Arbor Greene’s Annual Easter Egg Hunt The Easter Bunny will be stopping by Arbor Greene on Saturday, March 31st, from 10-11:30am

Please join us at the Community Center for this charming event! The Easter Egg Hunt* will start promptly at 10am, so it’s important that everyone arrive on time to enjoy the fun! There will be an Easter Bunny photo booth, a craft table and a castle slide! *Parents of the participants are asked to provide 12 pre-filled eggs per child (no unwrapped candy or chocolate please). Message from the Arbor Greene HOA Our HOA is using a process known as abatement to care for neglected and/or abandoned homes. Florida law permits the abatement of a home’s front yard, which includes items like lawn mowing, hedge trimming, and driveway cleaning. HOA’s can place liens on the abated properties to recover their abatement costs. The Arbor Greene HOA increased its year 2012 budget for abatement by $9000 to step up its abatement efforts on the nearly 50 neglected, abandoned, and/or foreclosed properties within our community. The July, 2011 Realtor newsletter reported that the high foreclosure rates across the US will cost the average homeowner more than $20,000 in decreased property values. However, well maintained neighborhoods will generally see smaller declines in home values. We have a lot to be proud of as residents of Arbor Greene. We are considered a top tier destination for New Tampa. A key reason for this status is the overall condition of our neighborhoods. Our CDD does an outstanding job maintaining the common areas, and the HOA works to ensure that each individual home complies with our community covenants. Arbor Greene has earned its reputation as a desirable place to live. Its amenities and “curb appeal” are a standard of excellence. Our HOA is working to protect the value of our neighborhoods by taking care of the neglected properties. All planned changes to the exterior of your home must be submitted to the Design Review Board (DRB) via an Alteration Application. And, DRB approval must be obtained before any work is begun. GATE CODES IN THE WRONG HANDS??? The TPD has asked Arbor Greene residents to make your internal gate codes more “robust”!!! They feel that too many of the codes are too easily guessed? For example, if the code is 4 digits of the same number, almost anyone can guess that. The same applies for sequential numbers, like 1234, or 4567. They also pointed out that birth years, like 19XX or 20XX are very easily guessed. To that end, Arbor Greene administration will be sending letters to residents with gate access codes similar to any of the above. If you already know your gate code is similar to the above, please call the AG Administrative office 991-9226, or stop by to have it changed. Effective 4-15-12, all codes identified as “weak” will have either been eliminated or changed. Please help us make Arbor Greene an even safer neighborhood to live in!

CONSERVATION AREA USAGE Arbor Greene was deigned with large areas of conservation for the visual enjoyment of all of our residents. The conservation areas of Arbor Greene are protected by City of Tampa ordinance #9499 and are not to be used for the dumping of plant material or other refuse, the building of tree forts, sports activities or PAINT BALL! SWFWMD requires the CDD to maintain the conservation areas. Any violation of what these areas were originally designed for could be subject to CDD, HOA or additional fines. Getting Back to Basics

