Site Consideration • Site is directly connecting to Bharuch through SH-6. •The proposed location of site will substantially reduce employee’s commuting time those who are coming from Bharuch ( 42km), Ankleshwar (56km), and Vadodara (111km) . •Direct approach road to Kaladra & Vengani villages. • Site has plain topography. •Undeveloped land

The primary survey data is selected for the analysis of the housing demand. The data from Indexb and the GIDC is limited. The primary survey results give the estimate of nearly 228503 employees which is quite high. The secondary data of IL&FS is been taken for further analysis.

CONCLUSION FROM CASE STUDIES

Different typology of houses and different services and amenities are required for different working classes and their placement is important for optimum use

Green & Open Spaces can be interlinked and can have overlapping uses

Circulation pattern should have well developed hierarchy of roads and clear segregation of pedestrian and vehicular movement be envisaged

Provision of Open Spaces should be according to their respective uses by respective classes as their maintenance and upkeep is an issue

Amenities should be centrally placed or along spines at various hierarchical levels for better accessibility

Approach road The site is situated on danaganj near wardhaman nagar chowk , approached by run towards itwari to wardhaman nagar on NH6 Area of site 15,080 sqm 3.726 acres Site surroundings The site having nh6 on southern side , industrial area on northern side timber marts are situated on eastern side, southern side has Hari-Har mandir Infrastructure Site has all the necessary infrastructure & facilities because of the industrial & residential area surrounded it site having slope towards east to west. sewer line runs below the southern side nh6 towards west to east. Shape of plot /site The plot is having the regular rectangular shape having area approx. 5 acres


Concept: • Commercial complex is a type of structure which requires attraction of customers for their existence, so it is need to have a structure which is unique and innovative in design. So that it can attract people and should provide better service and workability. • The main concept behind the design is lies on the inference of case studies from that i concluded that for the better circulation for shops and anchor stores, it is good to have a circular form, but on the opposite the office & theatre spaces should be in rectangular or square form. • My design is a blend of two circle, one placed horizontal and one placed vertical like two tyres arrangement. This is the most stable form as usually seen on the road side. The form represents Nagpur city as it is a “ZERO MILE” city • The form fullfills all the requirements of design as it provides circular walkways for retail shops and anchor store.Open food court, rectangular plan form for offices and theatre. • The design provides better wind resistance as it is a high rise structure and reaches up to 60 m. Height. • Arrangement of the office spaces in the complex are carried out in such a way that all the office have their own floor. This will helps to reduce the unwanted crowd and maintain security of that area.


Concept cont. • Due to the design, the offices will get the obvious advertisement as it is placed in between the theatres and shops/anchor store. • Design provides a big central lobby of 12.6 m. Height on ground floor surrounded by the retail shops can be use for the seasonal decoration and internal food court . • Anchor store are the main attraction for the consumes so it is placed at the second floor, so the consumers will pass through the retail shops. • Service shaft are provided next to the staircase for service all the floors without come in to notice • Orientation of the structure are done in such a way that it satisfy the climatic laws of that region as well as it faces the main square of the approaching road. To give, an invitation to passerby with an attractive glance. Theatres are placed on the top floors so the noise from theatre hall will be cut-off. • As the theatre are placed on the separate floors so the movement of the theatre crowd will not disturb the rest visitors. • Theatres are planned in such a way that the heavy crowed before and after the show can be manage easily.
