Bembridge & Ryde Bembridge is a village on the east coast of the Island and it has a good mix of shops, pubs, restaurants. It is a popular sailing centre with shallow beaches with rock pools, offering safe bathing and hours of time beach-combing and crabbing for the kids.

Bembridge has a lively small harbour, which is always well stocked with fishing boats and pleasure craft. It’s also home to 1700’s The National Trust Windmill, with its original machinery. This unique landmark has been an inspiration for many artists including J M W Turner. Bembridge and Culver Wonderful Wildlife Walk and the nearby Brading & Bembridge Marsh and Down Walk are worthy of consideration for those active visitors. Nearby St Helens Village is an archetypal Old English Village with wonderful central green which holds various events throughout the year. St.Helens Duver is a great place to relax and look out to sea. Ryde is known for its miles of beautiful golden sands. The Esplanade has many attractions including: ten-pin bowling, Bowling Green, children’s fairground, boating lake & tree climbing experience. Nearby Puckpool Park provides a great place for the children to play and the adults to relax. Beachside cafes serve much needed refreshment and the town has a transport interchange with bus links to the whole Island and a train to Shanklin, via Brading Lake and Sandown. The hillside town is great for shopping and if shopping is your thing you can even hop on the Hovercraft and be in Portsmouth in 10 minutes.

Sandown & Shanklin Sandown is a traditional British beach resort which is in a delightful bay on the south east coast of the Island, the ideal location for your family holiday.

With its gently sloping sandy beaches, miles of coastline, blue sea and great choice of attractions; including an entertainment pier, dinosaur museum and a plenty of places to eat, Sandown is without doubt one of the best beach resorts on the Isle of Wight. Shanklin lays to the South of Sandown, its sister resort within the Sandown Bay area and is back-dropped by the dramatic red cliffs of Luccombe and the sandstone cliffs along the bay. Shanklin Old Village; with its fascinating historic Chine, is certainly worth exploring and you will want to return to this popular destination. Delightful Godshill Village has charming thatched-roofed cottages and a medieval church. The main street has tearooms and traditional family pubs with beamed ceilings, cosy fireplaces children friendly gardens. There are a range of shops offering local crafts and produce as well as a detailed model village attraction. Not far from Sandown (en route to Ryde) is Brading, one of the oldest towns on the Isle of Wight and steeped in history. Here you can explore the Brading Roman Villa, the pretty Norman Church of St Mary’s and the Old Town Hall with its whipping post and stocks. There are some very scenic walks in and around Brading; including the historic walk along the old harbour wall to the windmill at Bembridge.

Shanklin Manor dates back to the Doomsday Book and after a rich history, it has been extensively renovated and restored back to its former glory, and to meet the demands of the modern world. The apartment comprises of two large bedrooms with parkland views, and two bathrooms. The living area is spacious and open plan, with separate seating and dining areas. Within the 2½ acres of grounds, there is a listed walled garden and summerhouse, as well as a private gate to access the adjacent picturesque parkland. Shanklin Cricket Club, a large park with duck pond and children’s play area and historic St Blasius’ Church are all nearby and the manor is a few minutes walk from the Old Village, cliff top and sandy beaches.

Highlands takes its name from the imposing Victorian residence that stood on the cliff top site for over 100 years. Originally built for the Lord Mayor of London, Sir James Thomson Ritchie, and subsequently used by Reverend William Page Roberts, Bishop of Salisbury, for his final years, it was later owned by the McAuslane family, who turned it into a well known hotel. After its closure, it was then used by Upper Chine School for its final years. After being left for a decade, the current Highlands was then constructed, a grand and impressive mock Georgian manor house that lived up to its predecessor in terms of scale and views across Shanklin. However, it was never finished and derelict, open to the elements, for a decade. Now, after an extensive refurbishment and conversion, it is now restored into 5 spacious, luxurious apartments. West Wight & Cowes Cowes is considered the sailing centre of the UK, being most famous for the Cowes Week sailing regatta, established in 1828, which is taking place from the 29th July – 5th August in 2017. This famous spectacle attracts 100,000 visitors with 800-1000 boats of different classes competing.

