Thank your energy efficient stars.

Wish you could improve your home’s energy performance? You can, with Georgia Power’s Home Performance with ENERGY STAR® program. A comprehensive assessment will reveal how your home’s energy performance can be improved. Then, depending on improvements you make, you may get rebates up to $1,900. Not to mention utility bill savings up to 20% annually. Plus, you may qualify for income tax credits up to $1,500. To learn more about Home Performance with ENERGY STAR in your area, visit georgiapower.com/homeperformance or call 1.800.524.2421 ext. 900.

Assessment must be performed and improvements completed by a qualified contractor participating in Georgia Power’s Home Performance with ENERGY STAR® program. Contractor may charge a fee for the assessment. Rebate eligibility depends on assessment results. All work is subject to third party verification. Any improvement agreements are between the customer and contractor. Georgia Power takes no responsibility for improvement agreements. Contractors set work prices. The full $1,900 in rebates may not apply if customer’s home is not eligible for all qualifying improvements. All reimbursement forms must be signed, submitted and reviewed for accuracy before rebate is paid. Rebates are subject to limitations and subject to change. Customer’s actual utility bill savings will vary depending on individual energy usage and qualifying improvements made. Potential income tax credits depend on qualifying improvements made and may be available for 2010. Check with your tax advisor for details.

Energy-saving solutions are on everyone’s mind these days, and perhaps even more now as your utility costs are likely soaring right along with the temperature. Luckily, we have a solution that can save you hundreds of dollars in monthly energy expenses, and it starts by checking the efficiency of your home’s windows and doors. Turn to page 23 for tips on how to detect problems and determine if replacements are needed. While learning that you need to replace your windows and doors might not sound like music to your ears, know that the long-term benefits will save you a substantial amount of money (you may even be eligible for tax credits—learn how on page 31) and also help to create a more eco-friendly environment. Aside from making indoor improvements, now is the ideal time to make some outdoor alterations as well, particularly in the way of outdoor furniture. If you’re looking to revamp your outdoor space, check out the hottest exterior furnishings on the market today starting on page 47. From choosing materials that are suitable for your yard or patio to finding ways to make the most of your space, we’ve got all the advice you need to create a relaxing retreat outdoors. Designer Windows Now Available at Major Retailer Samuel K Designer Windows are now available at most Lowe’s home improvement stores in metro Atlanta. The brand includes custom, seamless, layered designs that are applied to the existing window to provide more privacy and create a one-of-a-kind addition to any room’s decor. Samuel K designs windows for homes, Photo courtesy of Samuel K Designer Windows churches and contractors and implements a leaded- or stained-glass look. The windows also have a 98-percent, built-in UV shield. For more information, visit www.samuelk.com.

The showroom emphasizes products for kitchen and bath remodeling and features a fully functioning kitchen, along with on-site designers who are available to answer questions. Expert Q&A

Q:

How can replacing my windows and doors save me money on monthly bills?

A:

People often think that energy-efficient windows are only for cooler climates. Here’s the real story—windows can actually keep your home cooler in summer, reducing those monthly air conditioning costs. Look for windows and doors that meet or exceed Energy Star guidelines and have features such as LoE3366 glass, which excels in keeping summer’s heat out. This special coating actually deflects summer sun but can also keep in the warmth during cooler months. Replace your oldfashioned windows with quality features like these, and you’ll notice a difference in your monthly bills—and feel more comfortable, too!

Green Your Home Q&A

Q:

We’re in the market for replacing our existing windows. Which ones would you suggest, based on performance, durability and tax credits?

A:

With Atlanta’s last cold winter, many homeowners are looking to replace their drafty windows. The first thing to consider is whether the window model is Energy Starrated and eligible for the federal tax credits. Currently, you can get 30 percent off the cost of the window, up to $1,500. For more information, visit www.energystar. gov. The second consideration is the material of the window frame and sashes. Green windows should be made out of materials that do not emit gas-bringing toxic chemicals. They should also be made from sustainable materials—such as wood, recycled metals, etc.—that did not harm the environment. —Matt Hoots is CEO of The Hoots Group Inc., vice chair of the GAHBA Green Building Council and board member for MyDesign Partners.

etween federal tax credits, awareness of eco-conscious living and a common need to tighten budgets, replacing old, inefficient windows and doors makes a lot of sense these days. But deciding whether they actually need replacement is not always black and white. Here, we’ve compiled expert advice and

information to determine whether your windows and doors need to be updated and what to do once you’re ready to begin a replacement project. www.homeimprovementmag.com

Energy-Saving Window Coverings The federal tax credit for energyefficient home improvements now includes window coverings as well. Hunter Douglas’ insulating Duette Architella shades, which can more than double the energy efficiency of a window, are the first and only window shades to qualify for the tax credit without add-on insulation systems. “Uncovered windows can literally be energy holes, depleting a home of up to half of its heating and cooling energy dollars,” says Marv Hopkins, president and CEO of Hunter Douglas. “We specifically designed and developed the award-winning Duette Architella shade—our most energyefficient product and the fastestgrowing innovation in the extremely popular cellular category—to address this problem. This takes the air-trapping cellular structure of our original Duette honeycomb shade and makes it even more energy efficient by placing a cell within a cell.” When mounted completely inside the window frame over a double-glazed window, Duette Architella shades can qualify for the federal-tax credit in the insulation category, specifically as an “Eligible Building Envelope Component.”

