Our Service Makes the Difference Increased awareness of "non-traditional" business models, like that of Assist-2-Sell, has spawned a national debate about the differences between "traditional" real estate companies and "discount" real estate companies. People involved in the discussion try to characterize real estate companies as being either "traditional" or "discount." It would be more accurate to differentiate using three categories: • • •

Full-Service/High Commission – So-called "Traditional" real estate companies Full-Service/Discounted Commission – Assist-2-Sell Limited Service/Discounted Commission – Real estate companies that offer a "menu of services" or limited service. Fees are charged for the services that are selected, usually, but not always, at a discounted commission.

As a "discounter," Assist-2-Sell is often inaccurately lumped in with the third category, "Limited Service/Discounted Commission." A key difference between Assist-2-Sell and others in the "discount" real estate space is the level of service. Assist-2-Sell discovered early on that while sellers love the discounted commission, they still need and want full-service. Assist-2-Sell franchise offices are full service real estate brokerages staffed by experienced, licensed real estate professionals who are members of the Canadian Real Estate Association as well as the Nova Scotia Association of REALTORS®. They take care of everything home sellers need from a real estate company, but charge a lower commission.


How is Assist-2-Sell different from "traditional" real estate companies? The most obvious difference between Assist-2-Sell and "traditional" real estate companies lies in the commission structure. Traditional firms typically charge home sellers a high commission that is a percentage of the sale price. (Example: Six percent). Assist-2-Sell offices charge a low, flat fee commission. (Example: As low as $2,995!) With Assist-2-Sell, home sellers are also given a choice as to how their home is marketed.

Direct-to-Buyer Program With our “Direct-to-Buyer” marketing program, you pay just a low flat fee to sell your home. Under this program, Assist 2 Sell's experienced FULL TIME agents provide full service and market your home directly to home buyers, handling everything throughout the entire home selling process. We call it "Full Service with $avings!"® This “Direct-to-Buyer” program offers homeowners all of the services they might find at a "traditional" real estate company, but for a low, flat fee as low as only $2,995*. You only pay us when the Home Sells! If we don't sell your home, you don't owe us anything. We have confidence and a proven success record. We don't charge up-front fees, and there are no hidden costs.

How does it work? In order for a buyer to purchase your home, they first need to know it is available. We call this exposure. We expose your home to buyers through our aggressive marketing campaigns. We Show Your Home Our Licensed Agents show your home by appointment. We receive all buyers calls from our advertising and sign. and one of our agents will set up an appointment to show your home to the buyer. We arrange for other agents to show your home. We pre-qualify home buyers. Customized Pricing Plan: We meet with you to create a customized CMA (Comparative Market Analysis) for your home. We review prices of active, pending, expired (unsold), and sold homes in your area. We review market conditions and prepare pricing strategies for gaining the best price. We Promote Your Home: We implement an aggressive marketing campaign designed to reach active home buyers.

When the buyer is interested in buying your home, we will handle the negotiating, prepare the purchase contract and all the paperwork. There are also many details involved that require expert attention once the purchase agreement is accepted. Our agents work the same as traditional agents to assure that everything that needs to be done, gets done. This includes working with the lender, appraiser, inspectors, attorneys, and title companies.

The MLS for Less® Program: This program adds the benefits of the MLS®, while still offering home sellers the opportunity to pay only the low, flat fee should the home buyer purchase directly through Assist-2-Sell. Under this program, a low commission is typically added to the cost. (Example: Three percent) If an MLS® agent brings the home buyer, they receive the three percent—Assist-2-Sell receives only their low, flat fee. If the buyer comes directly to Assist-2-Sell, the seller pays only the low, flat fee, and not the additional three percent. Both programs are designed to offer home sellers choices and to save them money. Regardless of which program a seller chooses, they still enjoy full- service. How is Assist-2-Sell different from other "discount" real estate companies? Assist-2-Sell is a full service discount real estate company. Other companies that discount their commission usually do so by taking away services. If they charge less, they are going to do less. Some "Limited Service/Discounted Commission" companies charge upfront fees. Others are Internet-based and may only offer placement of the house in the MLS® and rely on the MLS®-selling broker to handle the entire transaction. While these models do have some appeal, Assist-2-Sell has found they are not a solution for the majority of home sellers who want and need full-service but don’t want to pay a high commission.


How is Assist-2-Sell different from "For Sale by Owner" real estate companies? Many homeowners decide to sell their home without the assistance of a real estate broker. Most "For Sale by Owner" (FSBO) real estate companies simply help these homeowners advertise their house on the Internet. Assist-2-Sell is not a "For Sale by Owner" solution; it is a full-service real estate brokerage. Assist-2-Sell understands why many people decide to sell their home by themselves, and it is ready to assist with its "Paperwork Only" program. Assist-2Sell can help with the sales contract and the closing for an even lower, flat fee.


History of Assist-2-Sell In the late 1980s, Mary LaMeres-Pomin and Lyle Martin had a small, successful residential real estate office in Reno, Nevada; mostly working referrals and repeat customers. Around that time, large franchise offices and "mega-brokers" started to emerge and increase in popularity. Consumers believed that bigger meant better. Mary and Lyle realized they needed a competitive advantage if they were going to compete successfully with the "big boys." After witnessing the success of discount companies in other industries, they came up with a premise: If you charge home sellers less, you should be able to do enough volume to make up for the lower fees. They were right! And Assist-2-Sell was born.

Business took off as they began targeting "For Sale by Owners" (FSBOs) with their discounted commission. Mary and Lyle soon realized home sellers needed and wanted full- service, but they wanted to pay a more reasonable fee. So, they made some adjustments and Assist-2-Sell evolved into a "full service discount commission" model.

No one else was offering full service discount rate real estate, which meant Mary and Lyle had to write the book. They refined the "Assist-2-Sell System" based on their experiences and became experts at adaptation.

The "low fee" commission structure wasn’t the only thing that was different about Assist-2-Sell. Sellers were paying high commissions and still ending up with agents who spent less time marketing their home and more time trying to find their next listing. Mary and Lyle understood that if agents didn’t need to market themselves they would have more time to provide customer service. The Assist2-Sell low fee real estate concept attracts the listings and Assist-2-Sell agents focus on servicing that business.


The "old way," where home sellers typically depended on agents for the marketing of their home, also invited problems. Did the agent know how to effectively market their home? Did they have adequate funds for marketing their listings? Typically, marketing was limited to placing the home in the Multiple Listing Service (MLS) and running an occasional newspaper ad. The Assist-2- Sell model removes the burden of marketing the home from the individual agents because all marketing is handled by the office. As Mary and Lyle continued to grow their business and experience increased success, they began receiving calls from brokers and agents wanting to know if they could buy a franchise. Mary and Lyle knew the Assist-2-Sell low fee real estate concept would work in other markets and they wanted to expand, so in 1993 they became franchisors of the Assist-2-Sell concept. The first Assist-2-Sell franchise office opened in April 1994, and by the end of that year, the fifth office had opened. Since then, Assist-2-Sell has become one of the fastest-growing realty franchises and has been recognized as one of the top real estate franchises by Entrepreneur Magazine and The Wall Street Journal’s StartupJournal.com. Currently, there are hundreds of Assist-2-Sell offices throughout the United States and Canada. With the Internet, consumers have become much more sophisticated and more knowledgeable about the real estate process. This increased consumer awareness has helped "non-traditional" real estate companies gain traction in recent years, adding to the pressure on "traditional" real estate sales commissions.
