Your offer was accepted. You have provided all the documentation necessary for a foreigner to purchase property in Mexico, and the closing date has been set. You are ready. Well, almost ready. Thereâ€™s one more mo piece...
the nal walk through. The purpose of a nal walk-through is to ensure that the buyer will take possession of the home in the condition the seller promised. It is NOT a home inspection. Because many of the homes in our area are used exclusively for vacations, the homes can sit vacant for long stretches of time. The nal walk-through will connrm for the walk-th buyer that the condition of the home hasnâ€™t changed since the contract was signed.
REPAIRS HAVE BEEN COMPLETED.
If you hired a 3rd party to perform a formal home inspection, or if you inspected the property yourself, you may have presented the seller with a list of repairs you wanted to see addressed prior to the deal closing. Walk through the house, with your list in hand, to verify all the repairs have been made.
CONTENTS INCLUDED IN THE CONTRACT ARE STILL IN THE HOME.
Many properties in Los Cabos and surrounding areas are sold fully furnished or partially furnished. If your contract included a list of furniture and household items, have that on hand as you walk through the home. Because sellers may be managing the nal preparation of the home from long distance, there can be confusion between the seller and his/her team as to what goes and what stays. If you are 24 hours out from your closing, make sure only the items listed on the agreed upon content list are in the house.
APPLIANCES ARE WORKING.
When a home is vacant for long periods of time, there can be underlying issues that are easy to miss. A quick test of the following should identify the most common problems. • Check if the refrigerator is cold. • Connrm the freezer is working. • Turn on all the burners on the stove. • Turn on the oven and make sure it warms up. • Turn on both the washer and dryer. • If applicable, run the dishwasher to make sure it runs and drains. If that’s not possible, open the dishwasher and connrm power is coming to the unit. • Turn on all the A/C units and make sure they generate cold air. • If there is a garbage disposal, test it.
LOOK FOR ANY LEAKS.
Los Cabos is usually very dry which makes leaks both inside and out easy to spot. It’s helpful if you schedule the nal walk through on a day the gardener doesn’t come or the sprinklers don’t run! BATHROOMS: • Turn on every sink, shower and bathtub to look for any leak or drainage issues. Test both the hot and cold water. • • Flush the toilet and check for any possible damage at the base of the toilet.
WALLS & CEILINGS: • Leaks coming in through the walls will leave a water stain on the painted concrete. Walk around all the rooms, paying more attention to those that adjoin with the roof, to see if there is any discoloration in the paint.
KITCHENS: • Test both the hot and cold water faucets. • • Look inside the cabinets to make sure they are dry. • Check the base of both the dishwasher (if applicable) and the fridge.
EXTERIOR: • Check around the water heater for wetness. • If there is a pool, check the pool equipment area for leaks. • Check around the hose valves.
MAKE SURE EVERYTHING IS CLEAN!
KEEP UTILITIES CONNECTED.
Make sure all utilities are still on and running when the buyer comes for the nal walk-through. Because closings can be delayed for all sorts of reasons, it’s best not to cancel any utilities until immediately after the closing.
REVIEW THE REPAIR LIST & CONTENT LIST.
If you are not in town at the time of closing, or if you plan to arrive just before the closing, it’s a good idea to give your property manager a detailed list of items to check one week before the nal walk-through to see if any last minute repairs are needed. This process should be p repeated again the day before the
nal walk-through to make sure no surprises have come up. Because buyers and sellers are always on guard with one another, if you proactively identify a new problem, and, if appropriate, alert the buyer, it will go a long way toward preventing any possible delays to your closing.
Here are some easy ideas to show the buyer you are a seller who goes the extra mile! • Put all keys & garage clickers into 1 Ziploc bag. • Put all user manuals into a single envelope. • Put any paint chips you have into a separate envelope & indicate which was used where. • Create a contact list of the people who take care of the property & their schedules. • Oﬀer a tape measurer in case the buyer wants to take any last measurements! •
If everyone is willing, it can be helpful to have both the buyer and seller present at the nal walk-through. This may seem like a situation ripe with potential issues but consider this: the buyer and seller have something signiicant in common – THIS PARTICULAR PROPERTY. Bringing the two parties together, gives the buyer a chance to ask questions. The seller, in turn, can address any concerns BEFORE they turn into issues that could lead to a delay in the closing. You never know, the 2 parties may even end up celebrating the closing together!
