2001, Donna Hall, principal of Donna Mondi Interior Design has been successfully creating interiors with a delicate fusion of European Classicism and American Modernism. In her most recent Chicago project, Hall’s inspiration is the sultry charm of Roaring Twenties Chicago, taking advantage of the unique architecture of the space.

Master Bedroom | Divine Armoires from KOKET

“The overall iNSPiRATiON came from the era of the 1920’s in Chicago. I always take cues from the architecture of a space and then twist it in a modern way.” – Donna Hall Her interiors are composed of bold elements layered with textures and patterns, but with a cohesive feeling that runs throughout the design. One of her noted design signatures is to play with the ceiling design or the “5th wall” as seen in the Dining Room of this project. Hall covered the ceiling in an ethereal Maya Romanoff wallcovering while painting the surrounding walls in a glossy black lacquer to reflect light throughout the oval shaped room. The split Living Room also features a dynamic plaster ceiling, added to complement and downplay the striking portrait that immediately grabs your attention. The Master Bedroom flashes tones of gold and white, as apparent in the lively, vintage-vibe wallpaper. To add some symmetry and balance to this playful space, Hall created matching scenes on either side of the fireplace featuring two custom KOKET Divine Armoires. The iridescent peacock feather armoires were custom made into chests, then Hall topped them with hung Art Deco mirrors, to adorn either side of the fireplace for luxurious his and hers spaces. The Divine Armoire is a brand favorite, not just for its exotic and appealing design, but for the message it conveys with its erotic presence.

The alluring armoire is the perfect embodiment of KOKET as a brand, from its opulent natural iridescent peacock feathers to the flirty gold ribbon handle, evocative of girlish innocence. Hall’s favorite design trend of the moment is incorporating bold pops of color, seen throughout this interior design project specifically in the girl’s bedroom. The colors mingling in the dramatic rabbit print wallpaper are mimicked in accessories around the room such as the fuchsia bedding and flowers. A M A Z I N G G R AC E When celebrated Interior Designer Susan Zises Green put her timeless signature on a Florida property dating back to the early 20th century, the results are purely magical. Her use of an unexpected color scheme and breezy yet elegant approach is equally appropriate for black tie evenings or barefoot beach weekends. R

e-imagining the spaces of a vintage 1920s Mediterraneanstyle residence in one of southeast Florida’s most exclusive enclaves was a labor of love for renowned Interior Designer Susan Zises Green. Her work is showcased everywhere from New York City and Connecticut to coastal communities of Nantucket, the Hamptons and Palm Beach. The period architecture of this gracious home provided an inspirational blank canvas for Zises Green, who counts houses from this era as some of America’s most inviting designs. “I think this house is particularly beautiful; I took the spaces and brought them back to their original grandeur,” she explains. “It’s not a typical Floridian interior, although the feeling is very relaxed, very elegant and laid back.” Enhancing that low-key approach is a serene color palette carefully curated in shades of sun-bleached sand, pale ivory, linen white, soft aqua and muted green.

Plush overstuffed seating, an ornate fireplace and crisp white moldings are inviting details in the seafoam green-hued living room.

Drama looms large in a high-ceilinged sitting room illuminated by an ornate candelabra-style chandelier, a sublime addition to the relaxed surroundings.

