HOOD COUNTY Days on market continues to decrease. This month days on market decreased by 18.3% to just 118 days. This number will continue to decrease over the summer months because the supply of inventory to sell has dramatically declined by 19.9% to just 8.6 months! This means that there are more buyers in the market than there are listings to purchase! A further indicator of market strength is the percent of original listing price to sold contract price. The percentage is up slightly by 1.8% with sellers receiving 92.8% of asking price. This statistic is further evidence that hiring the right real estate professional and the right company can put more money in the seller’s pocket or take money away. Pricing a home accurately with the best return in mind for the seller is an art and not all real estate professionals have that skill set. If you have thought about listing your home, moving up, or downsizing, this is a great time to do it in Hood County.
JOHNSON COUNTY The average list price continues to soar in Johnson County. This is a strong indicator of a strong market that is capable of bringing the most return for sellers. The average list price has risen 10.2% over last year - coming in at $185,263. What’s great about Johnson County is that sellers are now receiving 94.1% of their list price on closed contracts! This continues to be a strong indicator of this market. If you want to buy in Johnson County, you need to find what you want and make an offer. The supply inventory is dramatically down - by 21.1% to just 5.2 months!
SOMERVELL COUNTY Somerville County continues to celebrate a significant increase in the average list price, up from last year over 7.2% at $303,232. Sellers in this county receive 92.8% of their listed price! Days on market continues to steadily decrease by 6.6% or 156 days. Somervell is certainly a strong market.
ERATH COUNTY Erath County continues to enjoy an increase in the median sales price of homes by 7.9% to $134,900. This is just $100 shy of a $10,000 increase! Closed sales continue to support a very strong market outlook for this county. Closed sales are up by 17.3% over last year!

THE Mortgage Minute Which Loan Program Best Fits You Choosing the right loan program is just as important financially as choosing the right house. Many factors come in to play when choosing the right loan for you: Credit history, down payments, gift monies being used, debt-to-income, and total household income are just some of the determining factors used in deciding which loan is right. Let’s review the type of loans: Conventional Conventional loans are any loan not guaranteed by the government. · Down payments as low as 5% of the sales price · Monthly mortgage insurance required with less than 20% down · Escrow waiver available FHA The purpose of Federal Housing Association(FHA) is to provide affordable housing opportunities with low down payments and flexible credit requirements. · The maximum loan limit is $287,500 for 1 unit properties in the area · Down payment as low as 3.5% and seller can pay most closing costs · Mortgage insurance will be required on all FHA loans · Flexible lending guidelines · Can provide up to $35K for repairs (203k) VA A Veterans Administration(VA) guaranteed home loan is the preferred loan program for active, non-active, Reserve, National Guard, and retired military of the armed forces. · 100% financing is available for these loans · No monthly private mortgage insurance is required · Limitation on buyer’s closing costs. Seller can pay up to 4% of Veteran’s closing costs. · Flexible lending guidelines USDA The Rural Housing program, also known as USDA, is for home buyers buying in rural areas. · Designed for low to moderate income · No down payment is required · Low monthly private mortgage insurance · Flexible lending guidelines If you would like more information about which loan program best fits your needs, fill out a loan application on my website at www.loansbygrant.com or contact me directly at 817-368-3052.

. . . the friends of the real estate professional were once their clients. Imagine this: You are driving down the highway and you see a billboard with “Top Producing Agent and his/her picture”. What does “Top Producer” mean? Is there a criterion that governs the use of this description? Aren’t 50% of all statistics based on the “spin” anyway? When speaking of top producing real estate professionals, there is one and only one true measuring method: Referral rate with past clients. If a past client goes out of their way to refer a real estate professional over and over again, he or she is a top producer. So, what characteristics must the agent possess to be a top producer?
• Exceptional service. • Proven results. • Consistent. • Balance any number of clients at the same time. • Immediate response to questions. • Tailor services to meet client’s needs. • Time management is superb and always available. • Exceptional communication. • Business built on referrals and repeat business from satisfied clients. • Take charge listing strategy. • Exceptional buyer strategy that ensures needs are met with much more than a chauffeur service from house to house. • Coordination of all steps and activities along the way, whether buying or selling. • Have an instant and credible referral base of contractors, builders, and partners that are needed in the buying and selling process.
The expectations and needs of today’s buyers and sellers are immediate. A successful professional will have a proven method for minimizing conflicts with clients and other agents. These agents have developed trust from doing more than just getting the listing, putting a sign in the yard, and hoping for the home to sell. They start at the listing process by helping the client understand the market. They evaluate the home and suggest ways to improve the marketability. For their buyers, they not only show homes that are on the market, but have a vast knowledge of homes that may soon be coming on the market. They understand the building process and are familiar with builders who can build that dream home.

