Editor’s Comments In this issue we look at building structures and land: our homes are central to our lives and we need to protect them. We look at how to make older traditional buildings more breathable again, through all the changeable seasons. If you’re thinking of buying land or property for development, then a Chartered Surveyor should be high on your list of priorities. We examine how checking the land for issues relating to mining, contamination and boundaries are indispensable. Finally, we look at structural steel: it is here to stay across many building applications and we find out why. Womersley’s Ltd is our featured Traditional Building Materials Company of the Month. Traditional Building Materials Company of the Month
Traditional building materials for the care and restoration of older buildings In this issue of Building & Facilities News, we are delighted to select Womersley’s Ltd as our Traditional Building Materials Company of the Month. Lime has a long history in buildings across Britain: The Romans famously used lime in construction operations and until the end of the 19th Century, it was routinely used in mortar and surface finishes. This was until patent cement became the material of choice. Professional builders now know that cement-rich mortar is highly unsuitable for older buildings and there has been a resurgence in lime, for bedding masonry, pointing, rendering and plastering. Lime mortar has the distinct advantage of being softer than stone or brick and accommodates movements caused by settlement or temperature fluctuations, without cracking. With its permeable features, it permits evaporation of rising and penetrating damp from inside the walls, leading to what building insiders call ‘breathing’. Womersley’s Ltd is a leading supplier of
materials for older buildings. The familyrun company is based in the heart of Yorkshire, with a manufacturing facility on-site. Established in 2001, the business offers quality-lime products, breathable building materials and paints for the care, restoration and insulation of older buildings. Womersley’s supplies these products to both contractors and the DIY trade right across the UK. The company manufactures a range of products on-site including: Lime Putty Plasters, Clay plasters, Natural Hydraulic Lime pre-mixed Mortars, Hot Lime, Burnt Sand Mastic, Finest Buxton Limewash and Stone Repair mortars. Furthermore, the team import a range of quality Natural Hydraulic Lime binders from St Astier and Socli. They collaborate with manufacturers like Lime Green, Cornerstone, Thermafleece and Beeck, to supply an extensive range of breathable building materials, insulations and paints. We caught up with Managing Director, Ian Womersley, to find out more, “We work closely with like-minded manufacturers to offer a full range of product options to our customers. We are in the process of extending our range of premixed mortars available both in 25kg and bulk bags, to provide a good range of colours and aggregate sizes. “Our eco-friendly mineral paints are very popular with customers who are looking for hard wearing, breathable and sustainable products. The Beeck colour range is now available in over 2,000 NCS colours and many RAL and Keim colours. “We also supply a range of pre-washed high-quality aggregates, a selection of natural insulation materials, quality Italian Tools, riven timber laths and a range of associated products. “The online market is on the up and we have adapted our processes to ensure products are available for next day delivery across the UK

directly from the website.” Womersley’s prides itself on offering customer-centric support and care, through small or large restoration projects. The website has a substantial collection of how-to guides and updated blogs for interested customers. The jewel in the crown is the hands-on training courses offered on-site to small groups. The courses cover: breathable mineral paints, lime mortars, plasters and renders and insulation of older buildings. Running on a rolling programme throughout the year, interested customers can book onto the courses directly through the website. “Over the last few years, we found that customers have a greater understanding of the value of using lime products for older, traditional buildings. Before 1910, buildings were built without a damp proof course and either no cavity or a cavity filled with rubble, however the use of lime mortar, plaster and paint allowed houses to breathe naturally. With the advent of gypsum plaster in the 1970s, homeowners discovered that the smooth gypsum plasters were perfect for synthetic paints and wallpapering. Unfortunately, the moisture in the walls built up behind the plaster which then failed. Assuming water was penetrating through the exterior lime mortar was covered with hard cement which resulted in even more moisture passing through to the inside and the exterior masonry laminating through freeze/ thaw action. To overcome these challenges, we work closely with customers to cure the root cause. Supplying quality and faithful lime products to preserve these beautiful older buildings and breathable insulation to provide warmth, all finished with a range of interior and exterior hard wearing breathable paints,” concluded Ian. Magnetic power: the genius of the Solenoid Valve Operating Magnet
Fridgenius Ltd is a leading supplier of the Solenoid Valve Operating Magnet to distributors across the UK and internationally. The familyrun business was established back in 1995, by entrepreneur businessman David Slydel and is now run by Chris Slydel, David’s son. The Magnet is designed for use in refrigerators, air-conditioning, water, oil and gas installations and is available in four sizes:
10mm, 15mm, 18mm and 20mm. Loved by engineers around the globe for its timesaving engineering benefits: the magnet transforms electricallyoperated solenoid valves into manually-operated valves in seconds. Engineers can then effortlessly carry out installation, repairs, troubleshooting or testing of direct-connected or pilotoperated two-way solenoid,