The town itself has narrow streets and a wealth of chandleries, shops, boutiques, pubs and eating venues. The chain ferry links Cowes with East Cowes where you can visit the former home of Queen Victoria, Osborne House, an English Heritage attraction which has a private beach and café and the Swiss Cottage museum (originally built for the Queens children). The West Wight, as its known, is a scenic area consisting of some of the Island’s prettiest villages and hamlets. Most of this part of the Island is designated as Areas of Outstanding Natural Beauty (AONB) and Special Scientific Interest (SSI). Visit Alum Bay and The Needles and you will have a fabulous family day out. Freshwater Village offers a wide range of shops, pubs, eateries and a sports centre. The charming and historic port town of Yarmouth nearby has a marina and 16th century castle, which is well worth a visit. Winkle Street in Calbourne, just west of Newport is probably the most well known street on the island. A charming terrace of stone faced cottages with a stream running past, providing the most picturesque setting imaginable. With other villages to explore you will certainly enjoy the ‘Old World’ charms of this area.

St Lawrence & Niton St. Lawrence is a small village situated along the famed and beautiful Undercliff, an Area of Outstanding Natural Beauty, on the south facing coast between Niton Village and Ventnor.

There is a post office/general convenience store as well as a 13th Century church, considered the smallest in England. Nearby coastal paths will take you to Binnel Bay, Woody Bay and beyond. Niton Village is home to several churches, a pottery workshop and local shops. The lower part of the village, below the cliff is known as ‘Niton Undercliff’ and was a small fishing hamlet in the 19th Century. This includes the most southerly part of the Isle of Wight, St Catherine’s Point and St Catherine’s Lighthouse built in 1840. There is a great family pub in the village and a 16th century smugglers Inn nearer the Lighthouse; ‘The Buddle’. This award winning Inn serves great food and has open fires, flagstone floors & beamed ceilings. Older Cottage Some of our guests seek an older character property but it is worth bearing in mind that these properties are often well over a hundred years old and built before the advent of damp courses or insulation. Guests could also expect uneven floors and some low beamed ceilings which may not always be mentioned in the brochure description.

Cleaning Materials Cleaning materials and tea towels will not be provided in your holiday home. Please bring these along with you.

Conditions of Hire GENERAL CONDITIONS OF HIRE 1) The contract is made between the Visitor and the Owner of the property for which the booking is made, and is deemed to be made subject to these Conditions of Hire and the Booking Conditions and Information contained herein. Home from Home Holidays act as Agents for the Owners and are not principals. The acceptance of a booking from a Visitor creates a contract between themselves and the Owner of the property. Once the booking and Deposit have been received, the holiday booking is then firm, and the full rent will be required, even if you have to cancel your holiday (see clause 3 in these Booking Conditions). 1 (a) When submitting a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking field. This does not form a contract between us or the cottage owner. A contract shall only arise when your booking is subsequently confirmed in writing via letter of confirmation sent by post or email. By submitting an online reservation you are agreeing to the Conditions of Hire. The Conditions of Hire are available to view on our website and can be requested in writing from our office. Once the deposit and booking fee has been paid you confirm that you have read and fully understand their content and agree to be bound by their conditions. RESERVATIONS AND PAYMENTS 2) Direct reservations to the office will be held for 7 days and officially confirmed once a Booking and /or an online payment of £200.00 has been received. REFUNDABLE DEPOSIT (unless otherwise stated) £150.00 BOOKING FEE (non refundable) £50.00

The Deposit will be held against damage, breakages and extra cleaning if necessary. The Deposit may also be used to cover cancellation charges (see clause 3) and any outstanding gas, electricity and telephone charges calculated at the end of the hire period (as applicable). Home from Home Holidays will hold the deposit as agents for the Owner and the Owner will be liable to account to the Visitor for the full sum of the deposit less any deductions applicable pursuant to the Conditions of Hire and Booking Conditions and Information contained herein. Home from Home Holidays will hold all deposits in a client Bank Account and no interest will be payable to either the Owner or the Visitor. 2 (a) When a provisional booking has been confirmed, the Visitor is responsible for the total Rent, and payment is due 6 weeks prior to the start date of the Hire Period,. Where the agent has not received the balance by the due date an overdue reminder letter may be issued to the holiday maker and a charge of £25 will be added to the balance due. If the balance is then not received within 4 days of that reminder then the agent reserves the right to treat the booking as cancelled by the holiday maker (Section 3 will apply) and the holiday maker shall have no claim against the agent or the property owner for compensation or reimbursement whatsoever. For bookings made less than 6 weeks before the start date, the total amount is due at the time of booking, to include the Rent, Deposit, Booking Fee and utility charges and/or Pet Charge (where applicable). 2 (b) A £30.00 administration charge (incl. VAT) will be payable by the visitor if they wish to change their holiday dates and/or ferry booking after the Confirmation of Booking has been issued, subject to availability and the agreement of the owner. 2 (c) If any items left behind after your departure are to be collected from a property and/or returned, then a £30.00 handling charge (incl. VAT), plus postage and packing will be deducted from your returnable deposit.

