HAWKE’S BAY ECONOMY ON THE ‘WHAT’S HOT’ LIST Mid 2018 - snow on the ranges, the shortest day a month behind us and the property market has not noticed any seasonal change at all. Currently we are limited only by a shortage in property listings. Most of us know the basic principle of supply and demand - as less property and land is available (supply) and whilst buyer numbers (demand) remains strong, prices will continue to rise. The relationship between these two factors determines the price of a commodity - a relationship which is the driving force in a free market. The good thing for most buyers and sellers is that this market shows no real sign of slowing down. Here in Hawke’s Bay we are fortunate to have a relatively small population, we have capacity to grow and we now have excellent roading infrastructure north and south. You can see Tauranga’s growing pains, Queenstown is bursting at the seams and, well, we all know about Auckland. On a recent visit to the Bay, KiwiBank regional manager Garth Duncan and KiwiBank chief economist Jarrod Kerr said they expect Hawke’s Bay’s regional economy to expand over the next year, with a new report from KiwiBank granting our region an “economic score” of seven out of ten. “Running at a decent clip,” was how the report describes our economy, saying we are still playing catch-up to Auckland’s rapid growth of a few years ago. The economic forecast report into the performance of New Zealand’s provinces said the national economy was expected to “grow above trend” next year, while the economies of regional New Zealand, including Hawke’s Bay - listed as a “hot” area along with Gisborne, Rotorua and Manawatu-Whanganui - were “developing rather well.” And property investors are

achieving higher yields here than in other parts of the country. And more good news for Hawke’s Bay on the back of Housing New Zealand’s announcement that they are on target with replenishing state housing stock in 15 of New Zealand’s regions. Acting Prime Minister Winston Peters says, “Hawke’s Bay is doing seriously well out of this, they’re getting a lot more than I thought they would do against the rest of the nation, but it shouldn’t be a contest. We’ve got to ensure that the housing need is met in the countryside as well as in the big cities.” Andrew McKenzie, Chief Executive of Housing NZ, says they will be building 49 houses, nine of which have already been completed. “That’s part of a programme that will see us [add] about 200 houses to our stock here in the Bay. We’re also looking at a refurbishment programme for the 3000 homes we’ve [already] got,” he says. Hawke’s Bay will receive more than double the number of new homes compared to other regions. MEDIA, I ALSO ENJOY A LAZY WEEKEND MORNING NEWSPAPER - ALBEIT FEW AND WEEKLY REAL ESTATE PUBLICATIONS? If you are reading this column, then I assume you also flick through the pages ahead out of general interest or genuine market knowledge or need. If the later, and you are an active buyer, then I assume you will also be searching new listings on websites. If you are not an active buyer but a person who likes keeping abreast of what’s coming on the market, and perhaps by chance you may see a property that sparks an emotion, an idea to consider change that you didn’t know was there? Is that how it is, or is it dreamworld? I have enjoyed a long weekend in the middle of the school holidays, time with the family - three girls aged 14, 11 and 8 - and their devices: two laptops, an i-pad, and an i-phone connected to the digital world; plus of course the constant nagging from the younger two for mum’s phone because that too is connected! Managing kids and their connectivity to anything and everything in the world is a challenge for all parents - what are they seeing, what are they learning or being influenced by, how long are they on devices, how does one keep them engaged in the real world as it flashes by outside the car window in between activities? I went through university at a time when we didn’t own a computer but attended the Computer Lab to write up the odd assignment. My early years in sales saw the evolution of the brick mobile phone, and at one stage I travelled on the road with a mobile fax machine, plugging into a phone line to fax my orders through to dispatch the next day – revolutionary. Moving into marketing roles through the early to mid-1990s I became connected relatively early, e-mail and websites became fascinating means of communication. Internet cafes and Gmail were all the rage while travelling on my OE in the late 1990s. I was a relatively early adopter of Facebook, but from then on I have struggled to keep up and at times see the relevance, with the changing face of digital communications. Twitter is an adept name in my opinion, chose to skip that one. I tried Instagram a couple of years back. Sorry to those who followed me, for looking back at it recently I managed only one post. Which brings me to my recent experience of sitting in a café and, in an attempt to keep the family conversation over breakfast engaging for all of us, I undertook a lesson from Emma (14) on the who, what and how of Instagram. I’m probably not a good student, but then again, the teacher was using a language which was quite foreign and was moving through the lesson at a rapid pace. Zoe (11) was chipping in, laughing at her father as I still don’t get the difference between a post and adding to My Story. But I must say I have posted, and I have had more followers, and gained some likes, and I too have followed some new people. Does any of this make sense to you reading? I hope not, for that in the short term probably means that there is still a place for print media.

But the future of print media is gloomy. Print advertising revenues are plummeting, newspaper circulation is reportedly dropping by 10% per annum currently, and a report by PWC suggests only about 5% of our population will read a newspaper in 2021. Which brings me back to publications such as this REAL Property or the HB Property Guide, which have relevance in the current market, but for how long?
