Balboa Island) owes its start to this line. Whereas Newport Beach was

Orange County’s (principally Santa Ana’s) front door in the days of coastal steamer traffic and was tied to Santa Ana by the Southern Pacific Railroad, Balboa was but a sandy peninsula until Pacific Electric extended to the town site. Steady growth thereupon ensued and in due time, Balboa surpassed Newport as a favorite spot for holiday seekers. The Pacific Electric began reducing service on the Newport-Balboa line in 1940 when the service to Balboa was stopped, and the last passenger run to Newport Beach was in 1950. Freight service to Seal Beach and Newport continued via the line between Stanton and Huntington Beach. The track between Huntington Beach and Newport was abandoned in 1962. The Huntington Beach and Seal Beach lines were terminated in 1966.

The Red Car The typical equipment required by this line in the 1920’s consisted of five cars which were stored overnight at Balboa and Los Angeles. At that time seven crews were needed, five working out of Los Angeles, two out of Balboa. At its height, this line carried fairly heavy weekend crowds. As many as eight 800-Class cars were stored over Sundays on the double track stub in Balboa. These would leave for Los Angeles in two and three car trains late Sunday afternoon. The 1299 business class car, originally in use for the Pacific Electric which can now be seen restored to its former glory at the Orange Empire Railroad Museum, was also used for Pacific Electric E’s “Commodore Limited” parlor car service between Los Angeles and Balboa (Newport Beach) from 1942 to 1948. The deluxe, extra-fare service was used by numerous prominent Los Angeles businessmen who had summer homes in Balboa, among them PE President Oscar A. Smith. These were luxurious officers’ cars that transported many celebrities, including several presidents, as well as system brass. Several of the cars served for years on the deluxe Newport-Balboa Commodore. Grandest of them all was the mighty “Alabama”, Henry E. Huntington’s private car. Regarded as one of the fastest and finest “interurbans” ever built, the huge 63-foot 52-ton car, the personal property of Huntington, was kept at his San Marino estate. The car has observation rooms at either end, and a toilet compartment and small kitchen in the middle. The kitchen was used to prepare light meals and refreshments for the passengers. The carpeted interior is outfitted with portable leather armchairs, and the large windows on the ends of the car provide a good view of the line.

From the Ashes After Parlor Car service ended in 1948, the 1299 continued to be used for company inspection trips and was frequently chartered by rail enthusiast groups for special fan trips. While the prospect of bringing back rail service to Newport Beach and Balboa has been proposed several times over the years, the glory days of a rail trip from Pasadena and Downtown LA to Balboa in an hour is most likely to remain a memory of a long-forgotten era. However, The Pacific Electric Right-of-Way (PE ROW) / West Santa Ana Branch Corridor is a railroad right-of-way that extends for approximately 20 miles between the City of Paramount in Los Angeles County and the City of Santa Ana in Orange County. Final study recommendations for extending the metrolink line along this route occurred in the spring of 2012 and the old PE line will most likely reopen in the next few years.

