Our March Non-Profit could not have been more fitting than to recognize AVSC for the 77 years of investing in of our kids from Aspen to Rifle. The powder God’s were with us and we had a fantastic turn out for the Realtor® Ski Day. Our efforts to assist community non-profit organizations continue with successfully raising $2,730 for the Aspen Valley Ski and Snowboard Club. With the support from our affiliates, whose contributions go directly to AVSC, we want to recognize those affiliates who donated generously: Host Sponsors: Aspen Business Journal, Aspen Snowmass Sotheby’s International Realty, and Robyn Scott Interiors. A lot of fun was had with the competition and want to thank Aspen Adventure Company who donated the GoPro Camera’s. We are especially grateful for the collaboration from the AVSC for their dedication and stewardship and who showed up in full force. We could not have had the success without Mark Cole, Executive Director, Walt Evans, Director of Excellence of the US Ski Team; Barbara Frank, Development Director; Beth Hansen, Events Director; Trish Shepard, Base Camp Director and our own Andrew Ernemann, Executive Board Member. Our day started out with David Perry, Sr. VP for Aspen Skiing Company and Don Schuster, VP of Hospitality. They updated our members about this season and the summer commitments in Aspen Snowmass. Perry shared some positive stats from this season, including an 8% increase in skier visits and a 40% increase in advanced bookings. Planned for this summer, they will be dropping single gondola ride ticket to $19. ASC will also be offering a $29 package that includes a lunch voucher, bus pass to the Maroon Bells, and three days of on mountain access and activities. Our April designee, the Roaring Fork Conservancy, protects, defends and ensures the quality and safety of our watershed, rivers, streams, lakes, and ponds. We are pleased to be partnering with them in raising funds for their effort AND will be holding our first REALTOR® VOLUNTEER ACTION DAY in concert with them on April 26 as we assist in river cleanups. More information will be coming.

Non-profit Organization of the Month is Roaring Fork Conservancy

REALTORS® Don’t Just Sell Properties, They Change Lives! Aspen Board of REALTORS® is dedicated to giving back to the communities in which we live. Success depends on YOU. The Board of Directors will be choosing a different non-profit to support for each month in 2014. This month we are supporting The Roaring Fork Conservancy. The Valley has an impressive number of non-profits. There are many people and stories out there that touch your heart. Remember that you can make a difference too. Join Us for the Roaring Fork Conservancy Volunteer Day – Save the Date What: River Clean-up When: April 26 Where: Basalt Frying Pan River Time: 9 – 1 pm Help clean up one of the most beautiful stretches of river in the country! Volunteers of all ages welcome! Join us for a free breakfast before cleaning up a mile section of the river. Please dress appropriately with warm layers, gloves, long pants, a hat and sunscreen. Prizes for: Best of Trash, Most Toxic, Most Useful, Most Unusual Trash.

Participant Information Breakfast and registration starts at 8:30 am. Teams of 3-4 people are arranged, assigned about a mile of river, and head out to clean up around 9:15 am. Entries of trash for prizes must be registered at Lions Park by 11:45 am. The cleanup often happens in not so ideal weather. More info: RSVP here

Government Affairs – Your RPAC Dues at Work!

President Obama Signs Flood Insurance Bill Into Law On March 21, 2014, President Obama signed the “Homeowner Flood Insurance Affordability Act” into law. This law repeals FEMA’s authority to increase premium rates at time of sale or new flood map, and refunds the excessive premium to those who bought a property before FEMA warned them of the rate increase. The bill limits premium increases to 18% annually on newer properties and 25% for some older ones. Additionally, the bill adds a small assessment on policies until everyone is paying full cost for flood insurance. Proposed Rule Issued on AMCs By Sarah C. Young On March 24, 2014, six federal agencies issued a joint proposed rule to implement minimum requirements for state registration and supervision of appraisal management companies (AMCs). States will not be required to establish an AMC registration and supervision program, and there is no penalty imposed on a state that does not establish a regulatory structure for AMCs; however, an AMC will not be able to provide appraisal management services for federally related transactions in states that have not established a regulatory structure laid out in the proposed rule. Participating states will have 36 months after the rule’s effective date to implement the minimum requirements. NAR will provide a comment letter on the proposed rule. Download the proposed rule

Bitcoin: The future for real estate?

What Is Bitcoin? Bitcoin with a capital “B” is a system by which a currency is mined, encrypted, stored and transferred entirely electronically. The term bitcoin with a lowercase b is the form of the currency itself. Bitcoins are created by a process called mining. Miners verify and record encrypted bitcoin transactions on an open source platform and are rewarded with fractions of bitcoins and transaction fees. This is a finite process and mining will cease in the year 2140, so the number of bitcoins available will be limited to 21 million. For Real Estate? All of this circles back to the original question: what does Bitcoin have to do with real estate? For one, in Las Vegas and Idaho, there are houses on the market where the seller is looking for Bitcoin as payment. In New York, there is a brokerage who is willing to work with listings paid for in Bitcoin. The early adopters with disposable incomes are embracing the idea of Bitcoin as payment for other items. So the question is no longer is Bitcoin coming to real estate. It’s already here. Where Bitcoin may have the most appeal is from the international market. Here in Steamboat Springs, there is a growing segment of international buyers. Anyone who has ever dealt with making an international wire transfer knows how much time and effort it takes. Imagine a buyer in the near future from Mexico or Brazil who sees his winter home in Steamboat. He wants to buy immediately, but is only in town for a couple of days. By using Bitcoin, he saves the money he would have spent in wire transfer fees, the effort of dealing with the bank and the time it takes for a wire to “instantly” move from one bank to another. Of course, this is extremely hypothetical, but it demonstrates the potential for Bitcoin’s use in real estate.