Window replacement With all of the new products available, know that if your windows are more than 5 years old, their replacement can improve the efficiency of your home. This is especially true in the Atlanta area where moisture and climate change can cause window seal failures. But, as with all purchases, you have to ask yourself: Do I really need this? “When your windows start costing you time, money and worry, it’s time to have them replaced,” says Carolyn Knapp of Champion Window Company of Atlanta LLC. “When they’re hard to operate, have rattling panes, and heat comes pouring into your home from hot Atlanta summers, you need new windows.” 24

DIY Window Replacement Although it is recommended to hire a professional to replace windows in your home, many homeowners choose to tackle the project themselves. To aid in this project, here is a step-by-step guide to replacing aluminum windows with energy-efficient vinyl windows: STEP 1: Remove existing storm windows from your home’s exterior. STEP 2: From the interior side, remove the aluminum window stop on one side of the unit with a reciprocating saw. STEP 3: Once the window stop has been removed, the sash frames can be removed from the unit. STEP 4: To remove the aluminum jamb from the window opening, start by using a reciprocating saw to crosscut the jamb. Be careful not to damage the interior jamb surface. STEP 5: After the jamb is cross cut, it can be collapsed and removed. The exterior will Photo courtesy of Vision Stairways & Millwork

Tax-Credit Tips On Feb. 17, 2009, President Obama signed the $789 billion stimulus bill that includes tax-credit incentives for homeowners who make energyefficient home improvements, including window and door replacements. How do you get your piece of the economic-stimulus pie? Follow these steps provided by Energy Star. 1. Purchase windows or doors that have a U-factor and Solar Heat Gain Coefficient of 0.30 or lower. 2. Complete your purchase and install the product on or before Dec. 31, 2010 at your principal residence, which must be an existing home (tax credit doesn’t apply to new construction). 3. Save your receipts and the Manufacturer’s Certification Statement for your records. 4. When filing your taxes, fill out and file Form 5695. 5. Receive 30 percent of the product cost (installation not included)—up to $1,500—in your tax return. Note that this is a “non-refundable” tax credit, so you cannot get more back in tax credits than you pay in federal income tax. Also, note that the $1,500 maximum applies Photo courtesy of Pella® Corporation

She adds that, according to Remodeling magazine’s 2009 Cost vs. Value report, seven of the top 10 value-yielding projects ranked by realtors involve the outside of the home. “The project with the biggest return, a mid-range-priced entry door replacement, ranks No. 1 and costs less than $1,200,” Nesper says. www.homeimprovementmag.com

However, if you identify the following problems, your best bet is to call a professional. •

You detect sub-floor damage

The entryway is smaller than the new pre-hung unit

There is uneven sub-flooring or the header is sagging

A double-door entryway is being installed

The door is in direct contact with outside elements (there is no exterior overhang)

The opening needs work before the new door can be installed

You do not have the skills and tools for the installation

Jim Martin of Designer’s Choice Windows and Doors adds that it is especially important to hire a professional if you are replacing French doors or want to replace just the door panel and not the complete unit. Tim Beattie of Pella Southeast says if your entry door faces west or south it will need to be replaced more often, especially if it does not have a porch to protect it from the sun and outside elements. “Paint or varnish the door with a UV prohibitor to reduce damage done by the sun,” he says. Whether your window- and door-replacement needs are the result of energy-efficiency concerns, cost-saving interests, a desire to improve your home at a discount with the federal-tax credit or all of the above, the project will prove rewarding.

s the most-remodeled room in American residences, the kitchen is vitally important to a home’s interior design. One of the key elements in the kitchen is the countertop—a surface that is used every day for a myriad of reasons. Because it plays such a crucial role in both the

function and design of a room that is considered the heart of the home, homeowners take great care in choosing the countertop materials that best suit their kitchens. 38

• Personal preferences. “Your countertops should reflect your personality and taste,” Gordinho says. “Go with your natural instincts, and when shopping, bring along samples of your paint, cabinets, wallpaper, art and flooring; this will make the process easier.” • Plan ahead. “Think about how the countertop will be used over time,” Rien says. “Bar-top seating doesn’t work for small

Granite Easily the most popular countertop material in American homes today, granite offers the aesthetics of a shiny natural stone—a look that can be implemented into almost any design style. “My best tip would be: When in doubt, use granite,” says Courtney Cachet, designer and TV personality with Cachet Enterprises. “It is one of the surefire ways to appeal to most homeowners.” Husmann agrees. “Granite comes in many unique colors and patterns, and it is easy to maintain with proper care and cleaning,” she says.