Newport Beach Christmas Boat Parade Many Imitators, Only One Original! The Newport Beach Christmas Boat Parade in Newport Beach, California, has a long history as a yuletide favorite. In 1907, Scarpa began taking a group of visitors from Pasadena across the Newport bay in a gondola decorated with Japanese lanterns. One year later, on July 4, 1908, the first lighted boat parade took place. Scarpa, along with his fellow small boat operators, put together a loosely organized affair consisting of nine vessels. The parade, illuminated by Japanese lanterns, was led by Scarpa’s gondola and followed by eight canoes. Thus, Scarpa has been credited with creating the first lighted boat parade. It was 1913 when Walter Gustin, decided to promote the event featuring lighted boats and called it the “Illuminated Water Parade”. To incentivize participation, the boats were judged and prizes for the best decorated and best lighted vessels were given. Unfortunately this was to be the last parade for the next five years. World War I erupted and the depression hit Newport Harbor. It was not until 1919 that Joseph Beek, who at the time was operating ferryboats like the Fat Ferry, came to rekindle the lighted boat parade, resulting in the establishment of the “Balboa Tournament of Lights” in 1921. Support for this event came from both Balboa Island and the Peninsula. Soon there were fleets of rowboats, canoes, and small sailboats. Even motorboats, power cruisers and large auxiliaries became a common sight. By 1929, scores of decorated and illuminated power craft were towing their quota of small craft. As each tournament followed, the decorations became more varied and imaginative. In 1929, Governor C.C. Young stated, “It’s one of the most beautiful things I have ever seen! I think its most charming feature is its freedom from commercialism.” With the exception of a few years during World War II, the Tournament of Lights was held every summer from 1919 through 1947. In 1958, the Police and Fire authorities believed that the light parade was drawing too many visitors to the harbor and creating heavy crowding and traffic congestion and the Tournament of Lights fell out of favor. However, back in 1946, Newport Beach City employees had outfitted a barge during the holiday season and installed a lighted Christmas tree. The barge was towed around the harbor while its passengers sang Christmas carols to residents on shore. Most of the early participants were children who decorated floats that were towed around the harbor. The floats were constructed in Beek’s garage and many were patterned after those seen in the Pasadena Tournament of Roses Parade. The Beek family later provided one of their ferryboats for the floating Christmas tree celebration. Gradually, each year, other lighted boats fell in line behind the city employees’ floating tree. Soon the Tournament of Lights came back as a Christmas celebration. However, in the early 1970s the crowd draw forced the Beeks to withdraw their ferry, for it was needed for service transport for all the people. By then, there were more than enough boats glad to lead the parade. Today the Tournament of Lights, now called the Newport Beach Christmas Boat Parade, features as many as 200 boats. The boat parade along with one of the tallest Christmas trees in the United States at Fashion Island, make Newport Beach one of the most popular places to visit at Christmas time.

In this age of computer generated animation, the scope of the lighted displays is sometimes lost, but not with small little kids.

Options for Viewing The Newport Beach Boat Parade However you view the parade it will be an experience that you will not soon forget. Here are the options for viewing the parade. You can view the parade from shore either from one of the public access areas along the harbor, from one of the many restaurants that line the harbor, or by ship either in the parade or stationary in the bay. For shore based options for viewing the Newport Beach Boat Parade here are some popular locations to view the parade. The Balboa bayside boardwalk on the Balboa Peninsula, along edgewater is one of the best places or on the walkways around Balboa Island. Another option for shore based viewing is the numerous restaurants that line the bay. Restaurants such as the Newport Landing Restaurant, Harborside Restaurant, and Woody’s Wharf are just some of the restaurants that provide a view of the parade. Viewing the parade by ship is the last option. It does require a bit more planning as reservations should be made at least a week out and a month or more is not uncommon especially for weekend dates. In 1913, J.P Greeley, one of the founders of the Newport Bay Investment Company, built the original Balboa Theatre where the Balboa Inn now stands. In 1916, J.P. hired Mrs. W. A. Osgood to operate the theatre. The Old Balboa Theater presented musicals, small plays, comedy and vaudeville for around 15 years until it was transformed into a movie house.

