The latest REINZ statistics were released this week for August 2017, showing volumes of sales significantly down from 2017 to 2016. This is not surprising given the huge run the market has seen, and with the election only days away people always will wait to see what eventuates. I know buyers will be hoping for some form of market slow-down or pull-back, but unfortunately the news won’t be good as the market is set to fly away again with buyer numbers still huge.

In October we sponsor the Tremains Pink Walks, run by the Breast Cancer Trust. This amazing event raises money to support women with breast cancer with funds channelled straight back into our local community to help local women. The walk begins at 11am on Sunday, 29 October at the Napier Soundshell. There will be entertainment on site, food vendors and plenty of entertainment along the walk so gather your family and friends together and come along to support Hawke’s Bay women who are battling this terrible disease.

While the Spring listing period this year started a little earlier for us with the launch of our fantastic Money Or The Bag promotion in mid-August, our agents will be working hard through to Christmas to get listings on the board and cater for the huge demand from buyers that we continue to experience. PREDICTABLY THE PROPERTY MARKET IS FEELING SOME IMPACT OF NEW ZEALAND’S UPCOMING GENERAL ELECTION AS WE NEAR THE END OF WHAT HAS BECOME A VERY TIGHT, AND EXTREMELY INTERESTING, RACE.

The polls continue to move in Labour’s favour and are consistently telling us that we should expect a change of government come October. Although the effect of this would not necessarily be realised in the property market immediately, this time next year the country will be feeling the impact of the result, first in Auckland then travelling to the provinces.

REGIONS FALTER

I’ve mentioned previously that I don’t believe the result of the election will have a dramatic influence on the Hawke’s Bay property market in the short term. Large numbers of out-of-town buyers are still knocking on our doors, and this will continue. The latest New Zealand Property Report from realestate.co.nz seems to validate this comment. The numbers show that in August new property listings were down 17.5 per cent nationally. As we head into spring though, sunny Hawke’s Bay bucks the trend - one of only two regions in the country up on month, an increase of 2.3 per cent compared to July. Despite this slight increase, demand is still not being met by a long shot. Realestate.co.nz tells us views per listing are up by 7.9 per cent across the region against last year. The percentage is not massive, but compare this to the major centres, all of which are showing a substantial decrease in demand per listing, including Auckland, down by 24 per cent. At NZ Sotheby’s International Realty, 50 per cent of our buyers come from outside our region and these latest figures substantiate our view that discerning eyes are watching Hawke’s Bay, ready to pounce on reasonably valued property. We can expect this trend to continue for some time. We have large pools of buyers exiting the main centres, looking for a new place to call home where they will be able to purchase and either reduce their mortgage or keep some money in the bank. In somewhat of a circle, this is driving prices up in Hawke’s Bay and our homes have reached new heights in terms of median house price. Back to the effect of a possible Labour government, Jacinda has advised us that international purchasers who are non-residents will be “gone by Christmas.” Could I have the detail please? In any given month we have between 10 - 20 per cent international purchasers securing property in Hawke’s Bay, both as a main home of residence and/or as a second home for significant periods of the year.