three-way reclaim or four-way reversing valves. It can be used to operate valves across decommissioned systems or new systems yet to be wired-up. Furthermore, in acute emergencies, such as a solenoid coil burnout due to shorting, the magnet can even keep a system functioning in lieu of a replacement coil. The Solenoid Valve Operating Magnet is a pioneer product: chiefly designed to solve the conundrum of operating solenoid valves, within a powerless system. The ergonomics are flawless: with its compact design and foolproof useability, it’s easy to see why it has such universal appeal. “A service engineer received a call from a milk processing plant saying that the plant was warmingup. He found that the solenoid coil had burned out and by using the Fridgenius Solenoid Valve Operating Magnet, he was able to run it permanently – setting it to cut-out under pressure. This saved 14,000 litres of milk!” – Refrigerator Engineer review During the current cost-ofliving crisis, businesses want to minimise downtime and keep production moving as much as possible. The Solenoid Valve Operating Magnet is a lifesaver in these instances, supporting many hard-working companies in reaching production targets. All Solenoid Valve Operating Magnets can be fully customised to any colour of choice, with corresponding personalised company logo printing available on request. Heating, Ventilation & Air Conditioning
Preserving the future of UK office space Office space in England contracted by an estimated 18m square feet during the COVID-19 pandemic, the single largest shake-up of the sector has ever seen. Unsurprisingly developers reacted warily as occupancy levels remained low, and many older offices which no longer met the demands of a modern employer or stringent environmental standards were decommissioned or transferred to domestic applications. This has been especially pronounced in smaller cities and away from central business districts. Despite this, rents for prime offices – classified by good location, accessibility, and energy efficiency of the premises – are increasing in all major UK cities. This is being driven by developers reacting to pressure to make more versatile offices spaces, supporting the growth of agile working and greener by supporting shifting work patterns and meeting new environmental regulation. These workspaces demand fully equipped premises – often with reception, meeting rooms, dedicated cloakrooms and shower
facilities, break rooms, on-premises cafés and canteens – and a wider working environment that addresses sustainability in line with corporate social responsibility. With concerns over the rise in emissions – and their effects on the global climate – larger, more forward looking organisations are already realising and embracing the importance and value of embedding sustainability into growth & development strategies. This is distinguishing them from the majority however, which rely on legacy office space. Recent studies suggest more than 70% of the UK’s current office stock will still be in use by 2050, the majority of which currently suffer from a lack of retrofit needed to make them more energy efficient, comfortable, and attractive to workers. These aging buildings will be directly challenged by modern shared working space and should be recognised as
becoming a primary cause for employment churn in the near term. Adveco can help address these growing concerns. As the specialist in the design and supply of sustainable hot water applications we can help address the sustainability of office spaces today. Unless a new build, which will be electrical-based, most refurbishments will look to either improve on existing gas systems or aim to completely replace them with electrical alternatives, typically heat pumps and/or electric heating with a boiler. This has additional implications on operational expense due to higher electricity costs, but carbon emissions can be reduced by 70% compared to previous gas-fired applications. So, we would also advocate the use of solar thermal which can offsets at least 30% of annual hot water energy demands, further reducing carbon, and operational costs whether using gas or electric. Adveco also offers metering for your office site, providing a hot water application design which can help support lower cost sustainability strategies. www.adveco.co

Inpress Precision launches Sharpak Zero multi-use medical sharps solution Groundbreaking sustainable sharps container range saves 89% of lifetime carbon Inpress Precision, specialist manufacturer to the medical and healthcare sector, has launched ‘Sharpak Zero’, its groundbreaking new range of multi-use medical sharps containers, which is focused on driving sustainability with no disruption to current processes within clinical environments. Each Sharpak Zero multi-use sharps container can be re-used up to ten times, rather than being incinerated after a single-use, bringing a new level of sustainability to medical sharps disposal, which should prove to be revolutionary for the sector. The Sharpak Zero multi-use process means that the material for one container will be used 100 times. Once full the Sharpak Zero container is locked at the clinical location ready for collection by a waste management partner service. It is then
opened, emptied and sanitised by a six-axis robot in a HEPA-filtered environment, making it entirely safe to re-use. The Sharpak Zero container is then resupplied to the clinical customer with a new closure – with VisiLOCK technology to ensure user safety – ready for reuse. Each Sharpak Zero container will go through this re-use cycle up to ten times, before the container is ground down into material to produce a new container. This ‘recycling’ process can also happen a further ten times. This re-use and recycling process means that from the material first used for the original container there will be a total of 100 container cycles. The Sharpak Zero re-use cycle has been verified in partnership with sustainability consultant Tunley Environmental, which has determined that Sharpak Zero will save on average 89% of the carbon used within the lifetime of the container. Clinical trials are currently underway with positive results to date.
