Principal Locations Paphos Situated on the southwest coast of Cyprus, the Paphos region is by far the greenest and most temperate part of the Island. With the Island's second International Airport, Paphos offers the chance to enjoy year round sunshine, clean beaches, spectacular undulating countryside and important historical sites. Cloaked in mythology and steeped in history, Paphos has been named as a UNESCO world heritage site with its remarkable architectural and historic evidence dating back to the Classical, Hellenistic and Roman periods. In more recent times, Paphos has attracted tourists, young working families and retired residents to settle along its shores. Several thriving golf courses nestle within the hidden valleys or meander proudly over the hillsides offering fantastic panoramic views around every corner. With the new residents has come world class hotels and resorts, excellent shopping, and an area suitable for business, tourism and investment.


Limassol Limassol, the second largest city in Cyprus, is located only a 40 minute drive from both international airports. Respected as the commercial and shipping centre of Cyprus, Limassol is one of the most important tourism, trade and service-providing centres in the eastern Mediterranean. Offering its visitors and inhabitants a myriad of amenities in a safe and familyoriented environment, the city has everything including museums, theatres, international schools and a wide range of shopping. The recently renovated town centre with its picturesque castle and quaint sidewalk cafes showcases a blend of old traditions with modern sophistication. Principal Locations (Cont'd) Larnaca Probably best known for its International Airport which links the Middle East, Europe and Africa, Larnaca, on the southeast coast of Cyprus, is also home to the Island's second port, a stunning marina, as well as a growing number of tourists and second-home owners. As one of the main entry points of the Island, this coastal region is the perfect destination for quick getaways, business stopovers and so much more. Larnaca has a rich and fascinating history dating back 6,000 years. As one of the oldest regions in Europe, its cultural past is evident in the museums, local traditions, handicrafts, archaeological sites and wonderful architecture, which can be found throughout the area. New projects, including 5 star hotels, commercial and recreation areas complete with plazas, shops, restaurants and parks, will undoubtedly boost Larnaca’s already popular image.

Protaras Located at the east end of the Island in the Famagusta region is Protaras. With a coastline of 5km of superb beaches and rocky formations, Protaras has been a flourishing holiday resort since the 1980s and is seen as a sophisticated destination rivaling its neighbouring town of Ayia Napa. The high season in Protaras sees a steady influx of visitors, taking advantage of all the town has to offer in the way of hotels, bars, restaurants and other leisure facilities. Many of the beaches around this area have been awarded blue flag status for their outstanding water quality and public facilities. The area has an agricultural history, years ago before Protaras was a tourist destination, the uninhabited land was farmed. Its rich red soil being perfect for growing the famous Cyprus potatoes. The picturesque windmills, which are part of the local landscape, were originally used for drawing water from the underground aquifers to irrigate the surrounding fields. Now the land is being acquired for building purposes and offers some delightful residential projects.

Buying Once you find that perfect place, the rest of the buying process is relatively simple. We are here to support you every step of the way. We carefully select the properties we market. When an offer has been accepted by the vendor, there may be a requirement for a small reservation fee to be paid prior to the drawing-up of the sales agreement. On signing, a percentage of the payment will be required and then on completion the balance is paid.

Buying Costs In addition to legal fees and a small stamp duty, taxes paid on the transfer of title deeds to the property (known as property transfer tax) will need to be paid. Your local community council charges for the facilities and services it provides, much the same as in other developed countries. By any measure, these charges are low. The Government charges something called Immoveable Property Tax on all property annually. The amount charged is based on the assessed value of the property.

Community Charges When buying in a complex or a resort location, there are community charges that all owners collectively pay in order to maintain the upkeep of the building, common areas, gardens, community pools etc. A number of owners are usually elected to manage a small committee to oversee the interest of the community and the upkeep of the area. Sometimes this is vested in the appointment of an administrator or management company. How much you will contribute will depend on the type of property in the community you have bought. Recreation With excellent weather from April to December there is always so much to do in Cyprus for people of all ages. As well as sun drenched beaches and water sports, there are facilities of all sorts right across the Island, including waterparks, a lovely zoological park, wine trails, nature reserves, mountain walks, horse and donkey trails, winter skiing, quad biking, paragliding, conservation and so much more.

Golf In the last ten years Cyprus has also put itself firmly on the map for keen golfers. The 4 major golf courses are located in the Paphos Region, the most well-known and visually spectacular of these being Aphrodite Hills, an award winning 18-hole championship standard golf course, crowned as the Best Golf Course in Cyprus in the first Annual World Golf Awards in 2014. The golf facilities consist of a double ended 350m practice range, a 3 hole academy course, short game practice facilities, residential professional golf instructors and a fully stocked pro shop. Other 18-hole golf courses on the Island include Minthis Hills, Secret Valley and Elea Estate. Licenses are issued for further golf course development across the Island.

Wine Trails In more recent years Cyprus has produced some of the best wines in the world, winning prestigious international awards. With perfect growing conditions, the Cyprus wine industry has become a significant contributor to the local economy, through cultivation, production, employment, export and tourism. There are several Wine Trails mainly in and around the Paphos and Limassol areas, some wineries offering lunch and tours of the winery itself. Recreation (cont'd) Turtle Conservation In 1976 a project was started to protect the turtle population of Cyprus and there are several places on the Island that have been designated conservation areas for the Greenback Turtles and those looking after the sites are more than happy to share their knowledge. Whilst the turtles cannot be approached it can be a delightful experience to see the turtles leaving their nests and heading for the sea.

World Heritage Sites Due to its varied history and unique location, Cyprus has long been a mecca for archaeologists and history enthusiasts. There are many exciting and interesting sites dotted around the country ready to be explored. Although Kourion Amphitheatre with its spectacular views to the sea has been a constant landmark, the other ancient ruins on that site have only been excavated in the past 30 years and now visitors flock to see the fabulous mosaic floors and ruined city walls. The area of mosaics in Paphos near the harbour has been designated a World Heritage Site and with the Tombs of the Kings further along the shore, these places are a must for those interested in the history of the region.

Recreation (cont'd) Donkey Sanctuary and Zoo Until relatively recently, donkeys were the best form of travel for farmers traversing the slopes and lanes of their land. Once the tractor became more widely used and the roads improved, the working donkeys were not required and so the Donkey Sanctuary was formed. Still to this day there is a sanctuary which is run as a charity where visitors are welcomed and these lovely animals are given a new and more restful life. Paphos Zoo in its’ current form was opened in September 2003 but started life as a private Bird Park. Since then many animals have arrived from across the world including Asian elephants. The zoo has recently celebrated the birth of two Siberian tiger cubs and a male Dromedary camel.

Sports & Leisure There is a myriad of activities you could indulge in. For the physically active, golf, tennis and horse-back riding are the primary activities on offer. For the adventurous there are exciting hiking & mountain cycle trails, quad biking tours, paragliding and more. The summer season sees the return of water-sports such as scuba diving, kite surfing, kayaking and sailing. With 3 marinas, 5 ports and numerous bays, yachting is fast becoming a popular activity for all. Even during the winter months, temperate sailing conditions, with air and sea temperatures around 17C allow for sea excursions. If you prefer the mountains, however, the winter months also see heavy snowfall on the peaks of the Troodos Mountains. There are four ski runs ranging from beginner to advanced for the skier to enjoy. If all this activity is too much then you can indulge in a wonderfully relaxing Spa Treatment at one of the many Spa facilities around the Island. Our personal favourite is the award winning Retreat Spa at Aphrodite Hills. With so much to do, it’s easy to see why more and more people are investing in Cyprus.
