To the east is world famous Rainbow Beach with beach-front property that won’t cost the earth and Tin Can Bay, a hidden gem that has become a mecca for those few fishermen and boat enthusiasts that know about this quaint

little fishing village. Fast becoming known for it’s exceptional local produce, the Gympie region devotes the entire month of May to attracting food tourists with the GourMAY celebration. Main industries in Gympie include tourism, primary industry, manufacturing and retail. Buy and travel GYMPIE’S newest celebrity Adam Cross said Gympie has everything going for it. Adam and his friends Jessica Post and Andrew Badger recently appeared on Channel 7 on Australian Spartan. The team, called Two Badgers and One Anchor did the region proud by competing against the gruelling obstacle course and going on through to the semi-final. Gympie, for Adam is the perfect place to live and work. “Gympie is fantastic. It’s so close to everything. It’s a good little community town that doesn’t have big city expectations,” he said.

Adam said he would like to see the sporting facilities in the region given more priority and the latest reports from Gympie Regional Council (GRC) suggest this is an area they will look to improve in the near future. Currently, there is a GRC focus on local businesses with workshops and seminars aimed at building up business, but improving sporting infrastructure is also a future focus. Proximity, according to Adam, is another big draw. “We’re close to the airport, shops, beaches, the outback. If we haven’t got it, it’s not far away, plus to buy here is way cheaper and just travel,” Adam said.

More than affordability the draw for Dominique Close to the bustle but without the hassle, Gympie’s a perfect fit

ALTHOUGH, when I went to visit Dominique Bode in her home, she had only been moved in for a week, you would have thought she’d been living there for years. “I like my home to feel comfortable,” Ms Bode said. A single mum of two, school teacher and uni-student, Ms Bode said she felt extremely comfortable in her surroundings. She moved to Gympie almost by accident a little over 12 months ago from Caloundra and instantly fell in love with the rental she was offered at Monkland. That property was recently sold and the new owners wished to take possession, but Ms Bode’s rental agency, Welcome Home Rentals, moved heaven and earth to find her a new home that would be a perfect fit. That done, Ms Bode is just as thrilled with her new home and for her, it had to be in Gympie. “I’m really happy with the move. It would take a career change or something dramatic to pull me away,” she said. But why Gympie? “It’s so affordable and the community is so welcoming,” Ms Bode said. She said for the same price as a two bedroom townhouse in Caloundra, in Gympie she is able to afford a large executive style home, close to all amenities and within walking distance to schools and shops. But according to Ms Bode, there’s so much more to Gympie than affordability. Growing up on a 44,000 acre cattle property west of Charter’s Towers, Ms Bode said she loved the feel of Gympie as a community. “I’ve lived in Bundaberg and I moved to the (Sunshine) Coast but the population there is very transient so it’s difficult to fit in. There

Putting In Too Many Gardens Many tenants don’t, or won’t, garden. Keep it simple with easy to mow lawns and if you’re going to put in gardens, good quality weed matting and mulch on a 6 monthly basis.

Price Shopping for a Property Manager You get what you pay for. Or more to the point, you don’t get what you don’t pay for. A quality property management agency needs to make money. If you’re paying peanuts, you’ll get monkeys and you do not want a monkey in charge of your financial future.

are lots of tourists and holiday makers. But here, they’re more welcoming. “The people are friendly and I love the main street. You can find boutique shops you can't get anywhere else but they don’t charge Noosa prices. It’s nice you can still have corner shops and family owned businesses out of old established buildings. “It’s great finding somewhere that’s close to Brisbane and the Sunny Coast, airports and beaches. It’s close to the bustle without the bull,” Ms Bode laughed. Ms Bode said she had heard the negative reputation that Gympie has but believes it is something the community doesn’t deserve. “Once I was in, it got me in,” she said. “This is a beautiful, connected community. You don’t have to be anyone special. It’s a very inclusive environment. You can be a new soul to town and still be involved in world class events, like The Heart of Gold Film Festival (for which Ms Bode is a volunteer). “I’d like to see them showcase Gympie as sophicated and classy as well, but there’s something for everybody, from all walks of life here,” she said.

ON THE back of big ticket infrastructure improvements and the impending Bruce Highway upgrade and bypass, the Gympie property market has been steadily improving since early last year. For Sydney project manager James Brown and his partner Jody Burnes, the opportunity to buy a house for under $200,000 was too good to pass up. Despite earning a combined income of over $150,000 banks would not lend to them. The cheapest unit they could find in their area (Sydney’s northern beaches) was about $900,000. In an attempt to enter the market, they researched regional towns. Knowing Gympie was ripe for expansion, they bought a three-bedroom home in Carrington Ave for $195,000. According to the report, Gympie is one of a few star performers, with many regional housing markets expected to remain stagnant this year. The Matusik Outlook Report suggests Gympie was the only area in regional Queensland to experience an upswing in detached houses and vacant land as well as detached dwellings. Predictions indicate this trend will continue for our area, with Cairns the only other regional city in Queensland to share the same promise. However, there is a caveat to this trend. The Matusik information says price growth in Gympie is a mixed bag, but supply in the rental market is tightening. As a result, rents are rising but are still comparatively cheap. While owner-occupied dwellings are becoming expensive, renting still remains cheap. The cause? Faster-than-projected growth on the back of improved local employment prospects. In contrast, there are many vacant allotments for resale in the Gympie market and, according to the report, until these are sold or taken off the market land values across Gympie could flatten out. So while the established housing market is flourishing, the new housing market could struggle this year.

Mary River just one of our natural attractions With a wealth of national parks and state forests, Gympie region offers wonderful diversity of unspoiled landscapes THE Gympie region includes unique coastal, rural and urban hinterland landscapes; one third of which is national park or state forest. Gympie Regional Council aims to provide community members and visitors the opportunity to experience our abundant natural assets by river and land. A range of recreational bushwalking, cycling, and horse-riding trails are available for use across the region. The River to Rail Trail is located within 1km from the Gympie Town Centre, and includes opportunities for all fitness levels. The 1.8km gravel link, which skirts along the banks of the Mary River between Kidd Bridge and the Sands recreational area, is ideal for walking, running and admiring the native habitat and wildlife exclusive to the area. The track runs parallel to the natural landscape of the Mary River and is an idyllic passive recreation experience, however, does include varying inclines and staircases in some areas. Sandstone seating blocks are placed throughout the track to rest, picnic or just take in the scenery. The Trail is well-positioned for nature enthusiasts and bird watchers to spot native species such as the Mary River Turtle, Giant Barred Frog, Mary River Cod, Australian Lungfish and a wide variety of native birdlife. The Sands, which can be accessed via Kidgell Street, off the Bruce Highway when travelling north (to the left just before the Aldi supermarket) provides the community with a

safe area to swim in shallow waters, have a picnic and relax. Recreational paddlers can easily access the water at either end of the track via a flat, gravel access to the river’s edge at the Sands or a purpose-built canoe and kayak launch point at the Gympie Weir, near Kidd Bridge. Designated off-street parking areas are available at either end. A second stage of the trail is currently in the

planning and design phase, focusing on the section from the Sands through the Deep Creek Conservation Area to the One Mile Ovals and up to the Mary Valley Rattler Station. Another recently completed trail available for use is the Kingaroy-Kilkivan Rail Trail which spans an approximately 29km scenic route between Kilkivan and Goomeri and then a further 59km heading west from Goomeri through the South-Burnett region to Kingaroy.