One of her favorite parts of the home is the formal dining room, Zises Green notes. “I adore the dining room, it has handpainted walls using a custom-created stencil that was cut by hand.”  Her clients’ request for a traditional interior was delivered with exceptional panache.  A riff on the stencil’s freestyle design is subtly repeated in the drapes, area rug and lacy chair backs, another nod to Zises Green’s traditionalism with a twist. “Although this home is in Florida it could be anyplace, New York, New Jersey or Connecticut.” Another graceful gathering area is the spacious living room. “The living room is a seafoam green, the color of pale celery leaves. The impact is very pale, very light and ethereal.” This designer’s light touch is also seen in the structured armchairs clad in an oystershell hued fabric, sterling silver accent pieces and creamy white molding treatments. Natural light spills into the living room from French doors opening to tropical gardens.  This provided further inspiration for Zises Green who positioned a large mirror alongside one of the French doors to reflect the magical garden views, thereby bringing the outside in. “The more you live in this room, the more you notice,” Zises Green adds. In the master bedroom, a tranquil tones of sea glass green wash over the walls and furnishings, while a rustic wood ceiling towers above. “Ceilings in many of the rooms are the original pecky cypress wood that is found in so many old homes in this region of Florida,” Zises Green remarks.   The project took about a year from start to finish and delighted the owners who didn’t want a standard Florida design yet still wanted to capture a sense of Floridian grandeur. “The entire house is very subtle and elegant; it’s simply lush and beautiful,” Zises Green concludes.

W

hen six of the industry’s leading home brands – Delta Faucet, Formica, Hunter Fan, Jeld-Wen, KitchenAid and Schlage – joined forces this year to create the ELEVATE Design Collective and asked Jennifer Wagner Schmidt to redo a loft and elevate their mainstream pieces to a more prominent position, Schmidt’s task was clear. She had to take on the heat of the dare or get out of the kitchen. Known for her JWS Interiors tagline, “affordable luxury,” Schmidt has a hot Instagram following and her work has been featured everywhere from Apartment Therapy to Design*Sponge. She teamed with kitchen designer Mary Jo Peterson to bring the project to life. In just 10 days, they gutted this SoHo kitchen, even creating a signature Pantone color to pull the look together. COFFEE & COGNAC “We were aiming for something modern and stylish but also soft and calming. Single Malt is a rustic shade inspired by the warmth of cognac and whiskey and notes of leather and coffee,” says Schmidt. She notes that each brand incorporated the color into products for the redesign. For example, the modern metal cage on the Hunter Fan, the exterior edge of the Jeld-Wen pantry doors and the decorative medallions on the KitchenAid appliances (at the ends of the handles) are featured in Single Malt. The color is exclusive to the custom pieces shown. “But the idea is that you can have a suite of different products that come together to create a powerful design statement. The way you use these accent pieces – as well as the finishes you choose – really brings your personal style into the space,” says Schmidt. MARRYING OLD & NEW Schmidt drew inspiration from Scandinavian designs with clean whites, sharp blacks and a mix of modern and organic lines, textures and materials. The counter and island tops are large-scale 180fx® by Formica Group laminate in a new custom Bourbon Trail marble design. But the flooring is the original true hardwood, refinished with highgloss white floor paint. All you need is something old, something new and the best handpicked mass-market finds to create the kitchen of your dreams.

3. Tap-on faucets.

Delta Trinsic Pro faucet incorporates Touch20 technology. “It’s brilliant when you’re cooking and your hands are covered in something,” says Schmidt. “The faucet will turn on and off with just a touch anywhere on the spout or handle.”

4. Temperature takers. An Even-Heat True Convection oven uses a temperature probe to accurately measure the safe internal temps of meats, poultry and casseroles without opening the oven door.

5. Smart fans.

To create good airflow throughout the kitchen, the team installed several fans from Hunter, including an Apple HomeKit Symphony smart fan that can be controlled remotely and synched with other HomeKit-compatible products in the home. How cool is that?

True luxury is an investment in amenities that enhance a lifestyle. We canvased five interior designers, all members of the New Jersey Chapter of the American Society of Interior Designers, to find out what their high-end clients are craving these days. The consensus: it’s all about design, not decoration.

Motorized Window Treatments

Linda Barrett Wagner, ASID, points out that motorized window treatments are gaining in popularity for a variety of reasons. Light control, especially in two-story family rooms (or any room with soaring ceilings), in master bedrooms and for skylights, means eliminating glare and minimizing fading. “We think about sun damage on rugs and upholstery, but I’ve also seen wood floors bleached by the sun,” she observes. Getting rid of unsightly and dangerous cords adds a safety factor, particularly where pets and young children are present. There are also energy benefits and security benefits. The latter is particularly important where the homeowners travel frequently or come and go at a variety of hours. Motorized window treatments can be programmed separately or tied into the home’s other automation systems and can be operated from home or remotely, with settings changed at will. Wagner estimates that the addon cost for the motorization is $500$600 per window, but not one client who has had them installed per her recommendation has expressed regret.

