Purchasing a home in winter

Spring usually takes the crown for the top selling season, but the darker winter season may provide some hidden benefits for purchasers ready to face the cold weather at open homes. Sellers who do choose to list in winter may be trying to make the most of less competition from other properties, but they might also be much more motivated to sell quickly. One of the benefits of buying a home in the winter months is you are generally seeing it at its worst, in the coldest and most unflattering time of the year. Most sellers will opt to put their properties on the market during the warmer months, so there may be a little less stock to choose from in winter. However, it’s a great time to look at and purchase your next home.

tilated will be more obvious than in the warmer months, also a property’s orientation becomes evident during winter, with north-facing properties generally being less gloomy and cold than other properties. Winter can reveal many details about a property that buyers typically wouldn’t be able to see in the warmer months of spring and summer. The cold months offer a good chance to see the home’s heating in action, and visiting a home during a rainy period can identify any problems a home may have regarding drainage or leakage. Granted properties tend to present best during spring and autumn but these periods can hide a property’s flaws. If you find

the perfect property during winter, you are going to be very pleased once spring arrives and the garden blooms and hopefully offers many pleasant surprises. In summary, buying in winter has many advantages, such as, seeing how the heating system copes, water issues ie damp spots on ceilings or musty smells. Drainage issues around the home or section, how neighbouring trees etc may affect the sun’s penetration into the home and less competition from other buyers. The disadvantage is fewer properties to choose from. Summer buying has a lot more propertie to choose from, but also has a lot more buyers competing with you and any drainage issues won’t be obvious.

May is a good time to...

Henri Ham

AWAPUNI NURSERIES

Get your winter veges in – if you haven’t already. Be sure to dig the soil over first, apply compost, fertiliser and a dressing of lime to sweeten the soil, encourage plant growth and help prevent club root. If you have planted your winter vegetables already, don’t forget to plant more to ensure you have a continual supply ready to harvest. We’ve been staggering the planting of our broccoli and other brassicas so we’ve always got some at the ready. Broccoli, broad beans, carrots, onions, peas, spinach and cauliflower are all good to grow now. Brighten up your garden by planting cool loving flowers like geraniums, wallflowers, polyanthus, nemophilla, foxgloves and anything else also currently available from our online store. If you’re not going to grow any winter

veges, try growing a cover crop. Mustard is a good cover crop to grow, but not if you’re planting it where you’ve previously grown brassicas as it’s also a member of the brassica family and if there’s any club root in the soil it will promote it. Another good cover crop is blue lupin, which isn’t a member of the brassica family. When the cover crop has matured, dig it into the soil. This will get the soil all ready for next season’s planting. Rake up your leaves for composting. But watch out for the leaves from some trees, like black walnuts, which have toxins in their fallen leaves called hydrojuglone that can cause other plants to turn yellow, wilt and die. English walnut, hickory and

pecan trees also produce small amounts of hydrojuglone. The best way to collect and compost your other leaves is to first shred them by running over them with a lawn mower. Then tip a layer of leaves into a black plastic rubbish bag, sprinkle over a handful of garden lime and continue the layers until the bag is full. Tie the top of the bag and poke holes all over it. Place it somewhere sunny and leave it to break down. In summer you will have a lovely mulch to apply around your plants. Pick up your rose leaves and put them in the rubbish so they don’t spread diseases through the soil, which will affect your

new growth of your roses in spring. If you like to harvest rose hips (they are the fruit of the plant and have high levels of Vitamin C) or you just like the interest hips add to an autumn garden, now is the time to stop deadheading your roses. This will allow the hips to form and the stems to harden up before winter. Then wait until June to August (the colder it gets where you live, the longer you should wait) to start pruning. Start to think about creating or adding to your orchard in spring. Weed the areas where you’re going to plant so they’re all ready for when the fruit trees become available from nurseries in June/July.