Henry Powell, Commercial Director, Inpress Precision, commented, “Compared to traditional, single use clinical waste containers, the re-use cycle of Sharpak Zero means 89% less carbon during the lifetime of a container. Additionally, the design of Sharpak Zero means there is no disruption to the current supply, disposal and usage processes within our medical customers’ clinical settings. We are excited to be working with our medical partners to deliver huge carbon saving across our markets.” Lara Dresser, Carbon Reduction Scientist, Tunley Environmental, added, “Inpress Precision’s innovative Sharpak Zero range is poised to revolutionise healthcare sustainability. By embracing a circular approach, this groundbreaking solution not only streamlines medical waste incineration but also promotes the re-use and recycling of bins. Inpress is committed to a greener future, and their new design promises substantial carbon emissions reductions in medical waste management, surpassing even products with recycled plastic content.” If you would like to speak to Henry Powell or have any questions, please get in touch with George via the contact details below: Contact: George Cooke M +44 (0)7872 862000 George.cooke@inpress.info
New POPs Legislation affecting office furniture waste What is POPs? Persistent Organic Pollutants (POPs) are a group of organic compounds that have toxic properties and chemical substances that don’t break down, can travel long distances and persist in the environment. What the EA guidance means for you: s Waste upholstered domestic seating containing POPs must not be mixed with any other waste streams, it must not be broken down and needs to be stored and handled separately. s It must be sorted and stored in a way that prevents: s Damaging it s Release of POPs s Contamination with other waste s POPs waste should be correctly identified and categorised. There is no specific European Waste Catalogue (EWC) code for POPs – in most cases, with sofas, armchairs etc. We anticipate using 20 03 07 Household and this must be clearly displayed on your Waste Transfer Notes. s The EA has clarified that it will be measuring compliance against its regulations. It therefore issued new guidance in December 2022 regarding identifying, classifying, handling and disposing of POPs waste at: www.gov. uk/guidance/identify-and-classify-wastecontaining-persistent-organic-pollutants-pops Therefore, councils have now been warned that they must now incinerate all upholstered waste domestic seating including seating textiles and foams. Waste upholstered domestic seating containing POPs must not be landfilled, mixed with other non-POPs-containing wastes, reused or recycled. These items must be sent for incineration or used as a fuel in, for example, a cement kiln.