In order to preserve the surrounding land, many new homes have a smaller footprint, but extend three to four stores high to achieve generous square footage. And in coastal areas, kitchens may be on the second or third floor to take advantage of water views. In-home elevators make day-to-day living easier, says Laurie Burke-Boice, ASID. Even in a traditional two-story home, if the owners have older parents, or anticipate staying in the home long term, an elevator is a wise investment. From the hallway, the elevator entrance looks just like a closet door. Inside, there is wood paneling, maybe mirrors to make it feel more spacious, artwork to add pizazz, and a floor treatment that matches the home’s foyer.

It’s the Design, Not the Decoration

This trend is particularly prevalent in the under-forty market who desire homes that have the same level of comfort as Wr i tt e n by those they grew up in but who have different aesthetic. Using recycled items is not a question of budget. In many cases, the sustainable choice is more the more expensive option. For example, Esther Chopp, Allied ASID recently completed a home with a bar that is fashioned from recycled wood – original paint included – from Chinese paddleboats. The dining room has a custom chandelier created from a collection of 12 globes, in a variety of sizes and shapes, that came from flea markets around the world. In the kitchen, a vintage black chandelier has acquired more character courtesy of the addition of hanging spoons, forks and knives, all painted in the same black metal. The goal is to create an environment that is interesting, personal, luxurious, and definitely not their parents’ home.

“Relaxation is the ultimate luxury,” says Nancy Mikulich, Associate ASID. “High-end kitchens are for show but the most coveted bathrooms are for restoring one’s equilibrium in a busy, stress-filled world.” Soaking tubs, over-sized steam showers, double showerheads and waterwise toilets are in demand. Full spectrum lighting is key so up-close tasks, like shaving and applying makeup, are easy and the result feels like the bathroom is filled with good natural light.

Customized Details

In the luxury market, clients want their home’s interior to be a piece of art that tells their personal story; they don’t want it to look like the one next door . . . or the one you see in a magazine. And they want a high level of service from everyone on the design team. “They look to the interior designer to find the right product, the right fit, the right comfort level,” says Deborah Leamann, Allied ASID. Going into a store to purchase a suite of furniture is not in their repertoire. And they don’t have them time or the inclination for online shopping. They are also willing to go the extra mile (and the extra cost) for the details that make things distinctive. For example, in addition to being motorized, luxury window treatments have special linings, interlinings, and exquisite trims. Drawers and closets are customized for very particular storage. Lampshades are handmade. Bed linens, towels, napkins and more are monogrammed.

air Haven is a picturesque waterfront community set on the southern banks of the Navesink River in Monmouth County. Incorporated in 1912 and measuring just 1.7 square miles, it is characterized by a historic district known as the Old Village, a friendly small town ambiance and proximity to Manhattan, about 50 miles north. Bordering towns include Little Silver, Rumson, Middletown and Red Bank.