2 (d) The Deposit, will be returned to the Visitor after departure, providing that everything is in order and all outstanding charges have been deducted, within 28 days.

right to terminate the Contract if the number of visitors is exceeded without notice and without refund and the whole of the Deposit would automatically be forfeited.

2 (e) Payments can only be made by credit card or debit card as we are unable to process cheques. Credit cards will be subject to an additional 3% charge.

4 (a) Bookings will not be accepted from groups of single people under the age of 18.

2(f) Visitors may pay by Bank Transfer to our Account at National Westminster Bank PLC, 107 St James’ Square, Newport, Isle of Wight, Clients Account Number 05077311, sort code 54-10-34, quoting the booking reference number as a reference. IBAN: GB54NWBK54103405077311, BIC number: NWBKGB2L. INSURANCE / CANCELLATION 3) Once the booking fee and deposit has been paid and the booking has subsequently been confirmed, visitors are liable for all the charges of the holiday, as a binding contract has been deemed to be made between the holiday Visitor and the Owner. Any cancellation made by the Visitor (for whatever reason) shall be in writing addressed to Home from Home Holidays. The effective date of cancellation is when written notification is received. Home from Home Holidays will endeavour to re-book the holiday accommodation but a cancellation charge of £100 (inc. VAT) will be levied on the Visitor. If we are unable to re-book the accommodation, the Visitor will be liable for the full amount due even if the accommodation is not taken up (payment is due six weeks prior to the start date of the holiday). We strongly recommend Visitors arrange full travel insurance (including cancellation cover) as soon as they submit payment of their deposit and booking fee. BOOKINGS 4) All Visitors must be named on the Booking Form. The Visitor must not sublet the accommodation nor share it except with those named on the Booking Form. Under no circumstances is it allowed for the maximum number of persons stated in the property description to be exceeded at any time. The Agent and/or the Owner reserve the

4 (b) If your booking at any property has been accepted at a reduced rate for a smaller party, this is agreed strictly on the understanding that it will be occupied only by those persons whose names appear on the booking form. If you wish to accommodate further guests during your stay this must be agreed with the agent and any such approval will be subject to the payment of a further fee provided to the agent along with the names of the additional occupants and any other information that the agent deems necessary. KEYS INSTRUCTIONS 5) The details concerning the access arrangements for each property will be issued once the full rental payment has been received. The majority of properties will have a key safe located at the property. A code to gain access to the key safe will be provided approximately 10 days before commencement On the day of departure, keys must be replaced in the key safe, as detailed in your access letter. Please note: failure to replace the keys may result in a delay and deduction from your deposit return. 5 (a) If the keys are to be sent to the Visitor, they will be posted approximately 10 days prior to commencement of the holiday. On the day of departure, keys must be returned as detailed in your access arrangements BEFORE YOU LEAVE THE ISLAND. Please note: late return of the keys or incorrect postage may result in a delay and deduction from your deposit return. 5 (b) Home from Home Holidays can not be held liable for any matters arising from the mis-use or malfunction of the key safe box. All boxes are checked and deemed to be in a satisfactory working order at the commencement of all hire periods. ACCESS STATEMENT 6) It is the responsibility of the visitor to