What the Floorbrite Waste Team can do for you: Many companies are still not aware of this change in legislation; however it can cause a costly issue and or fines, as waste management companies will now refuse skip transportation if contaminated by upholstered furniture. However, the Floorbrite Group are able to remove these items from site, strip down the components such as wood and metal for recycling and dispose of the foam and upholstered elements in a safe way. s For customers who produce POPs waste on a regular basis, we can supply individual containers for your waste domestic seating and soft furnishings that may contain POPs; s In the case where production of that waste is minimal, we can collect individual items for you using our pick-up (man and van) service; s As always, we will in all cases, provide Waste Transfer Notes that correctly identify your POPs waste and its disposal. If you would like to discuss this further or have any questions regarding this, or any of your waste management services, please contact us. www.floorbrite.co.uk

Structural Steel Company of the Month
Structural Steel Buildings for you In this issue of Building and Facilities News we are pleased to feature Structural Steel Buildings as our Structural Steel Company of the Month. Structural Steel Buildings (SSB) can help your business in a number of different ways. Stephen Heath established the company in 2019 and holds over 30 years’ experience in the steel framework and cladding industry. Because of these credentials and expertise, SSB can build to the customers exact requirements offering an affordable service that includes all safety measures as part of the installation quote. By providing a full turn key style solution service that is supply-only package with step-by-step instructions enables SSB to oversee everything from the base slab through to the erecting and cladding of the building. Whether you’re looking for a complete creation of a new storage bay or even a large warehouse, SSB can build to your exact requirements. Structural Steel is most commonly known for its durability, resistance to both fire and water, and ability to significantly improve construction safety. As the components can be fabricated away from site, this makes for
a more controlled setting when it comes to the implementation of the structure. Even though you wouldn’t think it, structural steel can also be aesthetically pleasing when manufactured in the right way. All SSB operatives are fully trained and have all the relevant certifications to ensure every job is done to perfection and to the customers exact requirements and specifications. SSB is based in Stoke-on-Trent but serves customers nationwide across a multitude of sectors. From construction to cladding industries and now agricultural markets offering services for grain stores, lambing sheds, hay barns, pig sheds, refurbs to replace light to a strip and re-sheet, and demolition of clad. Another new market sector SSB has entered is the industrial market. For this sector, SSB offers all aspects of new build including design and build, project management, and as it is SMSTS qualified, all its operatives have the relevant qualifications for the job. Other services available for this market include: full refurbs; strip & re sheet; asbestos removal; building extensions; and much more.
When the company first started out, its main goal was to offer affordable options to your standard buildings in the form of storage sheds, or wooden and concrete garage/workshops. Today, SSB has evolved into offering a much broader and larger service. Currently, SSB has a varied product portfolio that is ideal for any sized building or project. For smaller buildings, cold rolled steel framed buildings come with the option of box profile cladding and can be insulated or single skinned. For larger buildings exceeding 6 metre eaves height, hot rolled steels are used with variations of box profile cladding. SSB is also fully trained in installing Plygene guttering which is a BBA accredited gutter refurbishment system and the market leading choice for most commercial and industrial roofing sectors. Furthermore, customers also have the chance to add in optional extras if they do so wish. Fountains have been a popular addition over the years and can be a great extension to accompany any building as well as being aesthetically pleasing. Over the past three years many companies have had to redirect their propositions and look for new markets to move into with COVID-19 leaving devastating and longlasting effects on the industry. SSB were innovators during this time and managed to redirect their offering and services to cater to the healthcare industry. Alongside receiving more work from domestic homeowners, SSB also worked with the National Health Service in many of their hospitals and most certainly rose to the occasion using its multifaceted range of skills during this time of crisis. If you’re interested in working with Structural Steel Buildings who can help guide you through the entire process of a build using the finest customer experience, expertise, and materials, get in touch today. Since this take-over, the company has grown in size & success, developing experienced team members who all hold expertise in all types of land & former use with a large archive of material to research & inform modern solutions to ground conditions problems. “One of the main benefits to our service is that we are very familiar with mining law, land law and regulation. Our staff members have a wide range of expertise

in redeveloping land. We are also familiar with development of former coal mining areas and solutions to stabilise land and provide coal mining risk assessments for planning applications. Whether you are looking for help with a self-build, an SME house builder or commercials developer, Fennell, Green & Bates wants to work with you. Offering unrivalled professional expertise, the company has recently introduced the use of digitisation for most of its important drawings and reports that has helped its processes to become more streamlined and its practice to become more time and cost efficient for both the client and themselves. We asked John what makes Fennell, Green & Bates’ services stand out from the competition, he answered, “Anyone thinking of purchasing land
or property should engage a Chartered Surveyor to advise them on the condition so that issues relating to mining, contamination or boundaries of the land can be addressed at an early stage. We are always looking to grow the practice, and unlike some of our competitors, we offer as much time and effort to the smaller developers too to ensure we find them the most cost-effective solutions to ground conditions and contamination.” Fennell, Green & Bates is a specialist in all things surveying, mining and the environment, and is able to coordinate large scale project management across a wide range of engineering and land development portfolios. With rich, historical archives at its digital fingertips the company is expertly placed to help a diverse range of clients from single self-builds to major housing development, land restoration schemes, large remediation earthwork projects, communicate with legal representatives on behalf of the client, introduce any scheme to local planning officers and Government departments to all projects.