AT HOME

Choosing the right wood fire Considering a wood fire to take off the chill this winter? Every home has different needs so for your wood fire to be efficient it’s important to have the right type of wood fire. To help you make the right choice, the team at Mitre 10 MEGA Ashburton have shared their advice.

Why a wood fire? A modern wood fire has lower running costs and is also a carbon neutral way of using renewable fuel. They are energy efficient and also a reliable back-up source in the event of a power cut. Some models even offer wetback solutions allowing you to heat water or an integrated stove top for cooking.

What type of wood fires? There are two main types of wood fires available: radiant wood fires and convection wood fires. The way they distribute heat is the difference. To find out which is best for your home, you will need to consider the size of the space you are trying to heat. If your home is draughty or has rooms with high ceilings then a radiant wood fire is a better option as they heat up quickly and distribute heat mainly from the front directly onto the surrounding objects. Wood fires that heat air that then rises up or out with the draughts are not efficient

Ashleigh Donaldson

for homes with higher ceilings. Convection wood fires on the other hand are great for homes with lower ceilings as they warm the air and distribute it more evenly throughout the room. Aside from what type of wood fire to select, you’ll also need to determine the heat output you require, establish if you need any additional components and check local council regulations. The team in-store at Mitre 10 MEGA Ashburton can take you through all of this, but in the meanwhile consider these six steps.

1. What size fire do you need? As a general rule of thumb, you should aim for 1kW heat output for every 10

square metres. The chart below will help you choose the correct size fire, although there are other elements that might influence your requirements (e.g. high ceilings) so be sure to talk to a Mitre 10

It’s important for all wood fires to have the right flue system. As smoke travels up the flue pipe and out of your home heat loss can occur and is where a shield can help. A shield will help radiate the heat back into the room or prevent it from transferring into the wall, keeping more heat inside.

3. Getting a building consent Before installing a wood fire you will need to contact your local council to get a building consent. There are restrictions in a number of regions where there are local bylaws including here in Canterbury. The Ministry for the Environment has a list of authorised wood fires that meet national standards for wood fires that can be installed on urban properties less than two hectares. Your local council may issue a consent for you to install a rural wood fire if your property is greater than two hectares. Rural wood fires have the added benefits of a larger heat output and the ability to

burn overnight.

protector is needed for your wood fire.

4. Adding floor protection

5. Installing a wood fire

The space around your wood fire may be prone to damage from ash, heat and sparks which is why you need a floor protector. Many designs are available including options that can be installed directly over your existing flooring. Your installer can advise what size floor

Once you get a building a consent we recommend you arrange an installer to visit your home to determine the best position for your wood fire. They can provide advice on any extra components you might need for safety and provide recommendations on ventilation.

RULES FOR REPLACING YOUR WOODBURNER In the Ashburton Clean Air Zone, all older style wood burners* that are 15 years or older, can be replaced with a low emission wood burner, provided that a building consent is issued by District Council

BEFORE 31st OCTOBER 2017. For more information, see in-store or contact Environment Canterbury Phone 0800 329 276 or email ecinfo@ecan.govt.nz. *That do not meet a 1 gram emission standard and are not on the authorised wood burner list.

Your installer can also help you with completing your building consent.

6. Fireside accessories Finish off by adding accessories for both functionality and aesthetics. You’ll need tools to help you keep your fire burning efficiently, storage to keep the area tidy and screens to protect your children and pets from getting too close.

WARM UP YOUR HOME GETTING ADVICE FOR YOUR WOOD FIRE PROJECT Your Mitre 10 team member will start with asking about your home’s heating requirements; is this a large home newly built with insulation and double glazing, or a small draughty villa undergoing renovation? Once we’ve found your wood fire, we’ll discuss the components needed to install and ventilate your wood fire when it’s in action. Building consent is required to start the installation. We can send you in the right direction. Talk to us about site delivery too. To make sure you are ready to go, let’s talk about heat transfer systems, hearths and equip you with all the tools and fuels to light your fire. Keep your wood fire burning bright with regular maintenance checks. Mitre 10 has all the parts to help you year after year.
