You want to sell your home. You’ve done everything to make it the nicest home on the market, analyzed comparable sales and priced it well. Yet it’s still on the market. Why? Time to evaluate how buyers arrange to see your home. Sometimes sellers can unwittingly make their home difficult for prospective buyers to see. It’s not always convenient to show your home when buyers want to see it and sometimes there are very valid reasons why you absolutely cannot

accommodate a buyer’s schedule. Remember, your home is competing with other homes for buyers’ attention. Give yourself an edge by making your home the easiest one on the market for buyers to see. Don’t let buyers miss the opportunity to see what could have been their perfect home—yours. Maybe they can come back at another time or on another day—or maybe not. Why take the chance? The number of homes coming on the market decreased 2.3% (86 YTD 2019 vs. 88 in 2018). The number of sales increased 20.0% (42 YTD 2019 vs. 35 in 2018). The average sales price decreased 13.3% to $770,464. The median sales price decreased 4.6% to $562,000. Overall, the average sales price in Rockland County (inclusive of the rivertowns) was $496,085, up 2.0% over the same period last year. The median sales price in Rockland (inclusive of the rivertowns) was $445,000, up 1.1% over the same period last year.

The number of condos coming on the market increased 34.8% (31 YTD 2019 vs. 23 in 2018). The number of sales decreased 27.8% (13 YTD 2019 vs. 18 in 2018). The average sales price increased 21.8% to $418,385. The median sales price increased 50% to $365,500. Overall, the average sales price for condos/co-ops in Rockland County (inclusive of the rivertowns) was $254,563, up 2.4% over last year.