satisfy themselves that the property is going to be suitable for the individual needs of all the members in their party. A full access statement and specific details relating to each property can be provided upon request and no claim for compensation will be considered by the Agent or the Property Owner should a problem arise which causes the hire period to be cancelled or terminated earlier by the visitor. LINEN 7) Linen is generally provided (unless otherwise stated). Where linen is not provided, please check the property description which will specify what you will need to bring. Beach towels are generally not provided (unless otherwise stated). OCCUPANCY 8) Visitors to all properties may take up occupation after 3.00pm (unless otherwise stated) on arrival and must vacate promptly by 10.00am (unless otherwise stated) on departure day. Please note: early arrival or late departure may result in a deduction from your deposit return. 8 (a) Home from Home Holidays can not be held liable for any matters arising from the condition or cleanliness of the holiday accommodation upon arrival. Whilst every effort is made to present the property to as high a standard as possible, it is not always possible to meet everyone’s expectations. 8 (b) Neither the agent nor the owner can accept liability for problems outside their reasonable control, such as breakdowns of domestic appliances, plumbing etc; although every effort will be made to rectify the problems as soon as possible. 8 (c) Neither the Agent nor the Owner can accept responsibility for work taking place outside the boundary of the property nor for any noise or nuisance arising from works or actions over which the Agent or the Owner have no control. 8 (d) Neither the Agent nor the Owner can accept responsibility for injury to an occupant, their guests or third parties (except in the case of death or personal injury resulting from

gross negligence) or loss or damage to their belongings, their car or its contents. 8 (e) For properties hired with the benefit of a swimming pool, lake, pond or trampoline, the visitor confirms that no one will enter the pool / lake unless they are a competent swimmer, they will not dive into the pool/ lake, they must check the depth of the water before entering, all children will be supervised at all times whilst using the pool / lake or around pond the pool / lake will not be used after consuming alcohol, no pets will be allowed to enter the pool / lake and that they will act responsibly at all times when using these facilities. Swimming pools, lakes and trampolines are used at the visitors own risk with no liability on the Agent or Property Owner for any injury sustained in doing so. 8 (f) The owner or agent can refuse to allow you into the property or ask you to leave the property with a minimum of 12 hours notice if they reasonably believe you or any member of your party are behaving illegally or are causing a nuisance or demonstrating anti social behaviour. Furthermore if the owner or agent believes that damage has, or is likely to be caused by any such behaviour then the hire period will be terminated by giving a minimum of 12 hours notice and will be treated as a cancellation by you and the visitor shall have no claim for compensation or reimbursement whatsoever. 8 (g) The visitor must allow the owner or their representative including workmen access the property at any reasonable time during the hire period. Whilst the visitor has the right to enjoy the property uninterrupted the owner and agent retain the right to inspect the property and arrange essential repairs where necessary in accordance with good estate management. You would get notice of this if it were required except in an emergency or if a problem needed to be sorted out quickly and you could not be contacted. In these situations the owner and agent can then enter the property at any time without giving you notice. 8 (h) We let several properties which were built before the days of damp proof courses and cavity wall construction. Although these properties tend to have more character and

atmosphere they sometimes have a tendency to dampness. The Islands climate often produces warm moist air which can cause condensation particularly with solid stone walls. This problem can be helped by opening one or two windows to allow air to circulate. 8 (i) Where broadband and satellite television is an advertised feature please note that its provision is subject to availability. Network connectivity may not always be possible due to circumstances beyond the control of the owner or agent. Visitors are asked to observe a fair use policy during their stay in relation to internet download limitations. The owner reserves the right to charge the visitor any additional fees levied by their broadband provider for exceeding download limits. Visitors undertake to indemnify the owner for downloading illegal or copyrighted material and where applicable provide consent for their information to be passed onto the relevant authorities for further investigation. Visitors should have their own virus protection system and child protection measures. 8 (j) Dustbins must be emptied as per the recycling notices at the property. Please note: failure to adhere may result in a deduction from your deposit. PROBLEMS 9) We hope that all Visitors booking holidays with us will have an enjoyable time. In the event of a problem the Visitor must contact Home from Home Holidays on the day of arrival or as soon as the problem arises and we will do our best to resolve the problem by referring it to the Owner. Please note: complaints will be not considered unless raised immediately during the course of the hire period to enable the complaint to be verified. 9 (a) All complaints and requests for refunds or compensation MUST be made in writing and addressed to the ‘Cottage Owner’ c/o Home from Home Holidays, stating the date of the hire period and property in question. This will then be forwarded to the Owner of the property for their consideration. The Agent can not make arrangements for any refunds or compensation payments with out authority from the Owner. In the event

