elcome to our 2011 sales guide. As anticipated, though a challenging year, 2010 was significantly better for sales than 2008 & 2009. We saw confidence come back into the market, more importantly stabilization of prices, and in some cases, a slight rise in prices, particularly for beachfront properties. What was most pleasing in 2010 was that we sold property in every market segment - beachfront, inland, communities and land for development. All this bodes well for continued improvement for 2011. Sales Agents Sam Mahon Sam Mahon has been in the Real Estate world for over thirty years. Raised in Barbados and working with his father, who was also in real estate, has given him a wealth of knowledge on the past and existing markets. Dawn Allen After many years in the advertising industry, and needing a change of pace, Dawn Allen joined Bajan Services in 2002; first as Personal Assistant to the sales agents and then as Sales Co-ordinator for the Sales Department. In 2005, the opportunity arose to become a full-time sales agent and with her knowledge of the properties and familiarity with many of the clients, it was a smooth transition. Anna Lee Warren Anna Lee Warren has worked at Bajan Services for 21 years, starting off part-time in the Administration Department when there were a total of 3 employees. Anna Lee has worked in nearly every department of the company and moved from the Reservations and Marketing Departments, into a full time sales position 5 years ago. As a resident of St. James and St. Peter for most of her life, Anna Lee is well acquainted with the West Coast of the island and will do her utmost to find the best property for each client’s individual requirements.

Nicole Gibson Nicole Gibson joined Bajan Services in April 2009. Prior to joining our experienced sales team, she spent six years selling three well-known Barbadian developments. Her educational background is in Hospitality Management and she enjoyed working in that industry for eight years before switching to real estate. Wendy Maritsch A Graduate in Business Administration, Tourism Reception and Sales, Wendy Maritsch has over 20 years of practical experience in various business environments. A former team member of the Hyatt Hotels, both in Virginia and Washington D.C., she has developed skills in customer service, reservations and front desk management. Barbados Tax & Real Estate Information

Barbados has established a well-deserved reputation for a comprehensive selection of real estate opportunities and location choices, from studio apartments to luxury villas and magnificent plantation homes, lifestyle resorts, a marina, golfing and polo estates, and everything else in between. The popularity of secure or gated communities has driven a sharp growth in these developments; many have different phases planned and include a broad range of community facilities on site. There are no restrictions on non-nationals purchasing land or property, but making the dream reality, however, takes some time and patience, not to mention determination and financial resources, particularly if you are interested in beachfront or luxury villas. Property values have risen steadily and are expected to continue this trend, as more international investment ensures that Barbados will continue to maintain the reputation it has earned as a world-class destination. Any non-Barbadian wishing to purchase property on the island must initially get permission from the Central Bank of Barbados. This is a standard procedure under the Exchange Control Act. Mortgages to non-resident, non-nationals can be approved through an offshore financial institution, such as First Caribbean Intl. Bank

(Offshore) Ltd. or The Bank of Nova Scotia. Purchasers are strongly advised to ensure that all of the arrangements with respect to financing are in place prior to entering a binding agreement. In Barbados, property passes by conveyance of title, evidenced by the recording of the deeds and the certified survey plans at the registry of title. A purchaser will require a registered Barbadian attorney to search the register and establish title to the property prior to the completion of sale. The parties sign a binding contract and the vendor’s attorney holds the deposit until completion, at which time the balance of the price is paid. Purchasers should be aware that once an agreement has been made, and a 10% deposit of the agreed price paid, the deal must proceed or the deposit is forfeited. The title may be taken in an individual’s name or through a corporate vehicle set up to own the property. It is common in the case of non-residents of Barbados that they purchase property through a company, which may be incorporated outside Barbados but which must be registered in Barbados. However, you are advised to seek independent advice from your tax advisers, both in Barbados and the country of your residence, before deciding upon the ownership of the property.

Barbados Tax & Real Estate Information Continued

There is no Property Transfer Tax (PTT) payable by the purchaser. The vendor pays PTT of 2.5% and a government stamp duty of 1% on the gross consideration paid, with a small exemption in the case of PTT, where the property consists of land on which there is a building. Each party bears their own legal fees, which average between 1.5% to 2%. All money brought into Barbados must be registered at the Central Bank. The obvious importance of this procedure makes it essential to conduct any transaction through a reputable real estate agent and a local attorney-at-law.

What’s in town?

The West Coast offers two towns, Holetown in St. James where the first settlers landed in 1627 and Speightstown in St. Peter, a three-hundred year old town that was once the main port and commercial centre in Barbados, and is currently undergoing a revival. Each town offers a library, post office, church and police station, branches of all major banks, along with pharmacies, gas stations and supermarkets available to take care of all your basic needs. A 24-hour medical centre recently opened in Holetown providing an array of services just in case. There are basic gyms in both towns if you want to supplement your swimming and walking with aerobic activities, and if you feel like popcorn and a movie, the local video rental stores offer DVD’s and VHS tapes. Holetown provides a variety of shopping set up as a charming Chattel House Village and two mall-like complexes featuring branches of major department stores offering duty free shopping. In Speightstown, other major stores are represented but the style of shopping is more like a town with separate buildings for each establishment and street vendors filling the sidewalks with their trays of fruits and vegetables. For those of you who prefer to leave the cooking at home,

Holetown has an area devoted to restaurants featuring diverse cuisines and price points. Speightstown also boasts some fine restaurants with both local and international flair. Bridgetown, on the south-western coast, is now the main commercial venue. However, you can find pretty much anything you need right here in the West.