Engineered stone

A popular granite alternative, engineered stone offers supreme durability, consistent color and a polished look that “often has a sparkle to it,” Rien says. It’s also a highly rated product. “Engineered stone gained popularity mainly because of its look,” Gordinho says. “There are no design flaws, and clients want that flawless look. Solid colors became popular as the younger generation wants a more contemporary look, and older clients don’t always want to deal with the upkeep of natural stone.’

Glass

For a high-end, designer look, glass countertops are the way to go. A good glass countertop can provide a unique, striking element to your kitchen’s design; however, this style of countertop should be researched thoroughly before installing. “The quality of glass countertops can vary a great deal,” says Tim Czechowski, president of Jockimo Inc., a manufacturer of glass architectural products. “Working with a quality manufacturer with experience providing glass for countertop applications is crucial.” Czechowski also points out that the type of glass you choose is paramount to its success in gaining the approval of you and your family. “Flat, non-textured glass will fingerprint easily and will be a nightmare to clean,” he says. “We recommend a textured glass to hide dirt and fingerprints [while making] the space visually appealing at the same time.”

Wood Increasing in popularity, wood countertops offer an organic, rustic look, and are often paired with traditional or ecofriendly design styles. There are several options with this type of countertop, including your choice of wood (the most common choices include oak, maple and teak), whether you’d like a plank, butcher-block or patterned layout in the countertop and whether you want a shiny or matte finish. “Designers use wood countertops as focal pieces to add that ‘wow’ factor,” says Joshua Johnson, president of J. Aaron LLC. “Wood is a great-looking product that adds warmth and softness to a kitchen design.” A current trend with wood countertops is to install them on an island and install another material, such as granite or engineered stone, on the perimeter cabinets. “I’m a big fan of alternating the counter surfaces,” Rien says. “Using two different surfaces adds visual interest and can also offer functional use (like a butcher block on the island for a cutting surface). Consider a variety of materials, especially if your kitchen is large.” www.homeimprovementmag.com

Concrete

Arriving on the mainstream countertop scene only in recent years, the appeal of a concrete countertop is its design versatility. A “shapeshifter” type of material, concrete can be molded, colored, stained and finished to create almost any look you want. Concrete countertops are a great option if your kitchen is an unusual shape or if you’re looking for a unique aesthetic. Concrete can also be mixed with pieces of recycled glass to create a countertop that mimics the look of engineered stone. “Our stainless concrete has zero waste, as it is cast to size, versus cut to size like granite or marble,” Johnson says. “It is also extremely stain- and acid-resistant.”

Recycled material

As the green movement continues to expand in popularity, manufacturers are taking note and creating more eco-friendly products. When it comes to countertops, one of the most environmentally conscious options is a recycled material. According to Cachet, this can mean recycled glass or recycled concrete (Portland cement and ash mixture). Or, one of the newest options in recycled countertops is made by a name brand with which many homeowners are familiar: ECO by Cosentino (the makers of Silestone). “ECO by Cosentino is a new line of eco-friendly countertop and surfacing material composed of 75-percent post-industrial and post-consumer recycled raw material,” says Lorenzo Marquez with ECO by Cosentino. The countertop is made from: • Mirrors salvaged from houses, buildings and factories • Glass from windows and bottles • Porcelain from china, tiles, sinks, toilets and decorative elements • Industrial furnace residuals from factories in the form of crystallized ashes • Stone scrap from mountains, quarries, manufacturing and fabrication All of these materials are bonded together with an eco-friendly, corn oil-based resin to create the countertop, which mimics the look of granite or marble.

Aside from these options, additional countertop materials are available, including laminate, tile, solid surface, stainless steel and more. “Laminate is a low-cost alternative, and new designs coupled with new print technology make for a very realistic look,” says Joe Ochs, sales manager at Wilsonart International. When choosing the countertop that best suits your needs, Gordinho recommends also keeping the return-on-investment value in mind. “Look at the area you live in and the value of your home,” she says. “There is nothing worse than putting a product in that doesn’t reflect the style of the house.” For most homeowners, installing a new countertop is only done once in the duration of their stay in that home. This onetime-only decision puts a lot of weight on which choice is made, so be sure to research your options thoroughly and take your time making the decision. Once you’ve made your choice, you’ll be enjoying the countertop for years to come.

The gray area: How to keep your teak from turning When exposed to UV rays, teak weathers to a silver-gray color. While some customers prefer this weathered look, maintaining the wood’s brandnew appearance is easy. Eric Brenner, co-owner of AuthenTEAK furniture store, offers the following tips: 1. Leave new furniture outside for 3 weeks, allowing the grain to soften and rise. Then, apply teak protector to clean, dry furniture. Teak protector is similar to sunscreen in that it blocks UV rays. Applied annually, it helps maintain the honey-brown color. (Teak protector is pigmented and may be a slightly different hue from the furniture. Apply a small amount to an inconspicuous area to ensure that you like the color.) 2. If teak has already weathered, lightly sand and apply teak cleaner to remove the top layer of gray wood, revealing the wood’s natural color. Then, apply teak protector. 3. Apply teak shield to prevent the penetration of food stains, water rings, etc. 4. Do not use teak oil on your furniture, as it does not block UV rays. It’s also sticky and can act as a magnet, attracting dirt to the surface of the furniture. 48