of a dispute between Owner and Visitor the agent reserves the right to provide each party with the relevant contact details so that a resolution can be made between both parties. 9 (b) The Agent is unable to get involved in any dispute regarding the retention of any/all of the security deposit. The Agent is further unable to arbitrate deductions between Visitors and Owners and any query relating to such deductions should be made in writing directly to the Property Owner. DAMAGE 10) Visitors are asked to please leave the properties as they find them in a clean and tidy condition. Please note: any damage or breakages are the responsibility of the Visitor. Please advise us of any breakages that occur by 5.00pm on the next available working day. BROCHURE / MARKETING MATERIAL 11) Whilst every effort has been made to ensure the accuracy of the description of each property and the details contained within our brochure and on our website, all information is given in good faith and is believed to be correct at the time of the brochure’s publication. Neither the agent nor the owner can accept responsibility for errors or omissions. In respect of advertising provided via web portals and by third party organisations, Home from Home Holidays is unable to accept liability for the accuracy and content of these advertisements. There may be small differences between the actual property and its description. This is usually because the owner and agent are always aiming to improve services and facilities. PETS 12) All property details clearly state whether or not pets are allowed. Where permitted, pets should not be left unattended and all visitors must clean up behind them in a responsible manner. No guarantee can be made that the gardens or grounds of the hired property are secure enough for an animal to be left unsupervised and no liability can be claimed from the owner or agent if your pet suffers an injury or escapes and is subsequently lost.

Please note: failure to adhere may result in a deduction from your deposit. Please bring pet’s own bedding, and do not allow pet’s to sleep on any furniture or beds. A small charge of £35 per pet per week will be charged. ADDITIONAL TERMS 13) If for any reason beyond the Owner’s control the property is not available on the date booked, all rent and charges paid in advance by the Visitor will be refunded in full, subject to the visitor having no further claim against the Owner or their Agent. 14) Whilst every effort has been made to provide accurate property descriptions and accurate information, some properties are not suitable for the disabled, infirm or children, and should potential Visitors have any concerns, they should contact the Agent for further information. No refund will be given after the holiday has been booked. Any responses to requests for information are subject to clause 11. 15) The Letting created by this agreement is a Holiday Let within the meaning given in paragraph 9 of Part 1 to schedule 1 of the Housing Act 1988. This Contract is governed by English Law. 16) The agent can not accept responsibility for changes or closures to local services or attractions mentioned in the brochure or on its website. 17) Provided the visitor has not told the agent otherwise the agent may use the visitors personal information for marketing their services. FORCE MAJEURE 18) No liability can be accepted and no compensation will be paid by the Agent or the Property Owner, where the visitor or his personal property (and/or any person in the visitors party and/or their personal property) suffer any loss, damage, injury, disappointment, inconvenience or otherwise, or where the performance or prompt performance of any obligations by the Agent or the Property Owner are prevented or affected by any event which the Agent or Property Owner could not have reasonably

foreseen or avoided including war, treat of war, riot, civil strife, industrial action, terrorist activity, natural disaster, fire, adverse weather conditions, closure or international borders, disease, non availability of transport services, interruption to services/utilities and all similar events outside the control of the Agent or the Property Owner. SPECIAL REQUESTS 19) If you have any special requests you must let us know when you make a booking and confirm them in writing. Although we will try to pass any reasonable requests on to the owner we can not guarantee that any request will be met. Confirmation that we have noted a special request or passed it on to the owner or of the fact it is shown on your written confirmation or any other document is not confirmation that the request will be met. If agent or owner fail to met any special requests it will not mean the hire contract has been broken. FERRY TRAVEL 20) Home From Home Holidays do not act on behalf of any ferry company and whilst the Agent may make arrangements for you to travel to the Island via Red Funnel / Wightlink ferries we can not be held liable or responsible for any problems, damage, cancellations or any other matter which may arise from making such arrangements. The visitor may become liable for additional charges levied by the ferry operator as a result of cancellation or amendment of your original ferry booking. The agent is unable to enter into correspondence or arbitrate any disputes which may arise as a result of travel arrangements made with a third party. The agent also reserves the right to deduct any charges Home From Home may become liable to pay to a third party travel partner from any funds held prior to being sent to the visitor including their security deposit.
