Getting ready to downsize Christmas is well and truly over and the New Year is heating up! It’s the time of year when many are considering a property downsize. This is a huge step and careful planning is required. First things first. Start with having a major de-clutter. (This advice is for everyone, not those wanting a smaller, easier-to-care-for property). With interest, I have read people’s general goals this year, and the common theme is to live a much more minimalistic lifestyle. Now first thing first, call an agent and get an appraisals, remember that obtaining a home appraisal is FREE. An appraisal is provided by a licensed real estate sales person. This report will provide you with an approximate price, so that you will know where your property sits in the current market. Any report completed more than six months previously will need to be updated. The Real Estate Agents Act 2008 states that all agents must view the property first, coming back with an estimate, before signing a listing with you. The finished report should include the costs involved in selling, such as advertising, and include the percentage of the commission. As Mark Williams mentioned in last week’s comment, choose your salespeople on their strengths, don’t just chose the agent that proposes the highest appraisal price for your property. The next thing to consider, once you are ready to market your family home, is

whether you are going to wait until you find the perfect home then buy subject to selling, or sell subject to buying a suitable property? Talk to family members about what you are doing as they might like to help you search. Make a list of what you are looking for: Smaller? Easy care? Modern? Garden? Heating? Some things require more thought ... Can you afford a home that already has double glazing for example, or are you willing to spend money to upgrade a suitable property? Always talk to your solicitor about your intentions. You will need to consider if your present home is in a family trust, and

It will help you clear your mind and of course a de-cluttered home makes a great first impression when selling.