Ask any experienced real estate professional about the benefits of investing in commercial property and you’ll likely trigger a monologue on how such properties are a better deal than residential real estate. Commercial property owners love the additional cash flow, the beneficial economies of scale, the relatively open playing field, the abundant market for good, affordable property managers and the bigger payoff from commercial real estate. But how do you evaluate the best properties? What separates the great deals from the duds? This month, let’s look at 3 must haves if you are considering entering the commercial real estate market.
1. Get the inside track!

How much can you afford to pay? How much do you expect to make on the deal? Who are the key players? How many tenants are already on board and paying rent? How much rental space do you need to fill? 3. Learn to recognize a great deal The top real estate pros know a good deal when they see one. What’s their secret? First, they have an exit strategy – the best deals are the ones where you know you can walk away from. It helps to have a sharp, landowner’s eye – always be looking for damage that requires repairs, know how to assess risk and make sure to break out the calculator to ensure that the property meets your financial goals. Tune in next month for our discussion of the critical metrics you must measure and manage to make a commercial real estate investment a win.

TITLE TIDBITS Without title insurance, you could lose your home
If you have recently purchased or refinanced a home, chances are
you had to get title insurance. Why? Title insurance protects you against problems affecting the title to your home. There are two types of title insurance—a Loan Policy and an Owner’s Policy. A Loan Policy protects the lender for the amount of the loan, while the Owner’s Policy protects you, the homeowner, for your investment in the property—your equity. In both cases, the title process covers an exhaustive search of public records to make certain the title to the subject property is clear, and covers against future loss if a claim against the property is made.
While discovering an issue with your title can seem rather remote,
one out of every four title searches reveals a problem with the title. Examples include tax liens, forged signatures in the chain of title, recording errors, title search errors, undisclosed easements and title claims by missing heirs and/or ex-spouses.
Even after an exhaustive title search is performed and a title policy
issued, sometimes a problem may surface that can threaten your home. If you only have a lender’s policy, where the outstanding loan is covered, your equity is not protected. A separate Owner’s Policy would protect you—for as long as you or your heirs have an interest in the property.
With the recent refinance boom that has occurred over the last sev-
eral years, some homeowners have questioned whether or not they need a new title policy when they refinance. The answer is, you won’t need a new Owner’s Policy, but a lender will require a new Loan Policy because a title search must be performed covering the time since the last policy was issued.
Although somewhat remote, there is the chance that unforeseen
problems might exist such as a mechanic’s lien from a contractor who claims he/she has not been paid, or a judgment placed on your house for unpaid taxes. The lender will understandably want to make sure the title to the property they are financing is clear.

Question: Can I require a photo I.D. from a lease applicant? Yes, but only use an applicant’s photo I.D. for the purpose of conducting an actual verification of an applicant’s identity and/or check on criminal history, rental history, or credit history. Be uniform and consistent. If you decide to require photo ID from an applicant, you must require it for all applicants. Never use the photo I.D. to discriminate against the applicant who is a member of a protected class.

Are you looking to buy a distressed sale home, but aren’t sure about how? It is must to find a company that will help you navigate the process and help you be prepared to act! Once a property hits the market - it usually moves very quickly. There are different types of distressed sales and each will have a different purchase process. Select a real estate professional that is trained and certified to handle these properties. At Century 21 Shirley Hooks, we are certified and experienced in: • Freddie Mac • Fannie Mae • Housing and Urban Development (HUD) • Bank Owned Properties • Short Sales Bank-owned real estate generally refers to just that – bank owned properties that have been foreclosed. A short-sale property is one being sold buy the home owner, in conjunction with the lender or bank, for less than what is owed on the property. With each type of sale, a lending institution plays a role as the ‘seller’. Because of this, negotiations are often cut and dry, and it’s the banks way or the highway. This doesn’t have to be a bad thing – if you know what you are doing. Purchasing a bank owned property from any of the channels above, can offer homeowners great advantages. Distressed sale properties are not as abundant has they were just one year ago, and buyer competition has increased. To increase your chances of getting the home you want at a price you can afford, chose a brokerage with experince. Make sure to tune in to next months edition of Real Estate Advisors where we will discuss the exact steps to follow if you are serious about buying a foreclosed property.