Hello Arbor Greene neighbors. We hope the past month was safe and secure for you and your family, and want to pass on some basic tips to help keep you and your family secure in the coming months. The decline in our economy has motivated criminals to continue looking for easy and lucrative opportunities to steal property. Although our gates and guards deter a majority of the crime that open communities normally deal with, we still have a level of criminal activity to guard against. Working together, we can help limit criminal opportunities, keeping you, your family and property, and Arbor Greene more secure. The following tips are based on local and national criminal trends and are proven actions that typically have notable success rates in helping guard against you and your family becoming victims of crime. Tip #1: Lights – turn on lights at the back and front of your home at dusk. Timers switches are available for lights inside your house so lights are turned on when you are not home and it appears you are home even if you are not. Do-It-Yourself stores carry motion sensors and timers, which will turn on indoor and outdoor lights at night; lack of lighting can tip criminals to your absence if your house is unlit during the hours of darkness. Criminals don’t like lights and prefer to operate in the dark whenever possible to avoid witnesses and possible identification by witnesses. Tip #2: Lock doors, windows, and turn on home / auto alarms, even while at home. Lock your vehicles at all times, even parked in the garage. Remove valuables from vehicles, or keep them out of sight if you must leave them in the vehicle. Keep garage doors closed to discourage criminals from stealing your property and attempting to enter your home. Unlocked homes/vehicles and visible valuables lead to crimes of convenience, the most predominant crime in all of Tampa. Tip #3: When you purchase televisions, computers, game-systems, etc., make sure to cut the boxes up before putting them out in the recycling bins. Thieves often look for these boxes to help them decide which homes are worth breaking into. When possible don’t place your valuables so that they can be easily seen from the outside of your home. Tip #4: Help prevent identity theft. Shred any document which have your personal data on it, such as name, address, phone number, credit card number, bank account information, etc. Be careful what personal details you post on social network sites such as Facebook; due to possible vulnerabilities, consider avoiding telling others on these sites about details of your habits, schedules, or vacation plans. Tip #5: Add some additional security measures to your home. Consider inexpensive door chains and deadbolts, door chimes on your lanai doors, motion activated outdoor lights, etc. Leave a radio or television on during the day to give the appearance that someone is home. Tip #6: Become your Neighborhood Watch Association’s and Tampa Police Department’s “eyes and ears.” Criminals sometimes pose as repairmen, delivery persons, or service contractors (Verizon, Brighthouse, etc.), so keep a watchful eye out for these types of perpetrators. AVOID OPENING YOUR DOOR FOR ANYONE YOU DO NOT KNOW. Soliciting in Arbor Greene is not allowed and major service contractors are aware of this, so be careful when talking with these persons and avoid providing any personal information, such who is normally at your home, their work schedules, etc. If you see someone who is not from your neighborhood acting suspiciously, do not confront them, but call the Tampa Police Department (TPD) at 813-231-6130. If you call, then the TPD can dispatch a police unit to check out suspicious persons. You will not sound paranoid and can prevent criminal activity. Better safe than sorry. If you see a crime against persons or property occurring or about to happen, immediately dial 9-1-1. Again, do not confront these suspects, leave this to the professional TPD officers. Tip #7: Become better informed by becoming a member of the Arbor Greene Neighborhood Watch Association (NWA) email distro. Send an email to ArborGreene-NWA@hotmail.com and receive information from Arbor Greene NWA coleaders and Tampa Police Department regarding local criminal activities and security tips. Joining this group does not obligate you to any NWA associated activities but builds a stronger network of neighbors watching out for everyone’s security. Finally, stay informed and join your AG Neighborhood Watch Association (NWA) e-mail distribution group. If you do so, you will receive emails about suspicious or criminal activity in AG and New Tampa, additional security tips and other relevant information from Tampa Police Department. Please email us at ArborGreene-NWA@hotmail.com with your full name and AG sub-community you reside in. Joining this email distribution group does not obligate you to any Neighborhood Watch activity, but should help you and your family become better informed and more secure. AG TENNIS NEWS Ladies Beginner Tennis Coach Added To Arbor Greene Program We are proud to announce the addition of resident Julie Vazquez to the Arbor Greene teaching staff. Julie will be teaching exclusively the introduction of tennis (beginners) to ladies in the morning. Julie is from Northbrook, Illinois where she was a nationally ranked junior player. She won the High School State Singles title in 1987. After high school Julie played the WTA professional tour for one year before accepting a tennis scholarship to the University of San Diego. At USD she earned All American Honors in 1992, 1993 & 1994. Julie was inducted into the University of San Diego Hall of Fame in 2000. After graduation Julie played the WTA Professional Tour until 1996. She has competed in the United States, Europe, the Middle East and Asia. After playing on the tour she became a tennis coach and has taught in Europe, the Caribbean and the United States. She is currently a resident of Arbor Greene, is married and has two boys.