Mrs. Osgood, who was

more widely known by her theatrical stage name Madam La Rue, operated the theatre there until in closed in 1928. The theatre was razed and the Balboa Inn was built in its place and opened in 1929. In 1928, Mr. Greeley built a second performing arts facility, the 350 seat Ritz Theater, at 707 East Balboa Boulevard. The Ritz Theater was built on the site of the original famed Rendezvous Ballroom, which had recently been destroyed by fire in 1927. The Rendezvous was rebuilt in 1928 on Washington Street and Oceanfront. When the Ritz Theater opened its doors, it was considered one of the most advanced, state-of-the-art theatrical facilities for vaudeville and small theater productions in California. In the early years, from 1928 to 1939, the theater hosted vaudeville and other small, live productions, and also housed an infamous speakeasy during the Prohibition era. The Ritz became a well-known meeting spot for local society and Hollywood celebrities. In 1939, the Ritz was renamed the Balboa Theater when Henry Siler, who had operated the Ritz, moved to the new Ritz Theater which was built on the neighboring Lido Peninsula, site of the present-day Lido Theater. By the 1940s, the theater had turned its emphasis and interest to presenting first-run films, and it soon became the entertainment hub of Newport Beach. Throughout the 1950s and ‘60s, the Balboa Theater acquired a reputation as a valued and charming cultural resource continuing to run Hollywood films for the local populace. In the early 1970s, the Balboa Theater survived several different proprietors who experimented with a variety of entertainment options. In 1973 it was taken over by Vincent Miranda’s Pussycat Theatres and operated as an adult theatre until 1975. The City of Newport Beach objected to the purchase and the police harassed the Balboa Theatre with multiple raids of films. The raids were an indication of popular discontent for the type of films being shown. By the mid 1970s, the Theater had become popular as a revival film house, featuring such classics as “Casablanca” and “Citizen Kane.” During this period the Theater showcased midnight runs of “The Rocky Horror Picture Show”. This type of programming, operated by Landmark Theatres, continued until the site closed as a movie theatre in 1992. The last Rocky Horror picture show screened on November 30, 1991 with lines stretching around the block to the pier. After years of lobbying the city for support, the city of Newport Beach purchased the building in 1998 and plans are in place to restore the theatre to its past glory as a 300 seat performing arts facility. Diane’s Music Box The Music Box film location memorialized in Hollywood In 1982, Dianne Duke opened Dianne’s Music Box Telephone Answering Service in Balboa located at 1505 West Balboa Blvd. The name comes from an old Laurel and Hardy short film. The film, which depicts the pair attempting to move a piano up a large flight of steps, won the first Academy Award for Live Action Short Film (Comedy) in 1932. Dianne used the same name for her answering service in Hollywood, which she owned for 17 years, because she dealt exclusively with entertainers and actors. The reason Dianne moved her business to Balboa was because she used to live in Balboa years earlier and used to work at Stan’s Gang Plank Restaurant inside the old Bay View Hotel located at 503 East Edgewater Ave., now the site of the Newport Landing Restaurant and Oyster Bar. Dianne’s switchboard was the last old manual style switchboard to be installed in Orange County. That same year AT&T and the Department of Justice settled the antitrust case against AT&T. AT&T agreed to break itself up into several firms in 1984. One firm, AT&T, provided long-distance service, and seven other firms (“Baby Bells”) provided local telephone service in different regions. It was the end of an era for the manual switchboards as computers replaced both the old switchboards and their operators. The increasing disappearance of answering services (and machines) is directly related to the decline of landline phone usage. Not only the switchboard, but land lines themselves, may one day go the way of the dodo – extinct. However back in the 1980’s and 90’s, with as many as 150 business clients getting up to 3,000 calls a month, Dianne kept her staff busy especially with Saturday “emergency calls” for door vendors and lock smith clients as well as taking dinner reservations for local restaurants. The way Dianne answered the phones was reminiscent of the personal service the old Catalina Island phone system offered. The City of Avalon on Catalina Island and had one of the last manually operated switchboards on the West Coast. It was replaced in 1978 by a remote electronic switch in San Pedro. Despite the rise of electronic switchboards, Dianne operated her answering service in Balboa for 20 years and finally closed her doors in 2002. Burr White Realty leased the former Music Box space in 2003 and currently uses it to operate the only dedicated inventory warehouse for vacation rental supplies in Orange County.

Laura Matthews unleashes her creativity at eponymous shop

As she bends low over her workbench, attaching a bit of fur to a classic leather hand bag, Laura Matthews is a long way—figura tively and literally—from the Bay Area tech firm where she worked for more than a decade. Her last job didn’t satisfy her creative urges, she says, “but now I can’t get to work fast enough.” When the 47-year-old creative force behind Laura Matthews Designs is not in the back room of her Balboa Island boutique adorn ing handbags of her own design, or making statement jewelry from vintage coins, feath ers, horns, agates, and spiritual relics, she’s playing taxi driver to her daughters, 7 and 12. father an artist. She began embellishing jew elry and handbags when she couldn’t find interesting pieces at affordable prices. Her cre ations, which now range between $38 to $300, quickly developed a following and inspired her to open a tiny storefront at The Cove in September 2010. She moved to Balboa Island last February, immediately drawing locals and tourists alike to her rustic-modern space with a cozy fireplace.
