Our vision for CMB Fuzhou synthesises the spirit of China Merchants Bank. Through the stable and solid architecture proposed, CMB will not only be an landmark besides the Min river, but also a symbol of trust for the citizens, for the users and for the international image of China Merchants Bank. Embodying the principles of functionality, efficiency and beauty, our proposal will integrate the design in an urban context, while upgrading the working environment quality and the comfort levels of its users. The team has selected an intellectual and sustainable scheme, and we are proud to present a design that responds harmoniously to the client requirements, to the site, and ultimately, to the city. Having carefully studied every aspect of a modern financial institution and office building, this scheme will be a symbol of CMB achievements and a manifestation of its confidence in the success of future operations.
A SYMBOL OF PROSPERITY Chinese Feng Shui Coins are the greatest symbol of wealth, representing prosperity, abundance, and good fortune. The combination of three coins tied with red thread represent the accumulation of luck prosperity from trinity of heaven, earth and man.
FUZHOU Fujian CMB Tower is located to the north of Jiangbin Avenue, on the former area of the Tea Leaves Import and Export Trading Company. Being a flat, rectangular plot in a prime location beside the Min river, the design team has carefully studied the site characteristics in order to maximize its potentials and provide the best and most efficient scheme possible.
A SOLID AND STABLE ARCHITECTURE The image of CMB Fuzhou represents the essence of a financial institution. Consistency, stability, longevity, stregth, and a solid image are some of its many qualities. It will embody the stable and consistent spirit of China Merchants Bank. Standing next to the Mingjiang river, the CMB Fuzhou project will enhance the quality of a classic urban icon, where functionality meets excellence in design. Our vision for the proposed CMB tower embodies a solid and stable architecture that responds harmoniously to the site, and produces a landmark for the city of Fuzhou.

Our key designers have worked on a number of CMB projects. These include the China Merchants Bank in Shanghai, and China Merchants Securities in Shenzhen.

THE BUILDING MASSING The key drivers in the design are: To maximise the panoramic views over the Min River, screening off the highway on the East of the Plot and creating a generous park in the West by reconnecting the site with the adjacent canal.
Several options were considered by the design team and these were assessed within the required set of parameters. The conclusion was to split the required functions across three blocks, two interconnected office towers and one lower block facilities block for the main ancillary spaces, all shaped and orientated to maximise the design criteria whilst also responding to the other components of the project.
The resultant is three volumes which mark the project on the city’s skyline and the horizontally spread banking hall spaces at the bottom of the tower. The design has sprung from its context with routes and connections introduced permeating the surrounding sites, maximizing connectivity and creating a strong sense of place.
Stacking Of The Programme
Volumetrically, three parts have been created: Two office interconnected towers and one lower that accommodates all the staff facilities. The Office, being the more important spaces, have been pushed to the southern edge of the site along Jiang Bin Road facing South and the River, while the ancillary spaces, requiring less daylight and more level of privacy and connectivity have been placed closer to the northern edge of the site. The VIP Banking and the CMB Executives offices have been clubbed into the highest tower at the very top maximising their views while the banking hall and the business banking have been horizontally spread across the podium to maximise their frontage and accessibility.
In order to maximise the comfort and the floorplane efficiency of the office tower, the vertical circulations and the supporting spaces have been located to the sides of the buildings. This innovative floor plate of the office space permits wide column free spaces with ample day lighting and views of the river, ideal for office banks.

B. Maximise The Site Conditions
The design team has carefully studied the brief, developing an efficent and rational program.With an overground GFA of 37.500 sqm and an estimated undeground GFA of 20.000 sqm,
We aim to find the best possible solution given the project constraints. Placed along the Jiang Bin Road, the views over the river are maximised by enlarging the width of the building, and by raising the tower to its maximum height, one hundred meters. The building will then expose the maximum surface towards the River.

The cores carefully located at the east and west facade, protecting the building from the aggressive morning and afternoon sun, and at the same time work as noise barrier, screening off the highway. Also the top of the tower has been slightly tapered to provide self shading against the noon sun.
The alternance of opaque natural stone and transparent facade with louvers to minimise the solar impact, will create a vibrant building and energy savings. Energy efficiency begins with strong fundamentals, this begins with creating a building composition that takes advantage of the site orientation then creating an architectural envelope that protects against heat gains whilst maximising daylight and views. The facades developed for the design proposal respond strongly to orientation and will ensure minimum energy transfer takes place through the building.
THE MASTER PLAN The buildingâ€™s form has evolved from a careful analysis of the brief, context and climate. The team has selected an intellectual and sustainable scheme, and we are proud to present a design that responds harmoniously to the client requirements, to the site, and ultimately, to the city.
Well oriented, the scheme is developed with a two split core strategy that will protect the building from the traffic on the eastern road, and will potentiate the river views while maximising the daylight exposure. The CMB in Fuzhou is based on the integration of the adjacent landscape forms within the architectural concept. Every single space will reinforce the fusion of architecture, landscape and interior. The office and conference courtyard offers a relaxing and recreational space for gathering, rest and relaxation. The aesthetic appeal of these courtyards, terraces and garden spaces will increase the value of the property and marketability of the building and reinforce the values of living within a healthy and green environment.

