f you are in the market to buy a home, there really is a need to get preapproved nowadays. Most realtors require a prequalification from buyers in order to start showing homes to you…To help your loan process go smoother and with less pitfalls, here are some items you need to gather before sitting down with me on an appointment. A common joke in my industry is that we may ask you for blood tests and possibly your first born child but that, I can assure you, is not the case! A list of actual items needed for your loan process is: • Your driver’s license and social security cards. If your license is expired or about to expire, make sure to go to the DMV and get it renewed. Also, if you have lost your social security card, you can request a new card thru the local Social Security office. • Copies of your last two years federal tax returns if you are self-employed or are 100% commission, or your last 2 years w-2’s if you are paid hourly or salary. • Your most recent 30 days paystubs. • 60 days of your most recent banking info - it’s a good idea to provide your last 2 months bank statements/401k or retirement statements. • If applicable to your situation, you should also have access to social security/disability awards letters, gift documentation, lease agreements if you own other property, full college transcripts if you graduated in the last 2 years, any applicable divorce decrees, and separation agreements/child support documentation. Having all that documentation when you first start looking to get preapproved for a mortgage loan may help facilitate a faster process for you. Also, here are some more tips to help avoid delays after your loan has been put in process: • Avoid any job changes that involve reduction of hours worked, quit your job, or change employers. • Open any new credit accounts (credit cards, auto loans, personal loans, same as cash purchase, etc.) • Agree to have your credit pulled by any other creditor. Just one of these changes can drastically affect your pre-approval, loan approval, and loan closing.