Select your suite materials The first step in selecting your new outdoor furniture suite is to decide on a style, and the first step in deciding on a style is choosing the material you prefer, whether that’s wood, wicker, aluminum or another material. If you’re seeking the classic wood patio set, consider two types that are hot on the market right now: teak and ipe (pronounced “e-pay”) wood. Teak is a tropical wood that has been renowned for ages for its abilities to resist rotting, insect infestation and rusting, even when joined with metal. “Teak is the de facto outdoor wood,” says Eric Brenner, co-owner of AuthenTEAK furniture store. “People choose it because the product is tested, tried and true with a history of being around for more than a century.” Frank Boschman, co-founder of Royal Botania, agrees, saying that, “Teak’s renowned durability is due to its content of natural oils. The limited moisture absorption protects it from warping and gives the wood stability,” he says. “Also, it is highly resistant to pests.” Beware, however, because constant exposure to the sun will turn your teak to a silver-gray shade. Some buyers enjoy the change in color; those who don’t should consider keeping their furniture in shaded areas. (Read the sidebar on the left for tips on how to maintain the wood’s natural color.) If you prefer a less-expensive alternative to teak but still want to stick with wood, Joel Jackson of Rocky Mountain Patio suggests South American-grown ipe wood. This dark wood is extremely durable, hard and also insect-resistant. Its deep-colored finish creates a rich, luxurious look that many buyers are seeking. For individuals with more modern tastes, Brenner notes that stainless steel is gaining popularity after much success in Europe, where he says outdoor furniture trends have always been more progressive. And right up there with stainless steel—surprising to some—is aluminum. According to Karen Heroux of Casusal Image, tubular aluminum

primary concern when furnishing smaller spaces should be functionality. Rotating chairs provide easier access when getting in and out of tight spaces, and round tables are typically best for maneuverability. Pieces with multiple functions, such as upright chairs that also recline, are also wise choices. Small-space dwellers should look for compact pieces that stow away easily when not in use. Stackable chairs and tables that fold up and out of the way are smart options when space is an issue. Modular furniture, such as sectional sofas and armchairs, is also an optimal choice, as it can be arranged in a variety of ways depending on available space. Art-Deck-Oh! offers interlocking furniture that stacks when not in use to create an entirely different piece of furniture (see bottom right photo on page 49). For example, one of the line’s suites transforms four chairs and

n an economic climate that has forced some homeowners to downsize and prompted others to buy, lofts have been on the rise as newfound residences for many. Here, we give you an at-a-glance guide to loft living—the benefits of buying, areas to consider, when to make your move and more.

What makes a loft a loft? With the influx of available housing on the market today, many existing and potential homeowners are asking themselves what differentiates a loft from a townhome, condo or house. The answer lies in the building’s history and the interior features of the space. 54

the Ford Factory Lofts on Ponce de Leon Avenue and the Mattress Factory Lofts on MLK Drive are just a few of the many renovated structures that are now home to spacious residences that maintain their original architecture. But a space that emulates the characteristics of this often industrial look can still be considered a loft. In fact, there are a plethora of newly constructed ones on the market today. “Typically, the most common materials you see in the construction of lofts are similar to what is used for commercial construction: concrete floors, exposed brick, exposed HVAC duct work and stainless steel are just a few examples,” says Mollie Chalk, designer and project manager at Pineapple House Interior Design. “Another great aspect of most lofts is large windows.”

Loft luxuries Real estate professionals say one of the top reasons owners purchase lofts is convenience—they’re usually centrally located and within walking distance to boutiques, coffee shops, markets and restaurants. And homeowners don’t have to worry about lawn care and exterior maintenance. “Loft living is ideal for someone who travels a great deal,” says Patricia Paulk, owner of Patricia Paulk Interiors. “They have the benefits of being close to great restaurants without the responsibility of yard upkeep.” THE JOHNSON & JOHNSON LOFTS on Walker Street in Atlanta

Space-Saving Tips While some lofts are generous in square footage, others can present problems when it comes to storage space. • Purchase a large armoire to store clothes and linens if you don’t have any closet space. • Use furniture items that function as seating and storage, such as ottomans, banquettes and benches. • Use metal storage units with shelving to house your kitchen appliances, cutlery and dishware.

• Maximize every inch of counter and cabinet space by using hanging hooks to store pots and pans in the kitchen. • For the bathroom, attach a series of shelves to the wall to achieve a unique visual treatment as well as to store linens, medicine bottles, pretty soaps, mouthwash, etc.

• Utilize any space below staircases for shelving or custom built-in cabinets. This space can house books, movies, a television and more. • Use a swivel bracket to attach flat-screen TVs to the wall, avoiding the need for a bulky entertainment piece.