“The appeal of Fair Haven is its charm,” says Sharon Brehm-Cote, Marketing Manager for Gloria Nilson & Co. Real Estate. “It is an upscale town within commuting distance to New York City. It is on the river, near the ocean and close to Red Bank nightlife. There are boutiques, an old fashioned hardware store and restaurants ranging from coffee shops and delis to fine dining. It is a very quaint community, the kind of place kids ride their bikes along wide streets with big trees.” The borough’s nautical scenery is never far away with a community boat dock, fishing pier, boat launch, yacht clubs and dramatic views of the Navesink River. Commercial activity on the river began the 19th century, providing an economic base for Fair Haven. The borough’s dock was a stopping point for steamships on the New York-to-Red Bank route that transported oysters to the city. In the early 1900s, the boats continued that trade and also brought summer visitors to the area, turning Fair Haven into a lively resort town. Vaudeville performances took place on a former houseboat called the Players Club (now the Shrewsbury River Yacht Club), where greats like Al Jolson and Eddie Cantor were frequent visitors. Unlike many other towns near the Jersey Shore, Fair Haven is comprised of mainly year-round residents numbering around 6,000. They gather as a community at Fair Haven Day in May, the state’s largest Fireman’s Fair on Labor Day weekend, and Fair Haven Fields, a 77-acre park offering recreational facilities, wooded trails and summertime yoga and movie nights. The Parks Department sponsors a long list of events including the Memorial Day parade and ceremony, an opening day baseball parade, fishing derby, spring egg hunt, campout at Fair Haven Fields, Sounds at Sunset summer concert series, Halloween Parade, father-daughter dance, mother-son brunch and holiday tree lighting. Truly a small town that cherishes its traditions, “Transition Day” is one of the borough’s most sentimental occasions. It takes place on a day in June when the principal of the middle school escorts a parade of third graders as they walk and bike their way up Third Street. This route connects the town’s two public schools, beginning at Viola L. Sickles Elementary School and leading to the Knollwood School for grades 4 to 8. The short journey

Since Fair Haven doesn’t have school buses, another common sight is children walking or cycling to school. Students from grades 9 to 12 attend Rumson-Fair Haven High School, a Blue Ribbondesignated school that is continually rated one of top public schools in New Jersey.  Private educational options in the area include Holy Cross and Rumson Country Day schools in Rumson and Red Bank Catholic High School. The closest major highway is the Garden State Parkway, about five miles west of Fair Haven. an inspirational spot for creating large-scale charcoal portraits, including her work “Horses” which hangs prominently in the great room. The Nuara family consists of five children from ages 20 to 30, and this home provided a perfect backdrop for their active, open air lifestyle. The great part about this floor plan is that it’s so flexible.” Soaring ten-foot ceilings throughout the main level are another key design feature, Nuara says. “The high ceilings give a feeling of space that comes from going high rather than wide in a room.” She counts the sleekly modern kitchen as one of her favorite spots, customizing it according to the way her family lives, most notably with a huge center island providing a stylish anchor for casual meals and conversation. The home’s idyllic setting will be greatly missed, Nuara says. “We spend a lot of time outdoors, especially in the front yard. It’s so peaceful to sit in our Adirondack chairs and watch the sunset with a glass of wine and the dog sitting there. It’s just so quiet and lovely, really a Nantucket-like lifestyle.”

have seen the market go through many economic cycles. Today’s macroeconomic factors - China’s slowing economy, Brexit, falling commodity prices, and unrest in many cities - have yielded uncertainty. The Christies International Real Estate’s 2016 whitepaper “Luxury Defined” asserts that the luxury real estate market has plateaued. Despite the volatility - even because of it - many with high net worth continue to invest in luxury real estate. A 14-year comparison of the S&P 500 and Case Shiller Home Price Index concluded that real estate as a wealth management option has proven to be of lower risk than the stock market. Its risk-adjusted returns can weather economic cycles and provide long term value. Given these shifts, today’s luxury home buyers are value sensitive and more attuned to how a home fits with their lifestyle. With greater work-life flexibility through technology, many seek properties in areas once considered viable only as second-home resorts. This presents opportunity for buyers and sellers alike in our market, where a diversity of properties - from luxury oceanfront condominiums to sprawling country estates - are readily available. The newest generation of buyers is especially value-oriented and aware of market data, with a laser-like focus on valuation. They are acutely aware of the cost to bring a home up to today’s standards. Now that the record-breaking price points of up to $100 million seen in 2014 and 2015 have waned, expert brokers are counseling sellers to align their pricing strategies with the more cautious attitude of today’s buyers. The perception of luxury is subjective. So much depends on one’s expectations and resources.
