ART DECO AND A BULL MARKET MEAN NO REST FOR THE WICKED! The Hawke’s Bay median price smashed through new levels as the previous all-time high of $345,000 from November and December became $366,000 in this week’s release of the January 2017 REINZ statistics. What a huge increase and another statement to the market of where property prices have gone in the last 18 months. The timing could not be more perfect with the arrival of the Art Deco festival bringing 40,000 visitors to the Bay. I have often stated the median price would reach the mid $300,000s in 2017 but January was earlier than predicted. The big questions on everyone’s lips are, how far will it go and for how long will this “bull” market run for? My thoughts sit around the fact that Hawke’s Bay remains affordable on a national scale when considered in the same breath as Tauranga, Hamilton, Nelson, Central Otago and the main cities. Yes, interest rates are predicted to move up this year but we will remain at very good levels. Nett migration will continue to be positive and the shortage of housing in Auckland has to be good news for the rest of the country. So where does median price go to? I say we will hit $400,000 before the year is out, but we are likely to see a slight pull-back initially. There is very strong buyer demand, we are listing well and achieving outstanding prices.

So back to this week’s Art Deco festival, which started for me on Monday morning with HB Today visiting to report on my eldest son handing over the reins to his younger brother in the sponsors’ race in the Soap Box Derby. This year we have slightly new rules with a female pusher - and with our new 7-year-old driver the pressure is on! Thursday will see me at the official unveiling of the Sileni Art Deco Wine, then a bit of

late lunch with the Napier / Taradale team at the Emporium. That night we are off for cocktails on the Navy frigate that will be in port for the festival. Friday I am off to the Tremains Hastings Hamper Auction, which is always a good way to bring a bit of Art Deco flavour to our twin city. That evening I will MC the opening soiree at the MTG, then later that night attend the Prohibition Party. Saturday will see me at the car parade in the morning, and in the afternoon entertaining clients at the Dome. Saturday night a group of us will be on the Ahuriri Café Crawl enjoying the vistas and food of three venues. Sunday morning is the Soap Box Derby and then off to have my photo taken in the Tremains Photo Booth opposite MTG, followed by a stroll along the Parade to the Gatsby Picnic to wind up the week – whew! No rest for the wicked - and that philosophy applies to both the market and the festival. Every year we meet more outsiders who would just love to make Hawke’s Bay their home. We have waited a very long time for this amazing property market to arrive. Make sure you make the most of it as we all know it won’t be here forever. Picking the highs and lows is a difficult sport but one that I am able to help you with, through quick analysis of market movements and statistics and equally quick decisions. Please get yourself into town this weekend – put a hat on, throw a feather in your hair but do be part of Napier as we roll back to the thirties and come alive in an era that is now known as the TREMAINS Art Deco Festival – enjoy!