Get Cozy While many loft dwellers are drawn to their spaces’ industrial-style interiors, some find it challenging to make their new place feel like home. Patricia Paulk, owner of Patricia Paulk Interiors, suggests trying some of these tips to banish that cold, warehouse feel and cozy up your space. • Use velvet or chenille fabrics to achieve the “snuggle” 56

factor with your sofa, chairs and drapery treatments. • Purchase large ceramic pots with oxygen-producing plants. • Rather than using glass and chrome furniture, choose items made from recycled wood to soften the edges of your tables and chairs. • Create pools of light to warm your home by using up-lights,

floor lamps and pendant lights positioned over the kitchen island. There are many contemporary-style lights that set the tone for a loft: Japanese lanterns, clear Lucite lamps with funky shades and floor lamps with sweeping arms. • Use oversized artwork to add a touch of whimsy to your eclectic home.

• Anchor your living space by using an area rug, which will also help with sound reduction. • Incorporate texture and some industrial sheen into your kitchen and baths by using metallic glass tile for the backsplash or shower stall.

“In Midtown and Buckhead you will generally find the soft loft or ‘loftominiums’—condos with slightly higher ceilings (9-foot) and a more open living space,” Martin says. “They also have many of the glass high-rise soft loft buildings with higher-end amenities, such as concierge, swimming pools, fitness centers and retail spaces.” If you’re searching for an authentic loft, however, start looking in Atlanta’s historic district, namely Castleberry Hill, which industry pros agree is the most burgeoning area for loft dwellers. “Generally, Castleberry Hill and Marietta Street

I’ve seen in 10 years,” Martin says. “I honestly think you can get so much more for your money than you could back in 2002 or 2005. I know people are scared to buy right now, but I say buy, buy, buy! Things will never come back if you don’t buy, and you will never make any money if you aren’t willing to do it now.” Whether you’re currently looking for a loft, or simply entertaining the idea of purchasing, there’s no better time than now to consider your options. Editorial Resources begin on page 85.

Think before you buy You’ve found the perfect loft for the right price, but have you considered the following? Fees – Consider how homeowners association (HOA) dues and property taxes will affect your monthly budget. Amenities – If you want a private courtyard, swimming pool, fitness center or other luxuries, consider

a newly constructed loft, as most authentic ones don’t offer these amenities. Recently constructed units and added amenities usually mean higher HOA dues. Neighbors – Look at the cohesiveness of the neighborhood and community activism. Check crime rates and security efforts in the area. Introduce yourself to your

direct neighbors and ask questions. Parking – Is secure, covered parking available, or will you have to park on the street? If covered parking is an option, is it associated with an additional fee? Codes – If you’re purchasing a conversion loft, check with the HOA to find out if there are any renovation codes. Also ask whether

the HOA permits property rental. Some associations prohibit owners from renting out their units unless they meet specific requirements. —Jerry Miller, Fabric Developers LLC; Pete Hargrave, CoBroker Real Estate, AllAtlantaLofts.com; and Chrys Martin, Digs Atlanta Real Estate

and kitchen scraps into an enriching soil amendment. Composting structures can be created from wire hoops, wood-and-wire bins or lidded buckets (a great option for small homes). The basic composting recipe is as follows: 1. Chop compostables for faster decomposition. 2. Mix 2/3 dry, brown material (dead leaves, straw, shredded wood) with 1/3 moist, green material (grass clippings, fruit and vegetable scraps, weeds). 3. Why go green? There are many reasons to transition to organic gardening. The top benefits of using organic techniques are clear: better health for you, your pets and the environment. And even though organics usually cost more than conventional products, since organic products function by building up the soil’s biology, the results are longer lasting, and applications are less frequent.

pile frequently (1 to 3 times a week).

Building safe soil Organic fertilizers give a boost to your lawn and garden and ensure that your soil stays healthy long-term. Unlike synthetic fertilizers, which dissolve over time and actually leech into the water supply, organic elements become part of the soil, meaning that an organic garden gets better with time. Organic amendments— such as compost, animal manures and cover crops—also minimize landfill debris and are great for your soil. Picking perfect plants Making proper plant choices is an organic garden’s best practice—choose appropriate native or drought-tolerant plants adapted to the local growing zone and soil. Another organic-gardening principle is to reduce the amount of turf in your landscape—less grass means less mowing, which causes harmful emissions, and less watering, which conserves water. Water how-to Zoning (placing plants with similar water requirements together) and drip irrigation, rather than a conventional sprinkler system, are good conservation techniques. Rainwater harvesting is another option. Using mulch, a natural barrier of shredded leaves, straw or bark, aids water retention. Though it may take a little longer, the long-term payoffs of organic gardening are lowered costs, easy maintenance and a safe, beautiful yard. 60

be dark, crumbly compost. For faster composting, you can cover your pile with a sheet of plastic and turn the This method produces compost in 1 to 3 months. For more information on composting, including what you can and cannot compost, visit www.gacompost.org.

know your numbers According to studies conducted by the Environmental Protection Agency, the levels of Volatile Organic Compounds (VOCs) inside homes are typically 2-5 times higher than outside. Certain activities such as stripping paint, varnishing large surfaces or painting with oil coatings can temporarily increase VOC levels to 1,000 times the level outside. When choosing eco-friendly flooring, the ultimate goal is to leave as little impact on the Earth as possible. Check out these ways to go green with your flooring. Reused materials Use salvaged, refurbished or reused materials in order to reduce the need for virgin materials. For example, refinish an existing wood floor rather than replace it. Recycled content These products contain waste material that can no longer be used for its intended purpose, such as tile made from recycled bottle glass or worn carpet that is recycled and manufactured into new carpet.