The Fuzhou CMB tower contains an efficient program distribution. The internal planning permits a generous lobby and customer facilities as well as an efficient open office space above. A generous monumental drop off leads on to a soaring lobby.The flow of customers, CMB staff and the staff of the lettable space are carefully separated through the lobby and directly linked to the spacious Banking Hall. The Business Banking Hall is located in a sculptural form suspended above. The lofty VIP banking hall is located on a prime position at the top of the main tower, with unobstructed views over the river. Staff facilities such as the conference and the canteen will be placed on the northern wing, with a series of column free spaces open out on to private courtyards and roof terraces, overlooking the city.

LOBBY SPACE Clients and occupants enter a magnificent lobby space with an impressive 40m high glass atrium. The lobby is characterised by a unique interior design which blends into the architectural style of the building whilst creating an element of interest.
This vibrant, luminous space branches out into separate secondary lobbies which act as vertical circulation nodes connected to the various functions of the building such as the CMB customer services, CMB offices, VIP banking and lettable offices. The aim is to create an integrated entrance area with convenient and sufficiently secure circulation to the various functions of the building.

BANKING HALL The lobby seamlessly extends into the CMB banking hall, an 18m high spacious and comfortable zone ideal for its purpose. Customers are lead to the banking hall through a series of varied spatial experiences. The open reception and lobby space, the luminous atrium space and the unique business banking mezzanine level create an interesting composition to offer a dynamic, state-of-the-art banking experience. Customers experience glimpses of the beautifully landscaped courtyard whilst in the banking space. 22
There is clear functional segregation of the customer and staff zones. The back of house staff areas are directly connected to related functions within the CMB office without interfering with public circulation. Connection to the vault, which requires high level of security is also housed within a restricted back of house area.

EFFICIENCY AND FLEXIBILITY The main offices have been conceived as a high level comfort space, where the spirit of CMB is present, providing a generous space naturally illuminated, and a sensitive design to the user. We seek to create an architectural solution that not only represents an elegant and stable architecture from the outside, but also that follows the principles of a modern, practical, flexible and highly efficiency design from the inside. 24
From the overall picture to the most refined details, every aspect in this areas has received a justified consideration, aiming to maximise the user and client convenience, to enhance the building service quality and ultimately, to celebrate an inspiring working environment.
FLOOR PLAN The scheme proposed for the interior of the office layout responds to the two split core office space, which permits a wide open space of 1,900 sq.m usable space, illuminated by a central atrium. Along a 9m grid, a rational and elegant arrangement of the office furniture, will offer the maximum comfort to its users. 26
A two split-core structural layout of the tower enables us to optimise a wide open space for the interior layout, with a central atrium providing sufficient natural daylight and visual connections between each compartment of the office space. Responding to a 9 m x 18 m structural grid, a systematic arrangement of workspace also enables us to maximise the number of workstations between column bays.

Two spacious aisles of corridors giving a direct end-to-end circulation route for the office and also defines a subtle differentiation of senior and normal staffs zones â€“ where senior workstations locate along the window side looking outwards/ towards the atrium. Normal staffs locates in core of office provided with communal storage benches along the centre aisle which allows staffs to interact around this discussion stations to enhance the staffsâ€™ communication.
The office floorplate has been designed to maximise the efficiency of the office space, and to allow a continuous view to the outside. The clear height floor to ceiling is 3,000 mm. The layout has been organised in one main central corridor and two smaller corridors on the sides. 27

OFFICE FACILITIES Staff and conference facilities, served by a dedicated drop off are housed within the lower floors of the building and are well connected to the CMB banking floors with bridges and walkways, whilst enjoying a dedicated terrace and courtyard respectively.
The lower floors of this block are occupied by the conference hall and training facility, while the upper floors house the staff canteen. The entrance lobby and lounge of the conference facility open into a serene, beautifully landscaped private courtyard which separates it from the banking hall and acts as an excellent break out space. The staff canteen is split over two floors, with the lower floor opening onto a double height terrace.

The exquisite VIP banking services occupy the top of the tower, with a fully glazed double height space offering maximum views over the river. It is an exclusive, uniquely designed space connected to the lobby and basement levels with dedicated high speed scenic elevators. It offers a luxurious, hospitable ambience to the bankâ€™s premier customers and top ranking employees. The VIP banking is divided over two floors with a spacious lounge, bar and reception area on the lower floor, and state-ofthe- art private meeting rooms and conference facilities on the mezzanine level. The top of the tower has been shaped to accentuate the building form and allow natural light to flood into the space, adding to its vibrancy.

A SUSTAINABLE BUILDING Energy efficiency begins with strong fundamentals. From creating a building composition that takes advantage of the site orientation, to designing an architectural envelope that protects against heat gains whilst maximising daylight and views.
The buildingâ€™s form has evolved from a careful analysis of the brief, context and climate. The facades developed for our design proposal respond strongly to an optimised orientation and ensure a minimum energy transfer level through the buildings. The innovative floor plate of the office space permits wide column free spaces with ample day lighting. With cores located at its edges, rather than at its heart, CMB Fuzhou is an economical building that contains an efficient, flexible, bright inspiring workplace. A well orientated building that is naturally sustainable, without resorting to expensive technology.

The design has been carefully considered to be energy efficient through simple passive measures such as good orientation. The main glazed facades face south and north, with the southern facade further protected by horizontal sunshades. This also fully capitalises on views over the adjacent river to the South. Unlike many office towers a central core is not employed. Instead the cores are located to the east and west to protect against low sun in the mornings and evenings. Opening windows permit cross ventilation during the spring and autumn.
FROM CONCEPT TO COMPLETION The Atkins designed headquarters for China Merchants Bank in Fuzhou is now progressing well towards completion. The Concrete Frame has topped out and the curtain wall facades are being installed. 37