Awnings aren’t just for island resorts and sidewalk markets, they’re also for homes—especially those in hot, sunny climates. Awnings provide numerous benefits, from sun protection to energy savings. Check out some of their advantages.

➤ Invest in an outdoor area rug to place

Dermatologist approved Adding an awning to your home allows you to enjoy the outdoors while blocking harmful UV rays. And while awnings provide great protection from the sun, they also provide cover from the rain, allowing you to enjoy your deck or patio even when it’s wet outside. Rain won’t ruin your cookout!

house and allow a vine or climbing

Less expensive alternative An awning of any size offers a budget-friendly alternative to adding a screened porch to your home. Porch additions can be expensive, but adding an awning can lessen your cost while still extending your home into your yard. Keep cool and save money According to a study by the American Society of Heating and Air Conditioning Engineers, awnings can decrease the amount of direct sunlight in your home by 77 percent. The study also shows that awnings can reduce interior air-conditioning costs by 25 percent. Retractable versus fixed Awnings are available in two varieties: retractable and fixed. Retractable awnings allow for versatility, giving you shade and shelter one day and some sun the next with only the touch of a button. The only downfall is that designs are limited to flat, rectangular or square coverings. Fixed awnings, however, offer diverse designs to accommodate your personal style and the look of your home. Traditional awnings have flat, down-sloping frames, while concave awnings boast an inward curve, giving some oomph to the look. There are also dome-shaped designs or canopy styles available in an array of sizes. The support frames for all varieties are constructed with metal and intended to last a lifetime. 64

beneath your awning. This will truly create an outdoor living space.

➤ Attach a trellis along the side of the plant, such as a sweet potato vine, to cover the area, achieving an outdoor room feel.

➤ Purchase large, ceramic pots to holds plants, such as wave petunias or calibrachoas, which require both sunlight and shade. Avoid hanging plants if you own a retractable awning.

keeping clean ➤ You can opt to have your awning professionally cleaned or do it yourself by mixing dish detergent with warm water in a spray bottle. Use a softbristle brush to scrub.

➤ Spray your awning with a waterrepellant solution to extend the life of the fabric and keep mold and mildew at bay.

➤ Never use chlorine solutions on your awning, as they will cause it to rot.

kitchen or bath.

There are four basic kitchen layouts: galley, L-shape, U-shape and G-shape. How each layout functions is based on the concept of the work triangle, or the distance between the three main work areas: sink, cooktop and refrigerator. For maximum efficiency, the work triangle should follow these guidelines: • Each triangle leg should be 4- to 9-feet-long, and the sum of the three should not exceed 26 feet. • Cabinetry should not intersect any triangle leg. • General traffic patterns should not interfere with the work triangle.

Walls

➤ Measure the overall length of each wall at countertop level

➤ Measure each section of wall separately, from corner to window, window to door, etc. Ceilings

➤ Measure the ceiling height from the finished floor to the existing ceiling

Galley (two wall) The galley consists of two facing walls and usually is found in condos and apartments. The work triangle is efficient, but the aisle between the two countertops is narrow. This option is a good plan for one cook.

➤ Measure from the finished floor to the bottom of existing soffits Windows and Doors

➤ Measure window heights, widths and distances to the sidewall end, to the ceiling and to the floor

➤ Measured from outside trim to outside trim

U-shape The U-shape kitchen uses three walls, or two walls with an attached peninsula. This layout is a very efficient because it allows the cook to pivot among the stations, provides excellent storage and can accommodate two cooks. A center island often is included in the larger versions of this plan.

➤ Include distances between windows ➤ Measure any door heights, widths and distances to the sidewall end, to cabinetry and to the ceiling

➤ Record the placement of hinges, which way the door swings (in or out) and which side the door opens Appliances

➤ Locate the centerline for your sink, L-shape In this kitchen design, two perpendicular walls contain the three main elements—sink, cooktop and refrigerator—to create a natural triangle. The L-shape kitchen generally will have ample counter space and lends itself to the inclusion of an island.

cooktop and oven by measuring from the nearest sidewall to the center of the cabinetry

➤ Note locations of any future appliances

➤ Measure the height and width of all existing appliances Plumbing and HVAC

G-shape This option is basically a U-shaped kitchen with a fourth wall, which is usually opposite the sink and contains additional appliances, a pantry or a desk. Generally one of the largest layouts, the G-shape allows for more amenities than any other layout. 66

decordemon Fake a Custom Built-In DIY tips for custom shelving BY BRIAN PATRICK FLYNN PHOTOGRAPHY BY SARAH DORIO

Have you been considering a custom built-in to house and display your stuff but never got around to it because of pricy fabrication and installation costs? With just a few simple steps, you can have one for less than $250 using some easy DIY tricks.

Step 1 BILLY THE KID: Meet BILLY, a popular line of IKEA shelving that’s easy to assemble and a cinch to customize (www. IKEA.com). We decided to try our budget-friendly built-in idea in the kid-and-play area of a nursery. First, we dressed up the back panels with a jolt of pea green paint before assembling the unit. As the back panels dried, my carpenter, Brian Bell, put together three side-by-side units before securing them to the studs. To assure perfect placement and safe installation, Brian used a stud finder, then a level to mark where each unit would attach.

Step 3

Step 2 PUTTING UP A FRONT: To create a seamless, built-in look, Brian attached a fascia of 1-by-2-inch MDF (medium density fibreboard) to BILLY’s facade with a nail gun. For the perfect finish, he then spackled and sanded the nail holes, later adding a color-matched coat of semi-gloss to the front. The fascia hides the area where the thin profile of each unit meets, creating a more chunky, substantial look.

BASKET CASE: Displaying items on a built-in is an art form in itself. Process of elimination is key. How can Mommy and Daddy put Uncle Bobo’s bunny on display, but let Aunt Ruthie’s pint-sized books bite the dust? Baskets and boxes. They’re the answer to cute versus clutter. In this case, we proudly displayed our pint-sized client’s most graphic items: chunky piggy banks, a chrome sculpture, a pewter bird and tone-on-tone plush toys. Smaller keepsakes are just as accessible, nestled inside aesthetically correct containers. Designers love texture, as it’s a way to add visual layers to a space; try to stick with baskets made from organic textures, such as the woven grasses seen here. When it comes to boxes, you can’t go wrong with colored canvas, illustrated here by the turquoise photo boxes we chose to conceal all the little things that are necessary but not so nice to look at. Our faux built-in project cost a total of $235 in materials and roughly 4 hours of labor—a big change for a little bit of labor and a tight budget.

Unwanted critters rank in the top 5 household problems we deal with on the “Bob and Rodman Home Show.” Two, four, six legs or more, furry friends are much more attractive outside the house than in. Some of the two-legged varmints don’t really want inside. Love-struck woodpeckers just want to use your siding or flues as a sounding board to advertise their high status in the mating order. Tapping back with a broom handle may convince the amorous redhead that he’s not the big bird on the block after all. Owl decoys or hawk silhouettes also have some value in discouraging other avian interlopers and are effective in cutting down on bird strikes against large windows.

Aside from the unsightly damage avian assaults can cause, they can open the way to more problems. Suddenly little chirpers are happily piping inside the wall or behind the fascia board. Most homeowners decide to put up with the nuisance until the little ones leave the nest, and when they do, repairs are in order. If you make fixes yourself, try this: obtain duplicate siding material; orient the grain to match the existing pattern; cut out a somewhat irregular patch; mortise out the existing hole to fit the patch; glue and brad in place; sand, prime and paint. Replacing the entire siding board requires careful removal and reinsertion if you want an invisible repair. It may be a better job for a professional. If the breech in your castle occurred at the cornice work around the roof perimeter—the most common access area www.homeimprovementmag.com

for birds, bats, squirrels, possums, raccoons and rats—you’ll probably need to make a carpentry repair and then install drip edge, which is a long, 90-degree metal strip that should have been installed to cover the gap between roof decking and the fascia board. If your builder installed the needed drip edge, he deserves a pat on the back, as most don’t. If the critters have already gotten in your house, the problems multiply. Noise, droppings and damage to drywall are bad enough, but the potential for disease and possible fires from gnawed wiring take the issue to another level. As tempting as it may be after a few sleepless nights, don’t resort to the artillery. Collateral damage, as its called, is almost always the result. Instead, live traps provide a safe and humane way to remove the unwanted tenants. Havaheart is the best-known brand with several sizes to suit the species involved. Live trapping, however, is a timeconsuming process. Bait the trap with goodies (peanut butter is a universal favorite) and block the door so the trap will not spring. Allow a free lunch to remove suspicion and then arm the trap again. Repeat as needed. Remember at all times that these are wild animals and may carry rabies. Unless you’re perfectly comfortable with trapping and relocating, leave this job in the hands of an animalremoval service and concentrate on ensuring that all means of access are blocked.

june Tips for creating and maintaining a beautiful garden BY MARY KAY WOODWORTH

Atlanta’s summer weather really starts in June, so get ready for gardening! Early morning is the most comfortable time to get out and garden; put on your gloves, sunscreen and insect repellent and head outside before the bugs start stirring. Garden Maintenance

➤ Weeds are a nuisance in the summer. If you are diligent with weeding now, you will be rewarded with fewer weeds later in the summer. Stay ahead of them by weeding daily, if possible. If you have large areas, use a product such as RoundUp or Finale very carefully. Read label directions, and spray early in the morning to prevent wind drift to other plants.

➤ Mulch flowers, shrubs and trees. This will help deter weeds, keep roots cooler, conserve water in the soil and provide an attractive landscape.

➤ June is the best time to seed, sprig or sod warm-season grasses such as Bermuda, centipede and zoysia.

➤ Fertilize only warm-season grasses this month. Fescue should not be fertilized again until fall. BLOOM PRUNING: Prune spring-flowering

shrubs soon after blooming. 74

ATLANTA HOME IMPROVEMENT JUNE 2010

0610_074-075_g planner.indd 74

➤ All spring-flowering shrubs and trees can be pruned soon after blooming, before new growth starts. Pruning after June 30 might reduce the amount of blooms next spring, so start now. www.homeimprovementmag.com

5/10/10 5:45:57 PM

➤ Weeds growing in the lawn indicates poor growing conditions for turf. Improve the condition by changing your maintenance practices—leave grass clippings on the lawn to decompose and provide nutrients. Mow often at recommended heights.

CREATING A NEW AND DRY PLACE TO HANG OUT!

➤ Be on the lookout for black spot and powder mildew on roses. Treat with a fungicide but alternate brands, as fungi become resistant when a chemical is used repeatedly.

“...The underdeck has allowed us to host events under our deck without the worry of our patio cushion being wet from the weather. It provides shade in an area that was once too hot to appreciate. The best part of the ceiling is the shiny finish--it stays bug free and looks brand new after two years.” Vann family

➤ When watering roses, perennials and annuals, be careful not to splash water on the foliage. Wet foliage is a conduit for fungus and other disease. Soaker hoses and watering wands aimed at the roots of the plants are more effective ways to water.

➤ Japanese beetle season is here. The best method of removal is hand-picking the beetles off of your roses, shrubs and ornamentals and dropping in a bucket of soapy water.

➤ If your patio containers are fi lled with colorful flowers and foliage, remember that they need much more water than bedding plants. Water daily (use “greywater” such as condensation collected from your air conditioner or leftover water from your bathtub), and be sure to fertilize these plants frequently to encourage blooms.

➤ Avoid blossom end-rot on tomatoes, peppers, watermelon and squash by proper mulching and watering. Don’t let soil dry out between waterings, and avoid high-nitrogen fertilizer.

Your Backyard Paradise!

➤ Cloudy summer days will inhibit pollination of tomatoes, squash and melons. If you have flowers but no fruit (and don’t see a bumblebee anywhere), you might have to help Mother Nature. Take a small paintbrush, insert it into the flower of one plant, and “paint” pollen into another flower. You’ll see the fruits of your labor in no time.

➤ For basil and parsley all summer long, plant seeds every 2 weeks. You’ll have a constant supply until frost.

Expert Q&A

How can replacing my windows and doors save me money on monthly bills?

People often think that energy-efficient windows are only for cooler climates. Here’s the real story—windows can actually keep your home cooler in summer, reducing those monthly air conditioning costs. Look for windows and doors that meet or exceed Energy Star guidelines and have features such as LoE3366 glass, which excels in keeping summer’s heat out. This special coating actually deflects summer sun but can also keep in the warmth during cooler months. Replace your oldfashioned windows with quality features like these, and you’ll notice a difference in your monthly bills—and feel more comfortable, too!

s the most-remodeled room in American residences, the kitchen is vitally important to a

home’s interior design. One of the key elements in the kitchen is the countertop—a surface

that is used every day for a myriad of reasons. Because it plays such a crucial role in both the

function and design of a room that is considered the heart of the home, homeowners take great care in choosing the countertop materials that best suit their kitchens.

n an economic climate that has forced some homeowners to downsize and prompted others to buy, lofts have been on the rise as newfound residences for many.

BY LYNN LINDSKOOG

When this homeowner purchased her 90-year-old bungalow, she could tell that the kitchen had been remodeled over the years—but the job had been done poorly. The only pantry was a shelf in the awkwardly placed laundry room, and a narrow door and small window provided the kitchen’s only light.

• CABINETS: Custom made by Augustus Alexander, (404) 447-7136

• FLOORING: Florentia glazed porcelain tile from Floor and Décor, www.floorand decoroutlets.com

• LIGHTING: Parrot chandelier style 9791 from Currey and Company, www. curreycodealers. com

The single door and window were removed, and large, French doors—which lead to the backyard—were installed. The laundry room was repositioned, freeing space for a refrigerator flanked by floor-to-ceiling, double pull-out pantry shelving. The cabinetry was built on site, so the designer was able to completely customize the space with features such as built-in drawer cubbies for utensils, a wine rack and a platter holder for the owner’s plate collection. The glass-front cabinets display crystal and china, and the space where the refrigerator once stood now holds a garage for small appliances, a bar for liquor and wine, and three deep drawers for storage.
